    Low Quality, Low Integrity, High Pressure to Sign final Contract BEFORE final plans were approved,…read moreHigh Markup. Terrible experience with Brown Haven from the beginning. - I took the final plans to an outside architect before signing off. She showed me that there was a deck that was too small to be usable, too small even to stand on. She showed me the poor quality of trusses used which would make it cheaper to build but also make it impossible to ever use my attic space in the future, she showed me unsightly retaining walls and pillars that were the cheap way to manage water runoff and not industry standard. (Low Quality) - Eventhough my outside architect discovered several critical problems with the plans, Brown Haven wanted me to sign the final contract before these problems were fixed. They told me that this was their process and they "wouldn't change the process for me". Then threatened not to honor the very high land improvement estimate if I didn't sign off on the project before we had agreed on the final plans. (Low Integrity, High Pressure) - Home plans are not professionally designed (obviously). Brown Haven also does not have professionals to help you design the interior (bathroom and kitchen). They suggested that their sales person could design my bathroom! They rushed the design process several times because Brown Haven doesn't care about building the house you want, they just want to start building. (Low Quality) - Refused to participate in site evaluation for the build unless I had purchased the land- this makes no sense. Anyone looking to build is going to want to go through an extensive process of evaluating each potential lot and understanding the land improvement costs for each option. Brown Haven refused. (Low Integrity) - Then, Brown Haven underestimated the site improvement cost for the lot I did buy by over 100K! (Low Integrity) - Added an additional 30K fuel surcharge?? (Low Integrity) - Project manager hit on me for several months. Turns out that he's married. I suggested couples therapy, they seem to be doing better now. (Low Integrity) -Location manager lost interest in the project after stating that he had just built the same floor plan but with fewer additions and mine was going to be "better". I offered to share my home plan with him and encouraged him to build the exact same house for himself, if he wanted. That didn't help. My story: He didn't like a single woman building a "better" house than his! -Low Quality you can feel! I visited several of Brown Haven's build sites that were under construction to get a feel for their work. The homes felt like doll houses with thin walls and cheap materials. I'm not a contractor but the cheap, flimsy construction of these homes was obvious to me. Ultimately, Brown Haven does not care about you or your investment. They want to build the next cheap house at a huge mark up to you and they will pressure you to sign on the dotted line, even if they know there are huge problems with their construction plans.

On 03/03/22 I paid him $2,800 for a job that as of 09/22/22 hasn't even been started. I'll be honest (something he has no concept of) I have managed to recoup $700 after many excuses and outright lies from him and his mother, but that still leaves me out $2100 after 6 months with not so much as a stick of lumber in my yard for a job that should have been completed in no more than a couple weeks. Google his name before you hire this company so that you can make a better decision than I did. Had I done some research I'd have discovered that fraud, not construction, is how he makes his living. NEVER PAY UPFRONT! Wait to be sure you're happy with the job.

Finally I heard back from him claiming he had been in the hospital and would have my money back to me by Friday. Since then it has been a round of excuses, his phone is on the fritz, someone stole his check book and has been writing bad checks all over town... He has made many promises to come by and pay me. He had originally asked me to PayPal, Venmo or CashApp him. I refused and instead, wrote a materials check. I called the North Carolina Licensing Board for General Contractors - HE IS NOT A LICENSED CONTRACTOR. He has not responded to a text or call since to July 12th 2022. On July 12th he told me he would be sending me 'some' money. I can only assume it would not the be $1500 he STOLE from me.
