RUN FROM THIS HORRIBLE COMPANY!!!! DO NOT ALLOW YOUR LENDER TO USE THEM. THEY WILL MASSIVELY UNDERVALUE YOUR PROPERTY AND USE COMPS THAT MAKE ABSOLUTELY NO SENSE! The appraiser that came to the property was there for 5 minutes and was clearly stoned. Where do they find these guys? A rehab facility??? Even though there have been several sales on my street in the last 6 months, not one was used as a comp. They get a one star only because the gal on the phone is kind and understands the frustration. Now if I could give 0 stars for the actual appraiser who came to our home, I would. Even as a top notch property appraiser the time should be roughly 10-15min for a quick appraisal. Nope not our experience. He was here for 4min. Four. We have it all on camera as well and it just boggles my mind that someone in this profession, when it effects multiple parties involved can be so lazy in doing the job correctly. Paying $850 for an appraisal and having to wait weeks for them to appraise my house was ridiculous. It took less than 15 minutes (from time they pulled in driveway, actual was about 7-8 minutes) and I'm still waiting to get the final report. I will never use them again. read more

Jasper, AL I do not normally leave bad reviews because I understand that everyone makes mistakes, but after reading all of the other one-star reviews, I see we have all had similar problems. The appraisal was way over normal price for an appraisal. Then it took weeks to get the appraiser to the home. The home was undervalued, even with reviewing the comps. It didn't pass inspection, so we called to get clarification of what was needed. We had a contractor go out and fix those things. Same appraiser came back out (another fee) and not only didn't approve of the fix she recommended, but also added even more things to fix. I really feel after reading all the reviews similar to mine, that this company is all about making money off of the client in any way they can find. This has been the worst experience with an appraisal company I have ever had. Use someone else. read more

We've bought and sold a number of properties over the years, and this was the worst appraisal we have seen. Apex just contracts with individual appraisers/small companies, so we ended up with someone from "Anytime Appraisals." The appraiser went out Friday, a week after it was ordered, and it was due two days later. After day three we called, and the customer service at Apex was had a very rude, dismissive tone, saying the lenders would get it the next day and then they would probably share it with us the following day. Yes, it was for a lender requirement, but we paid the $450 bill! The property is in a SFR mostly vacation community with only 50 properties in a tract off I-80 in Emigrant Gap. The appraiser noted the property had gutters/downspouts (none of them do up there) and that the water source was public (it is private through the HOA). He noted the area had a slight mixture of commercial and multi-family units, with employment stability being strong, and average access to amenities and shopping. What a bunch of drivel! It is 100% residential; there are no amenities at all in the area, and you have to drive 15 miles to find any. The only "employer" in the neighborhood is the Nyack Airport, which is run by the County and has one runway that is not even cleared in the winter. There are no multi-family residences that we've seen. Then the comps... marketing time was supposed to be 3-6 months, and he went back to the summer of 2015. All sales were supposed to be from the subject's area, within 5 miles. In fact two were from Soda Springs, a very different area about 15 miles away, with access to amenities and resorts. Those properties should have been priced adjusted. He also included two properties that were for sale, but had not yet sold. The underwriters red flagged on every single comp on Fannie Mae forms and sent it back. A couple of days later, the appraiser responded and said there weren't that many properties in the area, totally ignoring the Dec 2015 sale of a property down the street that would have put us much more in the ballpark for what we thought the property was worth. Of the two comps he added, one is technically in the next town over, and had an extra 10 acres of property (with a couple hundred fewer square footage, but surely they do not equal out), and one that is currently for sale on leased land! Not comparable, IMHO, in either case. We were hoping the appraisal would be a fair, impartial tool help us ascertain a fair market value for the home in terms of negotiating with the sellers. We had already taken a close look at comps, along with our realtor. Instead, with the various errors, bad comps etc, this $450 report simply came in at asking price, and while we had hoped that the days of the bad loans, rigged ratings agencies, poor appraisals etc were behind us, we truly question what happened in this situation. Yes, we got the loan and a house that we will love, AND we feel pretty confident that the property over-valued by 20-30k, AND we think that everyone got as much money out of the deal as possible. read more

Appraiser undervalued our home by a huge amount and even though both buyer and seller agents tried to show another home they could use, they refused. The appraisal was appealed with an alternative property and it was denied with an invalid reason. When it was explained why it shouldn't be denied, it was again denied with data that wasn't true. This brought a great deal of stress and compromise for both the buyer and seller. read more

Paid close to $600 which is far too much for a basic appraisal! We canceled the apprasial days before, the only reason I know about this company is because it showed up on my visa bill! They refuse to refund us and we never saw an appraisal or any work that occurred! read more

Hired Apex to conduct an appraisal of a home for $750, due in 4 weeks. They accepted, then a week later demanded a $500 for a rush charge to meet our deadline 3 weeks away. Of course this was paid. A report was guaranteed on three separate occasions, with the promised deadline coming and going with little explanation as to why. Now, days past the 4th deadline, It has now forced us to push our closing date back. No offer of a refund or apology. This should be considered criminal fraud both on the part of Apex and their hired appraiser, and we mean to file a claim against Apex with regulatory agencies. Any business that operates in this fashion does not deserve your money. read more

Worse experience ever. Before they even came to the property they were giving us a hard time. They came out looked it over complained about how to appraise a residential property that had a bonus kitchen said it couldn't be done then after getting a letter from our attorney saying the property is residentially zoned with documents from the town and still after 15 business days still nothing and say they can't appraise it so now we are moving on to a real appraise that can actually give an appraisal. The property is an old updated farm house with a barn two greenhouses 9 acres of land and bonus kitchen. read more

Their appraisers are dishonest and inaccurate. There were multiple mistakes in the appraisal report that they won't correct. They are over priced and they don't have any quality assurance or stand behind the work of the appraisers that they contract with. 1 star was even too much. read more

Worse experience ever. When I challenged my appraisal and shared more comparable comps they made me wait a week just to answer no. Even if I agreed with their answer on why they wouldn't increase my appraisal their answers were information that they could have easily obtained in 5 minutes. I emailed the company when my appraisal came through to contest it, I think the appraiser took offense as in "how dare he" and intentionally made me wait the additional week. Do not recommend!!!! read more

We have used Apex through our company AMC channel for about 5 years, and I have never had a complaint. Sure, there have been times where an individual appraiser wouldn't amend a mistake, or they were tardy in getting the report back, but Apex always, yes, ALWAYS, take care of us. They reach out, they keep us updated, and when they don't agree with the appraiser's take on things, they will call for a new appraisal for us. We never ask for anything more than good value and quality for our clients, and Apex deliver. We know the bigger and busier a company is the more likely they will have disgruntled clients, with volume this is inevitable, but the key is how it is handled, and I can hands down state they handle it always with professionalism, and integrity. They get my vote every time. read more

Wish I could put 0 stars. This is a TERRIBLE company... paid almost $600 dollars for a basic appraisal.. then had to have a reinspection appraisal done $200 of course they found something else they didn't like another $200. These are ridiculous prices a typical appraisal fee is $350-$400. They said it was high because we were buying in a "low density area" not true.. my mom is buying a house right now 6 minutes away from us right now same city just had an appraisal done for $350 and a $100 reinspection appraisal. Anyways we then had to switch lenders and we needed the appraisal transferred into the new lenders name and apex had the nerve after we spent almost $1,000 in appraisals with them to say "we don't legally have to switch the names over so we're not going to... you can order another appraisal for $575 through this lender." So now we have to get another appraisal done of course NOT through apex and start all over with this process... terrible company with even worse customer service! read more

If I could give a 0 star rating, I would. Their appraiser was slow to get in touch with us. Disappeared for 2 days without confirming any appointment and then force my husband to take unpaid time off work to work within his schedule. He was not willing to work with our schedule. This is the 3 appraisal we've had on our house including the purchase and he was by far the most unprofessional. He was late to the appointment and didn't communicate that he was going to be 30 minutes late until 5 minutes before the appointment, causing my husband to have more time off unpaid. Then promised the appraisal report in 48 hours but didn't deliver it for more than 4 days. He under appraised my house, dropping the value from 425k 8 months ago to 380k. We had invested 20k into upgrades and saw a significant decrease in value per his report. My loan officer attempted to work their process to get a correction made and apex would not budge. Horrible company that killed the refi completely. Now that I know how horrible they are, I will make it a point to not work with loan officers if they plan to use apex as the appraisal service provider. read more
