Hiring one of West and Main Homes real estate agents, a broker associate, Lucia Mears, was one of…read morethe worst nightmares I have ever had. She needs to be completely mentored by a more senior, professional colleague in her office. We had an Exclusive Right to Buy Listing Contract. At first things went well with Lucia sending me listings to review and after I had identified some that seemed to fit my lifestyle, she scheduled showings and we spent about 3 long afternoons viewing them. I made a pick on one of them as my future home however after inspection it was revealed that the home had hidden deferred maintenance on the furnace, air conditioner, locks on doors, etc. It was more than I wanted to manage through even if the sellers paid for and fixed it all. It revealed just how poor maintenance was done by the current, and probably previous owners on the property. The day I asked Lucia to terminate the deal prior to the inspection termination deadline, she sent me the form incorrectly filled out THREE times. I had to tell her how to complete it. Other characteristics of Lucia are: * She acts like a child, constantly needing validation of her worth and value. I felt for every little thing she did I had to say 'please' and 'thank you. * She is manipulative. Often, she would tell me what she thought I should do, acting as if the way I have done things in the past were wrong. As a 67 year old woman who worked in corporate America for 40 plus years with many success stories, I know how to look out for myself. * When she wrote the buy contract, she never talked to me about whether there should be a contingency on the sale of my existing home (which was under contract at the time) nor did I think to ask. When I brought that to her attention after the document was fully executed, she said "Well, do you think your home won't sell?" I told her there is always a risk a home won't sell even if it is under contract. She said she only wrote in a contingency if the prior home was not under contract. * She said things like "...I've taken you to all these places..." and "Broomfield is so far". As a realtor she should know she has to travel to meet her clients' needs. * In conversation with her the day after the inspection report was provided, she went into a stream of consciousness rant about how I'll hurt the sellers if I cancel, that goes against her ethics, etc. Who is she working for, me the buyer or the sellers? * She tried to terminate our buyers' agreement the day of contract termination. The sellers had not yet signed the Earnest Money Release. This after telling me "...I promise you won't lose your earnest money..." when we talked about her neglect in not adding a sale contingency to the purchase agreement. Please do not hire this person, Lucia Mears, to help you with your real estate transaction. She appears to only care about herself and her commission, thinks she is an expert on EVERYTHING and that you are an idiot of you don't agree with her.

When interviewing Ryan to work with us on an off-market search, we came up with a plan together. He expressed a strong desire to proactively pursue an off-market deal, and we landed on what was communicated to us as a mutually beneficial deal to have an agreement in place on any and all properties that he brought to us. We stopped talking with any other realtors and considered this an exclusive, mutually beneficial relationship/opportunity. After a month of no updates, I reached out and was assured that he was working on this. After two more months of zero (literally - zero) updates, we reached back out via e-mail and eventually text. A few days later, we finally got a response, letting us know that he has been focused on other work, that we are not his clients, and that we would need to sign an exclusive agreement in order to receive his full attention. Had we known this upfront, we would've simply pursued this game plan with someone else who wanted the work. Ryan's communication with us was both dishonest and unprofessional. Rather than taking responsibility or apologizing for the experience, he blamed our experience on "people not lining up to sell their homes right now." If you decide to work with Ryan, I hope that your experience is better than ours. Unfortunately, we found a lack of effort and honesty from him.

The price we paid for the house would be double anywhere else that close to downtown Denver and Highlands. We are super excited about the community garden area, the park, dog park, vegetable garden and retail area they are building. We are right by Clear Creek path so we can bike to Golden or Cherry Creek or downtown. Added bonus!
