Where do I begin... my family was renting from Remax over the past 7 yrs. The 1st house, the owner wanted to sell so after 4 yrs we had to move.. no problem did inspection got back majority of deposit.. used THE SAME VENDORS to clean house and carpet. Moved to this other home that Hannah( who is amazing) helped us find.. was there 3 yrs and owner decided to sell this home.. so we had to move.. paid $1550 for deposit and got NOTHING BACK.. they had the nerve to say we owed $350 more! House was cleaned along with carpet but according to them, owner wasn't satisfied.. charged another $600-$700 for carpet to be recleaned when I've called 3 local places and got estimates, the highest was $350.. they said leaves were left in the yard! this place will lie to you rip you off and nitpick you to death. The lady that owns it is and will tell you that she knows the judge the police and everybody else in that town can do what she wants. I gave them a $3000 deposit and paid my rent up for six months when I first moved in never payment always paid ahead of time the day that I moved out I was renting month two month for four years they nitpick my money so bad that they said I My house was clean and kept up. She should be at home baking cookies instead of worrying about money. They will go up on your rent every year $150 they get you in there at 1400. They are not kid friendly. Worked with Justin Webb buying a home. Buyer beware. Very poor experience with this real estate agent while looking at a new manufactured home property. A major issue with the property was not clearly disclosed upfront: a large septic drain field/mound that takes up a significant portion (close to half) of the land and severely limits usable space on the property. This made it very difficult to plan anything with the land once the layout became clear. When questions about the septic layout and safety concerns with the land were raised, they were brushed off and there was no willingness to discuss the price or provide clearer details. The interaction felt focused on closing the deal rather than being transparent with buyers. Buyers are nothing more than a dollar sign. Based on my experience, I strongly recommend avoiding this agent if at all possible and carefully verifying all property limitations before working with him. read more

Stay away if you're a home owner. April the maintenance manager will not respond to your email which are the only binding conversation they will use as proof of her neglect. She paid a company called 360 cleaning to clean my home after the renters moved out the price was $650. They never cleaned and she never responds to have them clean they walked away with my money and I still have a filthy home. Please beware of this company that is also located on Elma G, if you're renting out. Moving in process is great, but wait until you move out. 1. We moved in March 23, (lived there only 6 months) and the house was moved in with the photos provided, and recorded on the move in inspection sheet. They're trying to charge us for an exterminator, and cleaning fee. The rest they are charging us for I am okay with. However, this is unacceptable. We left the house cleaner than we found it. 2. The inspector who was there for our move out told my husband "You're slowing down my process by asking me questions", and wiped his dirty shoes on the white carpet seconds after he was told we cleaned the carpet. Horrible service. 3. When we gave our 30 day notice, we were told by a front desk associate that the cleaning company who cleaned our house was fired because they found out the houses weren't properly cleaned... go figure. So why are we paying to have a house cleaned that was dirty when we moved in? 4. Currently waiting on a response from a manager to figure this out. Will come back to finish review after. read more

I had a terrible experience with this company. I was with them for over a year as a homeowner, and had a multitude of issues like doing repairs without my consent, not following up on questions or problems, making themselves unavailable to be reached, rent not being paid on time, allowing tenants to break pet agreements, not performing inspections as required, the list goes on. They don't know what transparency is. If you want to have absolutely no clue what's going on with your house, this is the company for you. You are never kept updated on anything, and if you call, you are lucky to get someone at all, much less the one you're looking for. Don't bother emailing either, because they probably wont email back and if they do, it will be from one of a dozen different email addresses. None of which will have an actual person's name in the signature block. I brought my concerns with the property management to the owner of the company, Bert Webb. That was a mistake. I've never had the misfortune of working with someone as immature and unprofessional as this woman. I'll save the description and transcribe an email she sent me on Christmas Eve here: "Your not going to get anywhere insulting people You have insulted me for the last time Puppet master . You are not as smart as you think you are. I will have my Attorney contact your attorney . Please send me his information And have a wonderful day. You must be a sad person inside . I have never insulted you . I have always been respectful to you . After the email you just sent me insulting me like you did. I no longer want any communication with you. You know everything .... We worked with realtor Cindy Lou when we purchased our home last Sept 2022. She recommended home inspector Randy Dutson with WIN home inspections. We used him because we were new to the area and first time home buyers. Recently we noticed that the spot on the ceiling had gotten a little bigger. Upon going into the attic we found that there was a severe leak and black mold had formed. We called Mrs. Lou and home inspector immediately . The both informed us that there wasn't much we could do now that a yr has passed. It was exactly a yr the day we called them. We set up inspections with several roofers, all who informed us that the damage was extensive and that the roof in fact was in awful condition with fiberglass showing and nails coming out of shingles. We were told it had been that way for some time (before we purchased home). The previous homeowners failed to disclose roof issue also. We have a lawsuit on our hands for sure. We have contacted attorney. This is an awful thing to do to people. I had just enough money from a settlement (my mom, sister and niece got killed in a car accident) to buy this home for my family. I will steer anyone and everyone I can away from Mrs Lou. read more

Where to start well first off we were told the house we were going to rent would be cleaned didn't happen! Then we discovered that the garage had a huge crack down the middle and looks like it'll cave in any moment to which the owner said don't got the money to fix it! And then the grass they said would be mowed wasn't guess it slipped their mind! And of course the refrigerator doesn't dispense ice or water and the walls are covered in paint patches like can't believe they actually said we send professionals out to paint like ok!!! read more

Disclosure: I own three houses, which are being rented, with two different property managers. None are in this area. Having dealt with a lot of property managers, both as a renter and as a landlord, it was very easy to evaluate this REMAX location; For a month before my arrival I received updated listings, and was in regular contact with the office. On the morning of our arrival (we made a "house hunting trip" prior to our actual move), the ladies quickly narrowed down the most appropriate listings, gave us keys and directions and allowed us to go look. Upon our return, and having made a decision, the process was straight-forward, and competently handled. For a few sticking points, the property managers were quick to contact the owners to try to reach an agreement (which, as an owner myself, I truly appreciate) as well as impress upon us the owner's concerns. Overall, an effective, efficient and welcoming office that made the process easy; we arrived at 0900 brand new to the area and by 1200 we ha viewed 4 houses, and had completed the process to rent the one we liked. read more

I am the owner of multiple rental properties and allowed Remax to manage my GA property. They are located on ELM G in Hinesville. I am just now learning that all promises were false. They have not worked in my interest or on my behalf. A stamp and envelope for my tenants would have saved me money and the headache of dealing with Remax as they never knew what is going on and will contradict what the other says in their office. They have contacted me for repairs which I have paid for only to find out the repairs were not done. I have taken back ownership of my property and will be contacting my attorney as they are in my opinion not professional and crooks. Owners and Renters BEWARE of this establishment. read more

I'm so glad I never went through this company and they just happen to be managing the house I was buying. The property manager was Justin Webb and he was extremely lazy! Problem #1: I asked to have a plumber look at the house because the inspector was concerned. 2 weeks later, Justin Webb responded to my realtor and asked if he could take $500 off of the home. I asked what the estimate was and he said he hadn't gotten one yet. My realtor ended up hiring one of her own plumbers (luckily he was real nice and didnt charge). Problem #2: I showed up to closing AFTER he told my lender all the stipulations would be completed by closing. Nothing was done! After my realtor lit a fire under his butt, I come back, and they partially completed some of the jobs and I had to go back and make them do it correctly. Unfortunately, on one of the places where there was wood rot, Justin had them paint over it, instead of fixing it and by the time I noticed it, I had already bought the house . Problem #3: Justin shoved the tenant out of the home in 30 days (after he told me, she was on a month to month lease and would be out in 30 days)...typically an incentive is offered in order to expedite someone out of the house. I talked to the tenant and she said she knew the law was 60 days and Justin did not offer an Incentive, just told her to get out. Fortunately, she was very nice and vacated the house, without putting up a fight. Never once did I see Justin, face to face...except at closing to collect the money. As a homeowner, worst experience ever. No one returns phone calls, no one knows what they are doing. They send vendors in to do work and don't follow up that work has been completed but yet you get charged. Offered to fixed something they missed and backed out and gave me the running around when it came time to do the work. Save yourself the headache and run the other way. read more

Horrible experience as a landlord. The rate jumped every year while the "perks" went out the window. No 6 month walk through unless you pay a fee for it and no fallow through with repairs. They don't even know what was repaired and no one seemed to take initiative and passed the buck. Took days and days of calling numerous times a day for someone to get on the phone and actually address my questions. I have zero regrets in the purchase of this home. Great attention to detail was provided by the workmen which makes home ownership a pleasure. This agent has been very rude and disrespectful towards me and my husband. They dumped a $13,000 closing cost fee at the last minute within 2 days of closing and demanded that we pay this amount even after we have paid $20K in closing cost. We are trying to sell our home and they have been constantly pushing back the closing date to find more problems. They are great when helping you to find a home, but if you are selling your home and the buyer has Re Max as their advocate, be ready for hell! Sorry sorry place i had heard the rental thru remax was terrible, honestly I've seen it in my own neighborhood. Tendents bailing on houses,some houses unlocked with people going in & out. I've lived in this area for 12 years. Elaine Boggs helped us buy our home here in the Fort Stewart area. I had recently sent a list of homes to Justin Webb of Remax in Hinesville Ga that we were interested in. Before he would show us homes he needed a pre-approval letter from us to see if we were eligible?!? Odd? but the homes we mostly listed were Foreclosured homes so they were empty. Once we met with Justin Webb he didn't seem interested in what I had to say, he got somewhat frustrated saying some of the foreclosures where already pending.. I kindly said oK let's look at others, he wanted to know our time line of buying. We gave an explanation on in about 4 months,but we know houses come & go,I said I want you to know what are likes are,so if one comes up,it maybe the one. He acted so very arrogant. Tossing papers like frustrated,no not this one,no this is pending, no this is off the Market, no this is cash only? As if he didn't want us to even look at foreclosures. We on our own time had drove by these homes signs still in yard,one wasn't even locked up. I sent an email right away so they know someone had busted the lock. Guess what..week later Still unlocked. My husband said listen we want to look at houses are you going to show us some homes or are you going to just sit & ask questions?! We just want to look at homes. Now if you dont want to do that we will find someone who can, Justin Webb agreed, & we left. Drove to Century 21 & within 15 mins we our on our way to look at some houses!! No questions of pre-approval no question of when do you wanna move, no drilling questions what so ever Century 21 came thru! The customer service was OUTSTANDING no nasty body language, no attitude in their voices. Made us feel like its all about what makes you happy! Thank you Justin Webb & REMAX for being jerks! 2 years ago I went with remax to rent my brand new home out while I was in Germany. I had to literally call them every month to find out why the rents were always late with the rent. No one there ever responds to emails in a timely manner. They were suppose to do an inspection every six months to ensure our home was in good condition. they only did one in two years. When we deemed tenants had to move out of our home due to not paing rent on time and we refusing to renew the lease, Re/max failed to do the inspection of our home. the tenents trashed our new home. all the carpet was destroyed holes in wall, damage siding on my guest house, dog shit in the garage, toilet broken, oil stains in garage and drive way and much, much more. Because Re/Max failed to do there job we were forced to pay thousands of dollars to fix what was broken. know they are telling us we have to what in order to get the renters deposit. As the home owner I would not recommend them for property management. My home was NOT properly managed. I had a vendor head over to the property to make a number of repairs I felt as though they as the property managers should have let me know well in advance so as to get the repairs done. Had an electrical issue some time ago to which the vendor they chose did not use the proper materials to make the repair which resulted in my sprinkler system being blown and shot as well as half of the house with poor or inoperable electricity pulling through it. My HVAC has to be replaced as they chose the cheap way out by using a shade tree AC repairman that did nothing but make matters worst. Whom they chose didnt bother to seek out the source of the refrigeration(freon) leak leaving the coils to blow and damage an already old system. Happy to replace it and spend $4600 to replace the HVAC as no one will be interested in renting or buying a home without central air/heating. I recently lost a buyer (i'll spare you all the inside details...home was up for sale) due to poor communication and a lack luster attitude from them. The end result is to not go with All American for anything. Go with some one else!!! They are only in the business to take and not earn money from you. They use family relationship businesses as their "vendors" and its almost always overpriced. If they were true good willed property managers then I would not have received notices from the city to know that my grass needed to be cut (even after asking for a lawn service to which I'd pay the bill). Don't bother with these people. Crooks that do not have your best interest at heart but want you to trust they'll take care of you. Stay away!
