We had been looking for a new place and we visited a lot of apartments. However, what really kept us here was Gilbert ; he is front desk. He was very kind and helpful when showing me around and getting me an apartment. He goes out of his way to make you comfortable! A lot of apartments have rude managers and workers but he is such a good person! I'm glad we stayed here . The space of the apartment is also a big plus! read more

The apartments Managment group does not fix any of the problems , trash everywhere, dog poo everywhere , they keep your deposit if you move apartments or leave . There is high turn over at these apartments for a reason , stay away ! Also if people start moving in they will raise the prices and charge new tenants more . If I could give it no stars, I would! I do not recommend anyone living in these apartments, with limited free parking, trash, and dog poop everywhere! When we first moved in, the carpet was not new. We informed Gilbert that there were still stains and holes in the bedroom/restroom, and he will leave a note. We also added that to the move-in inspection, and we are still being charged a cleaning fee for something that happened during the previous owner's job. Hell no, I'm not paying for that! These apartments will do anything to get money out of you, including inspections, parking, etc.! Also, I just turned into a key fob. Keep in mind it opens to anyone's garage, no matter how many times they "fix it," and I returned the key fob because they were charging me $300 for one key fob, and they won't dispute that shit off the move-out payment fee! Fucking ridiculous, pest control doesn't help, there are rats/mice in the apartment. Please save your money and actually apply at another apartment instead of these; you'll save a lot of headaches and money. read more

I have a house in Murphy but I am here for work most of the time so I got an apartment here in September/October 2019. The biggest complaint people have here is about the guest parking however, since I never have guest over it is not an issue for me. The office staff and maintenance people are the absolute best. My kitchen sink handle broke and submitted a maintenance request a week or so ago. If something is wrong here even if it is later in the day like this was they almost immediately get someone over to fix it. Junior was the maintenance guru that came by that day and as usual and expected he was awesome. Fixed the sink, replaced any bulbs that were out, and was in and out quickly. To be honest he was like, "anything else that needs to be repaired or looked at?" This maintenance crew takes a lot of pride in the complex which is one of the reasons I stay here. I had never met Junior before but he is a real asset to the complex and to this maintenance crew. The office staff is great and if you have had a bad day, just go into the office and grab a soda or water in the fridge and snack like a small pack of cookies. They always have stuff like that out. I'm on the first floor in the back of the H building and It's rare that I ever hear much from the outside. Even a big pool party which sounds loud when outside, I don't even notice when inside. The parking spaces are unbelievable, you need to either pay for one to assure you have a place to park, or park at a nearby hotel before 6 pm because after that good luck finding a free space. We constantly have problems in our apartment that they just put duck tape on and call it a fix, they're built cheaply. We pay good money for to live here and if I can I wish I would've went somewhere else. Swimming pool is constantly closed for some reason, they do maintenance on the pool every Monday but close it Sunday. Would not recommend these apartments to anyone at all! the apartments are good to look at but living here is very concerning! The parking is horrible and the leasing office ladies are extremely RUDE and unprofessional. There are multiple noise complaints around the complex but in my opinion you couldn't tell where its coming from unless you live right across from the resident. I've had several complaints and I'm very sure they got the wrong resident I STILL received a warning notice even after trying to explain it was not me. The leasing lady even yelled at me so much that I couldn't even speak. This apartment is definitely just a good scene to look at. I do NOT recommend living here. read more

There are 50-75 open parking spots and 402 apartment units at the Andalucia Villas. The complex was deliberately designed this way to con residents into paying an extra $25-$100 each month for covered or garage parking. If you cannot find a spot and park in a vacant, reserved spot you'll be towed at your expense (and it's $300). A contract is on file between the Andalucia and ARS Towing and it is enforced aggressively - tow trucks scout the lots day and night. It's not unusual to see ARS employees scrutinizing windshield stickers, flashlights in hand, at 3:00AM. I am not suggesting that all parking be uncovered. I am, however, advocating that the lack of parking be fully disclosed to future residents. They're the ones who will be spending, at minimum, an extra $25/month in addition to their monthly rent. At the time I signed my lease, I was not expecting the necessity in paying $300/year just for parking alone (12 month lease X $25/month = $300). Weidner Properties can argue that carports and garages are optional (because they are), but do the math: with 50-75 parking spots to accommodate 402 apartment units, you'll be paying for parking whether you like it or not. read more

They are nice apartments but the parking situation is complete garbage. With very few free parking spots it's extremely difficult to have people over and over those free spots people park their personal cars and leave them there for weeks at a time. The same car has not been moved since I moved into my new apartment along with other vehicles. If you enjoy having people over I would not recommend it unless you want to pay $50 for a paid parking spot because chances are you will not be able to get a free one. Also on your deposit don't expect to get the whole thing back. I was charged for things that were never mentioned to me when I put my deposit down like trash fee, water and sewage along with a electrical termination fee. read more

This apartment is HORRIBLE! They will trick you out of getting your deposit back and charge you a $600 fee even if you give them a 30+ day vacancy written and verbal notification. The management office lack communication, the apartment complex is dirty and the maintenance is really slow. The management office members are rude and incompetent. The Apartment staff are very welcoming and responsive to needs and issues once you move in. We have always had very quick resolution of any problems in the apartment and the staff are super nice and friendly. My only complaint is about those horrible fake palm trees placed all over the complex, especially the small ones that have fallen over. The landscaping would be pretty with just the natural shrubs and flowers. Don't know who thought the plastic palm trees were a good idea but they are really unsightly. Please take them out!! These have been the absolute worst apartments that I have ever lived. They told us one move in date when it was supposed to be another, thankfully they were able to get us in on the date we were told. The parking is nothing short of a joke, unless you have a garage or covered parking you will sometimes literally not find a spot. In addition you can not have guests over past 9 pm unless you find a parking spot for yourself and then let them park in your garage/covered parking to avoid having them towed at a rate of 300-400 dollars! We were told that we would have a curtesy officer that would be on site, there never was. The first 4 months of living here we had to listen to someone across the courtyard playing guitar, talking, and signing loudly. When we informed the office about this they responded that the apartment we were talking about had never had any complaints and nothing was done. My husband has gone over on several occasions and told them to keep it down because we have children sleeping. I have stood on the balcony and asked the same thing. These people are still very loud on occasion and have now installed a screen on their patio. The grounds are maintained well but that is about it, our apartment is disgusting the carpet reeks of pet urine, the bathtubs and surrounds are filthy. I have told them about 3 huge wasp nests multiple times with nothing done about them. At one point we had roaches, we have killed several black widows in our garages. The buildings are cheap and obviously just thrown up as quick as possible. The walls/ceilings are so thin you can literally hear the apartment beside and above you using the restroom and flushing the toilet. My husband can hear the neighbors alarm go off every morning, the man the lives above us is clearly a yeti based on the sound of his walking. I could go on and on. But the straw on the camel is that since the office staff has changed other than Allie everyone is rude. I went in today to give my notice and pay rent. She obviously took my rent and told me the total including my water balance. However when it came time to handle the notice she walked over to the other girl and said she didn't have time to handle it because someone was coming in to sign a lease. The other girl said well she couldn't do it either, so I was then ask if I could email it to her instead. Rather than throwing a fit I agreed, had I known I needed I create an account just to even email them I would have done just that. Very very dissatisfied with the whole living experience. read more

Was giving a dirty apartment upon move in that was covered in old dog urine I would not recommend this place

This is my experience from 2019-2020, you'll have to acknowledge that you'll be paying roughly $1,400 a month for a 1 bed, 1 bath 750ft sq apartment and are essentially going to be forced to pay at least $50 per car to park because the parking situation is horrible. Having friends or family is outta the question, simply because there's no where to park as public parking is EXTREMELY limited. Secondly, they'll claim it's a gated community however in my year living there, the gates were full time open approximately 9-10 months. So it defeats the purpose of having gated community and were told they were doing "maintenance ". Here's an IMPORTANT fact, if you're a teacher and they offer "teachers program " to stay there, DON'T. It's only 10% off but they'll keep you on the lease paying for the apartment straight outta your monthly check direct deposit regardless if you move out for the ENTIRE duration of the lease even if you inform them of your moving an opt to pay the breaking lease fee. Meaning you'll be paying for a vacated apartment monthly. The process to resolve this will be nearly impossible as Andalucia an Weidner apartments will send you to endless representatives until hopefully someone moves into your apartment, then they'll stop charging you. Furthermore, the materials are cheap so you'll definitely hear your neighbors if you're look for quiet this is probably not the place. The reason I gave such a low rating is you're getting TERRIBLE value for the amount of money you're paying monthly, you're better off paying a mortgage at that price and the lack of amenities does not justify the price you pay monthly. Utilities are included monthly for a flat rate of $300. So that may or may not be good for you depending on your situation. The location is great for shopping, dining, and close to a park which is the only positive. Hope this helps, get better value for your money! read more

zero stars. These may be pretty apartments but they do not know how to treat their tenants guests. My husband was there helping a friend move. He was not there very long. He went back to his truck and it got towed. Towed to the tune of $300.00 to get it out. They do not have parking for guests. You have to pay for a parking space for the day if you are there, and if not you get towed. That is not the friendly way of West Texas. This is horrible. They said if you cannot get a parking permit cause the office is closed have your guest park at Sams and shuttle them. How utterly unfriendly is that. My son who lives in St. Louis pays less than this apartment, and he even gets free parking. That's abig city. I will not recommend this place to anyone. read more

People, do yourself a favor and look elsewhere. I recently moved to this area for work and leased an apartment here while my wife and I look for a house. During the talks with the staff, they will tell you about it being a "gated community". Well, Monday through Friday from 8 a.m. to 6 p.m. the gates are wide open allowing any and everybody to come into the complex. So, needless to say, areas such as the pool that should be exclusive to residents, is not. This also causes an issue with parking within the complex. Now, parking is laughable at best. When you lease an apartment here, no spot comes with the lease. That is extra. Not really that big of an issue but when they assign you a spot, it will be nowhere near your actual building. And, if you request one closer, they will tell you that there are none available. The spots outside of my building were unoccupied for over a month and I requested one on 4 separate occasions and was told they were already rented out. Then, new residents moved in and they receive the spots I had requested for over a month. There are also unassigned spots here that are intended for guests of residents that are never open because residents themselves park in them. Which works out great for them because they don't have to pay for parking. Andalucia Villa, along with every other Weidner property, has a contract with ARS towing company that will come through in the middle of the night and tow your vehicle away. Even if you have a resident sticker on the windshield of your vehicle. This will cost you $300.00 to recover your vehicle from the impound lot. I came home from work one night at 11:30 p.m. and had to be back at work 4:30 a.m. the following morning. My fob that opens my garage did not work for some reason so I parked in a spot that I knew was never occupied knowing that I wouldn't be in it for long and at a very odd time of the night. When I got up to leave at 4 a.m. my truck was gone. But, I wasn't alone. That night, 26 other vehicles were towed. So, do the math. 27 vehicles at $300 a pop is a lot of money so those vultures are in here all of the time. Tried to discuss this with the owner of the property and her response was she "can't be bothered with unimportant matters such as that on her Saturday". Not really the level of customer service you expect from someone in her position. The only thing positive I have to say about this place is the staff in the office is nice and the maintenance guys are willing to help if you need them. For their sake, and the residents of this complex's sake, I wish the management was better. read more

BEFORE MOVING IN, READ REVIEWS!! We have lived here for a few months. I wish I could say I love it, but it's just not worth it. Parking is a joke. There are very few limited free parking spots. Even if you pay extra for a covered spot, or garage, or attached garage, don't expect it to be right outside of your door...it won't be. There is dog crap in every grassy area! It stinks, especially if it was rained and then got hot. Quite a few people don't put their dogs on leashes, even though it's city ordinance and in the lease, and they let their dogs run amuck. People drive through the community like it's a race track, even with all the blind corners. Giant trucks are parked everywhere, half sticking out of their spots. Or pulled back so far that the bed If the truck covers over the sidewalk. There are rocks EVERYWHERE, that come loose and are a tripping hazard. What if you are in a wheelchair?!? If by chance you have a wall attached to the stairs (that are used by half the people in your building) you will hear and feel every single step, as they run/stomp up the stairs. If you are also so fortunate to live with people above you, there is little to no sound dampening. I can hear my upstairs neighbors use the toilet while yawning...no joke! I hear their every foot fall (stomp) and every time their dog/s bark/whimper. The pool is tiny...they love to tell you that there are over 400 apartments in the complex. So that means there could be anywhere from 800 to 1200+ people living here at any given time, yet the accommodations aren't appropriate for that many residents. Plus people will throw parties and invite all their family/friends and monopolize the whole pool and all the chairs. They get drunk and then there is no-one watching their wayward children (I've been kicked in the face and almost hit with a rather hard ball that was being thrown from end to end). And even though we were told there was a pool attendant for nights/weekends, there isn't (thgere are glass bottles laying around the pool the next day, even though glass and alcohol are forbidden at the pool). Garbage is normally overflowing days before pick up. You will also be charged $95 to have the carpet cleaned. Even though the carpet is in awful condition. The padding is gone, watch out for the spike strips...they will stab you in your feet. Doors don't actually latch, a breeze will blow them open. Walls aren't straight. These apartments were thrown together quickly and they charge an exorbitant price for rent. Now as for the people in the office, they will say whatever they need to to placate you, but they don't intend to actually follow through. In fact if you complain about any issue, you are known as a "complainer". They don't care about the people living here, they only care about the money. BEWARE!!! DON'T DO IT!! read more
