    My husband and I moved from Florida to Pennsylvania, and we chose to live at Arrive after taking a tour at the beginning of the year. It has been nothing but a seamless and delightful move. Briela in the leasing office took care of us from beginning to end, answering any question we had along the way. The access to hiking and running trails is what made us choose Arrive, but I'm writing this review so people will know it's a great place to live in addition to the surroundings. Maintenance has come the morning after both times I've put in a request, they are quick and efficient. We are loving it here thus far, and I have no doubt that will continue.

    Management is unethical and will do/say whatever is needed to get your money. And then once you can't go back you will immediately regret it. Save yourself from the frustration and anger and live somewhere else. Also note a few red flags: high turnover in management, each seemingly worse than the last; terrible reviews regarding maintenance staff; the entire complex is in a high risk flood zone, which they do not mention at all during your tour; you have no alternative parking options meaning your car will be destroyed should the river water rise. What is managements solution to all this? Pretend they have no idea and play dumb. Need proof of their train wreck of a management team? Read the back-handed, narcissistic responses to other negative reviews. Don't be a fool, live somewhere else.

    I'm back to post more info on this s*ithole. The Better Business Bureau rates Trinity Property Consultants with a one Star rating for a reason. On September 12, 2021 a major gas explosion happened at one of Trinity Property Consultants' properties. The explosion could be felt 1/2 miles away. Tenants complained for weeks/months to management of a strong gas smell only to be ignored - then the explosion happened. All tenants were told to permanently vacate as the complex is deemed too unstable to live in. Some tenants were hurt. 80+ tenants have gotten lawyers and are suing Trinity Property Consultants for neglect and discrimination. Google: Explosion at Arrive Perimeter in Dunwoody, GA. There are many videos and news articles. On October 1, 2020 tenants complained of horrendous mold issues. This news made the local TV news channel and newspapers. The mold was affecting tenant's health. Google: Tenants complain of mold issues at Sandy Springs complex. The name of that complex was ReNew Sandy Springs. After the bad press - Trinity Property Consultants sold the property. The Better Business Bureau states on their site that Trinity Property Consultants does not have a real estate license to operate. This is serious, please do not rent here. I love how they pay for a BOT to respond to these reviews, but don't pay for working cameras, security or compensating residents for the amenities they are paying for monthly! Clowns.

    We've been a resident of this community for over 8 years now and the quality of living has just been drastically declining with each given year. There was one point I could tell you that this community was vibrant, bustling with amenities and had a sense of true community. But that is no longer the case. Long term residents have been jaded by poor property management acquisitions over the years and we can barely recognize the community we once lived in. Although the latest management staff has been quite professional they have been overshadowed by the terrible maintenance supervision set in place. There is an overall lack of communication from the maintenance staff. The timeline for repairs drags out far beyond anyones comfort. Most contractors "children" hired to perform jobs DO NOT treat apartments with respect and end up creating more damages than there were to begin with. In regards to previous reviews of this community, I resonate with was has been said about the quality of life: flooding issues, apartment fires + lack of fire safety, noise disturbances within apartments, marijuana odors, unlocked / damaged entry doors to apartment buildings, broken/unfixed amenities (jacuzzi), and ultimately uncleanliness. Arrive leaves so much to be desired. The majority of residents who have remained renting here - have solely done so because of the current high housing market costs. This will be my final year with Arrive (Originally the "Lofts at Valley Forge"). And I'm so ready to go, it's time.

    I lived at Riverview Landing for one year, and my experience was extremely disappointing. It…read morestarted off poorly with a broken elevator that remained out of order for almost six months, making our move-in process very difficult. (I even had surgery in this time and had to climb 6 sets of stairs after returning from the hospital.) When we finally moved in, we discovered that our AC unit had no compressor, despite multiple complaints and work orders that were ignored, We only learned about this issue after repeatedly pressing the management. We were left to swelter in a heat wave our unit reaching above 84 degrees. The solution? Two window units... The most alarming incident occurred when my apartment flooded due to an Ansul system malfunction, causing significant damage and leaving my apartment uninhabitable for four months. The temporary apartment they provided had three separate leaks, including one where water cascaded from the circuit breaker. By the end we had lost just about every piece of furniture we owned. And we weren't the only ones. Several of our neighbors experienced the same. Management is a joke. It takes them ages to answer emails, they almost never answer the phone. I had to beg them to answer the emails and phone calls from my insurance adjuster so we could begin to recoup the loss we incurred which was nearly 10grand. But they have lots of time to fire off unnecessary emails and plan ridiculous community parties while the complex literally crumbles around the residents. Overall, maintenance was unresponsive, there was constant noise and construction, and I felt that the entire plumbing system was a ticking time bomb. I would strongly advise others to stay away from this place. They claim to be luxury but everything is poorly constructed and badly maintained. I wish I could give less than one star truly.

Strangers have been found wandering the halls, checking apartment doors to see if they're unlocked, posing as salesmen.. police were called by multiple tenants, management was notified and months later (now MARCH 2024) the DOORS ARE STILL BROKEN and unlocked!! How is a broken door not fixed immediately??? Obviously, management does not care about the safety of tenants nor upkeep of the facilities (just take a look at the disgustingly dirty carpets in every hallway). Avoid.

    I'm posting an updated review of Madison Providence after living here for over a year…read more 1. The parking situation has gotten significantly more frustrating. There is not enough parking, and recently "reserved" spots have been placed throughout the community (not handicapped, just reserved with no explanation or communication regarding them).. I certainly hope these folks using reserved parking are paying extra to do so, because even when they aren't there, everyone else has to leave the spot open and park in Timbuktu 2. Raising rent prices is a bit of a pain point for me personally. The same day I got my lease renewal with a rate hike, the same floor plan I'm living in was listed on the MP website for ~$100 less per month. I called to see if they would match that and they told me my options were to pay my offered price or to move into another apartment within the complex to get the listed price online. WHAT?! They would've been out more money in their resources cleaning and flipping our apartment over for the next renter than they would be matching the online posted price or meeting in the middle and keeping our rent where it was. 3. Overall, I still enjoy living at Madison Providence. We haven't had major issues with anything within our apartment, the maintenance people are nice. It's these few pain points that have become frustrating.

My top lock for the front door doesn't lock, have requested maintenance 3 times to fix it already, nothing happens. This gotta be the worst apartment I've ever been to , and top of being the most expensive apartment I've also ever had. What a disappointment of a complex wouldn't recommend anyone to move here. Funny thing they have landscaping (AT 7:30 am ridiculous ) done every week but they can't get a simple thing fixed .
