I received a call from my student who had just got the keys for building 15 asking if we would drive from New Jersey to come and help clean the apartment. Quite confused as to what wa meant by come help me clean. As parents, long ago we had rented apartments before and never had to clean them before unpacking. One would think you bring your stuff and start unpacking. Yes maybe wipe down the counter perhaps. Not the case here.. The apartment was never never never cleaned from the move out prior. Nor was it even attended to, looked at, anything. We arrived to bugs all over. Some dead, some crawling. The dishwasher never even ran from the gook and I mean gook, from the prior tenants. OLD FOOD AND SLIME ETC left over. Mold around all the windows and in tracks and bathroom showers /tub, also along the floor in the living room. The kitchen underneath the sink, and cabinets was never ever cleaned EVER. There was grease, grime, dirt, slime on the baseboard under neath all the cabinets by sink and stove side. The bedrooms also had mold around the Windows. The mattresses were so old that they were collapsed and also had missing wooden slats. None of the window blinds were even wiped off, dusted etc.. The couch was never wiped down either. It had dirt and grime still left over from prior tenants as well.. Maybe my expectations are to high.. I just ASSUMED that when you pay a transfer fee/security deposit to release you would be getting a clean place. I called maintenance to come and spray for the excessive bug problem. They also happen to be the same people who inspect and clean the apartments at end of lease. They were quite surprised when they came in to check after receiving my phone call of Disgust. They said" OH WOW I GUESS WE MISSED THIS ONE" They were nice enough to order new mattress for all the rooms, as well as replace the broken stools. They then told us to leave the apartment a few hours so they can get the cleaning crew into clean. We pointed out what needed to be cleaned , especially all the vents that were never ever cleaned and the mold issue. We returned hours later to find just the dishwasher was ran. THAT WAS IT. Not even a mop was used, vents Still full of dirt and dust, mold still on floor and around Windows. Cabinets full of dust and dirt and grime, grease . Ants still trailing all over the place upon entry.. So once again I had to get my handy dandy gloves on to clean cabinets, floors, bugs, mold, vents, showers, counter tops, blinds, furniture,, sofa cushions, etc etc etc etc .. I understand this sort of cleanliness goes on in dorm rooms , But not acceptable in an apartment your paying for each month. Very disappointed not only in how the apartment was turned over, but also with how we were told to leave for them to clean only to arrive back with nothing cleaned. They apologized a few times for the place not being cleaned when we arrived and therefore tried to do the right thing to take care of it.. But then to return in same conditions made me loose my patience and respect once again.. These are NOT cheap rents for college students. Just because they are college students doesn't mean they should be taken advantage of. I feel the school should get involved as it being off campus housing to make sure that Their student are being taken care of in the manner they deserve. read more

Electricity bill scam at Province. You will pay 100 to 150 dollars extra for electricity even you didn't use anything or lock you apartment and went for a vacation. It is a biggest scam and I pad 1500 dollars in 1 year leave only for electricity bill. Please stay away. read more

Renters beware- months after move out, you will get fined for "cleaning" charges despite a fully cleaned apartment. Got hounded for a bathtub that stained during unoccupied months because of a leaky faucet that maintenance refused to fix, yet was perfectly clean when keys were turned in. If you notice anything like this during move in, demand it be fixed before move out or you'll be fined for their own mal-intent. Don't let office staff convince you "not to worry about it" as I was falsely misled. Aside from outlandish charges, staff is incredibly difficult to work with and apartments quickly grow mold (even after maintenance is notified & attempts to resolve it). If you're lucky enough to pay top dollar for a 1-bedroom with balcony layout, also beware that the monthly electrical allowance likely won't be enough to cover your winter heating bills (heating is central and electric). USPS mail (and packages) is intercepted by the office, so it can take an extra day or two for it to reach your regular mailbox. Convenient to campus, but that's about it. read more

First, let me say that I am a parent and co-signer on the lease for these apartments. The single star I gave this location is for its proximity to RIT. Proximity is NOT everything...DO NOT move here. During the course of the past year; we were charged many overage "charges" for utilities. Not one was documented with evidence of said overage. Regardless, we paid the fees; but now are paying the cost. Upon check out from this facility; we received a large bill for cleaning cost...although the apartment was cleaned prior to leaving. I must say, if only it was cleaned prior to moving in! One such charge was for a damaged nightstand. This charge was removed due to lack of picture. Was there no picture? Or was there no damage... I was sent photos of the "dirty sink" (can't see a thing even on zoom) and the toilet ($45 for a hard water ring). We have asked to be directed to a property manager; but have been told You signed the lease... Do yourself a favor and DO NOT MOVE here.... if you do...take pictures of everything prior to move out. I (along with my 3 roommates) was one of the first to sign a lease for The Province; before it was even completely built, in fact. This student apartment complex seemed to have it all (private bathrooms, pool, amazing clubhouse, etc.), especially compared to any of the on-campus housing options at RIT. Now I've never been one for lists, but in this case it may be necessary to describe the awful living situation those 2 years were. 1) The management lies. I was promised a fixed rate when I initially signed, as long as I continued to renew my lease, which was not honored. In fact when I resigned another 1-year lease my rent increased by 9.25% (from $700 to $765 per month), and this was after they did me a "favor" by speaking to their corporate office. Their reasoning? Whoever had made me that promise was wrong, and no longer worked there. 2) The apartments are cheap. Of course this was to be expected with student housing, but The Province's apartments are bottom of the barrel quality. Within the first week of living there both my toilet paper holder and towel rack had fallen off the wall (the entire mounting, mind you). Their excuse? The builder used the wrong (aka the cheapest) adhesive. Besides that the disposal regularly broke for no apparent reason, and the mattresses provided were secretly giant metal springs with paper towels laid on top. To top it off the walls are paper thin, and the inside doors have huge gaps underneath them (I believe that's in accordance with NYS code, though). One situation, which I hope was only occurring in my apartment, was the faulty electrical connection with the panic alarms. As a result these silent alarms, which would dial 911, would go off unexpectedly. To make a long story short, I was woken up at 4 am one morning by Monroe County Sheriffs with their guns drawn in my face for no reason. 3) The garbage situation was a nightmare. For the entire 10+ building complex, there was only one trash drop-off site. As a result it was always overflowing with trash bags, and hardly maintained. I guess having a garbage shoot in each apartment, or at the very least each floor, was out of the question. 4) The grounds were not well maintained. The grass surrounding the apartments, where it was still alive, was covered in cigarette butts, beer cans, and other assorted trash. During the winter the paths were rarely salted, though I will admit the private company contacted to plow the roads was great. The club house, however, was always clean, but probably because it was attached to the leasing office. 5) The private security was a joke. Off-duty Monroe County Sheriffs were initially hired to act as security on the weekends. Unfortunately I frequently saw one of them at parties drinking with students, instead of having them keep the noise down. Their leniency was certainly appreciated, but only to an extent. Terrible and expensive experience overall. Avoid getting sucked in by their amazing marketing, as you'll surely regret it. read more

So I was one of the firsts to live here when it opened across from RIT. Very disappointed! The place itself, looked fantastic. And I have to give it to their marketing people because they sold the place really well. THE BAD However, the experience was very different. For one year, I was living in a really nice looking apartment where the appliances were just cheap. Hard wood floors my butt. I'm pretty sure the floors and walls made out of wood because that "hardwood floor" was just some kind of floor covered up with cheap wall paper or something to make it look like hardwood floors. By the end of the year, you can see it peeling from the edges around the apartment. The beds :/ RIT DORMS HAVE MORE COMFORTABLE BEDS. Even Park Point has more comfortable beds. I don't know how cheap those were, but you can feel those springs. I definitely recommend putting a futon or a really thick mattress cover over it. You don't want to have a sore back. (hey maybe they got new mattresses...idk) If you can't afford that, then you can do what I did. After a while I turned the mattress over and it felt pretty nice for a while, but springs are springs. ONE GARBAGE SHOOT! Really?! Just one?! Out of the whoooooole entire complex and all those buildings?! They just wanted you to buy their services in where you put your garbage bags outside your door and people take it to the garbage shoot for you. REALLY?! I mean the reason why our garbage piled up was because that garbage shoot was so frickin far away! If you're smart and your neighbor or someone on your floor has that service, ditch your garbage with theirs. They need a good 4 to 5 more garbage shoots. Also in the contract it says that they take care of the outside of the apartment and you take care of the inside of the apartment. I could be wrong and it could say more, but that was my understanding. I feel like the outside of the clubhouse was only taken care of. I mean, I had to slip on ice and send them an email before the ice was taken care of. Some salt rocks all over the areas where people walk would be nice! And if we're taking care of the inside, why do piles of pizza boxes or piles of dirty dishes matter when coming and checking the apartment?? Province got some weird higher management writing those things. If you're a light sleeper, better hope all your other roommates are. Those doors to your rooms have HUGE gaps underneath them. (Maybe compensating for rugs? who knows). So long to quiet time, if you like that. You can hear every word, every door close, every drawer close...YOU CAN HEAR EVERYTHING!!! If you have that "extra roommate" (you know, your roommate's girlfriend or boyfriend), better set some ground rules. The temperature is locked. I don't know where it said that on the contract, but Province has to know they're working with RIT kids here. I'm sure someone knows how to unlock it. After I moved out, I didn't hear too many more good things about the place. I really hope their fixing the place up because I heard of caving in floors and stairs. BE CAREFUL! THE GOOD The kitchen was pretty nice along with the furniture in the living room and in the individual rooms. I have to say, your own bathroom is really nice. I like how the shower curtain rod was curved to give people more space in the shower. ONLY THIS ONE GUY! There was this one guy working there, I think he was a business student or a grad student at RIT (I don't know). SUPER NICE! ALWAYS FRIENDLY WHEN YOU SAW HIM (even when he was doing something)! Everyone else was pretty decent. I didn't have too much of a problem. I guess more smiles when I came into the office would have been nice, since I was having such a crappy time at their apartment. read more

Loud music downstairs. Stuff broken in the apartment and sometimes the maintenance wouldn't come for a few days after. All drains were borderline clogged and when fixed by maintenance they clogged again. Car got vandalized with stickers in the parking lot consistently. Rent is way too high for what you get. Trash is way to far from most apartments and always full to the brim. Parking tickets given out to visitors all the time. Electricity is payed by you after it goes over a certain amount, the fridge running alone is enough to charge you for overage. Really bad place. read more

TL;DR: I've lived in Province for 3 years and I cannot wait to get out of here when I graduate in May. (But seriously, please read this.) Pros: Location is great, right next to RIT's campus Furnished, with washer/dryer Each room has it's own bathroom Maintenance is usually very quick to fix problems. ____________________________________________________________- Cons: (this is going to be a long list) Price - its expensive, which personally took a while for me to realize. Rent goes up every year, regardless if you renew during the period where they tell you it won't. They also start sending you emails pushing you to renew in October, which is really annoying. Pavlov, the internet provider, is terrible. The internet goes out way more often than it should, and whenever I call the office to let them know, they tell me to call Pavlov. Ok... I'm not the one with the internet contract with them, so what will that do? I'll tell you. It'll give you a 20 minute phone conversation with a guy who repeatedly tries to convince you that the internet is fine and that you need to plug in/connect to the Wifi correctly. (l'm in a tech major at RIT, I think I know how to connect my laptop to the internet.) Furniture is super low quality and will break. We asked to be put on lists for replacements and were told we would get them a year and a half ago, and that never happened. Things were broken when we moved in, requested replacements, didn't happen. It takes 2 hands to lock/unlock the RFID locks on the front door, which is a pain when you're carrying anything. Security takes an incredibly long time to respond to anything, if they do. It once took them 18 minutes to show up to the fire alarm going off in my building, which was after the fire department showed up. One time, probably 2 dozen people decided to have an 8+ hour day party in the grass right outside my window on the sunday before finals (May 2015). They weren't being subtle about anything, (a keg, tables with cases of beer and liquor bottles) and were being really loud, smashing stuff and throwing garbage in the pond, which was fine during the day, but they all got really drunk and started making a bonfire not 25 ft from the side of the building. All of us in my apartment separately called security because we didn't want a bunch of drunk people lighting the building on fire, and they never showed up. Luckily, the people gave up on the bonfire and eventually left. The office staff is 50/50 on whether they will help you when you walk in or stand there and keep talking with each other. Rarely do they have answers to questions or are able to help in a short amount of time. At the beginning of one year, I went in to pick up my keys that my subleaser had left from the office, and the girl working kept insisting that I had to fill out a bunch of paperwork and pay a fee to pick up my keys because she didn't understand that I was the lease holder and just needed my keys. Just the other week, the general manager (Leah) and bookkeeper (Chris) were doing rounds of the apartments to see what needed replaced for next year (yeah, doubt that's going to happen). One of my roommates was in the apartment, and I was in my room laying in bed watching tv on my laptop with the door closed. I didn't hear them come into the apartment over my computer, and Leah just opened my bedroom door and walked into my room without knocking or asking my roommate if anyone was in there. She saw me laying in bed, stared at me for a few seconds, no apology, and said "Hi I'm Leah, the GM, and I'm doing a room inspection!" Seriously? That was the most unprofessional thing I've seen in while. She did the same to the 3rd bedroom (roommate wasn't in there), but walked straight in without knocking or asking. The parking lot is has a terrible layout, and I'm surprised there aren't more accidents, given how fast some people think it's ok to drive through here. There's a bunch of blind corners that people whip around with no regard for other vehicles. People smash bottles in the parking lots all the time. The very first night I moved in here, I ran over a smashed Barcardi bottle behind my car and had to replace my tire. Glass will stay in the lots for entire weeks before it's cleaned up. It seems like the garbage compactor breaks a lot, because there's often huge piles of trash bags laying out in front of it, as well as the recycling area. read more

Miserable place to live, but not for the reasons you would think... it is borderline impossible to get packages the day they are delivered. The staff will write good reviews online sometimes and it's obvious, read them carefully and you'll see what I mean... speaking of staff, the management is very poor. This place is money hungry, they will charge you for anything and everything. They rope you in with the excellent social media department and slam you with MASSIVE overages on anything they can. For instance, parking passes introduced out of NOWHERE at a cost. It's bad enough that we aren't allowed to park ON RIT CAMPUS because we live here but now we have to pay to park where we live. Run away for the love of all that is holy, you will regret living here, it'll only add to your debt and misery. The American Campus Communities should be ashamed of this property in particular and management should receive a scolding and repremand for some of the things they have done. Run. I agree with everyone's comments regarding this place. My biggest problem with this place is the rates they charge students (taking advantage of them) and the way they handle their "tenants." The walls are made of paper. You can hear everything. Everything is faux from the floors to the furniture. You could easily kick someone's bedroom door down if you wanted. No insulation. Lousy appliances not built to withstand wear and tear that is common with college students. If an apartment is "all inclusive" such as these are, then things like cable/internet and other amenities should be handled directly through them. However, for over three weeks I experienced problems with my cable and each time I contacted the office at Province I was told I needed to call the cable company myself. Well, when I would call I would always get a different answer regarding my cable. Like I said, over three weeks before the problem was fixed- and you bet I was still being charged my "all inclusive" rate each month (including cable that didn't work). Not to mention it was dish network with only select channels. Also, the internet worked 40% of the time, if that. Again, each time it would stop working I would call the office and would be given some BS response how it is the tenants faults that the internet doesn't work because RIT students bring their own modems which crash the internet. Well, if they know the problem then they should fix it! Also, the garbage situation is not favorable. I lived in building 15, the furthest you can get from the trash area. My neighbors would leave bags of trash out because they didn't have cars to drive their trash over. Everyone in the building would get a notice saying that if trash was left out, no matter who did it, the entire building would have to pay fines. Are they serious? Do they see the trash and debris that is littered all over the premise? These apartments are fairly new and I lived on the second floor. I had an ant infestation in my room (not because I am unsanitary) but because of the cheaply built buildings, and because you are suscepted to the living conditions of your neighbors who choose to leave garbage out and attract bugs. The best part is they didn't have maintenance on the weekends at the time and their office hours are short on the weekends, so I almost had to wait three days to get it taken care of. The most disturbing part about living here was the lack of security. They came they have 24/7 security that live on the premise, but I saw them twice. One time I saw security leave a party. Not sure what was said/did because the party didn't stop. The second time I saw them walking around, leisurely, with friends, past parties. Province is the place to live if you want to party freely, which sounds awesome. But, the lack of security led to something disturbing. When I was at the gym one day which overlooks the pool I could see three older men (who clearly did not live there) hanging out in the corner of the pool watching the young girls who live there swimming/tanning/etc. They do not care who comes on their premise or who uses the facilities. During the day anyone can walk into the club house and use the gym and pool without permission. The security is so relaxed that they let three perverts into the pool area to watch young girls all day. By far, that is the most disturbing thing I saw while living there. I think Province should be ashamed of their so called "security" and when they have a law suit on their hands in the future they will be sorry. I work at Park Point across the street and the security presence their is strongly known. Each hour the security has check points they are required to check into, this is also monitored, that way Park Point can make sure security is doing their job. The only good things I have to say about this place is the proximity to the school, the central air and heat, the transportation system, and that each tenant gets their own bathroom. If I had to give a suggestion to someone looking to live there I would say live off campus, in an off campus apartment. You will save so much more money. I know if you don't have a car, room mate, or furniture this may be difficult. In that case, I would try Park Point. read more

I have lived at The Province for 3 years now and would recommend it to any student that doesn't want to live off campus. While the cost of living here may seem a little high, it still ends up being cheaper than living in the dorms and you don't have to pay for a meal plan either. I currently live in a 4 bedroom apartment with my friends and I couldn't be happier. The rooms are very spacious and the apartment is in great condition. I lived off campus for one year and wouldn't do it again simply because it is so much easier to get to class by taking the bus as opposed to dealing with Rochester traffic. The bus comes though about every 15 minutes or so which is perfect for when you don't have a car. Unfortunately, RIT won't let you get a normal parking pass because they have the bus but you can still get an after 5 parking pass. The office staff has been incredibly helpful during my time here as well as the maintenance. If anything ever needed to be fixed in the apartment, maintenance was there within 2 days to fix it. They also recently added a second trash disposal location near building 15 which has made life much easier for myself and others as well. I have never had a problem with anyone in the office and they have always been very friendly. I have noticed a few reviews stating that they are very rude and disrespectful and that couldn't be farther from the truth. A great perk of living here is all of the extras you get including a gym and pool. During the summer months there are always residents hanging out at the pool and playing volleyball on the volleyball court. They also host a lot of events throughout the year such as free food Friday. Overall, The Province is a great place to live (especially when compared to living in the dorms) and I would recommend it to anyone. read more

If I could give zero stars I would. This place is a joke and not worth the money at all. ANY WHERE ELSE IS BETTER THAN LIVING HERE. Its falling apart at the seams and while it looks pretty on the outside its barely up to code. They charge 200 each time their overly sensitive fire alarms go off. My roommates were disputing a fire alarm and had an inspector come take a look at our apartment. Which by the way has 4 fire alarms in the living common area. That was when we found out that this place is barely up to code. They actually did the utter bare minimum to be up to code. Its not safe to live here, the floors and ceilings have been known to cave in. The lower floors have issues with toxic mold because the ventilation is a joke. The walls are a step up from cardboard. Everything is faulty and will break. Trust me IT WILL BREAK. There are also mysterious charges for energy usage, which is supposed to be covered by your rent. Turns out they have energy leaks and instead of fixing it they are going to charge you for it. I GOT CHARGED EN EXTRA $200! It wouldn't be so bad if they cared but they don't. The maintenance staff is friendly as long as you don't call them too much and only provide temporary fixes. Our sink was fixed and broke again a week later. They don't care. They only want your money and aren't going to even try to pretend that they care at all. I don't blame the people in the office too much because they are bunch of students who work there to get a portion of their rent covered. They can't help you. One shining example of how much they don't care is when the pipes burst during winter break. About 2 weeks into winter break they sent out emails alerting everyone of precautions to take to prevent the pipes from bursting, which if they did the tenants would be responsible for all the damage. At this point most people were already home or on vacation. Luckily my roommate was still there and took measures to prevent the burst pipes. However the apartments across the hall from us weren't so lucky. The pipes in the top floor apartment burst and caused damage to all the apartments below it flooding that side of the building. My roommate was home and she said they took over a day to fix it and that the emails were only sent out the day after the pipes had burst. People came back to find that their stuff was ruined and that they now that to pay for all the damage caused. I am still a current resident only because they refused to allow anyone to cancel their lease which they changed without warning towards the end of the spring semester. They changed the date the lease ends to entire week earlier without notifying anyone. They were just looking to charge us an insane amount of money for not knowing that our lease was changed. This place has a large population of international students and they are just looking to take advantage of them. Don't spend your money here its not worth it, they WILL take advantage of you and try to take every penny they can out of you. Please please don't live here. anywhere else is better than being robbed by this place. Try Park Point or off campus instead. read more

Bad management. the one and only answer you get is "Um I don't know". Our apartment electricity bill was 200$ in one month that is an average of 55KWh of power consumption per day! although they cover up to 180$ I don't know how a four bedroom apartment with only central heating at 68 degrees running and the place is completely insulated can consume that much electricity in one month, and when I ask for meter readings I get the usual answers "No" and "I don't know" They promote their place as a safe environment, but when the electricity incident took place in the coldest days of winter and we had a power outage, the only response we got from the management was to evacuate the place. In that case if you were an international student with no place to go then you were screwed. I don't recommend this place to anyone it is highly priced and the only added value they provide is the free shuttle to campus. other than that this place is not worth it. read more

I lived at the province since it open for the past 4 and half years. I have lived in apartments in three different buildings and I can tell you that each one came with its own problems. During my time there, I have had my apartment broken into, have had to hassle the front office about upholding terms in their lease agreement, and have had to deal with significant mold issues with my most recent apartment. For what you pay at the province you are truly getting ripped off.... Apartment Condition/ Quality: $900 apartments are delivered to you destroyed, with broken furniture, miss colored walls, damaged floors both hard surfaces and carpets, and the list can go on. You can go to the office and they will tell you to submit a maintenance request. That being said all of the stuff in the apartment is builder grade stuff that likes to fall apart pretty often. The first day we moved into our brand new apartment (when the province opened) the door of the washer closet literally fell off... In my case I lived in 2 second floor apartments and most recently in a 1st floor apartment. I had no issues with my second floor apartments. But with the first floor apartment there were constant mold issues. Especially in the walls that were on the perimeter of the building these walls would form mold every few days. The bathroom mold was so bad that we had to place a dehumidifier into bathroom after the mold spread to all of my clothes. (I'm not well versed in State Laws regarding mold in apartments but I don't think this level is acceptable and is possibly borderline unlawful.) Maintenance: Generally the grounds keepers are probably some of the more harder working employees. They are quick to address any requests, however the work performed is often pretty shotty. I had to get tiles replaced only to have dried up resin all over the place. I had to get mold issue addressed and all they did was spray paint over it with an off color white paint. Towel racks were held on only by glue so they also liked to fall off quite a bit. Safety/ Security: BIGGEST PROBLEM: There are no cameras in the parking lot. A friend of mine had their back windshield smashed and maybe they could have caught them if there was some sort of security to catch/ deter such acts. Also having these cameras might stop some of the crazy fights that tend to take place in the back of the complex... Also put some more lights in the parking lots. Its already hard enough to navigate through that poorly designed lot especially when it packed with people and dark out, and they are driving over the "required" speed limit. Off duty officers: Complete Joke, never around when you need them, don't give a damn when you see them. Office: This has gotten better but is still lacks a consistent experience. Communicating problems that effect your residents should be your top priority. However, when say the internet was out for nearly a month and it was the end of a semester. Management decided to beat around the bush, provide B$ responses to the problem, leaving a ton of residence unhappy and with no idea when they would have the internet (that is included in the lease). I've spent the worst 4 years of my life living at the Province. I'm shocked by the very few "good" reviews left on this site, from people who haven't even lived there. If you haven't lived there, don't write a review. The walls, furniture, and appliances are CHEAP. however, the main problem about this place is the staff. The management: The worst management ever. Ive had multiple times where I was stressed beyond belief, struggling to focus with school due to the constant eviction threats when I was a few days late or a few bucks short on rent. For a company who claims to cater to students, they sure don't realize that college students are not made of money. 800.00 + for monthly rent is extremely difficult.. and no student wants to worry about midterms and finals with eviction. Despite being in close contact with management regarding possible late rent, they always throw the eviction threat in my face, and a couple of times, they have withhold my mail from me. Illegal much? The staff: Just a handful of fellow college students who are trying to make an extra buck. Most of them don't have the slightest desire to help or be helpful.. The most that they do is provide you wrong information that ends up biting you later on down the road, or give you a huge attitude over nothing. Communication is severely lacking with this management team as half of them will give you old/wrong information while the other claims to have the correct/updated info. Yet.. despite their mistakes, they make no effort to help tenants. Maintenance Team: Why is there a routine or inspection so often? yet broken fixtures or appliances would never get fixed during these inspections, until you call and complain multiple times for them to fix it. I never felt comfortable having random people come into my room while I was out. Sometimes I wouldn't even receive notifications on inspections.. Ive had a few times where they entered without knocking thinking that nobody was home while I was sleeping or just coming out of the shower. Although they apologized and left after I asked them to come back later, As a female. THAT felt incredibly violating. The Room: I am a very quiet and calm person, so i most definitely do not spend my time doing anything that would damage furnitures or walls. especially since the walls were "so fragile" that they would start peeling or crumbling on their own. I had a broken towel hanger which despite numerous requests to fix, never got fixed.. even the paint on the walls were so cheap that if they were wet, they would start to melt!! The mattress is thin, cheap, and disgusting. unless you enjoy sleeping on something that feels like cardboard with wires poking into you everynight.. Heating: The heat in the room is HORRIBLE. if you aren't up for freezing in the winters, save your sanity and your money and find a different place. Ive requested my heater to be fixed since it would blow cold air, instead my request gets shot down and told "it takes a while for the air to warm up".. exactly how long? 5 years? if so, Im "sorry" i couldn't stick around to experience it. Rent: Rent always goes up. and when it goes up.. expect it to shoot up. by the time I left and moved elsewhere.. it was to the point where it was impossible to pay on time every month without having to further sacrifice the little bit of spending/grocery money I had left. They claim that the rent goes up because the other neighboring apartments raise theirs, but that makes very little sense and doesn't qualify as a proper excuse in my book. The best thing about the Province is the amount of "passing the blame" that they do. Internet not working? Not their fault, its the company, yet they make no effort to try to improve the problem. Feel free to make as much complaints as you'd like, no one is going to help you, and your complaints will only be fallen on deaf ears. Another experience that Province provides their tenants to the fullest is scams. The entire place feels like a scam. Because they know you are a college student, learning and preparing for the real world, they take advantage of that and literally try to scare and harass you into things... you would think the tune changes when parents get involved.. but unless your parents are highly well known/ wealthy / fluent in english.. they will provide your parents with the same degrading and humiliating experience. If Yelp allowed me the option to provide the Province an even weaker rating.. I would. however, One star is the lowest. The Province is a SCAM. You will never get your money's worth, you will not be treated the way a fully functioning adult human being deserves to be, it will only drill a hole in your wallet and leave you feeling sore and unhappy. I hope my detailed review will help someone. but more importantly I genuinely hope that the Province will read my review along with other reviews left by former tenants and take action on trying to change their ways for the better. read more

I've lived at Province since they were built when I was a 2nd year at RIT and I would recommend this place to anyone interested in living close to campus. I can either take a 15 minute walk and be at the library or ride the bus which is really efficient. My roommates and I always take advantage of the pool and clubhouse, which is a great place to hang out at. The people that work in the office are very friendly and helpful, they give us cups and plates whenever we forget our own if we grill on the patio. Anytime I get a package delivered at the clubhouse they always go out of the way to make sure I get it even if they haven't been sorted out yet. We live in building 10 in a 4 bedroom apartment, it's got a lot of space and a private balcony. We all have our own bathrooms which is amazing when we see some of our friends that live anywhere else and have to share. Our internet is the only thing that has been bad, but even then its only the wireless that has a lot of problems. We did hear that they are upgrading their internet next year to a better provider with network monitoring support, too bad I graduated and have to move back home after the summer. My roommates are excited for the internet improvements though, 2 of them are staying for another year. I read some of the bad reviews that other people wrote and I guess some people have had bad experiences, I just figured I'd share my good experience with everyone. read more

I picked this place because it was close to school and was furnished. Then I got here and realized that the place was crawling with bed bugs. They offered to shampoo the carpets and steam the mattress - that doesn't get rid of bed bugs! Even after I called the health department and was told that it's entirely the landlord's responsibility to treat them they were still trying to say it was my fault. And everytime I tried to ask for help or find out anything they treated me like a was a big cry-baby. They told me that the tenants in the other apartments that had bed bugs had stayed why couldn't I? They expect you to pay higher rent than anywhere else around PLUS not complain when you find out they gave you a mattress infested with bed bugs. Save yourself the anguish and look somewhere else. read more

I don't agree with the other reviews here on Yelp for the Province. The facilities are modern, clean, maintenance free, and not to mention a great location. You would be hard pressed to find a complex with the amenities they offer off of campus for a comparable price. I have a Studio One apartment which offers laundry appliances, a full kitchen and ample storage. Whenever maintenance is needed, it is completed very quickly and without question. Internet is sufficient but sometimes has hiccups, mainly caused by the widespread torrenting that goes on at a tech. school. I did have one problem when moving in, they gave the apartment I signed (third floor) for to another tenant. The staff were going to put me into an apartment on the first floor, but after speaking to management they found another third floor apartment for my use. As with any other situation you need to be upfront and stern about what you want. I have signed up for another year at the Province, the fifth of my years here. read more

So we were all notified that we have to clear out our apartments so they can replace all the carpets in our apartment with flooring we don' even want or need, mid lease with no option to decline. This is being forced upon us event though there is nothing wrong with our carpets and most of us are all away for summer break. Notice was sent out in late June when most students left after finals in May. Apparently they got a good deal to do 100% of the units. Great business decision upset 100% of your tenants to make it easier to replace them when they all move next lease renewal out for being treated so badly. Why not wait till a unit is empty? Why not give a tenant a choice or some flexibility? Its disruptive and completely unreasonable to do this to your tenants, especially mid summer when they are not even there to move their things for a non emergency situation. BTW the noisy thin wall units will only be worse, new tenants beware. read more

The Province at RIT has been and continues to be an extremely great, affordable, and awesome place to live. I've lived there the past few years, in a 1 bedroom studio apartment, and it truly has everything you need, all expenses covered, with water, electric, cable etc. with everything in unit. Wonderful living space, kitchen and built-in laundry room, individual bathroom, and conveniently located to RIT campus (15-20 minute walking distance.) With the addition of a clubhouse, mailbox facility, movie theatre room, pool, and community events the Province has it all! The leasing staff are extremely committed towards making the living experience the best they can with each individual's needs met. The Province is one of the best apartments near RIT as cost-effective, fully-furnished living goes, and most importantly the housing staff, and maintenance genuinely care about making the stay there fun, affordable, and worthwhile. I know many students have had some problems with housing/the apartments at Province, but my experience has been a great one. read more

I'll never go back to Province. The rooms are nice and I've enjoyed the apartment but they nickle and dime you on everything. They also do quarterly inspections. I'm sorry but I don't need my mother at college with me. The online rent payment system they use wants either $19.95 for a one time payment or charges you $1 a month if you set up a reoccurring payment. This is stupid and should be up to the landlord to pay for the service. Sure you can go into the office and drop off a check, but this is 2015. I've lived off campus for a few years prior (shout out to RocRooms) and although the houses were not in the best shape, the management made the stay excellent. I miss living in their full houses that had 5 times the space and cost 1/3 the price. Province only sees you as easy money because a lot of students don't have the flexibility of a car and must live close to campus. Also if you ask management for anything usually they give you a half assed answer or don't reply to your emails at all. TL;DR: I will be going off campus again next year. **Edit** OHHH and the fire alarms. Don't even get me started with those. 15 weeks in and the alarms have gone off over 30 times in my building. They don't care to do anything about how sensitive they are. Every time I cook I feel like I'm going to set them off which is unsettling. I made my Halloween costume a fire alarm this year because of how obnoxious they are. read more

The guy who manages this facility a total dick and could care less about tenants. I lived here two years ago (2016) when I was in college the last month I lived there my bill got screwed up because I was subletting and they charge me the sublet fee after the guy i was subletting to said that he was going to pay it and then I got charged a late fee on top of that. The manager didn't care so I called the Company he worked. So the manager contacted me and told me that he was taking a late fee off and move the sublet fee to the guy who was subletting (After the sublet called.) receive payment for my sublet. After all that was talking care of that I would receive a check in the mail for the extra money I paid. But at that point I was paid in fall so when I didn't receive a check I just didn't care because at least I was done with it and if anything had a credit on the account, but now two years later (2018) I just received email with the bill and the manager added back fees and when I called they wouldn't let me speak to manager until the student realize he really can't answer my questions ans kept having to put me on hold to talk to the manager. Finally the manager the decided to talk to me but manager didn't want to hear why the bill was screwed up and when I asked him why it take 2 years he said he sent the bill to my forwarding address but it was never received and when I asked him what the forwarding address was he couldn't tell me. So make sure you keep all your records for the next two years so they don't try to screw you. read more

I currently live here at Province, and have been here constantly on the weekends last year (2015-2016). Yes this is a beautiful property and close to campus, but the cons far outweigh the pros. For example, athletes get special treatment with a discount on rent, while it is good for us, it's not fair to everyone else who may be in various clubs that are not acknowledged. Despite the discount, the cost is still unrealistic. We pay close to 800 a month - we should be given real leather couches, not the ones that fall apart and the faux, plastic-y substance that peels off easily and stick to your clothes. Oh, and they will charge you for new cushions if they subjectively feel the wear was too much. Several items fell apart a month after we moved in (blinds for our window, toilets, etc.) which were apparently our fault and we had to pay. You've seen this a thousand times but random utility charges that when you ask for proof or a receipt to confirm the numbers are not random, they refuse. Power went out for about 4 days, all food went bad, temperatures were below 20 degrees in our rooms, breath was visible, and we were told to find other living arrangements. Unlike RIT, they did not aid us in any way. Colony was given a $60 a day stipend to help them at least by food. Province responded by closing their office so no one would walk in to complain. Well you'd think we'd at least not pay utilities on trying to reheat the apartment, right? Wrong, heating is still paid for in ample amounts. Some of the staff is very friendly. They all receive a $200 a month reduction so they better be if they wanna keep their jobs. Not helpful in the slightest with issues, talk to a manage directly for any chance at a result. That being said, management is very poor. A mister Cahill has been rude and unprofessional on multiple occasions. When asking about power returning, he replied with his parents are still out of power so I shouldn't complain. Do they pay $800 a month for rent? No. This was highly personal and not what I would like to see from someone with "authority." I had a formal sit-down with him early in the year to discuss a fine. He would not look up and make eye contact. He remained on his phone or computer and would give short and dismissive answers. Even if you cannot help me, make me believe you care and aren't here simply for a paycheck. My friends have much more crude and negative things to say about this man than I do, so it's not just that I'm a single incident that is an outlier. Walls are thin, as you've probably read. I can hear my roommates whenever they are intimate. In fact, we've made it a policy to go to the other person's place so we all can sleep that night. We live on the third floor, and the people below us constantly complain about how we stomp around the whole day. Trust me, we are walking and not heavy set. If anyone is playing music in your building, chances are that you'll hear it. My apartment is filled with sedentary people, so I lucked out, but my friends apartments are a little less lucky. Good news, you may pay as much as a studio apartment in New York City, but you get your own bathroom, not going to lie, it's nice. Anyway enough of my rant. Park Point is better than Province (I believe), but they are run by the same company, so don't expect much more. In my opinion, live "on campus" in Colony, Perkins, etc. because at least RIT will take care of you. The Lodge has recently opened up, offers the same amenities as Province and is pet-friendly, it may be worth checking out. Province has signs hanging up trash talking The Lodge so they may be getting nervous that they have competition... Hopefully the capitalistic way of the world will force The Province to alter there ways enough to make it worth living here. If you read all of this, you're a true champ and smart enough not to live here, find someone better (off campus houses are a great option, doing that this upcoming year). read more

The worst internet system ever. It's always down and nobody bothers fixing it. This place is mostly for RIT's students, it's a tech-school. we can't do anything without the internet. People in the clubhouse are very irrespomsible. I have lived in aprovince for 3 years but I never got the clubhouse key. But lately, i need to go to the gym during the night so I asked them for that key. I have come over at least 4 times and they had all the reasons to not give me the key; "i'm not someone who can make that key", "you should see the manager", and finally is "our system is broken". And they basically never have it until I moved out. That's "awesome". The fee in province is not cheap at all compare to other places but the quality is pretty terrible. My friend just moved in and she got the same problem. How long does it take for them to make that key? When you ask for help or report any problem, it takes forever for them to answer. But whenever I dropped the check, they cashed the money right on the next day. wish that they work as effective as they cash the student' money. read more

Lived in a studio for four years. Good: furniture, applications, bed A/C and heat temperature adjustable BUS STOP!!!! Best sh*t. Bad: 50-50 chance to get a good staff team and it will be changed over time. I liked the staff team by the time I signed up the lease first time. Now? Meh, the manager is more picky and try to charge anything small. Garbage!!!! Jesus, there is one in this place. Don't be surprised to see some trash bags around in the hallway or outside of garbage. Smoking. There is no rule for this one. Well, you cannot smoke in your room and don't litter. They will provide you a bucket with sand next to your door. Smokers live nearly are disrespected to neighbors and you can smell the smokes. Depends on where you live. I never open the windows for the entire duration. Billing. Kinda ok. For studio, you don't have to pay up to $75 per month. No rollover. Ok, what's bad thing about it? During the winter, heat bill goes up and every two months, the RGE company just 'guess' your usage and usually overcharge. The staff won't disclose the bill to you and keep all money, even 'guess' overcharge. I live in the different apartment(not the province) before and I get credit from the RGE company for next month bill if the guess is overcharge - nice! Well, it won't happen in the Province. Noise: Some area are noisy and other area is quiet. Pretty depends on where you live. Partying: Good for some residents and bad for others. Depends on what you expect. Tip? Don't feel pressured on resigning the lease. You have to be 100% sure that you will live in the Province next year. 1 0 0 p e r c e n t. Sublet/charge/relet are not funny. I saw this on the lease. Maintenance requests are alright. Took me a day for the maintenance staff to show up and fix. Be detailed with issue to help them to get the order right thing before they visit you. Don't be afraid to ask. It is your best chance to get thing working before you move out or staffs will charge you for broken thing. read more

The management is awful and the apartments are cheaply built. The property looks nice from the outside but after living in a bottom floor unit I will not be renewing my lease. The maintenance workers were constantly entering the apartment without sufficient 24 hour notice. Don't expect to get your mail either. Mail is often misplaced or put in the wrong mailbox. Be smart, and take your money elsewhere. Rochester has many other housing options that are way better. Don't be fooled by the good looks, like I was. read more

A bunch of monkeys could do a better job of running an apartment complex. Province has broken their contract with me THREE TIMES. First of all, the apartments are new and mostly new-looking, but they are very poorly built. I've had problems with both mice and fleas in these apartments, and I've heard of a lot of people having problems with mold on first-floor apartments. This year, they tried imposing a utilities cap, which is unjust because in the winter, you can feel the cold air coming through closed, locked windows. They stopped after too many complaints, and then announced that they were starting again in April. We got this notice around the twentieth of April. Personally, if they want to save money, I think that perhaps they should stop spending my rent on daily giveaways of food and t-shirts and other nonsense. Second, back in the fall, my roommates (they put males in my apartment even though I checked "no co-ed" on my contract) harassed me so badly that the police got involved and told Province to kick them out. Province refused to evict them (even though they would have still been responsible for the full year's rent) and refused to let me out of my lease. They forced me to live with my harassers for another month until a spot in another apartment opened up. It was hell, and the Province management acted like they were doing me a favor and said to me "well, you chose to live with them" (I did not). Their handling of the situation was absolutely heartless. If you live with or around jerks, you're out of luck, because Province has a "boys will be boys" attitude. They refuse to enforce neighborly respect at all. I've had ashes and urine all over my balcony from the neighbors above, smoke in my apartment from the people below, nightly music from the adjacent apartment that is so loud, pictures would fall off the walls. I've also had open harassment from guys living in my building; once a guy somehow climbed up to our balcony and tried to get inside. Province refuses to do a thing. I'd advise people living here to call the police instead of Province, but Province won't listen to the police either, as I mentioned. About two months ago, my new roommates and I lost our internet. Our ethernet cables never worked to begin with, and while after six weeks Frontier was able to fix my ethernet jack, WE HAVE NOT HAD WIRELESS INTERNET IN NINE WEEKS. Province REFUSES to have it fixed or to reimburse us and keep lying to us about fixing it. (Please note: Frontier determined that the problem was due to people using their routers improperly and spoiling the network. Frontier cannot go into people's apartments and remove their routers. That falls under Province's responsibilities; particularly since their contract forbids the use of routers by residents.) We are continuing to demand action by Province, since my roommates still can't use the internet, and the manager, Ty, had the gall to say to my roommate: "We're getting real tired of you guys coming down here and bothering us with this." When we call the office, some (but not all) of the student workers are incredibly rude and unpleasant. We just want what we are paying for-- we're students! We need internet! Last thing: When I renewed my lease, it was marketed as 11.5 months, same as last year. That is what I was specifically told. Now, I can't say this is breaking the contract, because the contract apparently said (in fine print, no doubt) that the lease would only be 11 months if RIT went through with the semester change. That makes no sense, because the change was decided upon and finalized before Province was even built. Anyway, it's just another example of the unwillingness of the Province staff to tell the truth about anything. In sum, once you sign your name on that contract, Province completely stops trying to make you happy or even comfortable. I would like to note that I am not a difficult customer-- I lived here for a year and a half without complaining about a thing. It's truly unfortunate that this is one of the few options this close to campus; there is a housing shortage on campus so many people without vehicles have to settle for this joint after Park Point fills up. Trust me, you do not want to live here. Don't give these fools a cent of your money. Let them fail like they deserve. read more

I'm seeing a lot of negitive reviews from 2013, 2014...well, fast forward to 2017. My experience has been a good one. The complex is especially quiet, exceptional for the majority of residents are college students. I live on an end unit on the top level. No noise. Even outdoors, everyone keeps to themselves and its quiet. Construction is better than most. Furnishings are very decent and promptly replaced when worn-out. You'll need a quality mattress topper for the bed provided. Shuttle bus is a great feature bc you can't park your car on RIT lots when living off-campus. A plus when the bus drops you off at the building entrance/ no long walk from the parking lot in zero degree temps. Maintanence calls are answered within a day or two. Never had a problem with the staff in the office. Yup, more expensive than campus living but sooo worth the peace & privacy compared to dorm living! BEST part, you don't get kicked-out of your dorm room on the last day of Finals. read more

Let me start off by saying that I have been living here since this complex has opened and I am sorry for doing so because this place sucks some major balls. They run this place like a nursing home and you will literally have to die to get out of your lease. Good luck when you graduate and want to sublease your $750 a month room with three other roommates that you have known since freshmen year. For some reason they built this apartment complex in a swamp so after four years of the buildings settling in this cesspool all the dry wall is cracked, the foundation is uneven and they have these random man made lakes with trash just floating in them. Don't even get me started about the build quality of these apartments, you can stick your finger into the drywall it's so cheap. There was a party at one of the third floor apartments last summer that resulted in the floor caving in (no joke). They hire dumb asses and I mean dumb asses to work the main office, except Jessica because she's cool. They lose my monthly check frequently and blame me for some reason, I call to make a service request and they treat me like I have downs or something. If it wasn't for my awesome roommates and the fact that they literally trap you in your lease I would have split this place the first week I moved in. If you want to be scammed by a place that's masked in convince to campus and a reputation for parties then this is a place for you. Needless to say this province can suck a big one, end of story. read more
