Rented a house in Falmouth for August '23 through Labor Day from this agency. It was billed by the agent, Adam Shapiro, as "the Greenwich of Portland". As it turns out, the house sits right next to a busy parking lot for a beach with dirty water that smells like sewerage at low tide. Cars sit idling in the lot until 3 or 4 in the morning every night; it feels unsafe having them there. The front door lock is very difficult to close and the lock is not solid, offering very little security. The lower floor of the house reeks so badly of dampness and mildew that everyone had to move upstairs; the mildew smell in the bedrooms downstairs is overpowering. When I told Apex about this, they refused to come to the house to get an idea of how badly the moisture has affected that level of the house. The upper level of the house also has a terrible problem with moisture and a mildew smell. Upstairs shower stall smells moldy and damp, towels turn mildewy after 1 use because of the humidity problem in the house. The dishwasher failed to turn on and run the cycle. Apex sent the cleaning person over and she was unable to do anything. They were no help at all, it was just "no, no, no" from them. The oven light stays on no matter what, you have to push it closed forcefully, but then the light just goes back on after a few seconds. The electric window blinds stopped working 1 week into our stay; they had to send a tech over to recharge the motors, which took an hour of my time and attention. I checked out of the house August 23, almost 2 weeks early because I didn't; feel safe there and because the house smelled so bad. We extended the contract on the understanding there would be flexibility, so were surprised by a request for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this! read more

This company does not treat either their subcontractors nicely. I would be very wary of renting from them as they do not pay their biulls.

We paid over $15,000 for a 2 month rental at 38 Bismark st barn, which we had rented from " Apex LUXURY rentals. The pictures of the property that Apex advertised on line were very misleading. It showed water front, when in fact when walking along the water would pose a hazard due to all the rocks. Pictures showed the entrance with a stone patio and a large table with an umbrella, and from that point the entrance to the barn. We thought that would be great and we would be able to sit outside and have our meals facing the water. When we arrived after driving 1500 miles we were texted the entrance code for the front door and at that time we were told by Chris Kelly, the owner of Apex Luxury rental that the entrance was not on Bismark , but, on Cleveland. The entrance was not where the pictures portrayed it would be. There was no such patio for us to use. In fact, the owner, Cheri, told us and showed us that the entrance that was shown in the pictures was blocked off and we were not to use it! To get to the water we had to walk down a steep hill on the side of the property and there were two wrought iron chairs with a tiny table behind 4 foot weeds and on the other side of the weeds there were huge rocks and then the water. If it was low tide there such deep sand that one would have to walk through. Only after we left were we told by Chris that Cheri had blocked off the entrance about a year ago. Apex knew about this yet they posted pictures as if it was still the entrance to the property. They were less than honest. The property was not clean, there was dust under all furniture and the downstairs had dead bugs on the sealing that we had to stand on a chair to remove. There were also many ants. The landscaping was minimal with 4 foot weeds. I had even been told by Chris Kelly that she would like the owner to cut back on the weeds, and that she likes her properties to be more manicured. Again she knew of the poor landscaping, yet posted pictures showing the opposite. Again, false advertising. The area rug in the living room was dirty, and we had to roll it up so we could have a clean space. The furnishings looked as if it had been bought in a thrift shop. One dresser in the bedroom was so poorly placed, that if one would open a drawer the lamp in front of it would end up being knocked down from the small table it was on. The shower had a punched out area in the upper part, a pillow cover had a blood stain. The bathroom vanity had a cabinet that one had to struggled with to close the drawers. The property was advertised as having cable tv. Previously to getting there I called Chris to confirm that in fact there was cable. Her reply was "yes". I also asked how large was the tv, she told me 32". Upon getting there we found there was no cable and the tv was 24", again false advertising. In order to read what was on the screen we had to get off the couch and walk to the tv to read any writing since it was too small to see from any seating area. While attempting to watch a program, the picture and sound were interrupted by a screen that said "loading", when the picture came back, it would repeat what we were watching before the "loading" appeared. The front door had no spring on it. One day when bringing groceries in, the door slam on my right hand that I had a wedding band with stones. It crushed the ring and in doing so one of the diamonds was gouged into my finger. When we initially arrived we had to call Apex with a plumbing issue where water was pouring out of a back hose behind the toilet, it took Apex two days to get back to us. Thankfully, we were able to fix the issue ourselves, otherwise the property would have been flooded because of Apex slow response. We then had a ceiling light bulb blow, since it required a ladder we again called apex to replace the bulb. Apex send Pam. We told her of all our complaints with the property. She had no resolution for us, in fact making us feel "that's the way it is. We were stuck, it had taken us three days to drive there and we had no other place to go. Finally we had had enough and left before our rental was up. The day before we left I saw the owner and told her we were leaving and told her of our dissatisfaction with the property and how we couldn't even watch tv. I simply mentioned that any motel would have a 40" tv with cable. Her response was "maybe you would be more comfortable staying at a motel"! This property was misrepresented on line, it was false advertisement! Had we seen the correct photos and been give the correct information we would never had rented!!! After we left we made several attempts to contact Chris Kelly, because we feel we are entitled to a substantial refund. . She then said she changed the pictures on line, but not before we were taken for over $15,000. If you want luxury this is not the agency to use! read more

Do NOT trust this company! Read my reviews for GRAND VICTORIAN #305! Pros: Fully furnished apartment that is oceanfront during the down season (thus quiet) Decently furnished, albeit apparently a ripped quilt that I did not notice since I packed it in the linen closet the day I moved in as I brought my own linen and comforter (quilt) to the apartments (I am a germaphob). Although the kitchen was fully furnished, I chose to bring my own cooking utensils and dinnerware. Cons: The apartment was dusty and sand in most rooms when I moved in. I had to sweep and mop the whole apartment three times before the sand was not all over the place. The windows remained closed the entire eight months stay. I was charged $101 and change for a rip in a quilt I'd never used. Plus another $35 and change (per hour charge) for the owner to deliver the new quilt to apartment rental management for them to deliver to her own apartment (not sure why I am paying for the owner and rental agent's services) I was told the apartment came with two parking spaces through my entire stay but found out in June that arrangement ended in early May between the apartment complex and the owners of the parking lot - only one parking space was allowed starting in May! I was somehow also supposed to feel grateful that I had a "wonderful apartment below market rate". If they were able to rent it at "market rate," why did they choose to rent below? I arranged a walkthrough upon check out of the apartment and the representative indicated that the apartment was cleaner than it has ever been, yet when I requested for proof that I ripped the quilt, the owner of the rental agency (APEX) indicated they had generously not charge me for four hours of cleaning after I moved out. This after I did the cleaning before moving out, cleaning the years of dust above the fridge, under the beds etc. read more

If you are looking for a high end rental Apex is a great place to start. The furnished rentals I looked at were beautiful and really showed off that coastal Maine look with lots of sunlight too! Chris and Melissa are excellent, super nice, prompt and efficient. We found the house we wanted on the first day and they made it happen. We saw the house on 12/17 and were able to get the keys on 12/21 in order to surprise the girls for Christmas! They made the process easy and asked for everything they needed at once. They keep following up to ensure we are happy with the new home and to see if we need anything. We definitely highly recommend them and if you are set to rent your home-- call them now. we LOOOOVE APEX! my husband and I have a home in Maine (we live in LA) and after MANY years of resisting the idea of renting our home out to 'strangers' we finally began to consider the possibility of renting in 2013. our hesitation was partly due to our proximity, but mostly due to the fact that we LOVE our home (and Maine), and still visit. our concerns were MANY, but to name a few: 1. how would we find a good tenant, since we are across the country? 2. how would we decide what to charge? 3. how would we take care of any problems for our tenants, should they arise, since we are 3000 miles away? our questions were plentiful, and we were to (soon) find out that the ANSWERS were to be found through ONE source! while we were in Maine in May of 2013, by GOOD FORTUNE, my husband happened to see the APEX rental sign on HWY 88, so I called, to inquire about a meeting. Chris (president/owner) came the NEXT DAY, and was SO nice, informative AND knowledgeable! she explained that APEX would handle all of our concerns (and MANY we had not even thought about)! she advised us about what we would need to do, to get the property up to speed as a rental (clear out garage, get 2 cable boxes, etc.) a day or two later, we met the "wonder woman" Melissa, (aka property manager) and she took pictures of our home so that they could market it on their site. (she took awesome pics!) the net result was that within 4 days of my initial call, we were on their APEX website! we flew back to L.A. a few days later, not knowing what to expect... Melissa worked TIRELESSLY to coordinate addressing a multitude of issues (fixing our garage door openers, new combo locks, a new washer dryer and installation, cable TV set ups, to name a FEW) and within a couple of weeks, they secured us a lovely family for our home! the family only needed it for one month, so just weeks later, APEX had found us ANOTHER family for a few more months!!! we have FULL faith that Chris and Melissa have found us 2 wonderful families! PLUS, by finding us shorter term tenants, my husband and I will still be able to visit our home! they do EVERYTHING possible to accommodate the owner's wishes, as well as the client's needs. APEX does all the credit checks, meets with the tenants at check in, 'introduces' them to the house, and (most important for US) they do the final walkthrough before check out, to make sure the house is in good condition....AND the VERY thing best of all, is that APEX takes care of the tenant during their stay to insure a POSITIVE experience for them! example: we recently had some minor construction work done on the exterior, (by our front and side stairs) and as a result of the disruption to the ground, we had a slight insect problem INSIDE the house (ants, tiny spiders) and the tenant called Melissa. she called a company, to come out and use NON TOXIC spray inside, plus spray the exterior perimeter! when she emailed me to confirm that i was okay with it, i expressed my concern about toxins in the house...she let me know that she had already requested the non toxic product! because APEX has relationships with so many companies who can handle SO many issues.....Melissa just HANDLED the entire situation! that is only ONE, of many many situations, BIG and SMALL that Melissa has taken care of at our home! she's just AMAZING!!! the fact that BOTH Melissa and Chris are a JOY to work with is an extra added bonus. :) so the ANSWERS to my questions stated above are: APEX - APEX - APEX!!!!! we are SO grateful to Chris and Melissa for EVERYTHING they have done and continue to do, and look forward to a LOOOOONG relationship with APEX. they have TRULY been a gift! we HIGHLY recommend APEX for all of your rental needs, whether a homeowner, or a potential tenant/client. they genuinely CARE, have the knowledge and the expertise, are a SUCH a pleasure to work with! The APEX team delivers on their promise and are excellent to work with along the way! We are property owners who tried unsuccessfully to rent our contemporary single-family home through various web sites. We were not getting quality renters, and our home sat empty. I am not overly impressed. The biggest issue I have found so far is my security deposit has not been returned to me nor has a document showing what was wrong when I left. I had the home professionally cleaned and left the home the way I found it. (In good shape) I have asked more than once for an explanation as to where the security deposit is and have heard nothing. At this point and without documentation they violated the lease / contract which clearly states I would receive a letter / check postmarked by the 5th of the month 30 days after I have moved out. read more
