I've rented from Apartment Mart for going on 8 years and just applied for my third apartment through the agency. From the perfect started studio on Congress, to a beautiful and spacious one bedroom on State St I've only every been extremely pleased! Madi in particular goes above and beyond to make sure that the apartment they are renting to you is perfect. The properties I have lived at have been well maintained, heat and hot-water included, fairly quiet from city living, and centrally located. Maintenance issues are resolved in timely manner and periodic inspections to maintain the property are done in a well informed and respectful manner. The rental costs are fair, and up front, and the leases never have weird loopholes that leave you confused. If you have a question, they are happy to answer. Horrendous. Don't even consider using this sham. The listings on their site are outdated/false - a complete bait-and-switch. Also, their site states "Walk-Ins are always welcome!" ...this is apparently incorrect. The woman I spoke with was outraged when I called to confirm this. I really think she might have barked at me. A real shining moment was when I asked how to keep informed of their new listings as their site clearly can't be trusted. The reply: "check Craigslist." read more

Apartment Mart has numerous well-managed buildings. I live at the Trelawny, and it has been a fabulous experience. The entire management team is friendly and has quickly to responded to any concern I had. The building itself is cool, every apartment is a little different but they all have high ceilings, Hughe windows, wood floors and awesome radiator heat that is included in the rent. If you like a well managed building with some old-time charm do not miss out this Longfellow Square building! read more

We have lived in an Apartment Mart apartment for about a year and a half. When moving in we took over someone's lease and the process was a smooth transition. We are now moving out and having someone take over our lease and it has been an easy turn around. Maddie in the main office has been super helpful during the process. We never had any big issues regarding maintenance and if there was an issue they would send someone over within a day or two depending on the issue! read more

The woman Matti is rude and hostile to prospective renters. She chased me off from my initial attempt to look for a place. They showed me run down, dirty, outdated and tiny places that had nothing to do with the space I was looking for. When I mentioned my concerns for repairs, screens, the condition of the building, that woman cut me off and snapped that we had talked about that. I started to say I would be interested in the second apartment, which we walked half a mile to get to and the girl didn't know where she was going. After I started to say I might be interested, that Matti woman cut me off again to try and bully me into something so I said no thanks and left. I saw a private listing and viewed an apartment that was very nice, Unfortunately it is run by the same company. I went in to inquire and there was that nasty, rude woman Matti again. She did not even ask why I was there. "It's not available" came right out of her rude mouth. Stay away from them or try to deal with Kay, but Matti is an unprofessional, rude, nasty person. read more

Rude and wildly unfriendly. Came to see one apartment, told us they would call if someone else takes it. They did not. When were arrived they tried to show us a much less nice apartment. The old bait and switch. Decided to look at it anyway but we kept her waiting for 10 minutes, which is apparently too much time to spend on you. Without calling us she just took off. Please-- DO NOT RENT FROM APARTMENT MART! While I was there I had a tub that wouldn't drain (didn't fix it for 1 year),roaches, BED BUGS. They are extremely unprofessional at the main office Very mean. I know that sounds odd but asking for anything makes you feel like an asshole. They're also not afraid to yell at you when asking for help! Their listings are good prices because they are crap. Looks good on paper, not so great in reality. I've lived in one of her apartments since the end of november, when i moved in i was told they were going to replace my non working stove, to this point they have not. Back on march 10 my upstairs neighbor had a grease fire and my apartment suffered severe water damage. They have not repaired 95% of the damage at this point and will not pick up or return my calls. Let me start this off by saying a few days ago I made a positive review of Apartment Mart. The were very nice and courteous when we came in and looked at apartments but since then they have been extremely rude. I was trying to find a co-signer and then only gave me 24 hours to find one which if you've experienced that, isn't much time since people need time to think it over. They said If I didn't get the lease agreement back to them within 24 hours they would take the hold off the apartment and basically my girlfriend and I would no longer get the chance to have the place. Kay was extremely rude since then and I haven't had contact with her since and don't plan on having much. This is not a way to treat potential tenants. She was rude to both my girlfriend and I. And another thing is that on the floor we were viewing an apartment, the whole entire floor stunk of pot. The second you got on it it was completely obvious and it reeked through the whole floor. Apartment Mart really needs to get there stuff together or get someone new because Kay obviously doesn't completely understand what she's doing or is just a plain jerk. What I don't understand about this management company is how they've kept their contract with the owners of the buildings they manage. I've lived in apartment mart buildings and can honestly say all they do is lease units - no maintenance, minimal help if anything goes wrong, and absolute unwillingness to work with their existing tenants. Go and ask them for or about anything - literally anything - and they'll tell you 'there is nothing they can do.' Rent from these folks if you like getting yelled at, receiving notices for not paying your rent dated two weeks after payment was made, and having everything you say get lost in translation with the property manager that you can barely understand as it is. Contacted this service to set up an apartment viewing in town of one of their listed spaces. Phones were not answered until 2 hours into there business day. When I did get a representative Kay was very rude and started spouting off all their rental requirements very quickly. When she stated that they require first last and a security deposit, I questioned whether that was legal under Maine state law that limits the cost of a move in to twice the cost of a months rent she promptly hung up on me. This company may be a scam, or perhaps are only renting to people who they can take advantage of and do not know their legal renting rights. I do not recommend this service. And I have reported them to the Real Estate Commission of Maine Office of Professional & Occupational Regulation. read more

I've lived in portland for 7 years now and have been very please with apartment mart for the past four or five years of my time in Portland.my stuff gets fixed if broken, phones get answered, and problems with anything I have gets addressed. I've never had an issue with the office, usually there's a woman named Madi who works there and will run around and bend over backwards to get you what you need as a tenant. My initial experience with Kay, over the phone and in person was fine and went smoothly. We signed in February with a co-signer and things went down hill from there. 1. Want to add someone to your lease? That'll be an extra $75 per month. 2. The heat during the winter is iffy and you have no control over the radiators. 3. They have sprayed for unspecified reasons 4x in about 6 months as well as bringing in a dog to sniff out bed bugs. Personally I haven't seen any bugs, so I guess it works. 4. The elevators have broken 3x. 5. The hallways either reek of cigarettes, weed or dirty people. 6. The walls are very thin. 7. They have security m-f from 5p to 2a, yet at 7a I saw someone sleeping in the stairwell. 8. The location. Convenient to Joe's smoke shop yes, and all the bums that congregate there and have their daily screaming matches with each other first thing in the morning while wheeling their shopping carts full of glass bottles. 9. If you're on the alley side, you get to hear not only the trash trucks but the delivery trucks which idle outside for 30mins or so. All in all, I give 1 star because my actual apartment is cute, gorgeous high ceilings and almost floor to ceiling windows, large size with a corner location and good set up. I wouldn't live here again, but as a transplant to Portland, it was the first place that had vacancy and not a laundry list of an application. If you're looking for a cheapish, by Portland standards, apartment, don't mind bums and aren't looking for luxury, move in, but be forewarned. read more

Apartment Mart will do all they can to get your $20 application fee and $20 co-signer fee (if applicable) and then they completely turn on you. Renter's beware!! Rent from anyone but this agency!! Having lived and rented in Portland for 15+ years, this was by far the WORST landlord, rental company I have ever experienced. The secretary, Kay, is very rude, speaks poor English and is ruthless!!! From the very beginning it was a nightmare starting with when I went to their office to sign my lease, their little black dog rushed at my 3 year old daughter and bit her!! That should have been the red flag to turn me away, but I was desperate to find a home for me and my children that I could afford. Then when I moved into the small house I was renting in South Portland I first asked if it was ok to store stuff in the basement and specifically asked if it was a dry basement and was told yes. A week after move in, my basement flooded and all of my possessions I had not had a chance to unpack yet, were ruined!! When I called to report the flooded basement, they never came over to help me. I called the fire department and they came over to check if my basement was safe to step into without danger of electric shock and was then able to retrieve my floating possessions, as there was 3 feet of water. Whenever I had a service call for something to be fixed or replaced, they would either not show up or come weeks later. When my year was almost up, they gave me 30 days notice that I had to move as my landlord, Geoffrey Rice was going to remodel my small rental home and give it to his son as a wedding gift. At the time I had two small children on my own and am a school teacher, so 30 days to move was not ideal to say the least. They treated me horribly despite my good tenancy and on time rental payments. It was clear to me that they preyed upon the poor and took advantage of those who lacked the ability to advocate for themselves. read more

I would absolutely never recommend Apartment Mart and am currently desperate to no longer be their tenant. Most recently, the company signed for, and cashed a personal check that was mailed to me, and applied it to my rent. I am still unclear as to how they even got their hands on my mail. I am positive I am not the only tenant they have taken advantage of and frankly, I cannot believe they have not been investigated prior to this incident. I call to view an apartment nine minutes after it is posted and they tell me the earliest they can see us is 1PM the next day. At noon the next day, I call to confirm the viewing. Viewing confirmed. We get our baby and things together and trudge our way to the place, find it, and are told to come on into the office. The woman (the same I set up the viewing with) tells us another person also has a 1PM and already wants the place... So now they have nothing available. No application process or anything. They just want it so it's theirs. "First come, first serve," is what we are told (although we are already there and the other person is still on the way). In the mean time, we are told it was not possible to call us and let us know it was claimed, as it had JUST been claimed. They have loud, obnoxious dogs in the office, the woman at the desk doesn't seem to care, and overall, it was just an appalling experience. Horrible business... read more

Approximately a month ago I read the very same reviews that you are reading now, and I decided to disregard them, and go through apartment mart anyway. THAT WAS A HUGE MISTAKE. Adam showed my friend and I three apartments of which we chose one. He seemed fine and we figured that the reviews were just mishaps that we could overlook. DONT DO THE SAME THING THAT WE DID!!!!!!!!!!!! Here is our story..... The apartment was in the middle of renovations which he assured us would be completed the same week he showed us. We agreed that he would hold the apartment for us, and that we would sign once the renovations were finished directly prior to moving in. Flash forward 1 week to when Adam told us that the renovations arent finished but that we could move in the next friday. We reluctantly agreed, however confirmed a move in date. We booked a moving company and packed up our entire lives. Well, surprise surprise, thursday night we get a text message from Adam saying that he is suddenly sick and that someone else in the office will be able to do our final walk through, lease signing and told us that we would still be able to move in. We planned to meet someone there at 8:30 am on friday. No one showed up. We looked in the windows of "our" apartment, and not a single renovation had been completed since our original showing. Needless to say, we wasted almost a month of our time working with them, not to mention our application fee. They are a horrible company, they are highly unprofessional, unorganized and deceitful. I can not stress enough to not rent from them. I held off on writing this review giving Adam and the company as a whole, the chance to rectify the situation. He has not once contacted us to apologize or to attempt to explain the unexplainable. read more
