Then I downloaded the proprietary app and again submitted my information and attempted to chat with the individual identified as the point of contact. Zero response once again. 05/26/2025 DO NOT purchase your loan from this company. DO NOT believe the reviews on the website, google, OR especially their profile driven websites. Vikram sent me loan terms to review at 4:27AM the morning of the closing. The entire time I was told "This is just an estimate not your final loan this" and "Your rate lock won't expire but if It does we'll just discuss a new rate and make sure its the best". This is after I told this company the very first time that I do NOT want any points involved in my rate and that's why I went with them because the rate was good and they absolutely promised it wouldn't change.. The final loan paperwork (Which was NOT reviewed line by line as promised by Vikram) NEVER happened. The lender pulled an old switcheroo at the last second and bumped by rate by .777 without EVER TELLING ME and leaving it up to me to discover it in the very late arrival of the paperwork the morning of close, again after a review that NEVER took place. Upon asking Vikram who was my representative for the entire purchase, I was told that the rate lock expiration not to expire until 15 days past closing which was part of my contract was between me and the seller and they have nothing to do with that - even though that was in our contract from day one and he did not bring it up the entire time either that it was not something they'd respect either. I felt like I was completely taken advantage of and I will never trust this company again, or another lender for that matter. I will also make sure that the fake reputation Annie Mac is pushing is very much addressed from my side. No one I know will EVER take a loan from Annie Mac. I'll make sure of it. Oh and BTW don't let them sell you on the "Free" refinance as long as you do it through us. I absolutely will not and suggest you don't either. They'll hide those fees and fake promises behind technical terms you don't understand. Do not let them blackmail you with your own timelines, which they absolutely will, and if you have them, refinance your way out ASAP and go with a Jumbo Big Bank, Or a private credit union like I will AS SOON AS POSSIBLE. Quality, Service, and Especially value is not reciprocated after paying VERY high closing costs and a back door $4000 bill they fork over last minute or else risk losing your closing. My dad was an attorney and even though they knoew me, they cared about my time ans business with them from the beginning. Faxes were all electronic which made things less tedious ans very happy. This is a disreputable mortgage company. Do NOT do business with them. They take advantage of customers who are not savvy about evaluating the fine points of a mortgage. Lana Ochs in the Danielson CT office told my brother that he would qualify for a CHFA mortgage at 6% (below market, backed by CHFA), and would be eligible to receive Time To Own funds of $25K, and NO PMI (he had a foreclosure some years back). He found a home that qualified, applied for this mortgage, but was then informed that the CHFA funding ran out. But guess what? He could instead get an FHA loan, same interest rate, but with PMI (fees and premiums of over $12,000 over the next 12 years). Clearly this was a bait-and-switch. Also, he signed paperwork locking him into a fixed rate, which they should have cautioned him AGAINST doing (borrowers should never lock in a fixed rate in a declining rate environment). Finally, along with the FHA program, they encouraged him to take DAP (downpayment assistance) of $12000 (separate loan at 5%, saving him only $8 per month) without explaining that this separate loan would incur its own separate closing costs, including a processing fee of $1800. My brother was making a large downpayment, and CLEARLY did not need downpayment assistance. This should have been recognized by the team at Annie Mac Danielson. Fortunately, I discovered these fees when evaluating the closing costs, and requested that the DAP loan be removed. Lastly, the CHFA fixed interest rate of 6% dropped to 5.75% days before my brother's loan was set to close. Because he signed paperwork locking him into the fixed rate of 6%, Annie Mac refused to extend the rate that EVERY NEW PERSON walking in the door was receiving (5.75%) until the rate lock expired (2 weeks, during which time he would have lost the house because the seller wasn't willing to extend). This practice is disingenuous, to say the least, and an exception could have been made. A mortgage originator's job is to educate their client so that they make the best possible decisions when choosing a mortgage product. Not only did Annie Mac Danielson fail to do this, It cost my brother MANY thousands more than if he had dealt with a reputable mortgage lender (such as a community bank). I also fault the realtor he was using, who steered him toward Annie Mac (who he apparently has a relationship with). Yes, my brother could have backed out of this mortgage at several stages along the way, but the seller was pressuring him for a quick close (it would have taken several more weeks to start fresh with the reputable community bank I recommended). Hopefully other buyers will see this as a cautionary tale and steer clear of Annie Mac Danielson. read more

Just like a lot of these comments, if i could leave 0 i would. my husband and i bought our home in portsmouth in dec of 2022. we were so excited as we've heard such good things when buying a home. the process was so bad i nearly back out MULTIPLE times!!! this company is literally highway robbery!!! my husband and i had credit scores in the mid to high 700s! amazing credit! and yet they still made it nearly impossible. they asked for SO MANY documents MULTIPLE TIME!!! When we asked why we needed it, they never gave us answers! we had to push our closing back 3 TIMES because the underwriters couldn't get it together and kept messing up and requesting new stuff! this company is terrible as well! we had fallen behind on our mortgage a few months in because it is CRAZY expensive for this area! but we were receiving GOV HELP with the payments because of our resources. The mortgage company was NOTIFIED that they would be receiving payments through this gov funding and still tried to send us into foreclosure even after we'd gotten caught up because they chose not to apply it until the very last minute! my husband and i were sending half the mortgage every 2 weeks to add up to the full payment by the end of the month and instead of putting it towards the mortgage LIKE IT IS SUPPOSED TO GO! they took the payments and cashed it and used it for a bunch of other fees we were not aware of. they took $3300 and BROKE IT INTO DIFFERENT PAYMENTS TO PAY FOR WHATEVER THEY WANTED IT TO GO TOWARDS! just to put us behind a month! we have called them multiple times and half the time get people who "can't help" "can't change it" we asked, so because you guys took our mortgage payment and put it toward random fees we are screwed? and they pretty much said yep, figure it out because now you're behind. we had to call FOUR DIFFERENT TIMES TO GET SOMEONE TO HELP US! for months they've been taking our payments and doing this!! we finally got someone to help us and this guy literally said "so they've been taking your mortgage payments and intentionally splitting them up so you guys were behind every month..." he admitted that they do this on purpose! we are still to this day fighting with them to fix it! they're still trying to sale the house under us even tho we got fully caught up! they said because they took $3300 and put it towards other stuff, we are still a month behind, despite all of our evidence and finances proving we are caught up! I was really disappointed in the underwriting process. They asked for the same document multiple times, asked for information in dribbles- almost a new ask everyday with a comment, "we're almost there." The communication was cryptic at best, with vague emails requiring multiple follow-up...and forget anyone calling you back when asked. We are on our "4th closing" and was the night prior additional documents were needed. They even request documents that do not pertain to the loan. This is a straight scam. Highway robbery. We just closed on a VA loan with them. This is the very worst experience that we have had when purchasing a home. There is not one point of contact to funnel everything through. We had multiple people asking for the same documents multiple times. We had to reforward things again and again. Then someone else will email asking for something. One hand does not know what the other is doing. Too many people in the mix. It was a big cluster from the beginning. It was not a happy occasion to buy this house, it was Thank God that is over. But then it didn't stop there. They screwed up our insurance policy documents and the title company sent the payment to the wrong company (which we found out when our insurance company mailed us a cancellation letter). The title company did correct it as soon as we called them. But why did annie mac send them the wrong insurance information. read more

We have a VA loan and our servicer is AnnieMac. Our property is in Maryland and currently being used as a rental property, we occupied it for 2 years and got PCS orders elsewhere. We intend to reoccupy the property in 2 years when we get sent back to the area. We were in forbearance last year due to the COVID-19 pandemic and our renter who stopped paying rent. We were unable to evict, due to restrictions at that time. We were in forbearance until January of this year, when the tenants lease was up and they vacated the premises. We have received a minimal amount of back rent from the tenant per month which has gone to making repairs to the property that she destroyed to the tune of $14,500. We are in the process of filing legal action against the tenant due to the amount of destruction. We were told from AnnieMac representatives all last year that with the VA loan, we just needed to modify the loan to roll the missed payments into the end of the loan. We have several recorded phone calls stored of different representatives telling us the same thing in that regard. We called AnnieMac in January to get the account back in good standing. The representative told us to make a payment in February and they would send us paperwork for remodification of the loan. We have proof that we made a payment on time. A week later we got a letter saying our account was in default and on 3/20 the foreclosure process would be started. The default was finally cleared in early March (3/4) after they admitted it was a mistake on their end and that we should have never been in default and we were told our application for loan remodification was processing, it would take a couple weeks. We never had to fill out anything for this supposed application but my husband did give a minimal amount of information over the phone. On 3/4 we were told the underwriters needed a month. We called back on April 4 and we were told there was another "technical issue" and that emails were sent out. We verified the email on file and confirmed nothing was ever sent our way, proving that the company just tells lies to avoid helping their consumers. The technical issue brought up on 4 April is the increase in our payments based on a principal and escrow analysis done in October 2021, which we were not notified about. This led to our mortgage statements indicating our monthly payments are increasing without notification from Annie Mac about what led to the increase and when we would need to start paying this new amount. This increase in payment nullified our attempt to settle the forbearance and deferral issue in a timely manner. We spent an hour on hold on April 8 and made the representative send the email while on the line, and magically it came in. It turned out to be an application...for loan remodification - something we were told was already started back in March. Then we were told the underwriters would need another month after receiving this application. That will put us in May, 5 months of trying to get out of forbearance and making on time payments. We have pulled money from every avenue we have to get back on track with our mortgage, in addition to paying our rent, and the company keeps delaying the process. This is beyond unacceptable. We have tried, tirelessly for 5 months, to modify our loan and be out of forbearance. We have tried to do this all while moving to a very expensive area due to an Army PCS. Despite having to sink thousands of our own money into this move, we have still tried to get on the right track with our mortgage to no avail. The compounded stress has been extravagant and we continue to be put through the ringer with representatives that are less than helpful. We have been lied to several times. We have been ignored. We have had our calls dropped by incompetent reps who don't WANT to help. We want the company to end our forbearance and to modify this loan asap. We should never have had to wait 5 months and been left as an after thought with this process. It is despicable. It's bad enough we dealt with a squatter for a full year destroying our property and getting away with it at the time with no consequences, but this company is making it hard for honest people and honest homeowners to get back on track after utilizing a government program that was supposed to help and be easy. To say we expected better from AnnieMac is an understatement. read more

We did a FHA loan with them they asked for documents that did not exist, finally after we gave them all the docs they asked for them all over again. We had to send things multiple times, they took forever to respond to our emails. The underwriter was not qualified to work as I knew more than her. Finally they hired a idiot for appraisal and he did not know his right from his left. Thanks to him we lost the deal and needed charging my credit twice. After 2 months of non stop paperwork they denied the loan with 25% down and wanted 40% down. What a nightmare.... Glad I did not use them at the end. read more

I sent my originator an email with questions (didn't know he had left the company) got a half bake response from someone else - then no contact whatsoever. I'd previously worked with Annice Mac back in 2021 to refinance a house that I inherited from a deceased family member. It was a messy, complicated satiation that required a lot of patience and extra steps to pull off, but the reps I was working with at the Severn MD office were excellent. Fast forward to 2023. I lost track of my closing documents from the refinancing and I needed to find out where I could get a copy. Me knowing nothing about this, I called up the guys I'd worked with before, but was met with no response for two weeks. I paid a visit to the newly opened Annie Mac office in North Bathesda, hoping someone there could help me figure out how to get hold of the guys in Severn. Nathan, the branch manager, was quick to jump in and assist me with my issue, helping me bring things to not only a swift, but a satisfying conclusion. Nathan didn't have any business to conduct with me, and he didn't have to take the time out of his day to assist me, but he went way above and beyond to make sure that I was good. I have been trying to aquire a home mortgage from Annie-mac thru a third party loan originator and it's been a nightmare. I'VE relocated to Florida from Massachusetts and have been staying in a hotel for 5 wks waiting to close on a loan and they asked me for a hand writing and signed letter stating where I've been staying since I sold my home in MA and traveled to Florida. I gave them ever documentation they asked for and it's not enough, it's 4 days before closing and they are still asking for documents. I got a pre approval home mortgage loan two months ago stating that I have great credit and good solid income and been approved for the asking price of the home and now I'm being told I have been declined, 4 days before closing. You would think they would have figured this out weeks ago. I'm going to be out 30,000 deposit on a home and 5 wks of hotel rentals. What good is a pre-appeoval lenders letter if they can't close on time. Buyer beware, there is so much red tape and hoops to be jump that the average home buyer, average income worker, can't close a home loan even with 33 % cash down and a 760 credit score. If I needed anything I could reach out to him and he make sure he checked on the information or clarified things. Once I moved through the process I received an email with a video to talk to me about where I was in the process and what to expect next. Then we recently got a letter saying we withdrew our loan app which is a lie we never ever told him that. I txt him and he said our credit check expired and had to get a new one and said to call back in a few days and we did and he never answered never did call back and still not answering. AnnieMac is a mortgage broker that is average at best. Since they offered nothing to write home about, i will simply relay the experience we had that caused my husband and I to choose another lender. The broker we were working with Katie asked for several documents from us. We sent them. Nothing out of the ordinary there. Then we got a call and email from a woman Julie who claimed to work with Katie and who requested a lot of overlapping documents. Apparently she was supposed to be working with Katie to help with the underwriting process. It was clear that Katie and Julie were not properly communicating, as Julie was requesting items we had already sent to Katie. Julie also was fairly condescending in her speech to me, which was unpleasant from a customer service point of view. She kept asking for our whole credit information to be sent over email and I kept expressing my concern for such info to be sent all at once. When i told her that, she went on to explain why she needed it to order the appraisal and then explained what an appraisal was, which was not the point of concern. Ultimately we sent it due to her constant pressuring, and conveniently our credit card was hacked the next day, which we feared would happen. Now we are not convinced that the other sensitive information we sent was secure. The worst part was that Katie had emailed Julie (i was CCd in the email) telling her to just call for the info, and she continued to say she needed it over email now or else she could not order the appraisal. When we brought the issue up again with Katie, she just apologized and then offered to pay for the appraisal, but she must have forgotten that she had already agreed to pay for the appraisal. She never got back to us about how the situation was dealt with, and ever since we brought it up, her conversations with us were fewer and shorter. We had to keep pressing for updates or asking how things were going. And then i got another email from one of their workers, a Joe person, who asked for my verification of employment. I needed a release of information from him per my HR in order for my HR to send it, so i emailed him, called him, and asked him to call me back. He never emailed me back, did not pick up, and did not call me back. The communication breakdown became more evident the longer we worked with them. It seems that their workers are not on top of their documentation, were not communication with each other, and were not communicating well with us. I hope anyone who sees this chooses another broker company! Oliver Woodbury with Pioneer Mortgage Funding is awesome and does a good job with matching or finding lower rates. He is very knowledgeable, professional, and efficient. If you are in Florida, I would highly recommend him. We refinanced with our 'known' mortgage guy, unknowing that he moved from Pennymac to AnnieMac. Our bad. However, we've had no good turn with AnnieMac. Their website is 'yourmortgageonline.com' - that's pretty cheesey, but okay. Through the process, we had to send our files multiple times, frustrating, but okay. After 6 months in (and watching the basic website _try_ to develop), we were granted 100% disability and waiver to local property taxes. They absolutely refused to honor any documentation from the city and county to redo an escrow analysis. They will not speak to anyone on the phone, and the emails go unanswered. Finally got our 'known' mortgage guy to move things along, and they reviewed it for county taxes only. Got the acknowledgement two weeks ago. But! The website is NOT updated. How weird (and unprofessional) is that? IT'S FINANCES (re: databases). Why isn't it streamlined? We are seriously considering refinancing AWAY from anniemac, incurring potential costs, just to get away from their rinky and unfriendly operation. read more

If I could give zero stars I would! What a joke! This company cost me over $6,000.00 in ernest money and lost revenue from my botched loan! I was only two days from closing when they finally told me I did qualify for my loan! I went through the entire process and four business days prior to closing they threw a huge list at me to get completed. Why did they wait so long? Why didn't they ask my the pertinent questions up front? Our loan officer George Russell assured me two weeks to closing that " it was all smooth sailing from here"! They even had me sign closing documents! When I asked George who else I could talk to about how unhappy I was, he said their was nobody! Jason, was supposed to process my mortgage for non-warranted condo. Naturally as a good sales person, he sold me on Annie Mac mortgage claiming he can process my mortgage. After 3 months of him continually ensuring me my loan is done deal and we can close any day, he informed me 5 days before actual closing that he can not process my loan for the same exact reasons I have been alerting him about since day one. I understand people make mistakes; we are humans after all. However this mistake jeopardized my purchase, cost me 3 months of time and almost thousand dollars on fees paid to Annie Mac, who refused to get me reimbursed for. We all know how stressing the process of buying the property could be, but Jason and Annie Mac put the crown to this. After negotiating everything with lawyers, sellers, inspections, insurance, title company and when you are finally ready to close, your lender just call you after a week of not returning your calls saying: Hey we are sorry, it seems we can not process the loan... just 5 days before closing while they have had all the information for 3 months and issued mortgage commitment letter is just. The thing that bothers me the most is the unprofessional manner Jason and whole Annie Mac handled this. Not that it would change the outcome, but if they would reach out to me, sincerely apologized for the situation, reimburse me for the fees that I spent on Annie Mac processing my loan, I would be ok. Mistakes happens and at least they acknowledge it. Instead, Jason don't answer my calls, don't respond to my voicemails and emails at all. Similar goes to his management, nobody ever responded to my emails or gave me a call after sending them several emails regarding this situation. Is this how Annie Mac handles their business, is this the company you want to rely on with probably one of your biggest investment in life? Ask yourself this question before you say yes to next great sales call from people like Jason. read more

Ask for Matthew Bradey I knew I was in trouble, I knew I needed to move out of my apartment. The question was "rent or own" I was just browsing and actually started with another company that did not follow up with me. I reached out to Mr. Bradey because in our initial conversation, he seemed so knowledgeable, patient and funny, which quickly put me at ease. I can honestly say he kept his word EVERY time and now I am closing, right on time, in a house I actually want to live in. I already told my employees how easy it is and they were witness to my progress. My mortgage is comparable to what I was paying in rent. NOT RIGHT MORTGAGE FOR US!! THANK GOODNESS IN NJ THE LAW PROTECTS US! I canceled the loan after we Esigned, yes Esigned another rough estimate of what our mortgage would be and it stated $19,752 in fees,! Are you kidding me. So I politely sent an email a day before closing and said thank you very little I will not go through with this mortgage. They continued to try to tell me how it would benefit me and my children to keep this mortgage and how much more money we will have. FYI: my goal was to lower my mortgage payment so I can continue to free up some money so I can live in my home comfortably. With this wonderful new mortgage my mortgage payment would stay the same as it was because they got their $6000 to go to HUD and their $231 per month for mortgage insurance! Are you kidding me! And they continually repeat to me don't worry about it, it's best for you and your family you'll have money in your pocket because I was taking $33,000 out to redo my kitchen. So now my $33,000 kitchen is really costing me $52,000 including the $19,000 in fees for getting the mortgage. So obviously thinking I was as stupid as other people that fell for this BS, they would repeatedly happen to have the documents ready to be signed on Sunday because would be closing on Monday, so I was told to hurry up and sign. This is a month after I kept asking questions about the fees, what are the fees?, what are the fees?, please explain the freaking fees. Just be upfront from day one! I finally got an answer the day before closing and they finally sent me a document that actually showed the list of fees. Wait a minute, I thought there were no fees! Still waiting 6 weeks later for my good faith estimate required by law. How can you continually tell someone there's no fees and you do the math and there are fees and then low and behold I finally see a document the day before closing that shows the itemized list of fees that I had been asking to see for over one month. I was repeatedly told there are no fees it's being rolled into your mortgage don't worry about it. Are you freaking kidding me! It's in black-and-white on the paper! The extra money you are charging me are called FEES. Finally I started receiving a summarized document showing that my closing cost would be. Never an itemized good faith estimate, but these fees started at $14,000 went to $16,000 the next day $17,000 and the final straw was $19,000 in closing fees and another don't worry about it Hon! Don't call me Hon because you want to be disrespectful because I'm not buying your sales pitch. This included $6,000 to go to HUD as if I don't pay enough taxes. On top of that you have to pay PMI or mortgage insurance in the amount of $231 per month in our case for 11 years! I also had to pay a point to bring the interest rate down to a big 4.375%. I still have not received my original documents since July 2017 it is now mid September of 2017. AnnieMac advertises zero fees, zero closing costs, zero this, and zero that. Then low and behold if you do not have perfect credit all these fees magically appear like insurance costs on your mortgage so you're telling me I don't have perfect credit and now you want to drown me in fees. I TOLD THE LENDERS MY CREDIT WAS SO BAD BEFORE WE STARTED!!! I could understand a couple thousand in fees but not $19,000! Thanks for the help, but I'd rather not. The first red flag was no fees and no closing costs, came into my home and had me sign the estimated fees stated on the papers at $14,000 in closing costs and they both sat there and said don't worry about it, we'll just roll it into your mortgage. Ugh! What do you mean don't worry about it that's coming out of my equity on my home and I have two more children going into college in two years? Giant red flag when people tell you don't worry about it, we'll just roll it into your mortgage, but I'll wave my $1450 fee for you. Big Whoop Dee Doo. Thanks for the help. Of course they are the fastest-growing new mortgage company! They're getting $19,000 from me alone! They also offer the worst thing that ever came about, the reverse mortgage! Another red flag!! I am a realtor in South Jersey and my buyer applied for a mortgage at AnnieMac Mortgage back in August. After weeks of frustration they finally issued a commitment then the next day told my client it was a mistake and they took the commitment back. She had submitted every document they asked for (more than once). They even sent her a letter with another client's name on it. Now they are still dragging the sale on and on. The seller's attorney has finally gotten tired of it all, after giving several extensions and is not going to pull the plug if we do not settle by Friday October 30th. My client has complied with every request they have given her and does not deserve the treatment this company has given her. My mortgage guy was excellent... but the company of AnnieMac in itself is a nightmare to deal with... I was supposed to close last month and it kept getting postponed and finally had enough and now I am moving on to another mortgage company. Anniemac wanted to start from the beginning and the processor was a nightmare. She kept asking me for documents that were already sent, multiple times. Then had me switch and pay my homeowners insurance 3 times for a total of over $3k! I wouldnt recommend AnnieMac... they are too big to care about the little guy and their fees are ridiculous... they added over 1.3% to my loan ($84K added to the life of my loan)!~ read more

I was trying to buy a home but the deal fell through because of their staffs complete negligence to do their job. The service that I have received from AnnieMac has been extremely unprofessional and I would not recommend them unless you want your home buying experience to be an upsetting one full of frustration and headache. The mortgage representative would call at 4:50 on Friday and then would be gone when I tried to reach back. The supervisor was hostile and expected me to assume that the closing wouldn't go through without ever telling me such. I found out 3 days before closing that my deal would be pushed back and I also found out that I could get a much better rate elsewhere. That is why I took my loan to another company who has been polite, professional, and willing to do whatever it takes to close my deal on time. After explaining my needs to Patrick McConney of AnnieMac mortgage, he asked me to fill out their online application. He said that in order to get any information about the type of loan I was interested in I needed to fill out the app, but since I wasn't ready to commit and just looking for information he would not run my credit. He stated this in an email. He also said that even if he did run my credit it would be a soft inquiry. He went on to run my credit without my authorization leaving a hard inquiry on my report. The AnnieMac website states they are BBB accredited, which they are not. I wouldn't trust this business with my financial information. read more
