With that, having our potential home inspected by a reputable inspector is something we do every time we purchase a home, including if it is a new construction home. We chose to utilize Larry Davis with Davis Professional Home Inspections, as our realtor knew him personally and assured me he was reputable and thorough in his work, although she gave me a list of multiple home inspectors as well. Larry has now inspected two homes for us, and we couldn't be more pleased. Not only was he thorough in his inspection, but his report was both clear an concise, and he was incredibly helpful and professional. We first hired Larry to inspect a new construction home in El Dorado. The home was approximately 1900 sq. ft., a three bedroom two bath home, and Larry charged us $300 for the complete home inspection. The inspection took approximately three hours, and both my husband I were present for it. My husband and I were actually planning on driving out of state the day we saw this home for the first time, but we wanted an inspection to occur immediately, so I called Larry--and he was at the home working on the inspection within a couple hours. Throughout the inspection, Larry was certain to talk us through his concerns and explain things in person, which made his report incredibly easy to understand! Further, I had the inspection report that evening after he completed the inspection! As a result of Larry's report and consult with close family and professional advice, my husband and I decided to terminate our contract with the seller. When we finally found another home, I called Larry again, because I felt so assured by his manner and work ethic. This home was a four bedroom, three and a half bath home, 1978 sq. ft., and Larry charged us $325 for a complete home inspection. Because we had hired Larry for another home inspection, he discounted the price for us from $375 to $325 for this size home. This inspection again took approximately three or three and a half hours to complete, and Larry was again thorough in his work and took time to explain things along the way. Again, his inspection report was completed that same night. As a result of Larry's report on this home, we've decided to move forward with our contract with this home! In general, these are some things you can expect with a home inspection with Larry with Davis Professional Home Inspections: 1. As I've already stated, thorough physical inspection and through written inspection report 2. Takes time to explain things to you and makes sure you understand 3. Provides recommendations in person and in report 4. Encourages you to ask questions/request clarification in person or later if you think of something! 5. Provides a "recap" for you if your there in person! These are my tips for a successful home inspection: 1. Choose a credible home inspector 2. Be there in person, every time. Follow along. Take notes. Ask questions! We believe that Larry is THE home inspector for us, and for anyone. If you are considering purchasing a home, or if you're even selling your home--consider a home inspection, and choose Larry. If you do, you will never get a home inspection with cut corners. About a month after we moved into the home 3 years ago, we found mold under the home. When we called Inspector gator, they said that it was possible that the mold wasn't there a month ago (unlikely since the mold was visible and had been there a long time). The Inspector also noted, after the fact, that he was not able to access the underside of the home because the crawl space was too small. He did not mention that he did not check under the home when he was de-briefing us. He also said, while we were talking in person, that there were no substantial issues to note, but buried in his 60 page report, he noted several issues. There were a number of issues that we found in the months after closing (leaking gas, failing septic, incorrectly routed sewage, etc.) Buying a home is a substantial purchase and buying a lemon is a substantial burden on the home owners. DO RISK IT! NEVER USE OR TRUST THESE FOLKS!
