We would NOT recommend this team for a second/vacation home. While we really appreciated their…read moreresponsiveness early on during the pre-approval process, we found ourselves incredibly frustrated with the Rueth team by the end of closing. We sent the property to them before even getting pre-approved or any loan quotes and were able to be "locked in" at a rate. The early part of the process was fine - a little cumbersome with how frequently we had to send documents, and then send more/different versions of the same things but I understand that's on the underwriter and not Rueth team. What really frustrated us is FIVE DAYS BEFORE CLOSING, after the loan terms deadline passed in our contract for our new property, we received news that our loan rate was changing and increasing by 0.4%. The reason we were told is that our home didn't qualify for the initial loan/rate we were "locked in" at because it was a log cabin home. Their team should have known it was a log cabin from the offset as it clearly is such in the listing that we sent them before even getting pre-approved and initial rates!! Also not telling us our loan rate was changing until so close to closing, where we were too short on time to try to scramble and find another lender, felt really shady to us. The appraisal process they arranged also had hiccups that were annoying to navigate, but it's really the loan rate change so close to closing and their reason for rate change that upsets us. I would beware if you're looking at mountain homes and look into other lenders.

From our first meeting Phil was incredibly likable and was very clear about what our loan would look like. He asked us how much we would like to put down, how much we would like to pay a month, and then gave us a projection of what final purchase prices we could afford in that range. His opinions were well-informed and incredibly helpful and he made sure to give us guidance in an area that he knows much more about than us without ever telling us what we should or should not do, always leaving the decision to us. When we found a home we loved Phil was one of the first to call us and let us know how excited he was for us, and reached out to the seller's real estate agent to let them know that he had done his due diligence on us and that our loan was safe and sound. This was surely huge in the seller accepting our offer and is just one example of a million of Phil going above and beyond. Once the seller accepted our offer came the fun part, providing all the documentation for the loan. The database EMC uses, Floify, makes the process so much easier because you can just upload all of your documents electronically. Phil was amazing at always letting us know exactly what we needed to provide and then was always checking what we had uploaded to make sure it was adequate. There were zero issues with getting and accepting our documentation and making sure they had the right thing prior to closing. There were no surprises on our end and having everything electronically available for all parties to view was a godsend. My mother in law said to me once, "The lenders are horrible! They ask you for the same things over and over and over". I looked at her like she was a crazy person because we never once were asked for something twice by Phil. When the sellers had an issue come up (they changed the owner title at the last minute and this ended up causing Phil to have to redo our loan) Phil dealt with it so effectively, and didn't involve us at any point keeping us stress-free. He spent hours on the phone with the FHA when they said we had to get a second appraisal due to change of seller and covered the cost of the second appraisal, calling in favors to have it done next-day so that our closing date wouldn't be effected. Phil was a stranger to us and now I would (and did!) trust him with any and every thing. He is an amazing lender and I'm sure a company smart enough to employ him must reflect the same values Phil brought to our home purchase process. I would recommend him to any family member and friend, and will personally never work with another lender as long as he's in the game!
