Quiet apts. I love the design. Simple and very well thoughtout room placements for function and hominess. Balcony was over the vollybal court, dog park and park. Sundays host huge farmers market. The offerings available were fresh, varied, priced well, and unique. Inside & outside venders. local restaurants are top-notch. There's plenty of parking. Private parking garage for residence keyless entry, sure unique to Austin. The hallways are open. Once the door was closed, it was extremely quiet. The kitchen had a really nice spacious cabinets. very nice appliances. Large bedroom, large bathroom washer and dryer. Full size extra closets really nice living room and bar kitchen area. Very surprised at how large bedroom and the patio balcony were. Balcony also had half covering so you could keep items like tables and chairs under and away from rain and sun. The windows are nice and large with lines. The views are all the way to Austin as well as the neighborhood area and tree park with many amenities. There are several neighborhoods to choose from and several tiers. Workout room was really nice, there is computers meeting and printing availability in the lounge, coffee, and flavorings fresh every morning, all the people I met for a friendly, and it is a animal friendly facility. Walking around to places to eat on the bottom level and you can see peoples doggies and kitties you may or may not greet you at the window. Really nice for dog lovers because they have the door right there and can walk the dogs without having to go down elevators or stairs. it's a truly unique area. read more

AMLI on Aldrich - yay! - Apartments Near Me - Austin, Texas

First of all, we were very much mislead by Amli when we were told the patio work would be completed by the time we moved into our apartment in early May of 2023. We are now mid-September. To be that far removed from managing the work at an apartment complex Amli manages is portraying themselves to have very poor business and customer service skills. In addition to daily piles of trash, the workers have abused our patio by using our electrical for micro-waving and use our patio as a "staging area". It makes it very unsettling to work from home with all this going on for so long. We have also been paying extra for a larger storage due to having patio furniture we had to store. Why does Amli not offer compensation? I have been a project manager for well over 15 years now. I can assure you if a customer of mine contacted me about the complaints I have provided to Amli Aldrich management about the water intrusion project, I would have had someone out there to get it resolved right then and there no matter if it is Sunday or a holiday. Amli Aldrich management telling me they will "express our concerns" is just lip service not customer service. Amli has a contract with whomever and they should have SLAs they have to abide by. The fact Amli appears to be negligent in providing oversight to the project and does not even bother to check out the areas of work for quality shows a lack of management. In addition, again, no security was out front at the months long, missing garage entranced gate when we came back from dinner last night, Sunday, 9/3. Amli needs to take ownership of the mis-management of the patio project as well as the lack of security being provided at Amli Aldrich! read more

I have been a resident at Amli Aldrich since July 2022. When we were beginning the process of living here, we were told that there would be construction on the exterior of our building for about 3-4 months and we would not have access to our balcony at that time. Construction for what exactly? A waterproofing project on an only 5 year old apartment building, which makes absolutely no sense - someone must have messed up the first time around. We understood this and understood that even delays may occur. It is now February 2023 and we are being told that it is likely to be at least a few more months until all of the work is done and scaffolding is removed from our side of the building. That means, even with delays, this construction has lasted almost a complete 9 months to 1 year since it all started. This is appalling to me, as if even a close estimate was going to be given to us, this was more than 3x off from the actual time period. We are gardeners, and we did not have access to one of the most important part of our home for the entire year. Not only this, but my husband works from home half the time has had to deal with nonstop, unpredictable construction sounds for almost a full year. And for all this inconvenience we were given a measly $500 and told not to reach out again as there was nothing more that could be done. We were incredibly upset with Amli for this experience, as I have not lived at an Amli apartment before and was really excited for a wonderful apartment experience. Amli can be assured that we will not be recommending their apartments or resident experience to any of our friends or colleagues and will be moving out promptly as our lease ends. For a large corporation such as this who could actually compensate the residents fairly for the inconvenience they have to bear, it's frustrating and frankly unprofessional. It's really unfortunate what large corporations like this do to the community. Amli is already building two new apartment buildings in Mueller, probably quickly and poorly so that they can have a monopoly in a popular Austin area. Don't get me wrong, the apartments themselves are nice and modern and whatnot, but doesn't make up for the fact that everything is unpredictable with them and they can shut down any amenities they want at any time with no compensation whatsoever. Oh, and not to mention incredibly noisy upstairs neighbors that I guess is not the corporations fault, but after several noise complaints, nothing other than warnings given to them. We agree to pay for what we get and you agree to give what you promised. The safety that you are choosing is under your own understanding of the recommendation. As I go through town I see people eating on patios laying around the park and enjoying their freedom. Please stop bullying us and make us even for your choice of the interpretation of a recommendation. Edit: Got a reply that they work to be transparent regarding pet fees - maybe a great place to start is by calling pet rent a pet fee and not rent. Corporate PR copy paste. Lived in this community for three years and by in large the experience was positive. Our apartment was nice and the maintenance people were very good / always friendly. It's also walkable so that was nice. However, some major issues that I experienced while living there: Construction - Construction has been going on there since October and I can't imagine that will be finished within the next 6-7 months from now so if you move here definitely keep that in mind. They are demolishing every single balcony in the complex and rebuilding because the builders messed something up and moisture is getting under the flooring. Or something. The exact same issue happened to the Amli Mueller which is just minutes away and I have no idea how that happened a second time. It seems to me that the approach is get it completed asap to get renters in, then make repairs as needed afterwards instead of doing it right the first time. A lot of moisture issues in the building that are going to impact it long term. Theft - If you have a bike you care about - then absolutely do not store it in their "secure bike storage room" or whatever. I paid $10/month for the ability to store my bike there, and put $100 in locks on it. My $1100 bike got stolen within a few months - and Amli does not (or did not) offer any sort of reimbursement or anything for that so I was on my own. There was no camera inside the room, and the camera outside of the room provided no useful footage because it wasn't in a place where it could actually see the person entering - at least that's what I had been told. Parking garage - people drive like assholes bombing around tight turns in the wrong lane at 20/mph - I was nearly hit more times than I can count. Also two times someone banged up my brand new car in the driveway and never left any sort of note. Also there is no guest parking inside of any sort and your guests have to pay if they want to park on the road unless they get a free spot on page St. Pet Rent - My big gripe is most definitely the fact that over the time we lived there, we had to pay $40/month (20 per pet) in pet rent for 2 cats so for the duration of the time we were there it was close to $1600 in addition to $250 pet deposit and the $200 regular deposit. Keep in mind that this pet rent is literally just to let your pet live in the apartment - and nothing else. It does not cover any damages or wear and tear related to your pet. I guess if you have a dog it may cover the poop bags but I didn't have a dog and still had to pay. It's a sham and there is nothing you can do about it. When we moved out and our cats had damaged the carpet and a few other things we were charged hundreds of dollars in addition to losing that pet deposit. I had thought the pet rent was intended for that purpose. Pro tip: if you don't want to pay this you can pay $100 and get your pet set up as an ESA and then they can't charge you. I didn't do it because I felt bad about that idea, but if I had realized your pet rent covered no pet damages I probably would have. Amli Aldrich has some stuff going for it - but those pluses really waned over the years and I was happy to be leaving. read more

It's been a couple of months since living here and I definitely enjoy living here. I have heard a couple of people complaining about the hidden charges that come with this apartment but that means that they didn't read the fine print. Living in this apartment you will pay base rent with these utilities: water, pest control, sewage, trash admin fee and the actual trash fee. Along with that you will need to pay your electricity bill and also internet (unless you live in a cave). That will increase your bill around $130-$200 depending on which unit you live in and what kind of internet you have. This is for future residents that are lazy to read the fine print. There are many crickets and moths around this apartment. Even though they probably try to control it, they still exists and I still jump with agony when I see one in the elevator. I had an ant problem in my unit (they were there before I moved in) for around 2 months. With multiple visits from pest control, they have finally gone away. I also don't keep food lying around my unit. The bug thing isn't an issue since they have SO MANY PLANTS around the complex. I'm just a squealing kind of person when it comes to bugs. The neighbors are all nice in my section and I had a two hour conversation with one of them! The staff are approachable and friendly. I see maintenance clean the hallways and repaint doors constantly. I can only speak of my unit only but there are some nooks and crannys where the cement was not sealed. I had a spider family living under my bathroom tiles because the construction workers did not seal it off. The maintenance team did come fix it immediately. My fridge also died on me and I had to get the whole thing replaced. Overall some typical apartment maintenance issues but I didn't expect it to occur so soon. Maintenance however was very quick and professional about it. Overall this is definitely a above average apartment complex but I don't think it's luxurious. It's contemporary and this apartment complex is definitely very "green." It's in mueller so it's super convenient if you work near central Austin. I would recommend some of my friends to move here. I'm just sharing my experience to Yelp of living here since many people give vague reviews. read more

Do yourself a favor and do not live here. I have lived here for 2 years and have not had ANY issues until recently. I do not know if it was someone who just moved in or been here a while, however, I started getting harassed back in July. This is around the time there was turnover from the leasing office and new people took over. The first email was about loud music. I had recently started working from home due to the pandemic, and I would listen to music. I ended up getting a noise complaint for loud, bass music. Ok fine. I corrected that and stopped playing music while I worked. The next 3 complaints were about my dog barking "incessantly" throughout the day. The definition of "incessant" is to continue without pause. My dog only barks when there is a noise outside. And it's extremely brief, because I correct it. I also have a furbo that does not show any record of her barking "incessantly." I work from home, and if she was barking "incessantly", I would not be able to work, as I am in sales and am on calls all day. Dogs bark when they hear stuff outside. I walk by sooooo many apartments in this complex and there are dogs barking because they heard me. Again. My dog is corrected IMMEDIATELY. If you have a dog that doesn't bark when they hear an unexpected noise outside the door, please point me in that breeder's direction! Finally. I am a performer. One of the ways I make my money is through singing. Since COVID started, my lessons have been virtual. I have lessons from 2:30-3:15 EVERY Saturday, included in the screenshots to show that from April up until now. ANOTHER noise complaint. It is a Saturday, for 45 minutes. I have no idea what neighbor has a vendetta against me to CONSTANTLY complain, but this is unreasonable. It is funny how I ask for PROOF of the incessant barking, but that couldn't be provided because that accusation wasn't true. HOWEVER, they finally decided that my voice lessons were a problem because they were able to get a video of that! I guess the leasing management is too stupid to realize that. Shame on them and Amli "management" for being one sided and not asking for the other side of the story. This "neighbor" had UNREALISTIC expectations expectations. Literally any sound I make, COMPLAINT! Get a house if you want ABSOLUTE SILENCE. Y'all are acting like I am throwing house parties and ragers, and I am NOT. I went to the leasing office immediately after getting this final email. Taryn, or whatever the hell her name is, was there. I proceeded to yell at her in front of potential residents, whom I HIGHLY recommend not to live here, because I am so SICK of this. She then tried to say I was in her face, and was putting my hands in her face. I was not. Check the camera. I maintained 6 feet between us during this. She went onto day "I have no idea what you do for a living, nor do they. I am new. I am advocating for them like I would you." Yes Taryn. You are new. YOU do not know me as a resident. I was in great standing before YOU and this new "management" took over. Do your research before you do anything because there are 2 sides to each story, and it sounds like your office ALREADY made a decision before even asking me and now threatening eviction. You say you "advocate" for all residents. No you don't. That is a lie. If you truly did, you would notice, wow, they complain a lot, this resident never had an issue before, and I'm sure this isn't something they do on purpose! Let me ask before I side with one accusation! It is to the point where I filed an anti harassment police report with APD to document this. Loved my neighbors and pretty much everything about my apt...BUT, ALL the amenities are overshaded by HORRIBLE mgmt. Not necessarily the people who work there (like Adam, Jacob, Alan, Marissa), but, AMLI Austin corporate. I work for Homeland Security as an officer & AMLI served me with an EVICTION notice during the 2018/19 Govt Shutdown last Jan! Even with letter from Homeland Secretary, I got, 'Oh I'm sorry, here's a 3 DAY eviction notice'. Your welcome for serving YOUR country. I pulled money from 401K (which took 9 days of ulcers) when they were actively threatening with multiple court served documents. I made it, Thank God, but, didn't want to go public until I was out of there for fear of retribution. Awful. Awful. Awful practices. No one should have to go through that read more

My Fiancee and I generally enjoyed our stay during our time at AMLI. The staff was always friendly and went out of their way to provide the best experience during the height of the pandemic. The apartment itself was nice and surprisingly soundproof, even with neighbors listening to loud music or watching TV with the volume up. (you wouldn't notice until you left and were in the hallway) With that said there were several issues that I feel need to be addressed. As someone previously mentioned, there were several break ins in the garage (Two cars were even left on blocks and had their tires stolen). The bike room was also broken into. (also located in the garage.) Early on there was construction done on our patio which, I do understand things happen, however the work was never completed. Which with the disruption and noise should have at least been finished. The office also neglected to keep us up to date on the construction, and we never knew if/when the construction was to be complete. As of our move out, the construction was never completed and our balcony looked terrible. Lastly upon move out we hired a cleaning company that they advertised to do a deep clean of the apartment (they did a stellar job) however they still withheld a portion of our deposit ($300) claiming that there was pet damage to the carpet. (See attached) We have one dog and she spent the majority of her time in the living room which was not carpeted. The bedroom carpet probably looked better than it did at move in after the deep clean. Keep this in mind and do not expect your pet deposit back if you move in with a pet. read more

I love living here! I moved here in September of 2019, so I like to think my review holds weight, so to speak, especially since I've lived here through a once-in-a-century pandemic, and, more recently, a weather catastrophe perhaps the like of which Texans have never seen. All that to say that the amazing AMLI team has so clearly earned my five-star review and my glowing words! (And my deep gratitude!) There are so many things I love about AMLI on Aldrich .... location is simply fantastic (so many cool places I can walk to); unit is beautiful and modern and airy and bright; common spaces are clean and well-cared for; amenities are awesome (best pool and gym I've had in any apartment complex, for instance); maintenance staff are made up of super-heroes -- really -- keeping this huge place running so beautifully and responding so quickly to issues (I don't know how they do it!). It's nice and quiet here, my husband and I both feel so comfortable and relaxed living here, and we intend to stay until we buy a place of our own (though with the way the Austin housing market is looking, who knows if buying will be an option ever .... and if we can't buy, we're very happy to stay here indefinitely). As you can tell by the fact that I've lived here for 1.5 years and am just now leaving a review, I am a very lazy reviewer (and/or a procrastinator). So what really lit a fire under me to leave a review now is how taken care of I felt during the scary winter weather catastrophe we recently endured. I got really worried when the water went out, and what kept me sane and calm? The recurring, thorough updates from the management to the residents (there were multiple updates many days). Even when they didn't have news to report (because the city didn't know when things would be restored), they let us know what they knew, and the tenor and regularity of those high-quality and thoughtfully written updates kept me grounded and lowered my blood pressure immensely. I felt less alone and less frightened, and the notes were a bit of normalcy that I began to count on and look forward to. The honest, open, level-headed way they kept residents informed was a key part of me getting through that crazy week with my wits intact. I was really scared at certain points, and that regular, thoughtful communication was like a life preserver for me. Seriously. No hyperbole. In the very best of times, the job of apartment management is a really really hard one (dealing with so many members of the public has to be immensely stressful to start with, but even more so when it's about where people live... for some reason, I think some people want things to be perfect when they're at home, but I can't for the life of me identify one aspect of life that's perfect... I don't believe "perfection" exists). But during a once-in-a-century pandemic and then, as if that wasn't enough, a natural catastrophe like the state has never seen.... well, I can only imagine that the staff's job is beyond-words difficult. I am in awe of how well they do their jobs (employing skill and knowledge and commitment and follow-through), and also how warmly and responsively and pleasantly, even as I imagine some impossible-to-please people expecting perfection siphon off so much energy. So, like I said, there is so much I already loved about the physical space and the location to start with (and I love it more every day, it seems!). But what really makes my socks roll up and down, and what will get me to stay here long long long term is the rockstar team that manages this complex. Big kudos and big thanks to you all!! read more

Please notice the common theme with other reviews. It's not a coincidence. STAY AWAY! RENT SOMEWHERE ELSE! 1- Mailroom, a mess, a huge mess, be ready to spend 30 minutes looking for your packages. 2- Garage, no security whatsoever, you will be told it is your responsibility to hide your stuff and that crime is a fact of society. What they won't do, fix the garage door in a timely manner. Install security cameras as a deterrent or at least for you to have footage for the police. CARS IN THE GARAGE WERE ON BRICKS WITH WHEELS STOLEN MULTIPLE TIMES. 3- Negotiate a lease? GOOD LUCK! be ready to be treated like you are in a boarding school. More than two guests? not allowed. Negotiate lease terms, like rent or notice to vacate time? not allowed. Their typical response will be, we have rules, and we apply them to everyone no exceptions. They have no empathy for people's situations at all. I have never asked unreasonable requests ever. We tried to negotiate a 30 day notice instead of 60, because our closing on the house kept getting pushed due to market and labor shortages they said nope. Tried to negotiate the month-to-month rate, which I understand that a premium has to be paid for that accommodation, but our rent when our lease ended was $2500, we renewed short term, it went up to $3400, and then month-to-month we paid $3800. Talk about theft there. 4- Now that we moved out, we get hit with a $822 bill not including our $300 deposite that they took for cleaning and minor wear and tear. I admit to one chipped wood tile from my office chair, but F'ing $200 for one tile?? They billed us for replacing the carpet claiming pet stains. Our dog barely stayed in the carpeted rooms and the carpet already had wear and tear when we moved in, which is normal, and we never gave it any attention. I bet they didn't change a thing, just charged me. @AMLI just a side note, per Texas Attorney General: "Normal wear and tear. The landlord may not charge you for normal wear and tear on the premises and may only charge for actual abnormal damage. For example, if the carpet simply becomes more worn because you and your guests walked on it for a year, the landlord may not charge you for a new carpet. If your water bed leaks and the carpet becomes mildewed as a result, you may be charged." Lesson here, take pictures the day you move in. Cleaning the kitchen, yes it was a little dirty but when I paid them a 'hassle free move out cleaning service', then they charge an extra "Heavy Cleaning Charge". I never bothered calling them to dispute it. I know the effort will be in vain. I really don't have the energy to deal with them. All they care about is the money and money only. They will say we love our residents. BS. Sadly, people will continue to lease, and nothing will change. One last note, AMLI, don't bother responding to this review with a generic corporate response that is shallow and robotic. read more

This place really has fallen off in the past couple months. When I first moved in here, I enjoyed it - I still like my apartment, the location and community. However there's just been way too many unacceptable events that have occurred. 1. Back in October this complex began doing major construction work on the balconies, waterproofing the balconies and exterior of the building. Mind you, this building hasn't been in use but for 5 years and they're already doing major work like this, speaks to how cheap and shoddy Amli is. This construction is unbearably obnoxious to the point I'm miserable. Try working and living from home as there's major construction going on less than a foot away - every weekday from 8-6. Seriously how can you expect anyone to live or work while people are literally jackhammering a concrete balcony? Also this project, just in this one region of the building won't be done until end of February, at the earliest. That's 5 months minimum. I guess I have to give them credit for crediting $500 off a month, but that should be expected and honestly that's on the cheap end considering how loud and long this work is, along with losing access to the balcony or the pool area. I guess if you don't work from home it's not that bad. I've only got about 7-8 hours to relax at my apartment I pay a lot of money to rent. I can't stress how miserable I am living here under these circumstances. This company can't tell me they care about me. 2. Yes, there's more. Over the past year this place has had a horrible issue with theft and break ins, with multiple occurrences happening. I had my bike stolen, out of the bike storage room - that I had been paying for. Great value. It wasn't until I notified the office that my bike had been stolen and ask to be refunded for what I had paid for the bike storage did they do anything. I can just imagine they wouldn't have bothered to pay me back had I not made notice. Even still, I believe they should have been responsible for paying me back for my bike that was stolen out of their facility instead having to file an insurance claim - but you know damn well that ain't gonna happen. Also, this isn't me being harsh because it happened to me because their have been many out break ins and thefts that have happened. Multiple cars were broken into in the garage, multiple cars had their wheels literally jacked from the actual car in the garage. This falls completely on Amli and their lack of responsibility. There have even been incidents of packages being stolen from the package room. It's absurd how many times things like that have happened and how little this building did to prevent it. 3. Just some ancillary issues - like different doors not working and not being fixed in a timely fashion. Recently, one door in the garage going into the building didn't open, it took 3 weeks before there was something done. I can't tell you how many times there's been an issue with the package room door. Right now they're installing some sort of new lock system throughout the building that has been going on for weeks. Last issue, there's recently been 2 big ass semi trucks that park on the street (I assume the operators/owners live here) multiple days of the week. They take up a lot space, it becomes a pain in the ass when driving down the street with other cars parked on the other side with traffic going by or when you're pulling out of the garage and can hardly see incoming traffic when turning onto the street. I am actively looking to move soon, and I can't wait to get out of here. read more

Childish management team and nonsense policies go along with the premium you will pay for rent here. If you like to be treated like a child then you will love it here. Be prepared to have to wear a rubber yellow bracelet when you leave your apartment for identification purposes so long as you are on the apartment grounds. Bracelets are required in the pool area as well as in the other courtyard where the grill is located. Not having a bracelet will cause you to be confronted by a surly security guard at the pool. This is his only job, apparently...to look for these bracelets and harass those who didn't wear one. A few months ago my car was broken into and the front office offered NO assistance even though it was parked in the parking garage with a gate. They basically told me sorry, but that it was my fault for not securing my belongings. They would not let me look at security tapes of cars coming or going even though I had a small window of time to search...only 4 hours between when I parked my car and when I got back in it to go to work. They wouldn't take the time to help. So they pay security guards to watch the swimming pool and make sure that anyone who dips a toe in is wearing the stupid yellow bracelet, but they will not pay for security to patrol the grounds or parking garage even though there have been multiple break-ins of vehicles and storage sheds reported by residents. All they did in response was to post signs in the garage instructing residents to lock their car and hide or remove their possessions. No duh...my car was broken into and valuable items were removed from my trunk...I would call that hidden. They love to boast about their LEED Certification, but they use particle board baseboards in the bathrooms and around the tubs. We had to have them removed from our apartment because mold was actively growing in our baseboards...this was after only living there for a month or so and THEY FOUGHT US on it. Unreal Will never ever live in another property managed by AMLI...some of the worst customer service I've ever received and I've lived in some rundown apartments before...all of which still took care of their residents. AMLI on Aldrich is our favorite apartment community we have ever lived in. Beautiful apartments, great location and excellent management and leasing team. This place goes above and beyond with little details (e.g. soft close cabinets and drawers, quartzite counters, stainless steel appliances, high-quality solar shades, high ceilings, large undermount kitchen sink) that make living here more enjoyable. This place is also LEED Platinum certified and is conscious of building materials and the environment. Roughly 10 minute drive to downtown Austin and 5 minute walk to HEB, Torchy's Tacos, Starbucks and Mueller Farmers' Market. We love taking daily walks around Mueller and have found the neighborhood to be very safe and quiet with lots of families. Lastly, the management team and maintenance team are excellent. Robert, Courtney and the rest of the management / leasing office are very responsive, caring and helpful with requests and go out of their way to make sure tenants are happy. Maintenance team does a great job keeping common areas clean and manicured (e.g. pool area looks like a resort) and are very responsive to maintenance requests. After visiting our son and seeing the issues with the building he's living in I would never recommend anyone to move to amli on Aldrich. Constant issues with both the building and the horrible office staff. Cheap materials with paper thin walls with a nice looking veneer on top of everything to make it look like luxury living. The only good thing about the building is the location. Stay away unless you want your rent to increase while living situations in the building constantly are "under repair" with no end in sight. read more

I have lived at 3 Amil's throughout my many, many years in Austin, TX. I have finally had the most negative experience so I'm taking the time to review. I've always given the highest marks for them but that sadly has come to an end. I believe I'm in my FOURTH year at AMLI on Aldrich. I've never had an issue, love the people who work here (maintenance always being the ones who make them shine the most), so my review has no reflection on them. AMLI is years into a water proofing project which creates such loud noise it makes my teeth hurt. I lived in one apartment for 3 years and at the end of three years needed more space so went into a 3-2 vs. a 2-2. Now, although we have been doing this for over a YEAR at the property with balconies and outside access being taken away (1st floors being unable to leave the abode via their balcony), they have been kind enough to give us a 1-time credit of $500. Now mind you, this is at minimum taking away space for 6 months (but often far longer). For the amount of money paid, trust me that is cents on the dollar. So, when they started in January at my past apartment, I received a credit for $500. Now, I'm not one to complain and such so whatever.... So, when I moved to a 3-2 and my balcony again has been taken away for who knows how long (at least 6 months), since I signed a new 12 month lease, I thought since new lease, new space being taken away, I should also get the gracious $500 one-time credit for the new space. Alas I was so wrong. See, it's per person... Not per unit. My bad? Nah, I think it's insane. Now, if I would have just paid to move into another unit and not signed another 12 month lease I could so see this, that isn't what happened though. So, I would say don't move in to an AMLI. Great people, shoddy ass work as this isn't the first AMLI that had a "water-proofing" project take place on pretty newly built abodes. Again, I'm a totally understanding person but hell, this is crazy and just shows how money hungry the conglomerate is. I would recommend a Gables from here on out (before AMLI won, now I'm all in Gables. read more

Horrible office staff and cheap problem ridden building. From garage thefts to paper thin walls. There has been constant construction trying to fix the buildings waterproofing issue for over a year when it was only projected to be a couple months. The staff continues to lie about building updates and even more so gets defensive with an attitude with you when you ask questions. Jenna and Toni both are horrible agents to deal with. I would stay away and pick a newer building in the area with less issues. read more

Been living here since April 2023 and haven't had any complaints. The apartment was clean for move in, maintenance answers requests timely, portal is easy to pay rent etc. Construction is slightly an inconvenience along the side streets, but we moved into our apartment when our balcony was basically finished with construction, so I cannot comment on the noise as we have heard nothing. There's a security guard at night that walks the parking garage and ensures everything is safe. The pool is always kept clean and there are plenty of chairs. Definitely recommend this property, Jenna the leasing manager is awesome! read more

I think their central answering service didn't quite convey my appt. time correctly, but Adam stopped what he was doing to accommodate me anyway, and the tour was lengthy, so that was certainly appreciated! He is very good at staying in touch and answering your questions immediately -- even though they have so many tenants and prospective tenants to deal with. Very friendly and professional guy! The property itself has a lot of high-end features and feels like a condo. The people I encountered were friendly. It felt very quiet in the hallways, and it looked immaculate. I lived in AMLI on Aldrich for 1yr and 3months. Though, I had a pretty positive experience, I wanted to share my concerns and why I think 3 stars is a fair rating. Pros -Nice office staff. -Great location! You're close to HEB, nice walkable neighborhoods and several parks. -Decent apartment size with large closets. Lots of natural light. -Maintenance responds to issues in a timely manner. -The overall cleanliness of the complex is wonderful. -Though I could hear my neighbors, the walls didn't seem super thin (I lived on the top floor, so lower levels might disagree). -Updates/emails from the Management. They were always very transparent with the residence about issues and/or future maintenance. Cons -Multiple instances of theft and break-ins. Bike room was broken into and bikes were stolen, parcel room was broken into and packages were stolen, resident's personal storage spaces were broken into, car garage was snuck into and resident's tires were stolen, and a resident's car was even stolen once. I'm not sure if this happened at other apartments that I lived in and then they just didn't warn the residents, but this was/is an ongoing issue with AMLI. After multiple garage break-ins they hired more security to watch who is going in and out of the garage. But I never saw them do anything except stand across the street when I was there. Not sure why they won't just install security cameras in the garage and hallways. -Lots of construction. Though I enjoyed the area and listed it as a Pro, it should be noted that you will hear construction and be walking through construction sites (including construction on the AMLI itself). In retrospect I probably should have been more careful not to breath in all the dust particles. - On that same note, AMLI gave us notice that they would be doing construction to the building and that we'd need to pull all our stuff from balcony (and the storage room on the balcony) into our apartment while they did several weeks worth of construction. Living in disarray plus the sound of construction right outside my apartment door was not going to work for me, especially at a time where the majority of people are working from home. I'm not sure how the residents are handling this now, I'd find it near impossible to work from home in those conditions, not to mention if you have kids or noise sensitive pets. No discount was offered to make up for the inconvenience. -The doors to the buildings are magnetic and slam shut. If you happen to move into a unit near a stairwell or garage, you will hear constant slams from people going in and out. -This is me being nit-picky but I didn't like the parcel room, everyone's boxes are placed into a locked room and all residents have access. Though there is a camera in this room, someone could (and in the past has) walk out with other people's packages. I'd rather the office be the only people who have access. Or deliver straight to door. -Very limited access to the amenities from March 2020 - March 2021. Which I understand why since we are living through Covid-19, however if there's restricted access to gym, pool, grills, etc. then our rent should reflect that. -Security deposits. We are currently trying to speak with someone about why they kept $500 of our pet deposit to replace the carpet (they claimed pet damage). To paint a better picture, we only had carpet in the 2 bedrooms; and in both rooms we had beds, rugs and large furniture (so the majority of the carpet was covered). Also, we never witnessed our dog have an accident, scratch, or ever really just laid on the carpet in the bedrooms, she liked to lay on the laminate because its cooler. In conclusion, I enjoyed living at AMLI however due to the lack of security, inconvenient construction, and no ability to enjoy the amenities that you pay for, moving out was the best option. **UPDATE** Robert from AMLI Management got in touch with us after I left this review; He was very friendly and professional. After going through the carpet history and cleaning reports from the previous tenants, it was concluded that the damage may have been pre-existing. They agreed to not charge us for the carpet replacement. Overall, we're very pleased we were given the opportunity to share our thoughts and concerns. We've lived here for a few months and everything has been great so far (will update if needed). Our first week living here we had some neighbor noise issues and it was taken care of that day (not sure if this is due to polite neighbors or proactive front office, but either way it's a win!) the pool area is beautiful and so relaxing. Our window overlooks a peaceful courtyard with cabanas that we've enjoyed. We're excited to be able to use the other amenities after covid but are satisfied with the measures amli has taken to keep its residents safe. AMLI on Aldrich is one of the nicest, cleanest properties I've seen in Austin. The finishing touches throughout the community are lovely and everything is tidy and kept clean! Everyone in the office is extremely helpful as is the maintenance team. The neighborhood feels safe and welcoming. I appreciate that there are rules and procedures that are followed in order to keep the property running smoothly and to keep the occupants safe. Overall - we enjoy living at AMLI in that they have good apartment layouts, a nice pool, good location and courteous staff. Amber and Aaron are always responsive, kind, etc. that said, it's really hard to imagine how anyone living in the complex now will renew their leases, given how many issues have arisen not only since we moved in but with increased volume and velocity over the past several months. Genuinely, there has been a technical issue or something not working within the complex almost every single week since February, many of them relating to security. To name what has occurred in the past few months: -- 5 crimes occurring in the complex (storage rooms break ins and bikes stolen) -- 3 apparent "lightning strikes" that have taken down fob systems -- 5-6 elevator breakdowns, one lasting an entire week -- 1 entry box replacement for all entry boxes, meaning security down for 24+ hours, crimes occurred during that time -- intermittent issues with fobs not allowing access to pool or club rooms -- televisions down by pool or courtyard numerous times not working If AMLI are to answer this, they will probably say something like "we dont have control of technical issues" -- be that as it may, we have lived in other AMLI apartments and never had this many issues and want to ensure that the public knows about these issues, as we pay for what is called "luxury living", which has, most recently felt almost like a scam. read more

I love, love, love my apartment at AMLI on Aldrich !! I've lived in several apartments in my life and by far this is this the nicest experience my daughter and I have had to date ! I say experience because many new communities have all the fun things like new finishes, a pool and a place to workout (and we have that as well), but AMLI also offers an a truly professional and warm staff who leave you feeling ...well, taken care of and a part of the community. They offer resident regular appreciation treats, brunch and fun events where we get to know one another. Its a home not an just an apartment !! I appreciate our having a prompt and professional maintenance team. We have a safe package room (sends you a code your package has arrived) to collect our purchases, a brand new workout space (and it does have space) with a spin cycle or two, a resort style pool with cabanas ( rest assured its not party central, but enjoyable for everyone), a zen garden (very nice) and we have a awesome view of downtown from the top floor clubhouse. Our dog loves the dog park next door and we love walking to Kerby Lane Cafe just steps away too. I thought it might be time to let others in on this Austin gem !!! read more

The AMLI on Aldrich is in a great location. We just moved in about a month ago and love how easy it is to walk to HEB and restaurants near by. So far, pros far outweigh the negatives. We worked with Aaron throughout the leasing process and he was great; he answered all our questions and was very accommodating. So far, we've noted the following: Pros: - Beautiful facilities. Very well maintained. The gym and the common areas are clean. - Fun resident events. - Location is amazing! - Compared to our old apartment, we don't hear much coming from the surrounding apartments (we do have some road noise since we face the road, but it isn't terrible). - The AMLI leasing and maintenance team is proactive and responsive. They are also very pleasant and greet us whenever we see them. Cons: - There is only one location to drop off Trash/Recycling and it is located far from our unit so it is a bit inconvenient. - Specific to our apartment, moving in was quite painful because our apartment was located far from the service elevator. - The hallways are open and the fans run in the winter, so it can get pretty chilly/windy walking through them. read more

This is my second time living at an Amli property in ATX and I wouldn't choose to live anywhere else. The staff is definitely the highlight of living here because they are professional & knowledgeable about any requests you have. A property can be amazing but the staff can truly bring it down, good thing Amli is both! Top of the line interior & very hip and posh community areas. The events are always a blast too. It's really fun to feel like part of a community and Amli makes sure that is consistent. Maintenance is always timely and goes above & beyond for the tenants. I've had zero complaints on any level of living here & can't wait to spend my time at Amli! I've also lived at Elysian, formerly Elements, as well as Mosaic and honestly have nothing positive to say about either. This is my third AMLI property to call home. I primarily chose Aldrich because of the new construction ("Oooh! Shiny!") followed by its location in the Mueller neighborhood. The materials they used in the construction are awesome; the quartzite countertops are my favorite as well as the floors. They have monthly brunch events that are good -- they're catered instead of just tossing some cold breakfast tacos on the counter and calling it a day. They also have more specialized resident events which are heavily attended -- word to the wise: show up early. I am typically a light sleeper and work from home full time so noise is a BIG concern for me normally. Not here. Even as more and more people move in, excessive noise isn't an issue (I have neighbors above and on both sides of me). New construction has yielded one very nice and unexpected benefit. My one-bedroom apartment faces Southwest and is usually kept around 72° all day, again, since I work from home -- my monthly electric bills are usually $75 (yes, even in Austin during the summer). Construction: solid, very nice materials. Events: fun, good variety, get there early. Noise: normal, not excessive. Parking: plenty (reserved spaces available, too). Neighborhood: walk to HEB, Alamo, too many restaurants and bars to count! Amenities: pool is divine, cabanas with TVs are first come-first grabbed, fitness center, business center, zen courtyard, and a clubhouse with balcony with view of city! read more
