The assistant manager that came to inspect it said it was very very clean, he was impressed. They don't charge deposits, there were upfront fees to keep them from having to deal with deposit refunds. He said no worries, he had actually never seen a student's apartment as clean as that. Glad I recorded that conversation on my 0cell phone. They, WITHOUT contacting us sent a bill to a collection agency!!!!! We are not rolling over on this. I hope they enjoy being taken to small claims court and being reported to the Better Business Bureau. We are soooooooo mad. DO NOT rent from these sheisters!!! You will be sorry. Live somewhere else and check reviews. We had checked reviews and saw they were guilty of this, but I knew we'd leave it clean, and we are fortunate to have attorneys in the family! Furthermore, what kind of collections agency does not require proof that companies have or have not tried to collect bogus fees? We ought to sue them for that also.

Alex Fenzi is beyond avaricious and repulsive, overtly flaunting his wealth within the complex with his assortment of flashy and loud vehicles, meanwhile consistently neglecting his responsibilities as a landlord. There have been instances in which they neglect to inform future tenants of major issues within proposed units, including not only pest infestations but also neglected, substandard A/C units and water heaters that lead to higher utility costs for which the residents are completely responsible and receive no form of compensation for. It is mandatory, through the terms of their lease, that every tenant is allowed cable/internet services through Charter Spectrum alone--leading to incessantly slow internet speed and frequent outages spanning the entire premises. Although they have cameras monitoring certain areas within the complex, they refuse to utilize them when made aware of instances of money stolen and damaged property on premises. Parking is a nightmare with various three bedroom units only having two spots, forcing people to park in the street or on the grass. When one of my two roommates moved out with no notice whatsoever and in doing so severed the terms of the lease she signed, Fenzi did not hold her accountable in the slightest. We were told we must cover her portion of the rent in addition to our own or we would all face a lawsuit; all this occurred just one day prior to the deadline for next months rent. Additionally, they claimed to have found damages to the carpet in her room and held us responsible for that cost as well; they later rescinded this fee when we refused to pay by citing the third tenant as solely responsible for damages confined to her room. Then they made it out to seem like they were doing us a favor. Rent from somewhere else and save yourself the inevitable headache.

Gave me a list to have completed, We deep cleaned this apartment turned in the keys. She told us $200 automatically comes out for them to hire a cleaning service. Our apartment was left completely spotless I have a video to prove it! How can you take $200 from OUR money to hire a cleaning service? She said she will be in touch if she needs to charge us for anything else, lol WOW. At this point I don't expect a deposit back. Never been late on rent sometimes even paid rent twice in one month to prevent being late. We stayed there for 1 year. It's a quiet sometimes, it's full of college students so it's a lot of late night loud music & yelling (That was expected). The pool is ALWAYS dirty. Apartment was a little outdated but not too shabby. Maintenance will come into your apartment weather you are home or not. It's not a bad place to stay we were really good tenants. It's just a slap in the face that they'll go through hell and high water to keep your deposit & nitpick about any and everything.

It looks cute and nice on the outside, but on the inside of the office, it is nothing but hell. The two women in the office lied and twisted words between myself and other people involved with the apartment. They will smile in your face, and do you dirty. These issues went on for weeks. Once we finally talked to authority, in hopes to get some clarity, she too was just like them. Three peas in a pod. Three rotten peas. It was to the point where I no longer felt comfortable or safe moving in there. I am sparing you the details, but I am telling you without even knowing you, save yourself and look elsewhere.

    I've lived here for over 2 years now and wanted to post an honest review of my experience. The only…read morereason we won't be renewing is because I'm building a house that will be done soon. Although I'm ending my lease here with a different staff than the one I signed on with: Madyson, Tommy, Rachel, and the maintenance staff are some of the nicest people I've ever met and I genuinely have great things to say about living here. I'll put some key points in a list: * Maintenance: a pest company will come and spray every apartment in and out every couple of months. The office does a good job of communicating this with the residents beforehand. Maintenance will also change out your air filter at this time. A couple of times I had ceiling lights go out that needed replacing and within a buisness day or two of my maintenance request, someone was here replacing it. Always very nice too. * Gates: When I first moved in, the gates only opened via code on the call box or automatic entry sticker on resident vehicles. Then someone rammdd into the code box/pillar destroying it and it's been iffy since, so the office sometimes leaves the gates open if it's acting up. I always felt very safe at this complex at all hours. * Mail: they provide you with a mail key and I recommended you sign up for their locker system for packages to be kept in until you receive them with your texted code. * Pool / Amenities: Maintenance cleans the pool every morning and wipes the lounge chairs down. Every so often they close the pool to shock it. The outside bathrooms and gym were always clean when I used them. The clubhouse was always stocked with cold waters and Starbucks coffee. I love how the office had Halloween activities for the residents and a gift wrapping station during Christmas. My dog also loves the park and there's usually no one ever in there. * Parking: Covered parking is an extra $40/month (I think). I personally did not opt for it, but I could see one needing it during the summertime if you have a black car or during hurricane season. I never once had an issue getting a parking spot close to my apt. * Trash Valet: HIGHLY recommended using the trash can they provide you ONLY for trash valet. Then buy a new one for inside only! Our given trash can stayed by our front door at all times. It's required your trash bag(s) is in a trash can so pests can't get to it and there's no leakage onto the concrete. A maximum of 2 trash bags outside are allowed (stack them ontop of one another). Personally, I never had an issue with maggots or ants like some other residents. I feel like that's a personal issue on cleanliness. Trash valet was always on time for us and if I ever ran into the company's staff at night while they collected, they were very nice and greeted me. * Landscape: I guess this is where I have to mention a couple of cons. The landscape and upkeep itself is beautiful at all times. But once I started working from home...I kid you not the landscape company will be wacking weeds, mowing, and leaf blowing from 7am-4pm. They are here like 2x/week and even from the third floor it was so loud. The second con is the dog poop. It got worse during year two and residents just do not pick up after their pets. There's land mines everywhere in the grass and it does cause a bad odor in the summer heat. The office tries to send reminder emails on picking up after your pet but it doesn't help. I have to clean my dogs paws after every walk (4x/day) CONS: * I live close to the pool and during the summer, people party until 4am. It gets loud on the weekends. Living close to the pool also means wasps and love bugs favor your balcony. I usually can't go on the balcony until winter. The office provides you with a special wrist band to keep on you when at the pool but unfortunately, they never really checked people for it so lots of times randos were there trashing the place. * The grills at the pool can be very dirty from others not scraping it and some have little propane left in them * The sprinklers go off at random times. Some parts of the sidewalk never dry from it so my dog and I are constantly walking in thick mud * The power used to go out randomly...like alot. Even on a beautiful sunny day. But that got better during my second year. Overall, I loved it here. I thought the price is justified for what you get. Your first year will be the cheapest since it's discounted so naturally rent will go up the next year. We were still okay with their offer when we re-newed. The renewal offer is given about 3 months before your lease is up. Note: Renter's Insurance is required. You must show the leasing staff proof of this each year in accordance with their requirements.     My name is Lynn, and I signed a lease for property at 14216 Woodlands drive #94 in Hammond La., on…read moreOctober 21st managed by the property management company Rent Louisiana LLC and owned by Christopher Pugh a pharmacist in Ponchatoula Louisiana. Despite renting me a unit that had buckled floors from dog urine, they told me it was from flooding, but a neighbor confirmed that it hadn't flooded there in the 25 years she had been living there and that the prior occupant had dogs. On the 27th when I went to move in, I found a dirty unknown white powdery substance, a paper bowl and what appeared to be a rather large rat dropping with a hair attached on the top of the refrigerator. I have attached pictures to verify this along with all of my other findings. I then opened up the kitchen drawers only to find a significant amount of rat feces. There was also dog medication, and other medicines left in the kitchen cabinets confirming what the neighbor said about the prior owner having dogs. There were other areas with dog hair and the toilet hadn't been cleaned and had human hair under the lid. I was so disheartened that I reached out to two of my close friends. One owns rental properties, and the other attended law school in Oklahoma. I showed them the pictures, and my friend with the rental properties said he would never rent one of his townhomes out in such a condition because it could make him legally liable and that being retried military, he took a sense of pride in his property and being a man of faith, had no desire to be known as a slumlord, or to pay a shady management company to keep his name anonymous if he were. My law school friend said there's a reasonable person standard as well as an industry standard, and that it isn't unreasonable for a new tenant to expect the property to be cleaned and ready to move in, just like it's not unreasonable to expect your hamburger at McDonalds or Burger King not to have hair underneath the bun. I requested to have my lease canceled and my first months rent of 1150 and deposit of the same amount returned. Emily with Rent Louisiana said the owner was wiling to cancel the lease and return my first months rent but would retain my deposit of 1150 due to other qualified applicants being turned away. I am a single mother and nurse who works 12 hour shifts in a stressful environment. I am selling my home and seeking to move to Hammond to be close to my daughter who is in nursing school there and now I have to look for another place to rent because my house is already sold and I have yet to receive even the first months rent that Emily said would be returned much less my deposit of 1150. I am now out 2300 dollars for a unit I was in only twice in 7 days and had everything out on the 8th day and the key returned per Emily's instructions. How can a company and an owner operate in such egregious ways? Would you want your daughter or mother to move into a place that clearly isn't clean and could pose a health risk due to rat feces and urine in the places where food and utensils are stored? Please see the attached pictures. Fortunately I have friends who are lawyers and other friends who own rental properties and operate in a much more honorable way. They will be helping me purse legal action as well as contacting the health department to report violations of Louisiana codes. I hope this review will help those who are considering renting from Rent Louisiana or Christopher Pugh.
