Selling a house is stressful--full of emotional ups and downs--but Fil was an absolute rock throughout the entire process. Her support was unwavering, and her experience truly set her apart from the crowd. In a market full of realtors, very few have the combination of skill, professionalism, and heart that Fil brings to the table. First and foremost, Fil works like a true partner. My husband and I did a lot to prep the house, and Fil and her husband jumped in right alongside us. They helped stage the space and even planted flowers in the front yard to boost curb appeal. They even offered to haul things to the dump for us--above and beyond doesn't even begin to describe it. What really impressed us, though, is Fil's depth of experience. We initially encountered Steve as the listing agent for a property we were interested in and, because we were so impressed with him, we enlisted his services in helping us buy a house. We were not disappointed. Steve knows the housing market in Wilmington inside-out. He knows the neighborhoods and schools. Hooking us up with a great guy who arranged our finance, he has wonderful connections throughout the area. He also knew the listing agent for virtually every house we visited. He used those connections - along with his understanding of the market - to help us craft a negotiating strategy that worked in this hyper-competitive market. Steve was accessible to us at all times, including evenings and weekends. He would respond to text messages almost instantly. At one point he walked me through a period of anxiety with humor and patience. It was also fun spending time with him as he gave us a neighborhood-by-neighborhood tour of Wilmington Steve pointed to all the hidden flaws of a house my wife and I had been interested in. In other words, his interest was in selling us the right house at the right price, not just in selling us any house at all. My wife and I successfully bid on the perfect house within two weeks of working with Steve, and we have been in Wilmington for just over a month now. Through his deep knowledge of the market, Steve provided the much-needed guidance on what home improvements/repairs would obtain the best ROI in order to sell my home. He also staged my house to enhance its appeal to prospective buyers. Thanks to Steve's expertise, I sold my home at a good price in a timely fashion despite the rapidly declining housing market. I relocated back to Wilmington, DE in 2017, and as my buyer's agent, Steve continued to exceed all my expectations. I did not have a lot of time to find a house. Home inventories were so low, that most houses in my price range and preferred locations were sold the day they went on the market. Steve was a great listener and fully understood my wants and needs for a home purchase. On both house-hunting trips, Steve provided me with VIP treatment and very well-curated lists of homes to see. Additional skills that Steve brought to the process were a strong understanding of house construction and design. Steve saved me time and money by identifying some key structural/system issues so I could eliminate certain homes from my list and move on to other houses for consideration. Steve also took the initiative (and extra time) to schedule a special appointment with a local contractor so I would have an estimate on remodeling work prior to making a contract offer. Because of Steve's incredible network and strong relationships with his other clients (and real estate colleagues), Steve was able to show me several high-demand homes, prior to their market listings. Steve's comprehensive understanding of local market conditions ensured that my contract offer was competitive while remaining a reasonable investment. She tried to screw us (the buyers) over by lying about another offer being higher than ours just to get our escalation price. When we asked for proof per legally stated as a condition in our contract, she lied that she would send it over, but never did. She then intentionally ignored us when we followed up with her, which caused us to rescind it. She suddenly contacted us 3 weeks later when the original buyer's financing "fell through," which was most likely due to the home not appraising at the purchasing price. We accepted it since we just started our home search and liked the neighborhood. Everything went quite smoothly until she and her lazy team did not pick up their Lockbox & large For Sale sign still staked in my front lawn weeks after closing despite us reminding them. She did not apologize for that and sent a passive aggressive email to my agent when I sent a final reminder. Someone in her team eventually showed up with no advance notice nor apology whatsoever and knocked on my door early in the morning when I was at work. My contractors were fortunately there that day to answer the door. My final bad experience with her was when we asked if she can reach out to the sellers about something important and she completely ignored us. We have all the emails as proof of her unethical behaviors and horrible communication. This woman is so unprofessional and I don't recommend dealing with her if she's the other party's agent!
