I had 2 properties in emeryville that Andy helped me sell. I had tried to sell them through 2 other agents who simply fell short of expectations. Although I didn't quite get the prices I would have liked, I think it was just a bad market when i tried to sell last year. Andy has been phenomenal in helping us buy and settle into a new home, one of the most stressful and biggest financial commitments you can make in your life. He was recommended to us by a family friend, who is a *very* tough judge of people and whom Andy helped purchase a new home. The referral turned out to be one of the best we've ever had. First, Andy is extremely knowledgeable and experienced about the process, from beginning to end. He knows the East Bay market, the financing timeline and process, the weaknesses and strengths of various properties, and even most of the other realtors (which helps in gathering behind-the-scenes intel and negotiations). On numerous occasions, we walked into an open house and Andy knew the selling agent. We could tell that he was provided significant professional respect, and this benefitted us when it came to bidding on the house that would ultimately become our home. Second, we really trusted Andy and his judgment. While it would've behooved him to have us purchase a home as quickly as possible and at a higher price, he was very laid back and never pressured us, telling us when he thought a listing price or offer was too high. He told us that we should not pay anything over what we expected to receive in the event we had to sell the home again in a couple of years (as you never knew what might happen in your life). He was also a good listener. He quickly figured out what was important to us and tailored his search to our needs. He even helped us figure out what we liked, even if we didn't realize it in the beginning! We really felt like he was looking after our best interests. Third, Andy went above and beyond in so many ways, and we are not quite sure how he manages to find time to sleep. He was incredibly responsive, answering our countless (most likely annoying) questions and doing so in a speedy manner, regardless of time of day. He even anticipated some questions and gave us information that we didn't even realize we'd need - like reminding us to make sure our electricity, water/sewage, and trash services were up and running before we moved in and emailing us the links so we knew who to contact. He continued all of this even after we closed, which I don't think many realtors do. For example, we needed a few repairs and improvements on our new home, and he continued to find contractors for us, solicit bids, and even meet them at the new home (because, before our move, we did not live close enough to let contractors in during the work week). Andy helped us with a West Oakland flip. We interviewed several agents but found him the most familiar with current developments in the area. When it was agreed that staging was going to be necessary he helped supply a good resource. He had a series of open houses and advertised the property in a way which seemed to target the demographic we needed. Timing was important in this sale and the final sale negotiation was messy. Andy has not helped me either buy or sell a home. But what he has done is go out of his way to help me figure out if I qualify for a refinance for my existing home. It's my problem for which he has asked no compensation (I've offered to pay him, but he's refused--hence, this glowing review). He calculated what my property needed to be appraised based on what I still owe, looked for comps that would likely be used by an appraiser, and gave me his guesstimate as to what an appraiser would say about my property's current value--along with lots of other info-- and sent it all to me in comprehensible form very quickly. He is an expert in the loft market (which is what I own) particularly in the Emeryville and Oakland areas), and I totally trust his judgement. He's never asked me to let him sell my loft if I ever decide to do so, but I would do so in a heartbeat. Andy just sold my condo (and very successfully). He made the process incredibly easy and smooth from start to finish. After my husband and I met with him the first time, we knew we had picked the right realtor. He took care of every aspect of the sale-from arranging the stagers who did a great job, the painters, he arranged to be in the unit to meet with them, etc. Basically,I handed over the keys and he took care of all of it. He made sure to consult with me and run the property ad and video by me ahead of time. When I found a small mistake in the text that accompanied the video he had it corrected immediately. He regularly updated me and sent me traffic data from the online site. After two open houses and a brokers' open-voila-condo sold at a great price.
