Richard is often a little slow on the uptake. He writes very poorly, often missing grammar cues and spelling, so his emails are hard to follow and disjointed. This is only an annoyance more than anything, but when it comes to actually writing up a contract, proper wording and grammar is very important. Small mistakes can be a serious liability. I would hope this has not gotten him into trouble in the past but I wouldn't doubt if it has. Further, when it comes to situations between buyer and seller, Richard tends to either get in the way or escalate situations rather than de-escalate. It is a mystery what his intentions are - I would often get the sense he just wants to be seen and heard. Overall, your best bet in any transaction he happens to be involved in, is leaving him by the wayside and getting the job done yourself. I don't think he has poor intentions, he is just kinda dumb. My recommendation: avoid, avoid, avoid. If you can't avoid and are stuck with him in a transaction, just be more alert and aware than you might be normally. There are a lot of other brokers in this part of Maine, so hopefully you never have to deal with him like I have.

The owner put heart and sole into this property, knowing it was their forever home, their retirement home. Everything had been paid in cash, so no mortgage. The builder took numerous short cuts, code violations that Roxanne completely ignored, while she searched for a buyer. The owner of property was eventually railroaded into selling at a huge loss and forced to move in one day, with no plans. Roxanne's only interest was a commission, not the lives she destroyed in the process. When deadlines were missed and owner wanted to null and void what they didn't understand, owner was still forced to follow through. This was an illegal sale, but that didn't matter to Roxanne York! If Roxanne had actually asked the owner, if they wanted to sell, Roxanne would have learned, they had no intentions of selling!! They never have the customer in mind, only their work load. And this is coming from someone who paid rent every month 5 days early. I will say, I believe it is only Diana that is the tough one to work with. Carry is only trying to do what she is told and be a buffer between the witch and the customer. The only reason this entity exists, is so Diana Baribeau (one of the ladies) can have something to do, so she can stay out of her husbands hair while he trys to do his job (Baribeau Real Estate and Appraisals). The relationship started with me having to pay an application fee before I was even able to look at any of their properties. Great way to start a relationship. During my lease, I was never trusted about any issues or concerns I brought to their attention about the home. We were always second guessed. Awful feeling when trying to live in a home you are paying a pretty penny for. The end of my lease was a mess. No communication from their end, and when I was able to get communication, it had to be face to face, with me making the initiative to go to their office...then I was screamed at for 45 minutes and told to go ahead and get a lawyer. Left a really good impression of the business I had given them for a full year.
