    What a TERRIBLE place! I am happy to say I never signed a lease here! My sister however did and…read moreanytime we have gone to visit my mind is blown by how much my sister pays in rent to listen to the neighbors all day long. You can hear anyone quietly talking next door or in the hall way, you can hear their TV, their singing, their vacuum, EVERYTHING! But that's just the small stuff! They have leaks all over that aren't getting repaired, which means they likely also have mold! And finally my sister is moving out of this dump because her car keeps getting vandalized on the property and the property manager came and physically tried to stop her from moving out because it's 15 days earlier than her 60 day notice. Mind you, she's leaving herself enough time to go back and forth between her new and old place to finish the move and clean up, but he's trying to stop her and told the movers they couldn't be there, blocked her door way, AND when told they would call the police if he doesn't remove himself, turned off her building access code and key fob.. WHILE she's still a tenant!!!! Total psycho! I'm so happy she's out of there! I recommend this place to only my worst enemies!

    I'm a little crazy when it comes to making big life decisions, so I e-mailed 40 real estate agents…read moreand wouldn't start the process until I found one whose answers to my "interview questions" met my expectations (and beyond). When Joshua James replied it was very thorough and I was impressed, plus I already heard about him through some friends and other referrals. Once we started looking at homes, he was extremely efficient every step- whether it was me asking really basic questions that were simply obnoxious, or whether it was me asking questions that required a long explanation- he always answered efficiently, professionally, and made everything understandable to a beginner. By the end, I felt like I owed him because I learned so much. He knew a lot about homes/areas we visited and had expertise in multiple areas. I knew I was interested in real estate and eventually wanted to go into it myself, and Josh's knowledge and passion gave me more interest myself. Each time we'd visit a house (which I also went to SO many houses and made a couple bids that I won and ended up not taking.... probably a real estate agent's nightmare but he never complained), he worked well with everyone he interacted with: professional, funny, relatable, and knowledgeable. On top of this, the Josh James Team all seem to have these skills across the board. Whoever he put me in contact with was pleasant to talk with, made it surprisingly easy for me each step, and I felt completely taken care of. I never worried, never thought I could be making the wrong decision, and when it was finished I gained connections that I'll maintain as long as I'm a landlord or work in real estate. In one of the most stressful, complicated times of our family's lives, The Josh James Team was with us the entire way, taking care of all details, big & small.     I would give 0 starts if I could…read more My fiancé and I have lived at Walnut Grove Apartment homes operated by Water Valley Management for over two years, and our recent experience has left us incredibly disappointed. Our lease was initially for a year, ending on December 1st, 2024. Last December, we decided we did not want to sign another full-year lease and sought a short-term 3-month lease instead. Initially, the landlord insisted they do not offer short-term leases and we would need to sign a year-long lease with a homebuyer's addendum to reduce the termination fee if we bought a home. This was not a suitable option for us as we had other living arrangements in place. After some back-and-forth (it was abundantly clear the attempt to lock us into another year long lease was so they can collect the fee when we wanted to terminate the lease early), the landlord finally agreed to a 3-month lease, effective from 12/1/24 to 2/28/25. During our discussions and negotiations, it was clear that we intended to move out at the end of this period. However, unbeknownst to us, the lease contained a 60-day notice to vacate clause requiring written notice at least 60 days prior to move out. Given our extensive discussions about the short-term lease, we assumed the landlord was fully aware of our intention to move out at the end of the lease. Unfortunately, we are now being charged a $500 fee for failing to provide written notice, despite the clear context and our conversations. We had multiple conversations and the property manager (Brian Smith) even admitted to us he was aware we were leaving but since we didn't provide notice in writing he's moving forward with the charges (and landlords wonder why they have such bad reputations and stereotypes surrounding their profession.) This lack of transparency and understanding from Water Valley Management and property manager Brian Smith has been incredibly frustrating and disappointing. It's disappointing to see such disregard for long-term tenants who have always paid on time and communicated openly. We expected better treatment and consideration. Save yourself the headache and avoid water valley management. Outside of the situation I mentioned above the complex driveway is shared with a nursing home and I often found myself having to wait in the driveway for 5 minutes due to nursing home traffic before I was able to get to my unit. Save yourself the frustration and do not rent from them. There is another complex right down the street from walnut grove I would recommend instead.

    So happy I moved here. Section 8 is accepted so it was an easy decision for this great place!read more
