We stayed at 75 Palms and Albert was our contact from the rental agency. First the good. We were looking for a place that could accommodate 4 families with king beds for all adults and plenty of bathrooms. Although no tub was an issue for the little ones. All of which were recently renovated This compound is one acre and has two homes. The second priority was outdoor space with 6 kids from 2 to 13 to run and play. The property offered that as well with lots of game options like cornhole, golf, soccer, frisbee golf and more. The pool was large and there is a hot tub The kitchens nice and are well stocked. Not a fan of induction stove top - very finicky even with correct cookware. The large game room became an evening gathering place. Now the not so good. I chose the property because of my love for pickleball that I wanted to teach the grands. The court is a joke There are no sides as it is walled right at lines It is built on a slope so every ball off back rolls down driveway out the gate and down the street Worst of all the ac condensation flows all through the court turning it into an ice skating rink as I learned quickly Speaking of ice skating. At least 7 of us slipped and fell around the pool and no we were not running. It is treacherous. Now let's talk service level from Albert at Anchor. From the time I made a reservation to questions in advance of our stay it took multiple calls and follow ups to get responses. The same was true on property. We had the porch roof partially collapse and asked if it was safe or at least should be cautioned taped in area Sent some one to clean up but no other response. We had no hot water most of our stay. We called texted emailed and the only response was there's a work order on for it. Never happened I would be concerned about renting from this group. When on vacation - a very costly one- it should not be as tough as it was to get responses and support when issues arise. We chose to rent through them because cheaper than air b and b or Vrbo. Thank you for the expensive experience. My review is intending to catch the eyes of those looking for what could possibly go wrong with the above management company/property... Lake O Woods AKA camping with the woods Say it to yourself out loud....I am willing to go on family vacation and kill ants and roaches daily and be okay with replacing all food items that were purchased and washing all dishes that roaches and ants were in contact with. Maybe the people I communicated with about my issues this is a normal day in their life dealing with the insect at their house. Definitely not okay at my house. . If I owned the house I would be embarrassed. Just as I was to introduce this experience to my family. I know I sent a text with pictures and videos of a snapshot of what we got to experience. It was handled with a service person for roaches and ants, plumbing issues call and a apologizing text. So good on management company on responding right!? Ants. Roaches. Ants. Wasps. Roaches. Broken closet light in the master. Roaches. Ants. Shower not draining/toilet leak/backup (NOT caused by us per the plumber) repeat on ants and roaches killing daily with my own spray I purchased while on this vacation. Explaining the insect infestation to the family members you invited on vacation and your toddler children....fun right on vacation right!? We booked this rental because it was phenomenal last year. This year the place has clearly taken some steps back. I don't know how I ended up paying the price I paid $3500 to do basically camping with a private pool that ended with green algae/moss in it by the end of the stay. My wife will not let us and our family return to this property.. Explaining daily why we have to buy new food because the bugs took it over is not something someone should have to do on vacation. Nor is it a vacation when you see 3 different house service people. (Maintenance, plumber, pest inspection) there are so many places to do business with down here.... Unfortunately this was a tough expensive experience. I don't know what the fix should have been...(maybe finding us a property that could get us in if vacant) another idea is that when a service needs to happen....should I bet the person to be taking to the plumber or pest control or should there be a liaison from said management company there to handle it.... However I wasn't able to book another property after day 1 and 2 and 3 of issues. I would have loved to book a hotel for 8 or get out of this infested house... But that's not possible when you are binded by the money you already spent on this rental. Again a truly expensive experience lesson learned. Make it make sense. Reach out for questions. I began renting from Anchor Down in May of 2023 and have had an excellent experience with them in every way. Brooke has been my point of contact and everything has gone smoothly over the last 24 months. I will be moving due to the owners selling the current rental property I am in, and I looked to rent through Anchor Down again, but they didn't have anything available that met my needs. With that said, I would highly recommend them to anyone looking to rent. I sold my home in 2022 and rented from another agency out of Bradenton (GCPM) for a year, and they were a complete nightmare, so it was refreshing to have an agency that was honest and appreciated a renter who is clean, took care of the property, paid bills on time, was quiet and didn't damage anything. I appreciated an agency who did what they said they would do and got back to me in a timely manner if there was an issue that arose. I booked a weeks vacation in Decemeet for a condo in Bradenton Beach, had been in contact with Anchor Down multiple times leading up until the day before I was due to arrive and they cancelled my trip! without even calling me, they sent me an email, telling me it was cancelled due to unforeseen circumstances. this is absolutely terrible service from a rental company!!!! read more

The pool and hot tub were disgusting! it had not been serviced in quite some time and ended up needing a part that would make them unavailable for our entire trip. Which was the only reason we chose this house. Canceled our remaining 3 days and asked for a refund. This company is rude and refused to help in any way and still tried to charge us for heating the disgusting pool that we couldn't even use. It is way over priced too. DO NOT USE THIS COMPANY! If I could give this company a negative rating, I would, and DO NOT rent this house. We rented a property from them, 4720 Claremont Park Drive, Bradenton FL. Upon move in we noticed the house had not even been cleaned, in fact we found bloody tissues under one of the beds and dirt & dust and kids toys. 1/2 of the light bulbs in the bathrooms and throughout the house did not work, I had to replace them myself. On day 1, the air conditioner was not working either and we had to contact them to get a repair man out. We found MOLD all throughout the refrigerator which we contacted them about and they sent a repair person out to remove the mold from the water & ice dispenser on the fridge and replace it. Also, upon move in one of the plastic towel racks was broken and my girlfriend cut her hand on it. We contacted Brook to notify her and she was supposed to have noted it in the file. Well of course they charged us for it instead of the previous renters. Upon move out they CHARGED us for "mold" in the freezer which we told them was there and DOCUMENTED it with Brook in their office and they had previously sent a repair man out to fix. Then they charged us upon exit for "grille cleaning" WE NEVER EVEN USED THE GRILLE, I had my own Traeger Grille that we used. The grille at the property was so disgusting and rusted I would NEVER even put a piece of meat on it. Then they charged us for deck power washing claiming there was "discoloration". The house is like 10+ years old us living in it for 12 months did not cause any discoloration years of neglect may have. I even have photos of the deck and there was NO discoloration, in fact we cleaned it because it was so dirty a few weeks before we moved out as a courtesy! They charged us a $300 cleaning fee, I would not have such a problem with this if the house was cleaned upon our arrival, but it was filthy dirty and we hired cleaners to come in and clean it. None of the TV's had working remotes I had to buy them from Amazon. There was a whole house vacuum system, and the container in the garage was full of dirt and junk upon arrival and we never even used that system either as it was clear it had not been emptied in years. I contacted Nate and he was not even aware of our charges and basically offed me to Brook and Jodi in his office and said "they" take care of security deposits. I am filing a complaint with the Department of Business and Professional Regulation and also going to take them to court if this is not resolved. Nate in a text claims they are "normal" move out charges which they are not. He claims I will be "slandering" his company, no in fact I will be giving a factual representation of charges that we should have NEVER been charged and my experience with one of his properties. DO NOT use this company at all, find someone else to rent or buy from. Instead of calling me to remedy the situation and obtain the facts Nate dismissed my concerns and has not responded at all to this point. I booked an Anchor Down property on March 11 at HomeToGo (booking company) for a home rental March 20-24. The booking company site said No refund after March 20. Upon booking I got a call right away from an Anchor Down rep, at which time I told him I booked to hold the property as I was not 100% sure we wanted it, but wanted to hold it until we decided. He did NOT mention even then that I could not cancel. He just told me they would be open on Monday should I have any questions about the property. On Sunday Mar 12 I sent a request to cancel the rental. Anchor down replied that I could not cancel. I called Monday and after Ben checked with the "Powers that Be" at Anchor Down, and told me that it wasn't there fault, it was the fault of the booking Agency @Hometogo and I need to contact them to discuss refund options. After a call and email with screen shots to Hometogo, they refused to refund the property as well. I am now out the full price of this rental. read more

As we are getting ready to retire, we bought a home in Florida while living in the Midwest. I searched a lot to find a good reputable property management company. Hours of research led me to Anchor down.I called and felt comfortable after talking with Nate and Ben. They study the market very well to decide the fair lease amount. They leased our home in no time, then assigned the property manager who represents the owner and the tenant. We were blessed to be assigned a wonderful manager, Brooke.Williams. I believe she is one of the best for sure. Based on my experience, Anchoe Down deserves more than 5 stars. Brooke, our property manager is very honest caring and responsive . She wants the best for the home owner she represents. She is a real bright representation of Anchor Down symbolizing a business that takes care of the home owners 1st, then a successful business 2nd. She works hard to make those who rent the home comfortable and feeling being listened to, while working with home owners to keep their expenses under control and their homes well taken care of. Ben D, a listing agent with this company is awful to work with. We were interested in one of the properties they had available for rent on Zillow. We put in a request to tour, and Ben reached out to us to set up a date. On the day we were supposed to tour, we drove 45 minutes to the home and were met by another employee who said the key in the lockbox was missing and we couldn't tour after driving there. Completely unprofessional. We were disappointed, but still interested in the home. I contacted Ben regarding the incident, and he gave absolutely no explanation but proceeded to send me the link to apply. My boyfriend and I applied (which was $75 each), and sent everything over that was needed. I barely got any responses from Ben when I was asking for updates, our credit was never ran and he did not even run our application. I called Ben, texted, still no response. I ended up calling the main office and spoke to a gentleman on the phone, I told him the situation and he had an attitude. He transferred me to Ben, and to no surprise Ben did not answer. About an hour later I get a text from Ben, telling me to go find another rental property. We were ready to put about $6,000 down right away. You'd think this company would want to make money. Such a frustrating and disappointing experience, however I am thankful this company revealed their true colors before we went into a year long lease with them. Well after an amazing vacation to Bradenton, Fl during a major hurricane that hit northern Florida. I cannot say enough how wonderful the Anchor Down team was throughout our stay! They reached out to my family to make sure we felt safe, they gave us the option of their maintenance personnel coming to take care of the outdoor items that needed to be placed in the garage and secured during the storm. We opted to take care of it ourselves because we did not mind. The house we stayed at was a great price compared to some of the other companies we looked into and the staff was a pleasure to work with from the moment we booked until the end of our stay! We will definitely be returning to an Anchor Down house for our next Florida vacation! Maybe next time a hurricane won't join us! read more
