Now, I have worked in customer service and the service industry for 12 years, so I am usually understanding when problems arise or things are overlooked, but the issues I've experienced in this apartment are indifferent and neglectful. To begin, the day I was supposed to move in, I was told that the renovation in my apartment hadn't even begun and the previous tenant had only moved out the day before. The renovation was absolutely rushed in order to get me in here as soon as possible to start collecting rent from me. Paint all over the tub and fixtures, a giant crack in the middle of the bathtub slapped together with tan wall paint, brown moldy specs and dirt all over the toilet, shower, mirror, etc. Cauking completely coming undone, holes in the cupboards, none of my appliances worked. This is how my "move-in ready updated apartment" was given to me on the day of my move in. And they handed me a sheet saying there was a walk through and my apartment was good. I was told the tub would be fixed 4 days after I moved in. 2 months later and the giant crack in my bathtub being held together with wall paint is still not fixed. I don't appreciate being taken advantage of and I genuinely feel like my time, patience, and money are all being taken advantage of... seeing as I did not even make this damage to the tub.. it was present before I got here and should have been fixed before I moved in. Also to mention - there is a train that travels a couple feet next to the apartment l throughout the day and night. The train rattles the entire apartment building. Not just a light shake, but everything in your apartment visibly starts shaking, including yourself. So make sure you're ok with being violently shaken awake 2-3 times every single night. Walls are paper thin. I chose to live on the third floor to cut back on noise but I am still able to hear everything my downstairs neighbors are doing at all hours of the day and night and all the activity on the stairs outside my bedroom door. I should also mention the LOUD pool parties and when I brought up how loud it is to management, I was told that "you could barely hear it and I was wrong" Think diligently before you decide to move here.

Treasure and Marisa are so amazing and friendly and are constantly doing events and get together for the residents. This gives the apartment a community feeling which makes you feel like you're being taken care of and that you actually matter. They do so much for the residents and should be recognized for their hard work. So this 5 star rating isn't to Preston grove but to the staff, thank you treasure and Marisa

Safety Concern Warning for residents, Botanic Luxury Apts in Pooler, GA has been struck by…read morelightening several times and may not be grounded properly. I would give zero stars if possible. My final balance at move-out was $165.82, which I paid via Cashier's Check. The property manager, Taylor Snyder, deliberately shredded the cashier's check that I mailed certified return receipt to make the final payment. She admits. Venterra Realty sent my account to collections to attempt to collect on a bill that was paid. The collection agency, National Credit Systems, Inc. located in Marietta, GA, threatens to report my account to the credit bureaus which is fraudulent due to the fact that they are attempting to collect a debt that was paid in full. Venterra Realty sent this paid balance to collections. When I called to resolve the issue, Taylor Snyder refused to give me her name, repeatedly stating 'I am the property manager' in an aggressive manner. A different employee, Virginia, was pleasant and professional, but Taylor was antagonistic and uncooperative. I sent a formal complaint to Regional Manager Sondrah Laden on May 5, 2026. As of today July 11th, 2026, I have received no acknowledgement or response from Sondrah Laden nor Venterra Realty. Venterra Realty has ignored my attempts to resolve this fairly. This company took my payment, destroyed it, and then refused to fix their own errors, sends it to collections and refuse to communicate with me. I've sent numerous certified return receipt letters and email only to be dismissed. Avoid this Venterra Realty, the Botanic in Pooler, GA and this management company at all costs. This site has been struck by lightening numerous times and seems like it was not grounded properly, this should certainly be a safety concern for residents.The Fire Marshall had to remain on site due to the risk involved while I was a resident there.

The office staff is wonderful, my leasing rep was Kristin and she has been so helpful with my move in. Janice the manager and Celeste (I believe another leasing rep) were also super helpful in the days leading up to my move. One of the things we enjoy about our apartment is the natural lighting. I have a beautiful display of tropical plants spread out in front of our sliding glass doors. We have enjoyed watching these plants grow during these past 4 years. 2nd, Parkside does a phenomenal job with its outside grounds. We have enjoyed the game room many times with family; even celebrated a family members birthday within. Along these same lines the pool area is beautiful; you get a sense of tropical. We have grilled out many times here and just enjoyed a quiet supper with the sound of pool fountains in the background. My neice and nephew love the children's pool area. We began teaching them how to swim here. Now, they swim faster than me. =) My husband enjoys the large flat screen televisions at the pool and in the game room. I also enjoy the Amazon lockers; probably to much. =) Last but not least we have the best of the best lease representative in the area. What makes her the best of the best is that she cares. This apartment complex is one of the most frustrating and predatory places I've dealt with,…read moreespecially as a military tenant. Their "military clause" is extremely restrictive and completely out of touch with real-life situations. They only allow early termination for PCS or ETS orders--nothing else. Situations like divorce, loss of BAH, or being required to move back into the barracks are ignored. Even official memorandums or supporting documentation aren't accepted. That means service members can get trapped paying $1,400-$1,500 a month for a one-bedroom apartment regardless of their circumstances. If you try to leave anyway, the penalties are excessive. You risk losing your entire security deposit and can still be charged monthly rent until they find a new tenant. In other words, you could be paying for an apartment you no longer live in while also paying for a new place. That is not reasonable. The move-out standards are just as extreme. The unit must be returned in near "like-new" condition--far beyond normal wear and tear. Even minor dust, small marks, or everyday use can cost you your deposit. They strongly push residents to hire professional cleaners at their own expense and provide highly specific cleaning requirements down to exact products. Meanwhile, units are not consistently held to that same standard at move-in, which makes the expectations feel one-sided and unfair. Their notice policy is also rigid and unforgiving. You are required to give a very specific 30-day notice, and if you miss that window--even if your lease is ending--you can be charged for additional time. There is no clear or standard renewal process, which creates confusion and puts tenants at risk of paying more than they should. The only positive is the maintenance team--they respond quickly and do solid work. But that is the bare minimum and does not make up for the overall experience. At the end of the day, this place feels less like a community and more like a system designed to lock tenants into strict terms and maximize what they can charge. There are far better options in the area for the same price or less. I would strongly advise anyone--especially military members--to think twice before signing a lease here.
