I have been a tenant of this organization and they have lowered their standards and increased the rent consistently every year. I have rodents and they refuse to fumigate, they will only perform the bare minimum due to cost. Meanwhile they have consistently increased my rent every year. They blame tenants for trash in the yard, when they refuse to provide a dumpster, they'd rather just put multiple trash cans in front of the complex that blow over and are horrible curb appeal. Maintenance doesn't respond in a timely manner to requests and frankly their properties are outdated with old fixtures. I have to replace a long halogen kitchen bulb as a tenant without maintenance. Who has those in their kitchens any longer? Property Management is actually providing management services. Vintage provides" property avoidance" services. They constantly request paperwork for pets, monthly fees for filters that aren't needed and can't be reached to be changed anyways. It's just another way to nickel and dime the tenant. Meanwhile when something needs repaired they refuse to do it, or claim it's the tenants responsibility. Take my advice, worst place I have ever rented from. I wish I could break this lease, but they're so money hungry they would certainly retaliate. This organization is absolutely awful and deserves negative stars... They should be ashamed to have tenants knowingly living with rats and to do the bare minimum due to costs. If you are debating on living in a Vintage Managed property, I strongly encourage you to reconsider. My lease ended 3 months ago and I just this week received threatening calls from a collection agency that I was sent to collections due to "damages" that Vintage charged us for. Keep in mind, Vintage never informed us on any charges. I called Maria Cucurullo who was one of our many property mangers (thinking it was a scam) to clarify the charges and it took her 2 days to put me in contact with her manager, Trisha Furlan. After 3 days of asking for what we were being charged for, we were sent over some "damages" for a grand total of $1,577.13 and no specific breakdown. Trisha agreed to help me over the phone to resolve the issues and said she was going to send us a specific breakdown of all the charges. Ironically, Trisha went completely unresponsive following that phone call, even after several attempts of me leaving voicemails and emails. Some "damages" included changing a lightbulb that was the wrong size in a fixture we never touched, cleaning the LINT TRAY in the dryer and cleaning the washing machine vinyl due to discoloration, lubricate slow sliding glass door track (the door is original in the 50 year old building and never slid properly when we lived there), paint walls because of nail holes (repainted an entire bedroom and charged extra to match the color...), replacing a smoke detector (no idea why or where it is stated that it's my responsibility).... leaving behind air filters (Vintage personally sent us air filters in packs of 3- why would we throw away unused ones?) and trimming a 3 story palm tree in the back yard of the condo complex because the palm was touching the railing of the porch?... We did have 2 legitimate charges which I admitted to Trisha- two broken blinds and 2 drawers with items accidentally left behind (although one of them had light bulbs and house supplies in it when we moved in). If you already live at a property managed by Vintage, you should demand a physical walk through before you turn in the keys, and require them to sign off on any damages you agree to in person. If you've already moved out, and have not heard anything, don't wait, contact them for any damages because they could send you to collections without any notice, even though it's illegal and not in compliance with the terms of the lease. If they have wrongfully retained your security deposit or put a claim in against you without proper notice (they are required by law to notify you within 30 days), you should file a complaint as we are doing with the Florida Real Estate Commission 1-850-487-1395 (Residential Asset Management dba Vintage Real Estate Services License Number CQ1030358; Broker of Record is David Sigler License Number BR3273440). You can also call the Better Business Bureau at 727-535-5522. We lived in a home that had rats and rodents!! One day I saw one run across my floor! The don't come repair things timely. My tub was peeling and chipping. I had young children that we had to watch because it was chipping. Along the foundation of the home, you can see rodent holes and access to get inside the home. I heard rodents in the walls and roof and they barely came to see about them. One guy came out and claim he caught them , and swore up and down there werent anymore. He sat more traps, then came back and caught 2 more!!! At this point we were done. I witnessed my small appliances in a lower cabinet chewed up! This "repair man" came out and used foam from a can to seal up this huge hole in the cabinet! I had furnace problems, leaking water and going out. It took weeks for them to replace my furnace! DO NOT RENT PROPERTY FROM THESE CRIMINALS OR AT 1914 WIHTE CEDAR WAY. Property owner Veronica D. Knight. The property is old and need of much repair. When we moved in, the unit was not cleaned, and several items were damaged which was noted on the check-in app. I had to put in several maintenance request to get the unit into basic living conditions. There were several security violations. In addition to that, the sprinkler system malfunctions causing water to run overnight. When reporting the issues to Vintage, they informed me that the increase in my water bill was my problem and not the owner. Approaching the end of my lease, I was informed by Vintage that the landlord did not want to renew because we put in too many maintenances request but a couple of months before lease was ending, they asked if we wanted to renew. Then I got a call a month out asking if we could stay until the owner sells the property. Here is the kicker, we got a bill in the amount of $4300 in damages knowing that I have a security bond in the amount of $2700. Basically the owner wants me to pay to get her property in ready to sale condition with the help of the property management company. read more

Vintage management is the main reason why we moved out of our house after a year. They're horrible. They NEVER fixed any of the items that were damaged when we moved in. They didn't keep up the landscape as was stated in the lease. It took 6 months to get the handle on the microwave fixed, and I'm sure that they only finally did it because we were moving out, and they had to re-rent it. Oh, and the landscaping was done quite nicely a couple of weeks before we moved. Let's see, what else... oh yeah, they sent out a form to declare if I was going to stay or leave 2 1/2 months before the lease was up and required a response in 7 days. We didn't know if we were or not, so we didn't respond (lease says we need to declare at least 30 days before, not 75. Anyway, they charged us $35 for not responding. They sent out another 45 days in advance and charged us another $35. They won't respond to texts and won't listen to reason. To top it off, I got charged $1,100 on move out because of bugs in the garage light fixtures, a missing light bulb, a battery in the garage remote, a couple smudges on a door that they had to wipe off. Wanted me to replace a bathroom cabinet for watering damage from a broken pipe that also was not my fault. My wife and I stayed in a town home that was managed by Vintage. My wife and I are both teachers and take pride in keeping things clean and organized. Upon moving out, my wife and I spent hours cleaning the floors, Windows, carpets, fixtures, etc. Once it was time for our deposit to be returned, they ended up taking more than $300 from our deposit for "cleaning". When we asked for receipts to show the price of the cleaning, they would not provide them. My wife called them for further information and Dave Segglar was rude to my wife and even called her a name starting with a B! Don't fall for his false comments on any previous comments. There is no doubt in my mind that they are pocketing money for themselves. The owner of the town home was also never how much Vintage was withholding from our deposit. Beware! Find another management company! Dave, my wife and I did not appreciate your attitude. If you want to run a company, you need to be more professional than the way you spoke to my wife. When presented with a conflict they don't want to deal with, they just ignored my requests and stopped responding all together ! They make you sign a lease and pay a security deposit to get the key, yet do nothing when you complete a walk through check list. Then they have the nerve to nickel and dime you. I am still waiting for my security deposit 2 months later and even the Providence Lakes HOA need to take action on them for the conditions they have allowed this rental unit to become. I would recommend that anyone avoid them like the plague and this includes potential homeowners looking for a property management company. 2 months after I left it in great condition, they let everything go including the pool which is now a dark green oozing pit with tadpoles. We had a horrible experience with Vintage Real Estate services - Brandon FL. We rented a house that was extremelly dirty, gave it back to the owner spotless and they retained 200 dollars for cleaning, I formally objected the claims but Vintage didn't even look at it and sent my money to the owner. Despite all the photos taken before and after we moved in. That is their scam. So the Vintage agent (one of the most unprepared, fake and incompetent persons I have ever met) started to ignore our calls and avoiding us.When I finally get to talk to him after 2 weeks, all he says it is not his problem anymore, His words: "I know you are right but there is nothing I can do.And I don't need to answer your questions, you are not my client anymore. If you have a problem deal directly with the owner or take it to small claims." You know what? I regret that I was once their client. Get written documentation of everything they say needs cleaning. Keep in mind, they should only be charging for damages and cleaning that is beyond normal wear and tear. Unfortunately this company makes the choice to be dishonest about the condition of the properties they manage. They try and act like they are following Florida law (see comment from Dave S. below) but I can assure you that there is no way that taking money without proof of what it was used for is legal. We are US Army deployed overseas and they made a stressful situation unbearable. Not only did they not take any phone calls from prospective renters but they never showed our house! Anyone who called them complained saying they were rude and not motivated to do their job. Not only would I not recommend them I would say they have to be going out of business soon with this poor work ethic and attitude towards our situation and how they treated potential renters I would never recommend them ever! If I could add another section for this review it would be "patience" with a 5 star rating. Buying a home can be a big stressful event and for us it was much bigger than that. While at times I feel like we took Becky on a home search that spanned most of Florida (ok, not really...but close!) and without much direction on exactly what it was we were looking for in a home, never once did she waver in her focus on our needs. She took exceptional care to listen to our concerns, answer many questions, and respond to our calls or Emails in what seemed like minutes from the time we initiated contact. He is unreliable, he runs in and runs out so quickly when he is here I can't think fast enough to tell him about other problems that need his attention.
