Would avoid any properties using Arrico mainly for the lease its a nightmare, cost me like 6K out of pocket when we had to end the lease early. They mask the landlord yet want to be held harmless in all litigation no way to file a complaint through them. Our agent was good the lease was the main issue. I would just make sure you have an attorney review the lease prior to signing it. Not only was the unit delivered in atrocious condition with AC broken, Sink Broken, Stains all over the ceiling in garage, Previous tenant trash, chipped and scratched everything, the condo was filthy and that was an understatement not sure if pigs lived there prior to us or human beings TBD. I sold real estate in the past and like these companies do not care at all they represent the landlord and will take your money if they get their hands on it. They soaked us for security deposit, extra month rent, $600 in fees and a ridiculous plumbing charge that was existing. I am teetering on just going to court about it for the mold present in the unit at time of lease commencement. They also sent uncertified workers out each time so watch out if you're home alone you will have no recourse is something occurs since they're held harmless. Won't communicate unless written by hand via snail mail, nice 1930's principle to boot. You all suck and Paul you're a thief, wishing you the worst of luck with your trash business. Said base boards were dirty. This 56 year old man spent 3 days scrubbing every baseboard in the house. Lie. I went so far as mopping garage floor. They claimed $350 to clean the home. Absolutely disgusting and unprofessional company. The house we are in right now was built and maintained so poorly before we moved in that multiple people lived here for less than a few months after moving in (we heard this from all the neighbors). Anytime we had an issue, we would mostly deal with it ourselves since anytime we messaged "Penny" she was either extremely unprofessional and rude, wouldn't respond at all, or would takes weeks to deal with the issue. We have been in our home since October 2017, and have ALWAYS paid our rent. Even through COVID when we were struggling, we paid on time. We only asked for an extension 1 time (February 2021). They didn't care to work with us, and instead... sent us a 3 day notice. Even though there was a federal hold on evictions. STILL we paid within that time and they slapped us with so many fees it was ridiculous. It really just proved that they don't care about anyone or anything. Now today, after asking for months if our lease will be renewed, they send us a 6 week notice. I have 2 children under 6 and this is going to be impossible to find a new home in that time. Do not rent from them. They don't care about you, if they think weeks is enough time to find a new home after being in the same place for almost 4 years, they have their heads up their stuck up asses. read more

The day we were suppose to move into our rental prosperty we discovered the house was flooded with 4+ inches of water. apparently the cleaning crew left a toilet running and it flooded the home all night. There was also a leak in the garage from the ac unit. The home was obviously unlivable so we had to go to a hotel for about 5-6 days while the water was removed. we had a huge electric bill from all the fans and dehumidifier as well. PMI arrico refused to reimburse us for our hotel stay. I wouldn't recommend renting from them because they obviously don't care about their tenants. read more

After reviewing several property management companies for management of a single family home, I settled on Arrico. The rates at Arrico were competitive. The deciding factors for choosing Arrico was the sales representative's availability and knowledge of the rental market in my area. I spoke to one company from Orlando and the owner laughed when I advised him of my rent target price. When I advised the representative from Arrico what my rental target was, she advised me that it wouldn't be an issue. She then stated if they didn't receive any interest in the property at that price they would simply lower it a few days later. She made it evident that I had a say In how my property was managed. After listing the property for rent, at my requested target rental rate, multiple people contacted the representative and the lease was signed within a week. Since then, I have been very pleased with the company. Both Lisa and Sarah have always been available, helpful, and prompt in their communication. They do an excellent job keeping owners up to date, while still managing the property from lease to maintenance issues. I receive payments timely and have not experienced any issues to date. I would highly recommend Arrico Realty for owners with multiple rental properties or just one. read more

We worked with Alex Roman as a buyer's realtor and it was a good experience all around. Alex was very knowledgeable about the purchasing process and all of the different facets involved. After some mixed messages were received regarding an HOA pet policy, she was meticulous in making sure our 3 dogs would be allowed at a property we put an offer in on. She also worked hard to help deal with some unreasonable demands that our lender made. In the middle of the whole process, the COVID-19 pandemic issues arose and despite the craziness of the world, Alex kept everything on track and we closed on the date originally planned for. Total rip off. So let me start off by saying the lady in the office who is supposedly the manager is rude AF. That should have been a red flag . When we moved into the house it was dirty needed paint and the carpets were filthy also they left things in the house that we had to live around. 2nd things they said they were not going to paint or clean the house or carpets so we spent two days plus our money and cleaned up. Now we had issues with management and them not paying dues on time which ultimately ended up with us being harassed by the hma. Not being able to use the pool because of it and also our grass abd filters every month we have to call them to make them cut it which all was included in the rent . So fast forward to us moving out and do you know these people had the NERVE TO KEEP HALF OF OUR DEPOSIT BECAUSE OF WEAR ON THE CARPET AND PAINTING ‍ stay away from this place I definitely will tell anyone who will listen not to go there I'm even debating on hiring some people to stand in the street to earn people to avoid it at all cost read more

I hired Arrico in December of 2015. I can say that Alex found a great tenant, and super fast. 5 out of 12 months I had to email Arrico to see why I was not getting a full owner draw. Most of the time it could be explained, however, a few times they sent me a new statement (to my email, it was never on the portal) which explained the charge. Or they would show me the yearly statement which would show I got the correct draw, however, the monthly didn't match. When asked why I was told "It is an issue with our software mitigation". In one instance I was charged for a repair that was covered by my home warranty, but charged full price. When I asked about it, they said they were not aware that I had the warranty and I had to send them the fax information to prove that I did already share it with them. They acknowledged the mistake and refunded me the difference. There were enough "odd" charges that I talked to Laura in the office and she said she would put a note on my file to have someone communicate with me when I would be charged for something. That tenant left and Samantha was great and found a new tenant. She explained everything very, very well and I have zero complaints about here. This is where the issues began..... I had reservations about using them again but to be honest it was easier than starting over. Between April and September I never had a complete owner draw. In one instance I was charged for new door knobs as mine were corroded, but they were not when the previous tenant moved in. But they didn't charge her. They charged me it. When I asked why they said they emailed me to let me know of the charge but I never received it. I asked them to resend it, but instead they sent a copy/paste of an email. I asked again to have it resent and they didn't. The email even said that they would not do anything until I replied. Well I didn't reply.... They could not produce the actual email, or they chose not too. Then I was double charged for something. I was charged $75 once month for it, and 62.50 and 12.50 the next month. When I emailed they said it was the same charge and I was only charged once, although the math said differently. Then they once again sent me a yearly statement that did not match the monthly but it wasn't published. Similar things happened with lack of communication and charges that were explained later with different statements sent to email accounts and not pusblished to the portal. Finally I had enough and they ended my contract. I sent emails and personal voicemails to the owner and he never answered them. If you use them, save EVERYTHING. I have everything still in the event that they send me a bill for something now that our contract is over. Their final move was sending my certified mail and a check to refund the tenants deposit to my maiden name. I asked them specifically if I had to do anything with them to change my name and they said no. It worked out, but with extra hassle. I don't think it was intentional but it shows that they don't keep books the way they should. The accounting is all over the place and their communication skills aren't very good. I typically don't write reviews but I feel that potential landlords should know the entire truth. ******i notice the owner Paul replied. I can assure you that there are MANY lies in his reply and I have screen shots and emails to prove every single one. 1. I did share my home warranty information with them, they didn't log it. When I asked about it they asked for proof of my efax transmittal and I shared it with them. I gave it to them when I signed my contract. I have email proof that this was their fault. And their apology for it. 2. When I got married I asked what I needed to do. The answer was that telling them was enough. I have email proof of this. 3. The software mitigation issue was not just an issue after they switched over, as Paul stated. I had issue BEFORE AND AFTER the switch. Yes, they fixed one but the rest was money I never recovered. 4. They did terminate the contract, however, it was likely because the tired of me asking questions about missing money every single month (yes, I have proof). I called exactly one time and I did raise my voice, but never cursed. You would raise your voice too if for the 7th month in a row money was missing that could not be explained. I also had already asked them to send me the procedures for getting out of my contract (I have email proof). 5. Regarding that the email may have been blocked as I use my work email. Please explain how every other email came through AND how every email came to my regular email and my work email. Was it blocked by both? Even though all other emails got through? And I check junk and spam daily? Very odd. read more

We are from out of the country and it was not easy to find someone to assist us in finding the right home for our family to rent while living in Florida. RENTER BEWARE! Arrico hides their exorbitant fees to string you along throughout the application process. I got 3 sets of fees disclosed along the way, 2 sets after I'd begun paying. When I got fed up with the 3rd set of fees, revealed the day i was to move in, I asked to have them taken off as I was unaware of the moving out fees that would come out of my security deposit - even if I'd left the home in perfect condition. I was relayed a message of "no" from Paul and told that "everyone pays those fees". So I backed out and rented elsewhere with Progress Residential, who's fees were much lower across the board. I emailed Paul directly (since he wouldn't call me to discuss the situation) and let him know of my frustration. He didn't bother to return my call. Save yourself the aggravation. Use a company that will disclose all of their fees upfront. This company is too shady to trust your next move with. read more

Throughout the process of renting/selling my home, the only good experience was with Arrico Property Management. I would not hesitate to use them again or recommend them to friends and family. Paul and Penny are very professional and went out of their way to help my wife and I in a difficult situation. We attempted to rent ourselves, without a property manager, which turned out to be a huge mistake. The tenants stopped paying rent a couple months in and wouldn't leave the house. When they finally left, the real damage was found. Paul and Penny were integral in the repair process and their vast experience in the region has allowed them to bulid a trustworthy network of contractors, plumbers, cleaners... Their trusted "people" were usually cheaper than other estimates and always did a professional job. During the repair process, Arrico already had a new tenant ready to go, even before it was to be placed on the market. They couldn't have made it easier. We were skeptical at first about hiring Arrico Property Managment because of some reviews we saw online. In addition, their BBB rating is a little misleading. Because of this, we looked at most of the other managers in the Tampa area. We actually hired a different prominent company who treated us like a number and not a person. Subsequently, we parted with that company and started looking again. After asking around to some local realtors and some property managers south of Tampa, Paul Arrington and Arrico Property Managment kept coming back up. We decided to talk to Paul who explained the reviews and BBB rating to us. If you look at the reviews, you can see that they are from Renter's who were not happy about a magament company upholding the contract that was signed by both parties. As a property owner, that's exactly the type of company that I want. In closing, I would not hesitate to recommend Arrico Property Management for renters or rentees alike. I hired Arrico to manage a property I have in Valrico. I approved a bathroom repair bid for $3,960 and Arrico hired the contractor to do the job. Then unbeknown to me, they hired a second contractor and paid them $1800 to finish the repairs. They withheld the $1800 from the payment due to the original contractor and the original contractor placed a lien on my property because they were not paid in full for the work performed. Keep in mind that I'm kept in the dark until the day I received the lien notice in my mailbox. I reached to the original contractor and they were kind enough to forward me a correspondence between them and Arrico Realty & Property Management. The essence of the correspondence is that Arrico is trying to get a discount from the original contractor AFTER the contract was signed and the job performed with the argument that they had multiple bids for the job, all of which were with better terms?! No other bids were ever presented to me, if there were indeed other proposals - why weren't they presented to me and why did Arrico chose to work with this contractor?? I'm curently working with a law firm to recover the unauthorized payment of $1800. Other feedback: Very slow to respond (if at all), sloppy accounting - I was double charged on a couple of occasions and had to point them to their accounting errors (which they corrected). A month ago I gave them a notice that I no longer need their services - they responded that they'll send me the cancellation procedures - this was more than 3 weeks ago, nothing yet - this will give you an idea what to expect from them. read more
