We were paired up with Steve Kirby as our agent. I just love Steve. We scheduled a meeting with Bernice and Steve to discuss what we needed. We received a complete power point show about what community was where and amenities. A complete geography crash course. Remember, we were coming here sight unseen based on this presentation. They took over 2 hours to go over things which totally helped us understand the RVA area. After this meeting we went home and started receiving portal updates. We starred the items we loved and trashed the ones that weren't our type/style. Every day was exciting to look at this portal. (I hate to say it, we miss the daily portal.) During this 3 or 4 months of time both Steve and Bernice were available if we needed anything. When we found our home Steve set up the inspection and processed all the paperwork needed on their end. When my husband and I found out that we were expecting and decided to look for a larger home, we came to Mock to express our request of our "perfect home" that was within our price range and in our wanted school zoning area. He was very patient with me, because having a strong Asian background I had specific feng shui requirements (such as the stairs not facing directly in front of the door). Before we knew what we really wanted, we explored the available options that he had for us to get a feel of what we wanted in our home and what we would consider perfect. I def know that with the money that we were putting in, I made sure to ask as many questions and address any concerns that I had on each home - which he did not mind at all (Thank you Taylor!) haha. What I really appreciated from him was when we made plans to check out 3 houses one weekend, but found out the day before that one of those houses was going to have an offer put in - which means that we would not be able to see it if we were truly interested in purchasing. He rearranged his schedule and got us an opportunity to check out the house before it would be potentially be off the market. We checked it out and was so close to saying "yes" to the house, but we had found out that the kitchen was not facing in the right direction (according to our custom feng shui). We sadly had to walk away from the house, but he did not give up on us! After the Thanksgiving holiday, we made an appointment to check out two houses over the weekend. The first house we checked out just screamed out liability risk (that tends to happen to you when you work in the insurance industry) and just couldn't move forward with their backyard. The second house that we saw ended up being THE HOUSE that we fell in love with. It was within our price range, had a majority of what we wanted in a home, backyard is beautiful, and...it had ALL of our feng shui requirements. I have to admit, although I may be making it seem like we've been searching homes for month, we had only been looking at houses for less than a month. Taylor has been wonderful in keeping in touch with us and amending any changes on the system the company uses in order to narrow the search. Very responsive in his emails and answer any questions that I had in the search. Anyways, we are to close this month and we couldn't have done it without his help. Be Careful before signing a listing agreement with Gary Duda!…read more Gary was referred to us by a family friend. We were excited about starting a new opportunity and beginning a new chapter in a different state. We decided to put our house on the market and to use Gary as our listing agent. Our next door neighbors house sold within a few days of being on the market. Other houses in our neighborhood had sold within 2 weeks of being on the market. We expected our house, which was very upgraded throughout, to be under contract very quickly. Days turned into weeks, and weeks turned into 50 days on the market without an offer. Our frustrations began to mount. During this time, 2 other homes came onto the market and went under contract at full asking price. We tried lowering our price by $20,000 and still no offers. We decided to terminate our listing agreement with Gary and go in another direction. This is when Gary informed me that we would owe him $445 for his expenses. He wanted $200 for pictures, $150 for an agent to conduct an open house, $50 for sign installation and $45 for printing. We were ok with paying for the pictures as long as we could use them in the future. We were not ok with paying $150 for another agent to conduct an open house, $50 for a sign with his name on it and $45 for some copies. I asked him where in our listing agreement did it state that we owed him any of his expenses? Long story short, it doesn't! However, Gary would not release us from the listing agreement without paying his "expenses". We had a decision to make, pay his expenses or leave our home on the market with him for another 60 days. We decided to pay his expenses and go in a different direction. We are very disappointed with how Gary handled this! I want to warn others to not make the same mistake as us! READ the listing agreement carefully before you sign it! I would demand a clause that says "100% Satisfaction Guarantee" before listing with any agent, not just Gary.
