    I received a call from my student who had just got the keys for building 15 asking if we would…read moredrive from New Jersey to come and help clean the apartment. Quite confused as to what wa meant by come help me clean. As parents, long ago we had rented apartments before and never had to clean them before unpacking. One would think you bring your stuff and start unpacking. Yes maybe wipe down the counter perhaps. Not the case here.. The apartment was never never never cleaned from the move out prior. Nor was it even attended to, looked at, anything. We arrived to bugs all over. Some dead, some crawling. The dishwasher never even ran from the gook and I mean gook, from the prior tenants. OLD FOOD AND SLIME ETC left over. Mold around all the windows and in tracks and bathroom showers /tub, also along the floor in the living room. The kitchen underneath the sink, and cabinets was never ever cleaned EVER. There was grease, grime, dirt, slime on the baseboard under neath all the cabinets by sink and stove side. The bedrooms also had mold around the Windows. The mattresses were so old that they were collapsed and also had missing wooden slats. None of the window blinds were even wiped off, dusted etc.. The couch was never wiped down either. It had dirt and grime still left over from prior tenants as well.. Maybe my expectations are to high.. I just ASSUMED that when you pay a transfer fee/security deposit to release you would be getting a clean place. I called maintenance to come and spray for the excessive bug problem. They also happen to be the same people who inspect and clean the apartments at end of lease. They were quite surprised when they came in to check after receiving my phone call of Disgust. They said" OH WOW I GUESS WE MISSED THIS ONE" They were nice enough to order new mattress for all the rooms, as well as replace the broken stools. They then told us to leave the apartment a few hours so they can get the cleaning crew into clean. We pointed out what needed to be cleaned , especially all the vents that were never ever cleaned and the mold issue. We returned hours later to find just the dishwasher was ran. THAT WAS IT. Not even a mop was used, vents Still full of dirt and dust, mold still on floor and around Windows. Cabinets full of dust and dirt and grime, grease . Ants still trailing all over the place upon entry.. So once again I had to get my handy dandy gloves on to clean cabinets, floors, bugs, mold, vents, showers, counter tops, blinds, furniture,, sofa cushions, etc etc etc etc .. I understand this sort of cleanliness goes on in dorm rooms , But not acceptable in an apartment your paying for each month. Very disappointed not only in how the apartment was turned over, but also with how we were told to leave for them to clean only to arrive back with nothing cleaned. They apologized a few times for the place not being cleaned when we arrived and therefore tried to do the right thing to take care of it.. But then to return in same conditions made me loose my patience and respect once again.. These are NOT cheap rents for college students. Just because they are college students doesn't mean they should be taken advantage of. I feel the school should get involved as it being off campus housing to make sure that Their student are being taken care of in the manner they deserve.

Thankfully they cleaned the mold, but there was no way to get the chemical scent out without running bathroom electricity for 2 straight days or to air it out to the entire apartment. I've been here a week, so let's see how much worse it gets.

The apartments are extremely spacious with an open floor plan and lots of storage space. The apartments are newer than all of the other surrounding options which makes keeping them clean a lot easier. All of the residents are super friendly and I do not have any issues with noise levels. The apartment staff through occasional mixers for the residents, which provide a nice chance to socialize. The maintenance staff have always been super prompt with anything that needed fixing! They also do a great job keeping the side walks/parking lot clear in the winter.

Apartment 5-203 had mold, mildew, water leak, moving floor and mold smells. Management did not reduce rent or compensate for alternative arrangement as I expressed to them many times of health issues related to the unit. Management did not provide proper notice prior to entry, my belongings were touched. The bathroom showed evidence of trekked dirt when the repair was next to the kitchen island and washer hook up. I could even see foot prints at the base of the toilet because someone convenient used the bathroom. My rating is one star for the following reasons -mildew present in unit. -poor customer service not accountable for problems. -management does not negotiate or provide partial refund when at fault. -refusal to fully compensate when alternative living arrangements required. -refusal to respect rights as a Tenant. -refusal to protect personal items of tenants. Here is a timeline of my experiences for Apartment unit 5-203. 1. Prior to Dec 2017, I provided a complaint that the floor board was popping up. It was constantly catching on my socks and was becoming a tripping hazard. This was in front of the kitchen. Management Sara advised this was because wet towel was being. left on the floor. I advised her wet towels were not being left on the floor. 2. Dec 21, 2017 The Management arranged the floor to be repaired, but did not investigate further to the cause of this problem. After repairs were made the floors were soiled, with tracks dragged to the bathroom. Why??? I guess they used the bathroom and my products in the bathroom???? (See pictures) 3. Jan 13 2018 I discovered water coming through the floorboard. It was discovered that the plumbing was leaking. Mold was present around my water shut off, around the electrical outlet. My question to the Management was how safe was I in a unit that had mold and plumbing issues around an outlet. 4. Jan 15 2018 (two days later!!!!) Management sent a maintenance man who found the leak was occurring for some time. When the wall was cut open the odours was unbearable!!! A request for Sara to inspect on Jan 16 at 9am. Management Sara did not show up to see this. The situation was unbearable. I had to book a room at Hilton. No compensation. For months I had been filling I'll in this unit and skin irritation and truly nothing was done. With lease ending in June nothing was fixed until the end of lease. They would not even let me break lease for my health condition. Management is all about greed and nothing about your safety. I posted many pictures and even a video, caution if you want to rent here. The management know of these problems and act surprise when you discover it. Management does not even have a look at the problem, they just call maintenance in. Management does not care for your personal items, my belongings were used by the maintenance people, there was mud trekked right to the toilet when the service call was for the floor in front of the kitchen island.

The buildings are poorly maintained and…read morewhen you try and get something fixed, you are sent to a student run office. i feel sorry for the students. the owners need to buck up and hire seasoned repair people who have worked in their field for several years and who know what they are doing. The quality of workmanship is extremely poor in everything they do. The buildings are also poorly insulated making them cold. Management does not care because the students pay the utility bills and if the bills are high, it does not affect management. Park Point is just a huge Cash Register for the owners and they could care less about the students. it's unfortunate that they are allowed to rent to RIT students, they deserve better. It seems like people are starting to get the message because Park Point has a high vacancy rate. Students are voting with their feet and choosing to rent elsewhere.

On top of the 900 dollars a month you are guaranteed at least 50 bucks extra per month in hidden fees and allowances that did not get exceeded but we still get charged for. Highly recommend for anyone who feels RIT isn't enough stress as is and needs some more in their life. Would put zero starts if it was an option. Steer clear!!

    I lived here for 4 years and found it acceptable/good…read more The one downside to this location was probably being by a hospital -- you get really used to having a helicopter outside your window quickly (or if you don't, you probably need to move). Also you hear a lot ambulances. In general, my neighbors were quiet and large parties seemed rare (usually around the end of the semester it could get a bit noisy, but nothing horrible). It's a great location for getting to campus/hospital and with the opening of college town, there is a bit more to do in the area as well. I never had any issues with management or the front desk staff, but one problem was it felt like they came into my apartment all the time -- like at least once a month. To check sprinklers, or the fire alarm, or whatever. If a neighbor needed their bath tub unclogged, they also had to come into my apartment. There was rarely ever any warning given. I usually used the laundry late in the evenings and rarely were there issues with availability (maybe once or twice over 4 years). The hands-down biggest issue was the fire alarm would go off probably every week. Sometimes it went off twice in a day. This is all from residents cooking I believe. The worst thing was, it became so common, that people I think rarely ever left their apartments for these alarms. If there ever truly is a fire, I really worry for the residents. It seemed to be gradually getting better as people got used to the system, but at the start of the school year when more new people move in, the fire alarm starts to go off more frequently again. Since it is associated with the university, it is easy to leave when once you've graduated (no worrying about 12-month leases) and I got my full deposit back.

We were told parking spots were limited and that the previous residents have the priority to take whatever parking spots existed first. Even though everyone is paying the same rent. The office staff are beyond rude. Every time I have had a request, one of the two ladies working at the office rolls their eyes at me, so much so that I am simply avoiding them. The whole place makes me feel like I am living here for free or as a charity and This is the best I can get! But believe me, just look around and Rest assured you can find much better apartments for the same or lower price. There is no air conditioning included and it gets super hot in the summer, on another note, if you go and buy an air conditioning unit, you have to pay some 150$ extra on top of your rent (reasons not clear). The hallways smell terrible and For that one, maybe the residents are to blame. But then again, there is no window or vent that can be opened and the odor just stays inside the whole time. The walls are paper thin and I can hear our neighbor plug in his electrical appliances or cough. All in all, just do yourself a favor and stay away. There is always a better place to find and reside in.

Then in May they opened it for like a day and then immediately closed it again for the entire summer and to this day. Then in August they told my roommate that the heater had been replaced and they just needed to do minor maintenance fixes before they could open again. Then it started turning green. At first it was slight, could've been explained away as the lighting being off, but my apartment overlooks the pool and it got greener and greener each day until it became what you see in the photo attached. This is actually so disgusting, I don't understand why they stopped cleaning it. The only explanation I can think of is that they have no intention of opening the pool and wanted to stop wasting money on the chemicals to clean it. At this point just drain and cover it. The lack of transparency is very frustrating, both from the management and the pool water. It's very annoying that they kept stringing residents along for the entire summer just for it to end up like this.

I was asked to vacate the unit for two weeks due to a contract renewal, yet they still charged me rent for the period I was not allowed to stay. A novel virus…read morecaused a global pandemic that closed down universities around the country and indeed the world. Dormitories closed and reputable college-affiliated residential facilities shutdown and offered relief to their residents who went home. Bravo to all who honored what is clearly the right thing to do. What is unfortunate is those companies who inappropriately tie their name to a university but then claim no connection to them when the school closes. The Lodge at RIT is one of those companies. Do not do business with this company, and to be clear they do business under a number of different names each affiliated with a different college. You take a great risk in doing so. If another situation such as a pandemic or a disaster were to occur that shuts down the university you are still stuck with the lease. Learn from our mistake. If you do business with this company make sure you negotiate a way out of the lease if the school closes. The parents and students occupying The Lodge make up the majority of the residences - you have collective power. All of the kids staying at honorable residences on and off campus have relief during this crisis. Not those staying here. So sorry for the kids taking out loans to go to college and then are stuck in a lease with a company who inappropriately ties their name to a school and then claims no association. Shame on this company.

It is especially difficult as a student, and even more so while living at the lodge. I will give them the credit they deserve for quick action with the residents in mind. I will also admit to enjoying the area and liking their furnishings... when the world was not burning. However, for those students locked out of RIT, and locked out of all public areas provided by the lodge, money was just going down the drain in facilities not being used. I had called and asked about getting some money back but they required proof I needed my money back. In my personal belief, this is disgusting and the lowest a human can go. Blinded by a desire for money over that of human life, the lodge refused to return any "stolen" money on promises they could not maintain. (Un)Luckily, I had saved for years to go to college in Rochester so I am not broken by this, but I do not qualify to get any money back. I respectfully ask any business or individuals looking to do business with this organization do their business elsewhere. If only until the lodge starts making their capitalism more human-centered. Thank you for your time. As for the lodge, please do not ask me to contact you privately and post the phone number/email as you did in Fred D's post. Instead, publicly explain your decision, or better yet, in this time of chaos, be a beacon of hope and help your residents without worrying about your money. If that happens I will be glad to change this review to five stars.
