    My family found ourselves in a confusing situation concerning some property after my mom passed…read more Basically, it was time to sell our childhood home for our disabled elderly dad who could no longer live there. The main issue was how to muddle through the tax laws and see if he qualified for the "Step-up in Basis" help for surviving spouses. Fortunately, our family tax advisor referred us to Jeff Hamric of Sacramento Appraisal Group. We had kind of put things off and waited until the last minute. But Mr. Hamric was available right when we needed him. Especially since this is a time sensitive situation! It was necessary for us to find a State Certified Real Estate Appraiser (SCREA) to come to our rescue. We gave him the information needed, and he went right to work researching on how much my parent's properties were worth on the day my mom passed. Then, they gave us complete itemized reports that included photos of the homes, residential appraisals, certification pages, market analysis charts, location maps, value analysis, and an appraisal compliance addendum. Never did I realize how much effort and detail was needed for the circumstances we were in! The real estate agent we were dealing with had never even heard of the "Step-up in basis" tax clause! I'm so glad that my knowledgeable tax advisor, Anthony Wright, was on the ball and helped get us through this difficult time in our lives! And another big thank you to Jeff Hamric for his professionalism and expertise as an appraiser extraordinaire!

    I have to agree with the other review - this company is a joke. They not only undervalue real…read moreestate, they make blatant errors in their appraisals and then refuse to acknowledge or correct them when they are pointed out. Their attitude is so poor that the bank I was using said they would no longer work with them. I had the misfortune of having Chris Clark as an appraiser. Her method of doing the appraisal seemed to be find the lowest REO comps available and find ways to say your home is worth less than them. For some reason she believes that an obstructed view of a hill is worth almost $40,000 more than a clear view of downtown San Francisco and Oakland. Worse than that, she was so heads down she completely missed that the house had a view at all. Then, after filing a very well documented and supported appeal with C&D, they refused to reconsider or even acknowledge they made a mistake. Basically a horrible company that is too arrogant to admit mistakes and is more concerned with covering their @$$e$ than giving honest appraisals. If you have any choice in who does the appraisal for your real estate deal, stay far away from C&D.

Here is my response - 1) The two new appraisals were ordered because your report was deemed untrustworthy. This addresses your 1st point. I stated this in my 1st review and this update will exemplify the facts. 2) The Comp you considered....lets talk about the details a) My house is bigger by at least 1000 st feet and lot is larger by at least 9.75 acres (ACRES is the unit to note). b) According to your report, this increased the value of my house by $50,000.00 Lets ignore the land for now, assume that 9.75 acres is of $0.00 value. Therefore, the value of additional 1000 sq. ft. will be $50,000.00. This means that a 6000 sq. ft. house would be valued at $300,000.00 (50,000 x 6). Does this make sense to you. You valued my house at $1.9 Million. Hence difference in value (compared to $300,000 above) is 1.9M - 0.3M = 1.6M. Lets say you explain away $1M value with your marketing fluff (bank requirements, market, whatever). You still cannot explain the difference of $600,000.00 in the value from the value you arrived at ($1.9M). Oh by the way, what about the value of the land? Did you just miss that? Is this what your 23 yrs of experience in science of appraisal brings to the table? Here is what I would do if I were in your shoes - 1) Stop digging the grave and accept the mistake 2) Put in place preventive actions so that these type of blunders are prevented. 3) Move on, do not respond as I have many concrete facts to present Finally, I waited to write this response as I was expecting the new appraisal reports. One appraised the house for $2.70M and another one appraised it for $2.75M. each charged me $400.00 for the appraisal. Based on these recent updates, I will change the rating to -5 STARS (minus 5).
