RD was my agent for a townhouse I purchased in Leamington in 2018. Foolishly, I entered into a "dual agent relationship" with RD. Dual agent relationships are now illegal across the U.S., and they should be in Canada too. As a dual agent, RD represented both me, and his sister - whose townhouse he was selling. He was in a clear conflict of interest. Throughout the buying process, it was clear that RD was entirely representing his sister, and doing nothing for me. He misled me, and concealed multiple flaws in the property - most notably, a vertical crack in the basement foundation. Worse still, after closing on the townhouse, it was pure luck that I learned about the crack. The warranty on the repair was transferable, but RD and his sister kept quiet. Had I not learned about the repair within two weeks of closing on the property, the warranty would have been null and void. Initially, RD was charming. But working with him over time, he became gruff - at times, openly rude - and his email correspondence was tactless and unprofessional. He also lied to me concerning several features of the property. After closing, he insulted me to my face ("I've seen enough of you"), and even insulted the agent in Chatham who had referred me to him. In addition, repairs that were promised as part of the purchase were not completed at closing. Unfortunately, my lawyer had already transferred my funds to the seller. RD didn't give a damn. I picked up the cost for what, according to the Agreement of Sale and Purchase, should have been covered by the seller. I am 65. I have bought many properties in my life and dealt with many agents. RD is the single worst agent I have EVER accounted - a nasty piece of work. In fact, psychologically, I suspect he is a sociopath. Buyers (and sellers) beware...

    Bought a home from their agent Mike Berthiaume which was listed at 950,000 although he suggested…read morethat knowing the bids I increase the offer to 1,035,000, it was an estate sale as the owner had passed, the house was nice and contents were also, being interested I bid and received the home but not until the remaining members of the family had their last party there which lasted two weeks. I had mentioned to the agent that I was interested in the contents and if necessary would pay for them, all this individual had to do was put me in touch with the party so I could have placed an offer but I guess that was too much to expect, well after the party I went to my attorney, picked up the keys went to the place, opened the doors, not one wire hanger could be found, completely cleaned out, the lawn was in need of cutting, the pool was full of debris, garbage cans full and no agent to be found, this clown received both ends of the commission yet I received a much better presentation when I bought a 16,000 used car. I placed a call to the man in charge who said his agent acted fully professionally and that I should have checked the contract before signing, in other words, tough luck, buyer beware. The agent didn't give any contract to me to look at, he said ''why waste money on lawyers fees when I can just send it to him" he fully knew I had no contents as I was counting on the ones remaining in the new purchase but said nothing so when I moved into my million dollar home I had to go buy an air mattress, the agent was totally surprised that they sold the contents offered to take me out and pay for 4-5 thousand worth of furniture yet he never even took time to present the place and I have never seen him since, the most time he wasted on me was about half an hour for over the 25,000 commission he made because of me, choosing instead to badmouth lawyers who only like taking people's money, not bad. My advice, if you are deciding in buying a home, DO NOT trust a word these carpetbaggers tell you, hire not one but two separate appraisal firms and pay them to document everything, remember, your home might be the most important purchase in your life, don't spoil it by believing a word these carpetbaggers tell you as I did, especially Mike Berthiaume from Buckingham Realty, NOT ONE..

    Well it is spring 2013 and yet no clean up of the oil spill, coolant etc. that has leached into the…read moresoil behind 5 Robin Crescent, which our land here is in a low lying area making this even more unexceptable that Danbury has not yet removed the contaminated soil. This oil,coolant etc has been leaching into this ground for approx, 13 years and the effects of not removing the contaminated soil is still showing it's effects upon the environment. Much thanks goes out to our local government who responded the same day to order original cleanup and Federal government but we are not happy with the restrictions these governmental agencies have when dealing with private property such as what they said in the case of this problem here with getting the soil removed. Rather than remove the contaminated soil, the previous owner dealt with it by merely erecting a new shed to cover up oil spills etc. and put down birch bark to cover up the rest. Yet, with all this rain we can still smell it. Yet, another one of our trees located about 4 feet away died too. Everything we had growing near there died. I was told by Christine at Danbury to "stay away" "not my business'....She just hung up but my call to Government had her here within hours with the Inspector. it is frustrating to hear from the Inspector that it is hard to get Danbury to clean it up as it's private property - the Town & Country Mobile home park. The Inspector explained if it was not private property he could be able to get a cleanup but his hands are tied with this land being privately owned. The Inspector seen all the Industrial size buckets, overflowing with various contaminants such as the oil, coolant and transmisssion fluids etc. Danbury was well aware for years as they had been receiving complaints from various peoples as residents were unhappy with the scraping business. Even though house was sold and the new owner being notified we hoped for the proper clean-up. When speaking to Federal Government Inspector in 2011 he said he could see the visible buckets etc. of fluids via google earth in the back of 5 Robin crescent. Other residents said they posted their video up of "washing oil down street with the power hose as well as the original oil spill on the street and the dead wildlife they had found and filmed under the tree where all the contaminants were leaking into the soil. Very disappointed in Danbury. DOES ANYONE HAVE ANY SUGGESTIONS ON HOW TO DEAL WITH THIS?
