I have not had a working stove and oven for four months, I am only given excuses. This is illegal and makes my apartment uninhabitable according to the laws. Management has SEVERAL lawsuits against them. Even if they offered to live here for free please do not! People are moving out as fast as they are able, apartments sit empty for more than six months. They paint the exteriors but neglect the residents. I would give it a negative star review if I could. Neighbors are kind. If I only had a working stove and open my review would be different. The new manager, George, was helpful, respectful and pleasant. We haven't moved in a very long time and he was patient and informative throughout. We screened 80 apartments in the El Cajon/Santee/Lakeside area and this one was clearly stood out as THE one. There were a couple of minor issues upon walk through but they quickly took care of them. I lived here a few years ago and it was a nightmare. Management was absent and never in the office and the maintenance guys that were working here looked like they did drugs. it seemed impossible to get ahold of anybody. It took over half a day to get ahold of somebody when my apartment was flooding due to rainwater. Among other multiple reasons I ended up moving out. Recently I moved back and from just being here a few days I can already see a huge difference with the new management company that is here. It looks like they changed the maintenance workers as well and ive already seen them walking around fixing things which i see as a good sign that theyre actually doing their job. There used to be a huge bug problem before and so far everything has been clean and i havent even seen any ants. The phone is always answered and every time ive gone to the office the assistant manager has been there to help me. Theres an improvement on the way the landscaping looks as well as the pools/spa being cleaned and actually running. My apartment was infested by bed bugs that were in the neighboring apartment. They migrated to my place and it was devastating. I lost nearly everything. I did salvage a few things an placed them in storage two years to kill the bed bugs. Management accused me of infestation and I started to yell. They called the sheriff on me and the sheriff backed off once I told them what happened. I decied to re-post this review as a public service. Sad to read things haven't changed. Stay away. read more

I have lived here since the beginning of 2022. During my time here the water has been shut off at least 10 times. Additionally, there has been no hot water at least five times with no warning due to poor maintenance of the hot water system. The rent is outrageously high for the slumlord like property that it is. The grounds are dirty and not well-maintained. The pool has been closed since the day I moved in and there was no plan to reopen it. The hot tub has been covered with an old gross tarp from day one also with no plans to fix it. I have found roaches in my kitchen despite being a very clean person on two occasions. No pest control is provided despite the roach infestation. The office staff is rarely in the office and when they are they are not helpful. The only positive I will say is that the maintenance staff, IF you get them in your apartment to fix something, are very kind. Shout out to the maintenance staff at Ashwood Apartments. Do not apply online with this company I got ripped off I responded on the website and emailed them and asked did they have anything available in the one bedroom area and section 8 accepted I got emailed back yes with an exact apartment and 35 and to apply online and yes they did accept section 8 after over a week of waiting and trying to get a response from either calling or going on the website and emailing them, I even had went there and knocked on the door a couple times as it stated and know someone was in the office cuz the light was on and yet no one would come to the door or answer my call as that sat outside trying to get someone to talk to me about my application and let me see my apartment other than seeing it online,. I just got an email Sunday evening stating that oh we're sorry you have a good day though and good luck finding a place by someone stating that they are Mitch the manager but your income isn't high enough to move into our apartment you have to have so and so and so and so... I said you just ripped me off for my $45 application fee and you also put me back over a week behind a week and a half for finding a place and now I cannot keep it the moving date I had planned on.. I am on section 8 and you have to give a 30-day notice wherever you're at and I was trying to get a moving date there so I can give my 30 days out here and it took them over a week to get back with me I said I have section 8 and I'm on section 8 and you have no reason to reject my application, so you come up with some nonsense about me not having enough income and my income has nothing to do with it if I'm on section 8 I think my $45 is going to crooks in the management department and if they're ripping you off for you $45 application fee and that's what they call their management then I wouldn't move there cuz they're probably ripping out people in more ways than just that. Horrible! I would never recommend living here or ever rent here again! We have lived here for 2 years and as soon as our lease is up we plan on moving. The management is lazy and does not communicate with you at all and when I called corporate office they were just as useless! I have had termites in my ceiling dropping there disgusting waste on my dining room table for a month now! The pictures that are on their site were taken I don't know when but it doesn't look like that at all. They do allow pet's which just add to the mess and noise! The jacuzzi doesn't work and hasn't since I have been here! The dumpsters are always overflowing and even though we have a security gate the whole world knows the pass code and rif-raf are always wondering the grounds. Horrible just horrible! read more

Let me start this off by saying I have never lived here, nor will I ever. I was thinking about moving into Ashwood with my boyfriend, and wanted to take a tour of the available floor plans before moving in. I was told I did not need an appointment to see the floor plans, however on the day I was going to drive down (an hour and a half) to see them, I called just to make sure someone would be there to show them. After falling 6 times periodically throughout the morning, I finally spoke with someone (Mitch). I told her my mom and I were about to head down there but just wanted to make sure someone would be down there to show us the apartments before we made the hour and a half drive. Mitch told me she would be there and it was no problem at all. So we made the drive down and got there at 1:30pm. When we arrived, the office was closed and there was a sign saying that they were either at lunch or showing the property and they would be back at 3pm. How would lunch or showing a property take an hour and a half???? We called the office and nobody picked up (no surprise) so we walked around the property to see if we could find anyone who worked there. We saw no workers so they obviously were either at lunch or just left. To be honest though, a tour of the apartments would have been a waste of time. The apartment complex was horrifying. Trash all over, dirt patches everywhere (don't be fooled by their pictures) and residents had sheets as curtains and broken beach chairs as patio furniture. I would never live here and if I did I would be depressed everyday by how awful it looks and feels. Take my advice, don't move in here. read more

Lived here for 3 years with my wife and even though I stayed those 3 years I would not recommend staying here. I mean it is lakeside so you get what you pay for in lakeside but if you are paying to live somewhere then it should be up to par as well as the staff. So here is a breakdown of the downside of living here: When you need work done on your place they take forever to get it done because the staff are overworked and understaffed. The laundry room is every resident's BIGGEST problem! They constantly go out...stop halfway through...takes your money...and about half are out of use most of the time...at both laundry rooms! So inconvenient! Was told we would get our refund for security deposit in 20 days and it took over a month and a half to get it back...after I tracked down the # for management and HR and had it sent to my house ASAP. What a mess. The gates to the parking were always malfunctioning so they had to leave hem open which would lead to homeless and dumpster divers coming in. Bad for families and kids. The list goes on and on about this place. The workers like Jesse and his maintenance crew work hard but like I said understaffed and overworked and probably underpaid. Andrew is the manager there and I never really had an issue with him except I wish work requests went through a lot faster and that the laundry issue was fixed. He worked hard as well an always seemed overworked and tired. I feel that management needs to do a better job of having enough staff to cover all the roles so the operation there runs smoothly which it does not. The only convenient thing about living here was easy access to Barona, easy access to the 94 and it's right across the street from the rodeo when it's in town. Yeeeeeeeeehaaaaaawwwww *******Side note...keep the hot tub fixed and running bc it's the small things in life that matter like a working hot tub after a long work day. Just moved out and they are charging for random things that didn't even apply to our apartment. When i went to turn in keys for move out they somehow already "knew" we had bed bugs when i has lived there for a year with NO bed bugs!! And the only way to check for bed bugs is to be INSIDE!! They are charging and extra almost $1000 for something that didn't affect us at all. They just want their money to keep their shitty apartments running still. They will never come and fix anything in your apartment either. Filled out multiple request an even went directly to the manager and he said he was putting in the request as we were standing there telling him everything wrong and no shocker there... nobody ever came!! Able to identify some those who indicated negative input, quite a few have points, some are evicted for none payment of rents, some are for are for domestic disturbance, yes, all of those who took time imputing their grievances are undesirable previous residents. I'm in the business of running a property for 24 years and have the opportunity to visit Ashwood Apartments. Here is my professional evaluation; the property condition is above average, the management staff is excellent, particularly the manager. Managing a property with demography such as this residential community is like a wild horse on rough terrain. You got to be a tough rider to be able to maintain smooth management. I see a lot of the other opinions about Ashwood apartment years ago and I am very impressed on how Ashwood looks now. Management is more than wonderful and helpful they are family. It is only two managers for all four apartment complexes and I think they do a wonderful job at keeping Ashwood clean, repairs done that week you called in and most of all, communicating with you on what's going on with the apartments. I signed my third lease with Ashwood a week ago and I am very happy being a resident here! I give a five star to the Ashwood Apartment complex, and a 100% for being the best place we have ever lived in. read more

DO NOT LIVE HERE!!! you wanna talk about ghetto? wow, i moved here cause it was the cheapest place i could find on super short notice. and boy do you get what you pay for. for one, the manager seems like she is on crack at all time or she is just super fake. two, she has all this traffic going in out of her house and two guys that came out of her house made disgusting rude comments while i had to walk in front of them. three, after a month of living there, someone broke into my car and stole my whole system, bedroom windows face the parking lot so my car is basically in front of someones bedroom... and no one heard anything all night??? 2 other cars got broken into that night, one with a shattered window and still no one heard anything. it was no 5 minute job to get the system out of my car with everything bolted down. i immediately told mgmt and they were "so sorry"... then i spoke with the neighbors and apparently the breakin in cars had been happening for a couple months now, youd think they would mention that when you ask questions like "is it safe here" "do you have any problems on site"... i knew where i was going wasn't a good area... when i spoke to the area manager about moving out (6 month lease to break) she was rude and explained to me that the security gate didnt mean anything when they have never changed the code to get in the parking lot... REALLY???!!! i was very upset about my car being broken into and not told that it was happening, they went through everyhting in my car even cut up my carpet with a razor knife, they came with lots of tools. i did not feel safe and moved out by the next month. This was the first time she was on her own with assistance and my first impression of PSDM Management and the Ashwood Apts. was okay. The rent for a 1 bedroom over the pool $850. The management promised to repair lots of things prior to move in and after but never did. The broken and damaged item were never fixed. The cupboards were falling apart. The carpets were not clean prior to move in, but they claim they were. The air conditioner never worked, 100 degrees plus in Lakeside. The landscaping is terrible, don't believe any pictures they post. The property management seem nice when you meet them, but that's it. Once you move in they are unavailable. Please look elsewhere when trying to find an apartment. read more

DO NOT MOVE IN HERE! 1) the entire complex is infested with roachs, bed bugs,spiders and I've heard silver fish! They won't fix it either! They send an "exterminator" to put down gel which doesn't do a damn thing. 2) never ever complain! They kick u out for it! And believe me there is a ton to complain about! For instance, I've lived here for a year and they never ever put a working lock on my patio door dispite me asking every single week for like 6 months. 3) the grounds r kept horribly! We pay all this money for rent but the pool is constantly disguesting and closed down during summer and the hot tub literally has not worked almost the entire year. There is no grass n the planter boxes, only ugly shrubs which are full of trash and debris! What's worse is they never pick itt up. If your lucky hey take a leaf blower, blow it threw the complex and then all over your cars! And to make matters worse... They think they know who liters and leaves their cig butts on the ground and who has a lose cat takeing shits everywhere so they fine people for all of this even tho it doesn't get cleaned! 4) they will never call you if there is a problem with anything besides your rent. For instance. They needed to repave the parkinglot even tho it was unneeded and they didn't tell any of the residents they needed to move their cars. So at 7 in the morning banged on everyones door woke us all up and moved us to the street and believe me there isn't enough parking on the st for everyone and the people that weren't here to move got towed! 5) they say they are pet friendly... They are not! They kick people out that came here with pets, allowed in with pets then either kick them out mid lease because of the pet or refuse to renew lease because of pets! I am a military family and we r being kicked out for our animals or so they claim. That's their reason. Honestly I believe I'm being kicked out because I called the health department on them for bugs and the fact that the water heater is always busted! 6) water heater...... First they charge everyone an estimated use of water because they have 1 meter for several units instead of individual meters or a flat rate cost because they can't prove use... This is horse s**t! My family was out of our unit completely for over a month and came home to a bill that was twice as expensive as ever because someone decided to idk let their shower run for a week?? Or is it possible that when the maintence guys busted the sprinkler system and flooded the complex I was billed for that to??? Super sketchy! The complec managers are rude and vindictive bitchs! And their boss mr head hancho will say anything to make you happy but will never fix anything! Just apparently give the words that your gonna be kicked out! So moral of this story... i would give zero stars if i could. nobody ever gets back to you or communicates with you. we put in MULTIPLE work orders throughout the year we lived there and only two or three got answered. the roaches are ridiculous, there were bed bugs next door and we never heard anything about needing to leave so they can exterminate or anything, we just had to cross our fingers and hope we didnt get them. and the area its in smells like sewage. we've been moved out for over a month. we left the place in great condition (much better than how it was left when we moved in), people are already living in our old unit and we still have gotten ZERO information on our deposit. the lease and the california law say that we are supposed to recieve our deposit or at least a receipt no later than 21 days after moving out. ive called a ton of times and keep getting the same answer "the person you need to talk to isnt here, call back tomorrow" ive called every day for a week now. they either dont answer at all or you have to call three or four times to talk to someone. so at my wits end, i got bitchy and went off and their argument was "im managing 600 units by myself right now and im in on my day off cause we're short staffed" like THAT IS NOT MY PROBLEM, GET YOUR SHIT TOGETHER AND GET US OUR $1500 DEPOSIT BACK. bottom line is theyre trash and i would never recommend them ever. the plus side is, you never have to touch the disgusting dumpster because the creepy crackhead rummaging through it will happily take your garbage off your hands. read more

I really wish I would have looked this place up before moving here. I would never in a million years recommend this place to anybody. Upon moving here they gave me a different apartment then they originally said I was getting. At that time I was pregnant and they gave me an apartment with a MOLDY air conditioner. Took them over 3 weeks to get it fixed. Just this last week they came into my apartment while I was at work and took a big chunk out of my bathroom wall. Guess what! The wall was filled with mold. No calls. No emails. No communication of anything from management. Instead they decided to leave the mold infested wall open without finishing fixing it from January 29th all through the weekend. I moved all of my things out and the date is February 1st I wouldn't bet that the wall is still open. My daughter is 3 months old and they were allowing us to live in a mold infested apartment without any one telling us there was mold. Horrible and shady management. They do not care about theinr tenants! They have gone through 5 managers in a year, If they don't like that you complain, they will kick you out. Maintenance and repairs (in units) never gets done, no matter how many times you request it. There are bugs in ALL of the apartments. Bed bugs, cockroaches, spiders....you name it. The "ammenities" are few and far between. They have a laundry room and a pool. They don't keep the laundry room locked, so bums come in and do their laundry and they steal your clothes right out of the dryers! The Jacuzzi is ALWAYS shut down. It's a health hazard to live here. The street noise is annoying, There are police chases through the complex or on Ashwood Street on a monthly basis. read more
