This place has had multiple break-ins, cars stolen, and property damage -- yet management seems more concerned about stopping residents from using personal cameras than actually protecting us. Their excuse? "Privacy." Privacy for what? People not picking up dog poop? Selling drugs in the parking lot? Let's be honest, cameras pointed at our cars aren't invading anyone's window. What's worse is the selective reinforcement. They ignore pets off-leash, cats roaming, and dog feces everywhere, but suddenly cameras to protect property are a huge problem. That's not only unfair, it's illegal. Tenants could easily come together and get a lawyer, because you can't enforce some rules and ignore others. Meanwhile, the "security" here is just a gate anyone can get through. Instead of targeting residents who are protecting their own property, maybe management should invest in real solutions -- on-site security or cameras that actually deter crime. Until then, it's clear they're more worried about appearances than tenant safety. Remember that your lease is a binding contract between two parties. Both parties have to live up to their portion of the contract. The management company has to follow that lease just like you do. Selective reinforcement is a breach of that. read more

As a Black man, I was forced to employ a deceptive strategy--having my mother pose as a white woman--to secure an apartment at this property after facing clear racial discrimination. When I initially scheduled a viewing for an available unit listed on their website and arrived with my mother, the leasing agent claimed the apartment was unavailable and didn't offer to show us any part of the property. Suspiciously, less than 18 hours later, that same "unavailable" unit was suddenly offered to a female caller who spoke with the same leasing agent. This was a textbook case of racial steering. I reported the incident to the city, and although the property management misrepresented the situation in their response, they ultimately paid me a settlement to avoid litigation they knew they would lose. After living here for two years, my initial suspicions have been confirmed. While the property is aesthetically pleasing (though not truly luxury-grade), there's an undercurrent of racial prejudice that remains unaddressed. Management will likely continue to deny these events and attempt to gaslight me in response to this comment, but both they and I know the truth of what occurred. read more

I truly enjoyed my time living in this community. It is extremely dog-friendly, which makes it a wonderful place for pet owners, and the walking trails is something our golden enjoyed daily. My fiancé and I also always felt safe which gave us real peace of mind. Now the maintenance team is outstanding. They are quick, professional, and keep the property in great condition. Management and staff take excellent care of the property, and organize cute events for the community to get together! I am one of them that is very frustrated about the lack of care and communication about concerns and flat out disregard for their mistakes. I had the lovely experience of having an old appliance (freezer) break and by the time it was all replaced and after complaining that it was leaking was told the maintenance was new... So long story short my fridge and freezer was filled with water that froze and ruined all of my food. We wanted to upgrade and decided to get a larger apartment, and moved to Park at Monterey Oaks. We've only been here a short time and already have issues with the downstairs neighbor smoking cigarettes and weed, both inside his apartment and on the balcony. The smoke comes directly up to our apartment and it's unbearable. I can't sleep, eat, work from home, or have family or friends over because the first thing they say when they come in is "Why does it smell like cigarette smoke in your apartment"?!? I'm highly allergic to cigarette smoke and when I called the apartment manager, I was told they are a Smoking Friendly Complex. Tenants and guests are allowed to smoke inside their apartments! I was shocked when I found out! What is this . . . 1975? I thought all businesses were smoke-free . . . especially apartment buildings. This seems like a huge liability. I'm also worried, knowing that the tenant below, could smoke weed, get high, light a cigarette, fall asleep and set the place on fire! The apartment manager suggested we "buy an air purifier" or get a higher "quality A/C filter". read more

My experience with Park at Monterey Oaks has significantly improved over time. During the first half of my residence, I did have issues with squirrel break ins and millipede/cockroach infestations, both of which had been remediated with maintenance team placing dryer vent gates to prevent squirrel entry and me routinely spraying Ortho Home Defense Insect Killer on the apt perimeter to repel all bugs. During the second half of my residence, the maintenance team and office staff have went above and beyond to be accommodating to their residents, like helping me connect with someone who accidentally hit my car and left a note (which had been drenched by rain when I found it), being very communicative during the February winter storm, having flexible leasing options which allowed me to prepare moving into a new build home, quickly fixing maintenance issues, and several other examples that left me having an overall positive experience. Regarding the apt complex itself, Park at Monterey Oaks is within minutes of good restaurants, stores, gyms, and entries to two major highways (Mopac and 290) that can get you just about anywhere in Austin. The complex has a nice walking trail, volleyball court, dog parks, shaded swimming pool, mini gym, and an overall well-maintained landscape and walkways. Valet service for both trash and recycling is better than most complexes I've stayed at (allowing pick ups for cardboard boxes as well). I still do not like having cable service incorporated into rent ($75 including internet) with no option to opt out, especially since this era of entertainment has moved into streaming services, but maybe more old fashioned people would still prefer cable. In summary, I would highly recommend staying at Park at Monterey Oaks! read more

A Resident here since January 2019. Like living parkside but within 10 minutes of Zilker Park and downtown Austin! Lots of services, restaurants, retail and churches in the area. For cyclists, connect easily to trails (including the violet crown) in Southwest Austin. Neighbors are nice. Staff is great. Maintenance is quick and complete. Every Austin apartment complex I've ever lived in has had its problems, and there's no getting away from most of them (especially living among a population that loves dogs and stupid loud partying). I've never written a review for any of them, because it always seemed pointless. Park also has these problems, but the difference is that the management seems more "present" than other places I've lived. Most apt offices barely seem to have a pulse, but this was the first time I was ever able to learn the names of the staff and groundskeepers. The many, many email notices reminding renters to clean up after their pets, to stop letting dogs off leash, to keep the stairwells clean... these could come off as annoying to you, but to me they were proof that the staff were actually paying attention to the quality and cleanliness of the property. I don't think it's a coincidence that this place has less dog poop and less trash than any other complex I've occupied. Also... there's these really cool little walking paths set back amongst Texas trees / shrubs throughout the property. It's all far enough off the main light pollution that you can catch a surprising number of stars, and there's a feeling that this place is surrounded by woods. If we still lived in Austin, we'd still live here. read more

Renter BEWARE!! I recently left this property after living here for two years. Initially it was great, but as time passed, it became intolerable. The apartment itself was fantastic, a corner on the first floor with a yard and garage. When new neighbors moved in, it became a nightmare. When I finally had enough of their pounding bass music, I reached out to management to no avail. After the third report, management did send out a blanket email to building 6 residents and cited noise in building 11 as the issue. I also notified the office of the knock-down, drag-out fight my upstairs neighbors had that had me scared enough for the safety of my neighbor that I called security. Luckily, that was not a persistent problem. What was persistent was the leaden feet and pounding up above that not infrequently made the ceiling fan in the living room shake. I repeatedly told the office about the dog upstairs playing fetch on the house. Even Corgis can make a lot of noise. I recommend they only rent to hearing impaired people until they are willing to address the noise issues. To add insult to injury, they charged $150 for "pet treatment-heavy urine saturation" when I moved out. My dog NEVER EVER urinated in that house. Furthermore, my dog was never left alone uncrated in the two years I lived there. If there were urine stains under their disgusting carpet, they were from a dog before mine. I guess they just needed to cite some reason to keep my money. If not for the TERRIBLE neighbors and complete lack of management, I would have stayed there a long time. It's a great location, very convenient, nice property, great pool. Now I wouldn't recommend them at all. I'm adding photos of the condition the apartment was left in. I should have taken better photos of the carpet, apparently, but I just ran a video when I left and had to pull screen shots. read more

Maintenance team and office staff are top notch. I've lived in Austin over 20 years from north Austin and now south west in sunset valley and this is by far the best place I've ever called home. It's safe, quiet, and all staff are super attentive. You also cannot beat the location. Public transportation is within walking distance and we are next door to a school. Loved living at this complex for 3 years! A few things to share on my positive experience at this property. If you are considering any of the Northland properties on Monterey Oaks Blvd this one is the BY FAR THE BEST!!! 1) Apartment/Grounds/Parking: Appliances in great condition and never needed maintenance while living in the unit (I also paid $35 per month to rent a brand new washer/dryer which was really convenient). The property grounds are well kept and close to the greenbelt with lots of lush/green landscaping and nice walking trails. The property is located with easy access to 290 and Mopac for short 15 min drive downtown. Parking especially during high occupancy around building 14 could be a challenge but never more than a 3-4 min walk to the building. The rent was comparable to other properties in the area and reasonable for a 1000 square foot apartment (1 bedroom + den). 2) Amenities: The pool and surrounding grill area is fantastic and rarely busy. Pool lounge chairs were always available and same for the grills. The pool was well maintained and cleaned every week which was a lot of work due to the amount of trees/shade surrounding the pool. The workout facility was always clean, open 24/7, and never had more than 2-3 people using it at once. 3) Office Support: Sallie, Monica, and Kim were all super helpful throughout my time at the property. They were friendly and nice and always accessible through the main phone number or quickly via email to help answer any questions/concerns. 4) Maintenance: When maintenance issues occurred like a clogged drain or multiple centipedes they were handled within 1-2 days. Like many other reviews on this complex; I too had a squirrel infestation as well however it was handled quickly and the carpet area cleaned by the maintenance staff. I've been here for about 7 months now. The apartment community is pretty, and well maintained. However, there are a few major issues. We had our new truck vandalized in the parking lot (01/29/2016). They took all 4 wheels, and left it on blocks. This seems to be happening all over Austin. However, there are no cameras or any other deterrents for crime. I called the corporate office, and spoke to someone. She told me that crime doesn't have an address, and best of luck. Cons: - Crime does occur on the property, and they don't have security or anything, so it's pretty much just the gate. - The valet trash personnel are lazy and picky. They'll occasionally take 2 of your 3 trash bags, and leave a note on your door. This usually results in a $25 fine at the end of the month. - No package notifications. It's up to you to find your package in their package room - which is a mess. - Pool doesn't get much sun since it's mostly covered by trees. - It's still a hike to downtown during rush hour traffic. - Lease renewals are usually a $150 - $200 a month increase. Pros: - Nice gym for an apartment. It's not Gold's, but it has the basics, and you can get creative. It's not bad if you're wanting to skip a drive to the gym. - Good green space! Great for pets and walking. - Some of the buildings are quieter than others due to their construction. Buildings 12 and 11 apparently are built with more concrete since they were test units for the downtown AMLI properties. I don't know how accurate that information is, but it was quiet in our building. - Location/Value, if you work south of the river. The community is nice, but it could be a lot better. Resident since May 2019 - Renewed 2020. I've always loved this community, since the 1st time I was apartment shopping. The 1-bedroom layout is perfect. Tons of room! And it has a cozy, little-house feel. I dislike that my unit doesn't include washer and dryer so I've rented a pair for a monthly fee. Love the green spaces. Enjoy the valet trash pick up. Maintenance service is pretty prompt. I'd love for them to clean the breeze ways more often. I have enjoyed working with all the team members I've interacted. So far, so good. read more

I have lived at the Park for a few years, and thought I would write a review before I move out. When I first moved here, it was truly a nice property. Management was very accommodating to residents and the buildings were kept up well. But since the new property management company took over, things have gone south fast. The apartments are now rundown and hardly what I would consider "luxury". They maintain the landscaping, but their upkeep of the buildings is quite poor. There's peeling paint, the entrance gates never work, and the cement steps on the staircases are crumbling and falling apart. The A/C units are cheap, janky pieces of junk that are always dying, especially in the middle of summer. They use Covid as an excuse to not do any work. Due to Covid, they refuse to power wash the breezeways, and they look absolutely filthy with dirt, grime, and spider nets everywhere! I have had some rude neighbors that have been horribly noisy. I've contacted management plenty of times about it, but they don't care. Also, whenever I have had to ask the main leasing agent ( Monica) a question or bring an issue to her attention, she acts like I'm a pain and gets rather abrupt. When they offer a lease renewal, it has typically been a rate jump of $100+ higher than the current rental amount, which is predatory price gouging for sure. I cannot wait until my lease is up and I can leave. There are many other apartments in town with friendlier staff that are better managed and I am more than happy to give one of them my money. I would not recommend the Park to anyone. Management does not exhibit work ethic, accountability, or follow-through and this enables an overall downward spiral in the quality of living for residents. Do yourself a favor and don't move here. The rent is much too high for the lack of customer care they show. read more

I lived at the Park for about two and a half years and really enjoyed my time there. The front office staff was friendly and welcoming and made an effort to personally get to know me and other residents. The units themselves are cozy and well-maintained, and the outdoor space is pretty nice. It's a really safe area, and I was never concerned with walking outside late at night. It also helps that you have a good amount of dining, grocery, and shopping options really close by. Although a bit pricey, this was a great place to call home, and I would definitely recommend it others. read more

I am lived in several apartments around Southwest Austin and non them compare to The Park at Monterey Oaks. I have lived at The Park at Monterey Oaks for over a year and I am just as happy with the complex as the day I moved in. The staff is very friendly and helpful. The Park at Monterey Oaks is very pet friendly. They have a large dog park and a walking trail that goes throughout the whole complex. They have more poop stations than anywhere I have ever seen, so there is no excuse not to pick up after your dog. These are the only apartments I know of that allow 3 pets. There are many first floor apartments with fenced in backyard's is great for grilling and for pet owners. My particular apartment didn't have a yard when I moved in and The Park at Monterey Oaks fenced in an area upon my request to create a backyard. Now that is good customer service! The Park at Monterey Oaks is a little pricey, but in my opinion worth it. Monika in the office is wonderful!!! read more

I lived here for 19 months since I moved to Austin and all I can say is this complex has the most amazing staff that every facility management company could have. The place is very fancy, the floor plans are huge for an apartment, most of them are upgraded and if I have to say what I like most it would be the location, you can get everywhere easy and quickly except downtown which is 10 minutes away. This review might get long... I've lived here for over 2 years and am moving out next month. I will update this review if something goes wrong with move-out but I don't expect that. This complex is large with a lot of green space which I really liked. It's not the newest fanciest complex and it's very south but the prices are pretty good compared to some other complexes in Austin. I have a 2 bed, 2 bath with a garage and a yard. It's basically a town house which is hard to find in the city and I think the price was fair although they keep raising it and now it's about $350 more than when I moved in. Most of the apartments aren't upgraded. Mine didn't have granite or modern appliances- everything was white with linoleum. When I moved in I had tile but my apartment flooded (a lot of units did in October 2013) and they replaced the entire flooring with a wood-looking paneling. During the flooding the complex was very disorganized but overall took care of the residents that were affected by reimbursing us. If you have a dog (which I do) this place is great. My unit has a yard and they have a big trail for walks and a nice dog park. However, as people have mentioned, any time it rains the entire area floods making it unusable for at least a week. Luckily it doesn't rain very often! If you don't like dogs, don't move here! To add on- there are a lot of critters here. You name it I have seen it on property: snakes, wasps, armadillos, squirrels, mice, fire ants, crickets, spiders, lizards, etc. Most of the time these are outside but not always. I definitely had a mouse in my garage for a while and I wasn't happy about it. We got an email about all the snakes on property early this summer. Maintenance requests typically take at least a week and while everyone who works here is friendly it can be hard to communicate as they are only here limited hours. They aren't great at responding to emails and most of the communication is still done via a flier attached to your front door. The best luck I have in talking with them is to actually find time when they're open and go into the office and hope that somebody is there who can answer my questions. I've never used the pool but it looks fine. This is more of a family complex so it's a lot of older people or kids at the pool usually. The gym is horribly outdated and the only decent machines are the treadmills. I think they are in the process of updating the business center. I stopped having packages delivered here because they don't notify you when you have one. Once somebody sent me a surprise and I didn't get it for 3 months (when I was expecting another package). Nothing goes to your door it all goes to the office and they don't notify you so you have to keep going in and checking. I found it too annoying and had stuff sent to my parent's house almost all the time. Overall I will miss the dog-friendly parts of this complex the most and the other residents and their dogs. I will not miss all the flooding, the pests, or the other annoyances I went through living here. read more

When you turn into Park at Monterey Oaks, the scenery is overwhelmingly breathtaking. It looks like pages out of Better Homes and Gardens. The huge, old oak trees are magnificent and the grounds are lovely with flowers and plants. We loved living here! We just moved out a few weeks ago. It was the best thing to getting a home that we could find. Suppppper dog friendly with a ton of greenery!! Our apartment was spacious, with the exception of the master bedroom (which was TINY). We lived in a 2 bdrm/ 2 bath with attached garage, study & yard. It was the closest thing to having a home that we could find! We only left because I got a job in north Austin & was tired of making the commute. Probably my only complaint was the amount of times a day or week the sprinklers went off. A lot of times, they would flood out certain parts of the trails or dog park so you couldn't use them. & the mosquitoes were TERRIBLE because of that. We never hung out in our yard because of that. The Service by the Front Office Staff and the Maintenance Crew for The Park at Monterey Oaks Blvd. is superb - they have focus enough effort and employed the right crews to repair the damage caused by the recent winter storm that gripped the Austin, TX area in late February 2021 and had the repair crews work day & night until the repairs were completed giving attention to minimizing the disruption for the residents in the complex. Although I did not have any damage in my own apartment on the first floor of Building #1 in The Park complex, my power was off for a week and also I had no running water during and after the storm, there were some impacts that showed up a few days later. Yesterday morning the electric motor on my furnace stopped working suddenly after it made a very loud and strange noise, and I call the Front Office Staff and reported the urgent problem as there was a temperature drop predicted in the weather forecast; the Maintenance Crew (who's staff was totally busy finalizing the repairs from the winter storm) was authorized to give immediate attention to my furnace problem and the Maintenance Supervisor showed up at my apartment a few minutes after Noon that same day and by 3:00 PM that afternoon a new electric motor had been installed in my furnace. The quick attention and action in solving my furnace malfunction was certainly appreciated and I offered my sincere thanks to both the Front Office Staff and the great Maintenance Crew we have here for The Park at Monterey Oaks. I like living in my apartment at The Park and really appreciate the great location and view from my apartment that is so conveniently located in the complex. I have lived in other apartment complexes in Texas and Louisiana, and can say the management here is superb and their performance and service for the residents is first class. / Dr. James L. I moved out last month, and I want to update that l still enjoy living there for most of the time. I loved building 5. People in that building are very nice and friendly. I would give the property 5 star for experience living in building 5. My worst decision last year was to move to building 6 because I wanted a smaller unit. Don't choose building 6! Neighbors in that building are horrible! You can see cigarettes on the floor and hear loud music blasting throughout the night IN YOUR BEDROOM. Noise complaint didn't work. And I got trash violation reported by my neighbor because I put the trash out before 6pm. From the policy ,I can only throw trash from Sunday to Thursday 6-8 pm, which means I have to get back home every day BEFORE 8PM!! read more

Pros: - Good price for large, well layed out apartments - Maintenance is crazy fast responsive - Property manager is helpful and responsive - Awesome park, great location Cons: Only one: Parking is terrible for almost all buildings, excluding a couple. There are not enough parking spots for all residents to park close to their apartments at the end of the night. If you get home at 4:30-5:30 you will likely get a close spot, but go out for dinner or go to the gym and come back at 8-9? Expect to park a building or two down and walk back. Get home at 9:30PM or later? Now you are parking in the back corner overflow lot and walking 10 minutes to your apartment next to the front gate, since those spots fill the quickest. I find myself not going out for quick errands or to get food because I dont want to lose my spot. I have friends who turn down coming over to my place after 9PM because they dont want to park in the back lot. Additionally, some groupings of spots are EXTREMELY small. I have a small vehicle yet daily I only have 10-12 inches to open my door and squeeze out. Yes, management does tow, I see tow trucks prowling around frequently. If it wasn't for the parking, I would stay here as long as I could. Some buildings don't have this issue as much as others. If you get an apartment close to overflow OR you get home at 5:30 and dont leave again until the next morning you will be fine. I will try to get a garage/driveway when I renew but if I cannot I will be leaving. Again, management is as helpful and accommodating as possible. read more

Eh. The location is great and large oak trees throughout the property give privacy and shade. We lived here for 18 months and finally couldn't take it anymore. There is little if any enforcement regarding loud music or other "rules". Quality of renters is also not what you would expect for "luxury" apts. Near daily occurences of loud music that's vibrating the floor is the norm. Outside on balcony smoking pot and singing loudly at 2am is fine. The mgt did ask to be informed when this is happening but after the 4th, 5th, 10th time I got tired of reporting it. Emails and letters constantly reminding people to keep dogs on a leash and to pick up dog poop but no enforcement/consequences because otherwise they wouldn't need to keep talking about it. The "secured entry" gate kept getting hit so the solution was to keep the gate open M-F. Yes, wide open instead of making responsible people pay to wfix it. This came just months after several advisories warning of vandalism/theft in the complex. Last minute notices about fire inspections, parking lot striping etc and then half the time these things don't happen. Maintenance is prompt but the fixtures, A/C, appliances are so old there is constantly something wrong. The windows in our unit are difficult to open/close and whistle when the wind blows. I have stopped buying replacement fluorescent bulbs & ballasts for the under counter lighting. I instead bought my own LED lights that I will take with me. Valet trash is supposed to be put outside after 6pm in the trash can provided but lots of people leave a bag of trash outside door during the day. Grounds maintenance for grass & shrubs is fine but we ourselves actively treat the common stairways for wasps for our own protection. Many units have junk on the balcony or towels/clothes hanging on the railing. So, overall there are certainly worse places to rent however "luxury" is a stretch. read more

I've lived in a lot of apartments around the country, and none of them compare to the Park. Never before have I had the pleasure of living at a place with such a dedicated, consistent, and genuinely caring team. Tell me if you've ever seen your property manager out around the property, on their own time, going over the grounds with a fine-toothed comb just to make sure everything is clean, presentable, and functioning in tip-top shape for their residents. I catch Sallie doing this all the time, and her efforts are evident in the gorgeous property. Seeing her putting in this effort day after day, and really listening and caring whenever we speak, just gives the Park a home-y feeling I've never had anywhere else. If I've got a question about anything money-related at all, I can call Kim (the assistant manager) and rest totally assured that my question will be answered thoroughly, and politely. And I've asked some weird obscure questions about line item names in our utility bills and the inner workings of the Northland corporation- she knows it all! It's a level of patience and understanding I could only hope to approach some day. And when I moved in, Monika was the most organized, efficient, and knowledgeable leasing manager I've ever worked with. A lot of leasing agents are disinterested 20-somethings who can barely remember your name, forget to run your paperwork, and sound bored on the phone. Not so with Monika. Over a long career, she's perfected what I imagine is the most comprehensive leasing process in the biz. She literally had all of my questions about the process answered before I could even think to ask them, and when I got my keys it was like the wind had carried me into my new home. The maintenance team are basically Navy SEALs. In and out quickly and silently, taking care of any issue that may arise with professionalism and skill. These Apartments are the most "Home-like" Apartments I've ever lived in. With our spacious floor plan, attached garage and backyard, it's hard to ask for more! We also love the pool and huge field. Staff is awesome! read more

I lived in the park for 2 years and just moved out. I randomly choose the place when my company gives me 3 apartment names. I'd say I'm so lucky I selected the place. Later I compared several apartments around and finally still choose the apartment. Beside anything every apartment has, The park has wonderful poor under trees so I don't worry sun in summer. It has very long trail I go around so many times. It has a very large lawn and a trail around it. It has forest close to wild. I really enjoy to sit on my balcony and enjoy grove, or the creek when raining. It's a full of memories for everything there. Of course the office is very friendly, maintain is quickly. At last It's very close to my company. I'd definitely stay there if I move back to Austin. read more
