I waited a bit after moving out to make sure this was a well thought out review. Pros If you get a river view, it is very pretty. Even if you do not (they say every apartment has a river view which is technically true, but some are more of a side angle), the view of the trees from spring to fall is genuinely nice. The apartment itself is spacious. Shower pressure is solid. Stove is decent. Solid location to the downtown area and some good restaurants. My unit had an in‑unit washer and dryer, and both worked fine. Cons The main reason for my rating is the A/C situation. I run hot, and I know that, but I have never lived anywhere where the summer months were essentially unlivable for me. When I first moved in, I slept in the living room for weeks because it was the only area that stayed modestly cool. I usually sleep in the 67-69 range; my bedroom thermostat regularly read 80. Staff insisted the reading was not accurate, but it absolutely felt accurate. You might wonder why I stayed 3 years if that is true. A couple reasons: I was on a yearly contract and knew I would eventually be moving to another city, so I did not want to switch apartments only to move again. After multiple asks and the building not being able to do anything, I ended up buying my own A/C unit and creating a custom window attachment because the windows are grasshopper style, meaning most standard home A/C units do not fit. In the winter, the apartment was great. I never ran the heater, and I had no issues. But to make the A/C problem worse, the entire building runs on a single heating or cooling switch. If the building is set to heating, you cannot run A/C, which feels silly for a place calling itself luxury. My final complaint is the "gym." I have never lived in a luxury apartment with such a small setup. It is basically in the mailroom; a few free weights, a treadmill, a row machine, and not much else. Better than nothing, but definitely subpar. I'm now in a new apartment in a different city that costs a little more, but the quality difference is honestly night and day. After experiencing how comfortable a properly cooled apartment can be, the price I paid here for a space that was hot for half the year feels pretty absurd. That said, if you naturally run cold, this place might actually work great for you.

Windows were older and I forgot about the existance of Plastic film wrap so when the wind blows During a winter storm the mini blinds moved with the wind like 8 inches it was wild I should have asked for help with Plastic film as maintence would have probibly helped me for free if I bought the kit so that was my fault. They give one of the nicest amenities which was basic local channels for free so no stupid rabbit ears and the internet speed and quality was great and reliable and lower cost then getting my own internet. There were a couple of turn offs we had alot of people who would speed through the parking lot and so I went to speak to one of the managers in the front office and said hey if someone wants to rent here and has kids I would reccomend the back apartments so that the kids would play in the backyard instead of the front thus avoiding the fast drivers and the lady let me know that they cant tell people what apartment to pick and I said just to let them know of the traffic and they seemed to not care about the safety of kids and more about liability of reccomending apartments or seeming discriminory and that was not the point. The apartment laundry seemed to not work like sometimes even half loads would still be soaking wet so I had to buy a laundy spinner to get the water out before drying the cloths There is great drainage and I only saw 2 silver fish once after heavy rain by my sliding padio door so I was super happy that that is all because this apartment was clean and bug free exept that one time and that was 3 days of rain and I have had more bugs in more exensive places so I am impressed with their pest management expecially the amout of grass and greanery they have they must control the pests which was nice. All and all it is a good place to live but remember it is not the most expensive place and they do cost saving like not having emergency boiler maintenence done for the last 2 days of memorial day weekend with no hot water was not fun but with lower rent you can not expect the best or fastest service that is why I give it a full 5 star. They also did not messs with me with my security deposit so that was nice and they even did a walk through with me after asking the management to make sure there would be no issue with getting security deposit back.

    Worst kind of landlords…read more They will give you an apartment in poor condition, raise the rent annually without fail, and then nickel and dime you on the security deposit. I took on an apartment after the previous tenant passed and they did not want to repaint and they did not replace the carpet. The previous tenant was there for 13 years and I was there for almost 3. Guarantee it's the same carpet why else would they take 130 from my security deposit for cleaning. Apartments in Pine meadow are in a decent location, but they are plagued with mold, old appliances that don't work well, frequent bug infestations, and damage from the previous tenant that they don't bother to repair but will charge you for on the security deposit or get creative and charge you for things they didn't list on their note that they give you in preparation for moving out. Also, I have video of one of the owners urinating on the back side of the apartment in front of my blink camera. Classy. I also have footage where he entered my apartment without notice while I was not home more than once, definitely recommend a camera or two if you move here.

Our son rented from the Holtans for his last three years of medical school and has been very satisfied with the property and the service. Broken items were addressed quickly - a busted overhead garage door spring was replaced within two hours of our call. The husband and wife landlords are both medical professionals who understand the med school calendar. They crafted the lease to end, more or less, with the end of our son's time at UIC-Rockford, and not 12 months after the lease began. We really appreciated that. The property is a little older and could use upgrades here and there - some rugs, maybe add a garbage disposal and under-counter lights and consider a full-size washer/dryer. But for a single student, there's nothing here that would be off-putting. (I imagine most married couples would be happy here, too, but I can't really comment on that.) The site is only about 15 minutes from campus and just a bit more from most of the hospitals and clinics a med student will likely spend time at. Most major retail/food stores are close by (try Woodman's if you're on a budget . . . or if you're not) and there are several truly wonderful restaurants in the area. Comcast provides video and internet and we had no problems with either during the three years. And, seemingly most importantly, our son found several coffee shops where he could sit and study for hours.
