The location is great. Close to shopping, Valley Forge Park, and the Schuylkill River Trail. The property is well kept and the units are nice. The office staff and maintenance are nice and respond to requests promptly. The downside is that when there are storms you have to worry about the river flooding the parking lot. Also, while the building and the units are nice and well-kept, the walls and floors are paper thin. It is very noisy. You can hear your neighbors above, below, and next to you. If you want quiet this is not the place for you. I would have given this place a five-star rating if not for the noise. read more

Walls and floors are paper thin. If you get an apt below a famil with multiple small children the running and noise will drive you insane. The buildings are 20+ yrs old and have MANY issues with water heaters breaking down and flooding apts then you wait for a week plus for a replacement, it's worse with the old central AC units. The office staff refuses to speak with the tenants, it's all done text or email. The place was put together with spit and glue and they only have 2 guys taking care of 388 units. Horrible place to live. The noise is insane because the buildings are so cheaply built with thin walls ceilings and floors. Beware Chandelier will let someone in your apartment after you tell her no one is allowed in when you are not there. The elevators smell like wet dog gross! read more

I have lived at this property for about a year now and I have been pleased with it. The maintenace service has been timely and excellent. Haven't had a problem yet, thank God. The property management has always extended themselves to me with any questions or concerns I have addressed. This property is pet friendly even though I am not a pet person but tenants have been responsive with ensuring they clean up after their pets as there are many pet stations for baggies around. If you like excercising the exercise room is spacious and always available. The only possible negative thing I could say is that they need to place timed air freshners in the trash rooms to keep it fragant. Other than that, I feel safe and comfortable. I am going into my 2nd year here and expect nothing less than what I've already received excellent management and customer service with a smile. read more

My husband and I moved from Florida to Pennsylvania, and we chose to live at Arrive after taking a tour at the beginning of the year. It has been nothing but a seamless and delightful move. Briela in the leasing office took care of us from beginning to end, answering any question we had along the way. The access to hiking and running trails is what made us choose Arrive, but I'm writing this review so people will know it's a great place to live in addition to the surroundings. Maintenance has come the morning after both times I've put in a request, they are quick and efficient. We are loving it here thus far, and I have no doubt that will continue. read more

Management is unethical and will do/say whatever is needed to get your money. And then once you can't go back you will immediately regret it. Save yourself from the frustration and anger and live somewhere else. Also note a few red flags: high turnover in management, each seemingly worse than the last; terrible reviews regarding maintenance staff; the entire complex is in a high risk flood zone, which they do not mention at all during your tour; you have no alternative parking options meaning your car will be destroyed should the river water rise. What is managements solution to all this? Pretend they have no idea and play dumb. Need proof of their train wreck of a management team? I'm back to post more info on this s*ithole. The Better Business Bureau rates Trinity Property Consultants with a one Star rating for a reason. On September 12, 2021 a major gas explosion happened at one of Trinity Property Consultants' properties. The explosion could be felt 1/2 miles away. Tenants complained for weeks/months to management of a strong gas smell only to be ignored - then the explosion happened. All tenants were told to permanently vacate as the complex is deemed too unstable to live in. Some tenants were hurt. 80+ tenants have gotten lawyers and are suing Trinity Property Consultants for neglect and discrimination. Google: Explosion at Arrive Perimeter in Dunwoody, GA. There are many videos and news articles. On October 1, 2020 tenants complained of horrendous mold issues. This news made the local TV news channel and newspapers. The mold was affecting tenant's health. Google: Tenants complain of mold issues at Sandy Springs complex. The name of that complex was ReNew Sandy Springs. After the bad press - Trinity Property Consultants sold the property. The Better Business Bureau states on their site that Trinity Property Consultants does not have a real estate license to operate. This is serious, please do not rent here. I love how they pay for a BOT to respond to these reviews, but don't pay for working cameras, security or compensating residents for the amenities they are paying for monthly! Clowns. read more

On paper and at a first glance, Arrive Valley Forge looks pretty nice and appears to be a decent choice for a reasonable price. There is one issue that causes this place to be the absolute worst place I have ever lived in however. This includes the time I shared a 2 bedroom apartment with 5 other males and had to sleep in a curtain-partitioned part of the living room. As far as I can tell, the walls and ceilings have 0 insulation meaning that every single step my upstairs neighbors make can be heard and in fact shakes my entire apartment. Obviously stomping and jumping are more noticeable than normal walking. I can not entirely blame my upstairs neighbors for a structural problem but they certainly do not help with their obnoxiously loud kids stomping around and (what I can only assume is the sound of them) Batista bombing each other onto the floors. The walls are not much better as sound travels and echoes through them since they're completely hollow. I sometimes put my ear up to the wall and can hear a television and people having a normal volume conversation. These sounds could be my next door neighbors or they could be 3 doors down, who knows. Add to that, this apartment complex is known to have flooding problems which will damage your vehicles if you don't relocate them prior. I have not lived in this complex long enough to experience that myself but I have seen pictures of the 2021 flood. The positives of this place are that I have not yet had problems with management, this place has a ton of windows so natural lighting is nice (but my apartment is pretty sweltering and it's late winter/early spring so we'll see how long this is a positive), and parking is plentiful. Management was helpful when I mentioned that my downstairs neighbors had a sound system that would shake my floor throughout the night which I do appreciate. Like I said though, all of these positives mean nothing due to the first issue. Do not blame the people in the office. They are doing the best they can with this terrible building. Some people might think I am exaggerating or that I got unlucky with my neighbors. I would suggest you visit the complex before signing anything and even when walking in the hallways, stomp around a little bit. You will feel the ground shake and hear the light fixtures rattle. Perhaps it's the building I am in (building 7 fyi) and others do not have this issue. read more

We've been a resident of this community for over 8 years now and the quality of living has just been drastically declining with each given year. There was one point I could tell you that this community was vibrant, bustling with amenities and had a sense of true community. But that is no longer the case. Long term residents have been jaded by poor property management acquisitions over the years and we can barely recognize the community we once lived in. Although the latest management staff has been quite professional they have been overshadowed by the terrible maintenance supervision set in place. There is an overall lack of communication from the maintenance staff. The timeline for repairs drags out far beyond anyones comfort. Most contractors "children" hired to perform jobs DO NOT treat apartments with respect and end up creating more damages than there were to begin with. In regards to previous reviews of this community, I resonate with was has been said about the quality of life: flooding issues, apartment fires + lack of fire safety, noise disturbances within apartments, marijuana odors, unlocked / damaged entry doors to apartment buildings, broken/unfixed amenities (jacuzzi), and ultimately uncleanliness. Arrive leaves so much to be desired. The majority of residents who have remained renting here - have solely done so because of the current high housing market costs. This will be my final year with Arrive (Originally the "Lofts at Valley Forge"). And I'm so ready to go, it's time. read more

HORRIBLE experience! I applied for a unit that was given to someone else due to an admin error. On 7/26 I notified the apartment company that I no longer want to stay there as the alternate apartment offered did not work for me. It's now 8/20 and I still haven't gotten my money back. I have lived here 2 1/2 years and love my apartment despite the constant plumbing issues I seem to have. I thought the previous management group wasn't great but this new group is worse. I have been having an ongoing issue for 3 months. And the issue is with my rent and trying to pay it on the ResidentPortal. I've had to drop a check off the past three months because it is still not fixed. This would not normally bother me but I was away over labor day and could not bring in a check and they are charging me a late fee! A problem I called about while I was away and assured I would not pay a late fee. After multiple emails, calls and going to the leasing office. The late fee is still on my account! I am an Interior Designer in the area and if I followed up with my clients this way I would be out of a job! We choose where we live.... choose somewhere that cares about their renters and "Arrive" there... because this place treats you like your experience doesn't matter. read more

I love the residents in my building, they are all fabulous, I haven't had any issues with any of them or anyone in the community!  They all are kind and loving, hold the door and the elevator for you and I do for them, can I help you with that box etc. Who in this day and age asks you that?!? Here we do!  I couldn't ask for better neighbors, I'm so blessed and thankful that I live here. The Staff in the office are so nice and help you out. This is a warning from not just me but from other residents alike. Please do not rent here- do not come here. There is a massive problem with security, packages get stolen on a daily basis, there are strangers wandering the premises on a daily basis too. The elevators break down constantly. What's worse is I see older people moving in who cannot use the stairs. And they rent to them anyway and they are none the wiser. It is truly sad to watch. Many of them have moved out within a few months due to the fires and the elevators not working and they literally cannot get out of the building When there is a true emergency ( hurricane Ida, two fires in three months ). building nine did not have an elevator for close to a year. The fire alarms do not work, you pay for controlled access and there have not been locks on the doors for months. Police visit the location often due to complaints. The office and management do not care. Even Corporate has been CCed on emails from a lot of the residents and there is zero response. it is not safe here at all. . read more

Lived in this complex for about 6 months and absolutely loved the community. Everyone in my building was as nice as could be along with a ton of great dogs for my dog to play with. For me, management was always helpful and helped me out when needed. Would definitely recommend giving these guys a shot! read more

My fiance and I are beginning our second year at Arrive (formerly the Lofts) after moving into a bigger unit. I have heard alot of negative things about the management constantly changing and while they have changed during my stay, I've found it to be a change for the better. Nowhere and nobody is perfect but it seems like they're able to resolve any issue at hand from maintenance issues to issues with rent payment, etc. They are always quick and courteous which we appreciate and it makes the high rent price worth it. We look forward to another year here and look forward to the new clubhouse rennovations that are being done! read more

Bad choice to live here when there are so many better properties in the area. So many things break here - today the water in my building is out with no warning. You have to pay extra for garage parking and the garages are FILTHY. Debris falls from the ceiling on your car, trash is always overflowing and on the ground. The ownership changes every few years with new policies and rules that are never in favor of the residents. This property is in a dangerous flood zone with major floods every few years that damage cars and property. No one tells you that when you sign up. read more

My fiancé and I lived at Arrive Valley Forge (formerly The Lofts) from September 2017 until January 2020. Greystar was the property manager when we moved in, and then Trinity Property Consultants took over as the property manager. I will not speak on the minor issue we had with Greystar when we moved in, as this would not be fair due to Trinity not managing the property when we moved in. Overall, we had a very positive experience living at Arrive. Our apartment was nice and spacious (738 sq ft), laminate hardwood floors in our kitchen and living area, washer & dryer in unit, gas stove, dishwasher, microwave, & private balcony. The only thing I didn't like about our apartment was our bedroom closet was tiny, and I think it could've been made bigger by not making the bathroom as long. We never had any major issues in our apartment, the floor we lived on was quiet, and maintenance was awesome. Trinity made a lot of positive changes upon taking over by remodeling the gym, the club house, painting the buildings inside and out, building a doggy park, adding more dog bag stations, and installing keyless entry into every apartment. The only issue we had under Trinity was towards the end of our lease, the second door leading into the entrance of our building (the key fob door) was broken for months, so we were very worried about packages being stolen/intruders. Thankfully nothing liked this happened to us, but I wished the door was fixed sooner (maintenance worked on the door a handful of times but the top latch mechanism kept breaking). The apartments are conveniently located off of 422, minutes away from KOP, and situated next to the Schuylkill River Trail and the Schuylkill river. I think the rent we paid was very fair given the location & amenities. If we didn't buy our house, we would have renewed our lease again. I highly recommend this apartment complex! read more

I don't normally leave reviews, but I wanted to be able to warn people so they don't go through the same terrible service that we received. My girlfriend and I lived here for 2 years. While the scenery and amenities can be nice, there were many big annoyances about living here. First of all, in the 2 years that we were there, the property manager changed at least 3 times and the management company has changed at least twice. So it becomes difficult maintaining contact with any specific person. The occasional times that we would need maintenance, it seemed like you had to chase someone down in order to get them to respond. And if you tried reaching out in person, they always seemed annoyed and not wanting to help. After moving into our apartment, we found several things that were half-assed repaired or installed. For example, multiple drawer handles in the kitchen and bathroom were put on extremely crooked and then fastened with the cheapest staple nails I've ever seen. One drawer handle just fell off after a couple normal uses of opening and closing the drawer. Then when we requested them to be fixed, they weren't even fixed properly (pushed over more and grinding into the wall) and we needed maintenance to come out a second time just to fix their shoddy work the first time. Subsequent needs for repairs and maintenance frequently required follow-ups to confirm they had received the request and we also needed to confirm once they had been there because they stopped leaving courtesy notes informing residents that maintenance had stopped by. Even as we were moving out, I had to remind the property manager to send me a move out check list even though I had asked for one in an email and stopped by in person to speak about it more than 2 months prior. Construction seems never ending. Many times, taking up multiple parking spaces, and we're "promised" they will be gone in a few days, only to have the equipment sitting there for multiple weeks without any work and no updates from the management. Randomly we were told that our balcony would be off limits for construction, and we weren't given an exact day this would be completed. Then when the construction was clearly finished, we were told we wouldn't be able to use it for at least another week or more while we wait for other apartments to be finished, separate and unrelated work that is not tied to our apartment. So why do we need to wait, when our balcony is ready to be used, for the entire building to be finished? Moreover, there were no rent concessions or any other discounts for not being able to use the entirety of our apartment during this time. Other than the crappy management, the apartments themselves are nice and the gym, clubhouse, etc are useful. We also liked being able to hop right onto the Schuylkill river trail. But unfortunately, these never-ending annoyances were just too much, so we decided to leave. But leaving couldn't even be an easy task. When we attempted to surrender our keys, yet another new assistant manager is going through our paperwork, asking if we've already received move-out paperwork and whatnot, seemingly confused. We finally ask what is going on and apparently the manager never supplied a key receipt form indicating they have their property back. I mention that this terrible communication and management is part of the reason of why we're leaving. I just receive an awkward smile in return. Then we're asked about our forwarding address, I tell him this was already in the paperwork that was sent over. He's still unable to locate it, so he just writes it on a scratch sheet of paper (just showering me with confidence that they have any idea of what is going on). Then we're told we'll receive an email confirming receipt of the keys. I've honestly never dealt with a company that was as disorganized as The Lofts. But they aren't even "The Lofts" anymore. As we moved out, they've rebranded again. No longer the Lofts at Valley Forge, but Arrive Valley Forge....really? Shouldn't an apartment complex name have something in it that signifies housing or apartment living? What is "Arrive", is that a transportation company, a touring company that travels around Valley Forge, a bus stop? The last thing that sounds like is an apartment complex. What genius in the marketing department thought that one up? Maybe they're trying to distance themselves from the worsening reputation of The Lofts? Who knows, I can only speculate, we're just glad we are out of there. read more

I have lived in ths community for 3 years now. The effort of the former ownership to keep the property in good condition was admirable but the changes since the property was purchased have been outstanding! Beginning with the Staff, the GM, Ast GM and the Leasing Representatives all have been a terrific upgrade. The Director of Maintenance and Maintenance Technicians are also a major upgrade. They are making the best decisions to improve the community and upgrade the property. If I have a question or observation, the GM and Ast GM have always been interested to take my call or respond to me message. They have been informative and thoughtful in their response. While it has been rare that a maintenance request is required, the request has always been completed quickly and correctly. There is no lag in response or task competition. Arrive is the luxury property it was to be and there are additional upgrades coming. It's a great place to live! read more

So far I've been living here for almost three months. I'd give the place 4.5 stars. I've only had positive experiences with staff, both in the leasing office as well as maintenance. Staff is quick to respond and super nice people. My only cons are parking sometimes gets annoying where I can't park anywhere near my building, the walls between apartments is thin where you can hear conversations or tv (not always a bad thing, just depends on your privacy level and what your neighbors are doing), the last one is it's a super dog friendly neighborhood which is great but some residents get lazy with cleaning up after their dogs (not the apartments responsibility to clean it up especially since they placed doggy poo stations throughout the neighborhood). Other than that I don't have any issues here. My apartment is spacious and modern and the staff do their best to upkeep everything as well. Next year when the time comes I would renew my lease! read more
