As a local, he is very familiar with all neighborhoods along the coast. Most importantly for us, his financial advice was 100% spot on in every situation that we negotiated. He is honest and has integrity, a sentiment echoed among other local professionals contacted while setting up our new home. Our lender complimented Rio profusely several times during closing, stating that Rio had offered us the best service he had seen in his career. Rio truly went above and beyond to make our dream come true.

Our experience with Mackenzie at Mendo Sotheby's International Realty was deeply disappointing and…read morerevealed serious ethical failures, conflicts of interest, and a refusal to take accountability. If you are considering working with her, think twice. 1. Recommending a Home Inspector with a Clear Conflict of Interest Mackenzie recommended home inspector Jim Deering without disclosing that Deering's wife worked for the same company as the listing agent. This is a blatant conflict of interest and a serious breach of fiduciary duty. Instead of warning us, she actively guided us toward an inspector who was anything but neutral. 2. A Conflict of Interest, a Grossly Inaccurate Inspection, and a Cover-Up Mackenzie recommended Deering as our home inspector, despite his clear conflict of interest. Deering then conducted a negligent inspection that completely failed to identify at least 12 discrete roof leaks--an issue that multiple professional contractors later confirmed had existed for years. When we informed Mackenzie that we intended to file a claim against Deering for his substandard work, she then collaborated with him behind our backs, improperly forwarding our termite report without our consent and allowing Deering to create an inspection report he had no right to provide. Instead of acting in our best interest as fiduciary duty requires, she chose to align herself with the inspector she recommended rather than the clients she was supposed to represent. 3. When We Asked for Transparency, She and Sotheby's Refused When we requested copies of emails between Mackenzie and Deering--communications that could clarify the extent of their collaboration--Sotheby's flatly refused to provide them. Rather than correcting her mistake and being honest, Mackenzie and her brokerage chose to withhold information from us, even though it directly impacts our insurance claim. Wrongdoing was not in question - Sothebys and Mackenzie openly acknowledged their wrongdoing. Still, they chose to work against us. 4. Instead of Doing the Right Thing, She Chose to Conceal the Facts/Truth Rather than taking responsibility and being forthcoming, Mackenzie--and Mendo Sotheby's--worked harder to cover up their mistakes than to correct them. Where there is smoke, there is fire. The fact that they refuse to release something as simple as emails between her and Deering makes it clear that there is something to hide. 5. Warning to Future Buyers & Sellers If you are thinking about working with Mackenzie, ask yourself: Do you want an agent who looks out for you--or for themselves? Based on our experience, working with her comes with serious risks: * She may recommend service providers without disclosing conflicts of interest. * She collaborated with a home inspector who overlooked major defects in the home. * She has already admitted to violating fiduciary duties. * She and her brokerage may withhold critical information from you, even when their actions harm you. We are filing formal complaints with the California Department of Real Estate (DRE), the National Association of Realtors (NAR), and the California Association of Realtors (CAR) to ensure her handling of our transaction is investigated. A real estate agent should work for you--not against you. We strongly advise against working with Mackenzie if you want an honest, ethical, and transparent real estate experience.

During my initial weekend visit, she quickly understood my preferences and helped me narrow down my search. When a promising property came on the market after I returned to Boston, she provided such a thorough video tour that I felt like I was walking through it myself. Her responsiveness, knowledge, and genuine care made what could have been a stressful process remarkably smooth. Kimberly truly went above and beyond at every turn. She coordinated inspections, arranged for deep cleaning before my move-in, signed for my new bed delivery and setup, and even agreed to receive my car delivery over the Christmas holidays. As a newcomer to California, I was overwhelmed with logistics, but she guided me through everything from acquiring insurance in a fire-risk area to understanding the nuances of Oakmont Village's different sub-HOA requirements. She connected me with reliable inspectors, contractors/handymen, and service providers, drawing on her extensive network and experience flipping homes with her husband. Whether answering questions herself or quickly connecting me with the right expert, her follow-through was impeccable. If you're buying a home--especially from out of state--Kimberly is the best!

We had been to Mendocino on two previous occasions and in mid 2018 were there for a month. Mendocino has many of the features of our Minnesota home, with better weather. On a whim we stopped in to Deirdre Lamb's office on Ukiah Street. Deidre listened to our requirements very carefully and came up with several possibilities. She was extremely friendly and helpful, driving us around to likely prospects and showing us relevant local facilities. All of the properties she showed us were aligned with our needs as we had expressed them to her. A little to our surprise we found a property we wanted to buy. Deidre handled our negotiations well, even going so far as to write a letter to the previous owners telling them how our interests and desire to care for the property aligned with theirs. Once a price was settled she was instrumental in setting us up with an excellent mortgage broker who took us through the loan process. She continued to follow up with us regularly after we returned to Minnesota and also once we had completed our closing and moved in. I would strongly recommend her services for anyone looking to buy a home in Mendocino, Fort Bragg, or the surrounding areas.

Jeff didn't like the fact that our caretaker didn't speak english which was bizarre. He does speak english, and Spanish. He became irate because the housekeeper wasn't finished in time for his photos. He was verbally abusive...I should have fired him immediately. I made the mistake of giving him 3 more months. He didn't attend the few showings we had on the property (he made a point of saying it wasnt in our agreement and he didn't have to)and after another agent pointed out that he mapped our property improperly on MLS (showing it across the highway instead of on the ocean!) he neglected to update the mapping and left as is. We literally had another agent tell us this, and point out he obviously doesn't care. It gets much worse...we fired him almost a month ago yet he refuses to remove our home from MLS. He sent us an invoice for his time demanding that we pay him or he refuses to remove the home from MLS. I contacted the broker Cindy Kennedy, left her a message without even a returned call. All of this is a testament to horrible ethics, can you how they would handle a negotiation if they ever found a buyer...I have been at this for 20 years and bought and sold many houses. Don't even think about hiring these people. I didn't even know them and have never met them in person. Brutal. From the beginning we were told outright lies: - they said it was fully permitted, but the Planning Department proved otherwise - they said there was no logging nearby, but the adjoining property was MRC with a logging easement 20 feet from the bedroom - they said it had never been surveyed, but we found markers and 2 calls got us to a guy who had recently done a survey - they misrepresented clear conflicts out interest between them and the seller - these are only a few of the examples of deliberate deceit. We really wanted the property but backed out when they wouldn't allow time for us to check the property line with respect to the well.
