They will make things up in order to keep your deposit. Very spiteful for us not renewing our lease and purchasing a home elsewhere. Charges for nail holes from hanging maybe 6 pictures throughout the house, because they don't consider someone paying a ridiculous rent Well before the due date every single month and sometimes 2 months in advance, and hanging a few pictures as normal wear and tear. We didn't paint anything in this house but we are being charged for the touch up paint that was used before we moved it being a different texture. They go through employees left and right and will not respond to emails or phone calls. I put in several requests for work and no one would call me or respond. Eventually, Kevin contacted me and I was able to get somewhere. The others around there are miserable to deal with. Again, avoid dealing with these crooks. Edited: Kevin said he was calling me right now at around 7:30. It's now 9:20 and I haven't gotten that call.... The review is accurate and his explanations are ridiculous and invalid at best. If we can come to some sort of resolution about the charges for paint and nail holes, and charging me for yard maintenance which was done the day before inspection, and much more, then I may edit or even remove, but as of now, I dont see anything happening to resolve these issues. I never said I expect all of it back. I agreed on a couple of charges, IE diagnosis of an electrical issue, but never agreed for AIM to send a licensed electrician to change light bulbs and charging me $400. If these bills are from AIM's vendors, they should reevaluate the people they hire to do work because charging me $250 for mowing and trimming the yard is utterly ridiculous. Update: after much back and forth with AIM, they communicated with the homeowner, and we came to some resolution. They removed a handful of the very egregious and erroneous charges that they were trying to hit me with. My original deposit was $2950, and they were taking about half of it to cover those egregious charges until we settled. In the end, they returned about $2100 of the deposit after I agreed to some concessions. Had they not worked to resolve the matter, my original review would not have been updated. Personally, I know they manage a lot of properties, so if you're looking for a decent rental, you can check them out and see some decent homes if your budget allows. I stand by my honest review of the management at AIM, but after this resolution, I am willing to say they tried to meet me in the middle and for that, I'm thankful. It wasn't about the money for me. It was about the situation. I left this house in near perfect condition. I hung 1 tv on a wall, and 8 pictures throughout. Just know if you hang a tv, you better be able to patch the holes and touch up the paint. I also kept the yard maintained up until the day before inspection. I paid a landscaper to handle it so I never had to even think about it. So I didn't agree with those charges for yard maintenance. There was a patch of dead grass behind the patio which was caused by rainwater sitting in it for very long periods without drying up. It puddled there. Not my responsibility, but they said it was. We came to terms on that charge as well. Long winded rant over. I got some resolution.

    Arrived at 9:26 a.m. started charging at 9:15 a.m. Broke…read morelimbs off of a tree parking the van in the driveway and did not clean them up. Did not work together. We had three people doing our move-in. They were all doing separate things and none of them seemed to know what the other person was doing. Did not have the proper tools to break down the bed. I had to show them how to break down the hospital bed. Did not load the truck properly. I instructed the company no less than three times that my son was in a power wheelchair and we would need to have room to load it last after we put him in the car and unload it first once we got to the new house. I reiterated this again when they arrived. They didn't even finish loading all of our items and informed us that they would have to go to the new house, unload half the truck and then go back for the rest. This meant that we had to leave my disabled son at the first house until they could return to load the rest of the items along with his chair. Because of how they stacked the items, everything shifted and fell as they moved. You can see in the picture that items had fallen on top of each other and boxes were smashed. There was plenty of room for all of our items IF they had loaded the truck correctly. Before they unloaded, they required payment. When I spoke to the office and explained the situation and asked them if I was going to have to pay for the extra time it was going to take for them to drive back to the original house, load everything up and drive back to unload it, the office apologized profusely and discounted the remaining time. Did not label boxes, pack properly, or place boxes in proper rooms. I packed 90% of the house before they arrived. Everything was wrapped, bubble wrapped and boxed to keep items from shifting. Every box was labeled on the top and side to indicate the room they belonged to and what was in the box. Fragile items were clearly marked. They did none of this for any box that they packed. There were boxes of shoes in the kitchen, studio stuff in the garage, bathroom stuff in the dining room, garage stuff in the bedroom, and bedroom stuff in the living room. My computer system was packed with kitchen chemicals and put in the garage. Broke a desk. They managed to rip the entire side off of the desk. They offered to buy wood glue and glue it together. As I was dealing with my mom being rushed to the hospital, I told them to just dispose of it. One mover got mad when I told him to take a box back to the garage and dropped the box which was clearly marked fragile and broke a candle holder, a ceramic angel, and six snow globes that I have had for over 20 years. Those snow globes have been moved 7 times and were never broken. Crushed my studio backdrop paper rolls. Broke a glass. Missing lid to coffee pot. Coffee maker won't work without it. We found it-not with the coffee pot, but with the chemicals and the computer. Stuffed the dryer vent hose inside the dryer, lint and all. Left parts of boxes, trash,wrapping paper and empty tape rolls all over the house. Left items in our closet that she was specifically directed to pack, including my son's baby book, jewelry and clothes. Dumped potting soil all over the driveway at the new house and left it. Crushed my plastic plant holders. Placed parts to our lawnmower in our trash can. Taped an empty box and loaded it on the truck. Packed a $1,000.00 gaming system with no protection in a box with chemicals from under the kitchen sink. Then put the box in the corner of the garage. In the heat. In the middle of the summer.

Moved to this other home that Hannah( who is amazing) helped us find.. was there 3 yrs and owner decided to sell this home.. so we had to move.. paid $1550 for deposit and got NOTHING BACK.. they had the nerve to say we owed $350 more! House was cleaned along with carpet but according to them, owner wasn't satisfied.. charged another $600-$700 for carpet to be recleaned when I've called 3 local places and got estimates, the highest was $350.. they said leaves were left in the yard! We can't control the tree left in the front that sheds leaves.. just ridiculous,, worst company to ever rent from

She should be at home baking cookies instead of worrying about money. They will go up on your rent every year $150 they get you in there at 1400. They are not kid friendly. This place is a joke I would live under the bridge before I would ever rent from these people again.
