The amenities are great but the price for the size of the units are high and you have to pay extra to get a unit reserved in advance. We had a lot of questions, were VERY picky, and went back and forth on details more times than I can count -- and not once did she make us feel rushed or like an inconvenience. My lease here was from 7/1/2022 through 7/31/2023. This is my first time ever leaving a review for a building, as we have never had problems anywhere else we have lived (many other apartment complexes in large cities). I will start with the pros - -The apartments are well designed and beautiful. Luxury appliances, great closet space. -Gym is well equipped, and the pool is beautiful. Cons - -We had the most excruciating experience dealing with noise and bass coming through our walls because of an inconsiderate neighbor (a weekday 3am music blasting type). You can read some of the other reviews here on Yelp + Google re: this type of issue with some neighbors you may encounter. We now know we were not the only ones with this experience, but the reviews can be harder to find because of all of the new renters leaving reviews of their leasing process. Neighbor wise, you're rolling the dice here, as you might be totally fine, or you might have a really inconsiderate neighbor. -If an incident happens re: noise, this management team will not be on your side. As asked to do so by them, we email documented the 10+ times that we were woken up between midnight and 3am on weekdays like Tuesday / Wednesday, had interactions with people from that apartment causing the problems, and we were extremely polite throughout. After all of that documentation to management and our requests to turn down the bass being ignored by this unit, we were not able to leave this building without paying that 2 month break fee, and while they offered to waive our transfer fee to another unit, we at that point needed to pay more (market prices fluctuating) IN ADDITION to extending the lease length. **We were then gaslit and told that we were sensitive and were the problem, not the person who shook our room with their bass. We found this answer to be unacceptable, ended up escalating, and then we were able to move within the building and keep our original lease end date. Our new unit was fine, but this is because we are lucky re: our neighbors this time. I still didn't trust this management team to adequately manage the issues and wanted to vacate as soon as possible. **All of this is especially awkward considering you are the one who is being inconvenienced by the noise, and the noise maker suffers no penalty. Pretty sure they still live there. You're paying for the move, if you can move. -I'm sure everyone in the office is very nice when you're leasing. Their job is to close you and make sure their apartments are utilized. However, they will be VERY hard to get a hold of once you are actually a tenant and have an issue. Emails will be ignored, you will need to ambush them in person, or they will call you so that nothing is in writing. Some staff members have been rude in person and have the attitude that you are the problem. They will blame all of their inaction on "corporate" which is blatantly untrue. -If you are a person who works a regular job that has hours that require you to be alert between 9am and 5pm (or later), this is not the building for you. -Package room is a cluster. You sometimes will not be able to access it because it's broken, or occasionally they will have hours that you have to go within because they need someone to open the door. -If you choose to live in the North B Building, it is FAR from the front desk, and the concierge team does not want to walk to where you are. They will tell you to call the cops re: noise, which we were reluctant to do because of escalation. -Lastly, your elevators will often have dog pee or often have some kind of spillage in it. People are not particularly diligent about cleaning up after their pets. I would advise everyone to actually read the reviews of people who have actually lived here. You can ignore all of the Yelp or Google reviews only talking about the leasing process and no review history. Some of the reviews are unfair, and these people don't seem to know how renting works. Others are histrionic in terms of their tone, but the themes here are clear: -You are going to be betting that your bedroom does not share a wall with a club-like dorm unit -The leasing office will do everything in their power to close you, but once you live here, they are going to actually be actively unhelpful. It's unfortunate because we moved around the corner to a 2 BR and would have been happy to stay and upgrade if it hadn't been for this truly horrible experience. After being in the new building for a month, it has truly been night and day. We now have a very responsive building team, clean elevators, and respectful neighbors. read more

I've been to many places in miami and Amli by far has the best design and amenities for an apartment complex even better then a lot of the condos. BUT Amli midtown Miami does have a serious Mold and pest issue. I was first told that this is only an issue in my unit but after speaking to other tenants Ive figured out this is a building issue that they seem not to acknowledge and tell tenants that it is a isolated issue or give you the option to break your lease and move out. I've had to take almost every item in my closet to get professionally cleaned because of this . I've been told I'm not aloud to open windows or my balcony door because that's what's causing the mold nor am I aloud to decide what's a comfortable temperature to have inside my home, instead of management locating and fixing the source of the mold issue. I've lived at Amli for a year and a half and heard of other tenants speak about this issue for it only to appear in my unit 4 months ago and this has been a reoccurring issue ever since. After complaining for the 6th time and requesting for a supervisor to be present with the repair unit the supervisor that attended my unit became very hostile and verbal disagreement occurred she went back to the office and proceeded to charge me $3400 For a previous mold cleaning fee and is attempting an eviction If you have asthma or any respiratory issues I'd advise you be very cautious living here. The windows aren't as sound proof as they make them out to be, if you have a street view be prepared to hear exotic cars rev there engines all night. Cris and Liz are the most amazing and helpful staff members you can tell they take pride in what they do. Some of the other have a very bad attitude and can definitely use some customer service training. My friends and I have been living at AMLI for a little under a year, and absolutely love it! The staff is incredibly friendly and helpful. Whenever we file a work order within the portal, for example if our ice machine breaks, or a lightbulb needs to be changed, they send someone to our apartment within 24h. The building is always kept clean and the shared spaces are luxurious. The building itself is very friendly and social, while also offering the space and privacy for everyone to do their own thing. Overall, the building is pretty quiet. We've never had any issues with noisy neighbors, as the walls are noise-insulating. Definitely recommend the building for anyone looking to move in. There are plenty of amenities, including 2 pools, 2 gyms, and various working lounges. read more

I won't spend too much of time on this review but I will tell you to RUN away from this building as fast as you can. Perhaps the worst run building in Miami - the apartments are nice though. Leasing staff is literally terrible. I mean next level awful. The leasing manager should be let go ... like today. Elevators go down constantly, you can never reach the staff, I've been in the office multiple times when literally no one is there. I live on the penthouse level and I can't even begin to tell you for the amount of money we pay to live up here -- it's just awful. Deliveries come, no concierge at the desk to guide them. Packages delivered, the system goes down constantly so you have no notice of anything being delivered nor can you enter the package room. Maintenance staff isn't bad. Cleaning team also decent. The leasing staff is the downfall of this building and will be reason the project ultimately fails for AMLI unless they act quickly and get these people OUTTA here. Last week...and the week before that...and the week before that...elevators to the penthouse were down. BOTH elevators to the penthouse. I'm sure that's actually illegal. Penthouse residents asked to walk up the stairs to the top floor is borderline insane. I'll be reaching out to the corporate office to directly report staff by name and outline my experience with them but literally the only person who I have ever had a decent experience with was Kris (Cris). january 2024 update: It's gone downhill since my last update. Top 5 highlights listed below. Can't wait to get out of here. 1. Management reset my apartment door key 2 times without telling me or admitting it and instead blamed the provider they use. They would have locked me out from my home had I not had my phone on me 2. Mold in the bike room and mold in my apartment 3. Raymond one of the leasing workers yelling at me and telling me he wouldn't talk to me ever again 4. Pools have been closed for a few weeks now because they failed a Florida health inspection. 5. Some of the amenities haven't been fixed in over 5 months June 2023 update: Most of the amenities are great - volleyball, gym, pools, etc. But when the amenities are broken it's been a struggle for management to fix. I've lived here for 2 months and most of the grills are constantly broken. Other grills are only available for use during management's office hours. ***They ghosted us in the middle of our leasing application and left us high and dry 10 days from move-in*** We're super well qualified renters who have lived in several big-co run apartment complexes and were trying to secure a completely vanilla lease. The process dragged on for weeks. They didn't answer their phones (at all) and emails correspondence takes days. They would matter-of-factly tell us "we'll call you tonight" and fail to return calls on multiple occasions -- every single part of the approval process needed to be greased along by us and our broker needing to show up in person. I have empathy for the fact that they're probably facing a backlog, but the process was an absurd comedy and they demonstrated massive un-professionalism throughout. Then, after weeks of being jerked around, and after being told all set and that we were just waiting on some perfunctory approval, we get a form email saying our application was denied. Was I denied for credit score? for a bad reference? by clerical error? I have no idea! We didn't receive any details, no courtesy phone call, and they have not responded to our follow up inquiries. Absolutely unbelievable -- our broker had never seen anything like it. They operate with all the professionalism of a teenager dumping their boyfriend with a slow fade and block. HORRENDOUS MANAGEMENT & MOLD NEGLECT!! **Reasons why you shouldn't waste your money here: (I have dealt with all these issues as well as 80% of the residents here I've spoken to also deal with the same issues.) -MOLD -Main lobby door consistently broken (hanging open and unlocked, leaving me to be harassed several times by people who did not live in the building) -Cars get frequently stolen out of the garage -No Security/Clueless security -Property Manager Jennifer and her minions in the leasing office pretend to care but all they actually care about is making more money off of you and leasing out as many apartments as possible no matter what -dog gates are constantly broken leaving not only my dogs but other residents dogs to get loose -Package is frequently stolen -Entrances of the buildings always smell like dog piss -cracks in the foundation in the buildings -Issues are almost never resolved, only fixed enough to make it seem like it's resolved especially in regards to mold and water leaks -Several residents and each of the buildings frequently deal with water leaks coming from the ceilings, which also leads to mold, due to management, never fixing the issue only putting a Band-Aid on it -Package room almost always broken. Packages are always stolen and no resolutions for management on that either. mold being reported neglected and painted over...I'm not the only resident who had to live with mold for a year+ and have it NEVER taken care of The property is beautiful. The location is nice. However, there is serious problems with how the building was built ventilation was not properly constructed in nor was the water system several residents, including myself, have experience, water, leaks, mold, negligent, uncaring, staff, and management and corporate office. There's nothing to solve any of the issues they just piggyback on the negligence of the staff here. I've had my neighbors cars stolen. I've had my packages stolen. I've had mold for a year that was never fixed. I've had inspections were they would only use a flashlight. The day after maintenance would wipe away, mold and consistent, denial, that I even have MOLD to begin with. I've had neighbors who had mold for over a year water, leaks, and ever get fixed, and so many other issues that all stem from a terribly staffed property, negligent management, and poorly constructed building. Do your research ask at least 10 residence if they've had any issues with staff management or the building and you'll see . Living here it was exhausting, a complete waste of my money and damage to my health. Don't make the same mistake as me and move in without doing your research. I wouldn't recommend AMLI for new movers in Miami. My rent went from $2500 to over $3100. No warning and no incentive of staying while other tenants have been approved for only $100 rent increases in the past. We haven't caused any problems, we are maintaining the apartment and rent is on-time. Overall, in the course of our lease, we have been good tenants. You would think they would want to keep these type of tenants in their community but instead they rather put us in a bad position economically. They're basically forcing Miami LOCALS to move out in order to cater to outsiders under the guise of "market rates". A lot of the people that stay at AMLI, don't even legally live here. They even added a hotel part in building and there was no announcement. We found out 6 months into our lease. So what really are you paying for?! read more

*FUTURE TENANTS. READ BEFORE LEASING* As for the unit I live in, mold and water stains are rampant, every day we discover a new stain or black mold on some part of the wall. I have to keep my vent above the stove on at all times or else I get leaks all over the counter, as well as pools of water on the counter. The hood vent light about the stove no longer works due to the moisture and water accumulation. For weeks we had water coming through our walls and filling our entire kitchen with about a 1/4 inch of water. After about a week of complaining, and Amli having to send someone to mop up the water, they tried to remedy the problem. All to no avail, until weeks later they told us the water was coming from the walls. Myself and my partner work from home and they told us for about 3-4 days they would be coming to tear apart our walls and fix the pipe they believed to be the problem. When asked about compensation for putting us out of the apartment we spend a substantial amount of money to live in, they were less than helpful and did not want to accommodate. They offered for us to use an office in the building or for us to transfer to another unit when they had one available. However would not release us from the lease, and they voiced all of the units have similar issues. After "fixing" the pipe and replacing the drywall. I asked if they would be replacing the walls and area under the sink, where the water was actually coming from. Yet I was told they tested the walls and there was "no mold". However when I purchased a moisture meter, the walls were lit up with 99% moisture. They did not want to tear apart the counters or countertops and actually fix the issue, but rather put a bandaid on the situation. The finish on the bottom of the kitchen island and other various fixtures in the kitchen are peeling off of the particle boards due to the water damage. THIS COMPANY WILL DO NOTHING FOR YOU IN TERMS OF ACCOMMODATING THEIR ISSUES THAT HAVE CAUSED YOU AS A TENAN. Even our "new" washer and dryer was broken and we have to hold the door down on the washer or it won't lock and start by itself as it should, and the dryer collects humidity and keeps the clothes wet unless you take them out immediately or open the door until you have the time to remove and fold clothes (mind you l only leave clothes in there for an hour tops). Our dryer broker last week and had to be replaced as well. Ray in the office called today to tell us that the third party contractors coming today wouldn't be arriving to fix the moisture, I had to tell him about his job and remind him that they aren't scheduled until Sept 10th, and he then stated they wouldn't be coming on that date either and they would let us know when they would be coming. When I addressed my concerns of working from home and my roommate as well, and how we felt put out again, he tried to get me off the phone and was very dismissive. Ray does not know what is even going on, as he can't even get a date correct, and he was very dismissive and quite rude when we raised concerns about them coming in here and putting us out for another three days to fix mold and condensation issues. He is extremely rude and like most of the people in this building, have no idea what is going on. The office is close to impossible to get a hold of, the building is not safe and we have received emails about car theft even though our cars are in gated parking garages. The south building is neglected entirely as opposed to the north building, and it's very evident in the way the hallways are dirty and the elevators are always acting up. When you come to tour they will show you the North building only. Residents allow their dogs to deficate in the elevators and can sometimes take days for Amli to clean up the mess. The walls by the elevators are peeling and broken and that's been this way since we moved in a year ago. I would have never lived here had I seen this but they sell you a dream and then the reality is atrocious. read more

I signed for one year and should've signed for two. The building is always nice and well kept. The staff is incredible, especially Leslye, Aliyah, and Cris. I always go to them whenever I need anything and they're always there 24/7 with a smile on their face. The building has a lot to offer and I can't wait for the new gym to open. The little communication that I did have with her, she repeatedly told me that everything was all set with my application. Right before my current lease is set to expire, I receive an email saying my application was denied with zero explanation. I emailed and called for clarification and they did not return my calls. I also believe that they blocked my e-mail address bc my emails to them have started to bounce back. They have my $1500 deposit and have made no attempts to return my money. One month updated review: We still give 5 stars for the management team and the entire staff here at Amli--top notch service. However, this building is louder than my college dorm ever was, Monday-Sunday--this is really disappointing because the building is so beautiful, clean & the location is amazing but the tenants are young and don't work. I feel like I moved into Club Space or E11even, the house music never stops and it comes from all ends on every floor. My walls shake at 4am and the ceiling vibrates from the neighbors above me. The walls are so thin I can hear people come out of the elevator and I'm all the way on the other side of the building. I'm thoroughly disappointed because Raymond and the entire leasing staff are so professional and the concierge goes above and beyond to offer assistance, but I'm one month in and already want to buy out of my lease. This is a great building for very young people who do not work, but if you have a job or anywhere to be in the morning and need to sleep, this is not the building for you. Also, my unit faces Taco Chido across the street and after hours when they close (at midnight), they turn their music up so loud that the night club atmosphere continues until 230-3am on the weekdays. Unfortunately the issues I have are out of the control of AMLI and are not a direct reflection of the complex. I love my actual apartment so much and that's why I'm sad this has been my experience. Would not recommend for families with children or dogs that are sensitive to noise. Perfect for a single person who loves the party atmosphere. read more

Ok first of all to the people giving one star... there is a trash fee at almost every apartment as well as a deposit fee. This apartment complex is HOT right now so locking down an apartment with a deposit fee is not uncommon. Moving on.... The leasing staff. Oh. my. gosh. I cannot say enough about these people especially my girl Cris Meyers! We initially toured and were EXTREMELY specific as we are looking for a place to call home for the next 2+ years. A lot of the North A building was already taken and the penthouses I wanted were out of our price range SO we originally locked down a travertine finish on the 12th floor. My fiancé loved the view at this apartment but I felt it was a bit dark and tight for MY liking. I literally probably came in to re-tour different places at least 3-4 times and asked about apartments that not even the leasing team has seen yet (like a million times). Once discovering that one of the apartments not only had a den (with a door), is a corner unit (more windows and light), and also had a MASSIVE terrace, Cris thought of us and called my fiancé to discuss (We have a massive Doberman so we kept asking about one of the very few units that have them so he can bask in the sun too). I am so impressed with Cris (who I owe many bottles of wine to) and the rest of the leasing team for 1) putting up with us-- me really, and 2) remembering us and thinking of us when they found something that may fit our little family better. We have seen all of the finishes of the building. North B will be all loft FINISH -- not true loft style, it has floor to ceiling walls. It gives each apartment a unique feel. With that being said, I think everyone can find something that works for them and their style. Loft was not my favorite finish but I will most definitely decorate and love my outdoor area at night with my pooch. PS, I don't even live there yet but will update when I do!
