Normally (well, what is 'normally: I hadn't been here for 7 years), i stay at the Casa do Arrabalde but it was still closed this early in the year and Isabel, the manager, sent me to this new hotel which was a nice surprise: the reception was overall very friendly (except when I arrived at 12: they still had to clean the rooms). The room was across the street. Very modern, but everything in good working condition. Breakfast was quite extensive and a bit on the sweet side (this is Portugal, not Germany). If next time the Casa do Arrabalde is closed, I will definitely come back here. Price is also perfectly acceptable.
