Their is a gas station right in the front of the complex, close to dc and a good amount of stores nearby. Some kids were urinating in the building and packages were being stolen at a point in time. Pepco is who you pay electricity to and you receive a Conservice bill for water & gas which you pay with your rent. The neighbors make living here irritating because of lack of consideration and respect. Knowing that my neighbors are harassing on purpose I decided it's only fair to share the experience for future residents. There are washers and dryers which are stacked. The bigger bedroom does not get proper air circulation. There are lots of bugs (spiders, grasshoppers, other unknown bugs). You have 2 ways to go to the bedrooms. The bedroom closets are pocket doors which you can hear your neighbors slamming. The tub was not glazed but painted upon moving in so everything was stuck to the paint. Master bedroom floor had major dips in the floor and dressers were leaning (if you have a child/children or a pet please be careful so nothing falls on them). The floors creaked really bad (which means hollow floors and no insulation). There is no insulation within the units so if you will be able to hear your neighbors above and below you. People w/ kids who live above you- you will hear them running and more all day even the adults stomp and bang hard as ever. If you have decent neighbors appreciate them because some neighbors believe they are entitled to be as loud as they would like. (Some neighbors are crazy so I take photos & videos for my protection). As of currently since moving in we have experienced neighbors above us who during the touring process could be heard following us through the apartment. With thin flooring the upstairs neighbors heard us speaking and followed us in each room while touring from inside their unit. Those same upstairs neighbors who live in the unit number 9 has been nothing but disrespectful since. A common thing we've experienced is anytime they hear us communicating whether by phone or in person you would hear their heavy hard stomps/feet follow us around and when we reported their noise, they retaliated with even louder noise. At a point they would sit in their car knowing what time we would leave and watch us as we came and went. If they hear you cough, sneeze or talk to loud they will follow wherever you are and stand and listen. They'll follow around just because and I swear on it. My alarm system was deactivated one morning and once they heard that they came running to watch you and then they took their trash out. Just so they can see you. They are retaliatory and if you bang because of their noise they will stomp through the entire apartment. Now the downstairs neighbors in apartment 1 stomp which surprisingly you can hear them underneath you. They came and stopped us as we moved in to say oh you're quiet unlike those neighbors before you just to see how we would respond. After time they began being so loud we could hear them underneath us. One of the women here doesn't work either so they as well will follow you around and then listen to you as you use the bathroom. They, after me giving them the same energy have been nothing but rude and began mean mugging so for that reason I needed to snap their pictures as well. One night they were fighting and you could hear it as if it was in your unit. Again people should know what type neighbors they have living around them. You will be surprised that some of your neighbors are weird and may be retaliatory so it's best to be cautious. As of currently my neighbors and I are in dislike of one another because they want to bang and stomp while I believe there should be some consideration for having neighbors around you.

In order to get a good night sleep the unit above either must be vacant or you need to rent a third floor unit- great luck on them knee because the steps are steep and not to mention rusted, deteriorated and steep as hell. Run don't walk or you might regret it... This is not where you want to call your home.

I was illegally evicted from this unit June of 2025 after making several complaints about the violations inside of the unit. I called 311 and had an inspection done by a housing inspector who said that the unit had several violations. I also had an escrow account set up. One of the main violations was that the water (that they want you to pay for) in the master bathroom comes out brown. It was so bad that I had to go to the doctor because my body broke out and my face had swollen up and I developed some very unusual splotches on my legs (I also have pictures). The master bathroom had some sort of mold which caused my asthma to flare up constantly. My doctor had to put me on steroids and I took Benadryl to deal with the itching. Ice pack to the face for 3 days for the swelling. Frequent visits to the doctor because of my blood pressure not being under control due to the stress. They allowed someone to live in the storage room where the person was drinking, doing drugs and stealing packages. I have tons of emails between the property manager and myself acknowledging the problems. I spoke to SC (her initials) who works in the office about this issue and she said that there wasn't nothing they could do about it. Just keep calling 911. I suggested to her that they lock the dang door because of the safety issue. She said that they couldn't. So I said are y'all going to wait for a rape, assault or worst to happen before you take this serious? No response. I have the case #'s of all the times that I had to call 911. The property manager, She is a lying piece of work. She emailed me defaming me saying that I was hostile and some other things and I had to defend myself against her lies. This woman had a meeting with me & my mother (face to face) and NEVER said anything like that in our presence. She has lied on her own maintenance staff (Reggie) who told me to my face that he didn't tell her the things she emailed me. I could go back further. That apartment was broken into by a male that the property is aware of for breaking into peoples apartments (including Reggie's) the maintenance man told me that also. My truck was stolen twice. The main in the office told me that the cameras were just for show ‍. The property manager had my truck towed according to the tow company for retaliation. I have so much evidence of neglect that it's ridiculous. The day that they decided to illegally evict me, I received a call from (SC) advising me that I needed to come back to the property because they were putting my things out. She said that I needed to hurry up because I had some really nice things & named the property that I had in my apartment. My clothes (LV, Gucci). I said how are y'all doing that and we have court on Monday June 16, 2025. I pulled up and 95% of my stuff was on the ground in trash bags. Whoever went through my dresser took $6,000 that I was adding to my escrow account that day. They broke up my $2,500 dining room table. They broke all of the brand new bed frames from the 3 bedrooms. They put cuts in my brand new living room furniture. The worst thing in everything besides the absolute humiliation of what they did knowing that I had a escrow account (because I told the property manager & SC) is that they put my service dog outside on the patio in 98 degree heat without any water which I know was traumatic for her. She was pinned outside with 2 gates leaned up against the building and then they put 2 center blocks up against the fencing. She was panting and crying when I got to her. She hasn't been the same since and neither has any of us. My sons & I are bouncing around until I get into the new place spending a ridiculous amount of unnecessary money and being completely stressed out. If you want to see the inspection report or any pictures, reach out. This isn't over by any stretch of the imagination. If I could give them a negative star rating I would.

Scheduling Tour: On Wednesday evening, I completed the online interest form to request a tour on Friday at 5:30 pm. Leading up to the tour date, I did not receive a phone call, text (I checked the box to receive notifications), nor an email to confirm day and time. On Friday at 3:30 pm, I called to ask if I was still on the schedule for a tour. The representative stated that "the scheduler" was on a break, but would call back. At 4:45 pm, I received a phone call in which the rep recited my email address. Although there was a misspelling, I still did not receive a phone call. However, against my better judgement, I asked about availability on Saturday. Since there were no tours on her schedule, I chose 12:30 pm. The rep said I should receive an email using the corrected address, I did not. On Saturday, I arrived at 12:15 pm. Upon entering the building, the representative shared that I would need to wait until my tour time of 12:30 pm. At 12:30 pm, she escorted me to the office to take care of the preliminary questioning to learn more about my interests. I was quoted about $2100 for a 1 bed/1 bath. Tour: As someone who has nearly 30 years of experience in which introductions and professionalism are paramount, the external and internal optics did not reflect a "luxury apartment (as noted on the website)" atmosphere. Butterfly Door Entry: Secure Fitness Center: Decent Lounge: Spacious/noticed stains on furniture Pet Parlor: Okay Entertainment Room: Stains on furniture 1 bed/1 bath apartment: I was appalled that the rep used a unit that was not staged!!!! The occupants just moved out, so the space was not clean. There was a used condom wrapper on the bathroom floor. The fact that she thought it would make a good impression to show a dirty unit is beyond troubling. She even said, "they were here for four years, and doesn't look too bad." The hallway smelled of weed, the carpet floors were not clean, and the wall paneling was lifted/buckled. There was little to no evidence that the property was cleaned regularly. Overall: --The Oxford Apartments virtual advertisement DOES NOT align with the actual property. --The rent is grossly overpriced ($2100 for a 1 bed/1 bath, really??!!!!). --The customer service expectation bar should be raised significantly (prompt follow-up with prospective residents; personal appearance of those on duty).

    This place is for people who don't care about being in a good community. I cannot stress enough…read morethat if you live here, you will have to live in constant fear of residents shooting their guns into your windows or while you're out pushing your child in a stroller. You are not safe here. Your family and your children are not safe here. There is absolutely 0 peace at this place. This section of Branch Ave is a speedway for extremely loud cars, dirt bikes, and ATVs. There are car accidents or people getting hit by cars constantly. There's an insane amount of shootings, hit + runs, breaking into cars, you name it. I had the catalytic converter stolen off of my car in the parking lot and they did nothing. It is not uncommon now to see cars stripped of their rims/tires and other parts in the parking lot. Cars on the street have busted out windows and stolen parts. If you're not RIGHT on top of tracking your packages they will also be stolen. Guaranteed. There is a MAJOR rodent infestation. It doesn't matter what floor you live on, they're in the walls, ceiling, and the entire HVAC system is completely infested. Almost every night I wake up to mice chewing and clawing and running in the walls. They die inside the HVAC so the smell of dead mice will permeate everything. If it isn't the smell of dead mice your home is gonna smell like weed or cigs whether you smoke or not because it's coming in from the hallways and the vents. People also have dogs they aren't supposed to have and don't clean up after them. They will bark all day and night sometimes too. You can also smell the dogs in your apartment. There's also been many occasions when there's pee or vomit in the elevator. They also let their dogs pee on the flowers and it smells horrible walking in and out of the building. It also reeks of garbage, especially when it starts getting warm out. Mgmt just sends out empty threats about the dogs but never does anything because they want people to directly snitch on other residents. We had bed bugs for the FIRST TIME living here. They sent an exterminator who said we were just letting mosquitoes into the house and to keep our windows closed. They said would be back to check the traps and never came. I had to inspect every nook and cranny myself after the bites did not stop. Over $1000 in hotel fees alone and still, nothing significant to remedy the situation. My family has permanent scars from the bites. The buildings run on a boiler heating and cooling system which means you can't decide when to use your AC or heat, it has to be switched by mgmt which is a nightmare. When the heats on its constantly leaking even when it isn't actually on. If there's a few days of 80+ degrees you will be melting in your house. You can't even cook on the stove at because you will have a heat stroke. When the AC is on, you will have an issue with it probably 5 or more times throughout the summer because they're so outdated. They're also rusting from the inside out and all they do is just keep painting over it. Now there is black mold growing on them. Also, for some reason there's no exhaust or anything in the bathrooms. So the moisture just builds and collects on the ceiling and walls and covers them in brown rusty mold. The maintenance people are pretty nice but the way requests are handled through the office is horrible. I've had multiple issues that I've been told would be handled and it took over a year of back and forth. Any attempt to follow up results in being lied to. There's constant issues with the water. It's been cut off at least once a month and sometimes there will be issues without notice. If it isn't completely shutoff it comes out brown or there's no hot water. The water pressure is also terrible. In the 2 years I've been here the exterior of the buildings have never been cleaned. The buildings look dirty and run down. The balconies are rusted and look like they're ready to fall off at any second. This place is Top of the HELL

I've been living here long enough to address every part of apartment living and will break down each experience individually. Leasing: There was an issue with my income verification, but after connecting with the Property Manager, Charlotte Brown, she quickly got to the bottom of the situation and I had my rental approval in hand shortly thereafter. I'm glad that I had this initial challenge because I was able to see how the management team handled the situation and I couldn't be happier with how effectively it was handled and resolved. Apartment: My 5th-floor one-bedroom apartment is nearly 800 square feet with a gorgeous view of Eastern Market, the Capitol Building's dome, the Library of Congress, the Supreme Court, and Senate office buildings. My floorplan includes a spacious living room and bedroom, a built-in oven, microwave, and gas range in the kitchen, and an in-unit laundry room with a linen closet and extra storage space. I utilize the dining room space as my home office and it provides plenty of space for a large L-shaped desk. The developer, EastBanc, originally planned to build condos and included many features that are not found in any apartments I've looked at in DC, like extra insulated floors and walls (I have not once heard any noise from my neighbors), gourmet kitchen with built-in appliances and externally vented exhaust hood, individual apartment venting with 100% fresh air replacement, customizable closet storage system, real hardwood floors, and more. Amenities: The building has an incredible 6th-floor rooftop with a community room and open-air grilling stations with panoramic views of Capitol Hill, Navy Yard, and Virginia in the distance. There are many additional residence spaces like a main floor community room, coffee and tea station, outdoor courtyard, library, rooftop heated pool, a well-appointed gym, and a Trader Joe's right below. We can even access Trader Joe's without stepping outside! The 24-hour concierge is one of the best I have experienced. Every concierge quickly knew my name and easily handled any request I had as well as the large quantity of packages I had delivered. They will even deliver the packages to your apartment if you'd like. It was amazing to come home from work and have all my packages neatly stacked in my apartment. They've all quickly made me feel like part of the family. As part of our rent package, we can receive complimentary light housekeeping services every other week. I've taken advantage of this and have been amazed at the quality and care from the housekeepers. They will also take care of any dry cleaning, grocery shopping, plant watering, taking packages to the post office, and all I pay for is the cost of groceries or the dry cleaning. Maintenance and Management: My apartment was freshly painted and looked great at move-in. Shortly after, I discovered a couple of issues like a refrigerator water filter needing replacement and a toilet tank that wouldn't always refill completely. Maintenance was at my door first thing the next morning with replacement parts and were in and out in less than 10 minutes. The property is kept immaculately clean by the housekeeping staff and the residents here also seem to take great pride in maintaining a clean and inviting atmosphere. The management at this building is second to none. The Property Manager, Charlotte Brown, is amazing at her job and as a person. She has hosted three or four resident events in the short two months since I moved in and each one had fantastic food, drinks, and entertainment. She knows every resident, child, and pet in the building and goes above and beyond in everything she does. I signed my lease while living in another state and when I finally met Charlotte in-person for the first time after moving in, she gave me a big hug and I immediately felt at home. Price: This building is priced quite a bit higher than any other apartment I've lived in. However, when looking at the price per square foot, it isn't as large of a price difference as you'd think since these apartments are so much larger than others in the area. Additionally, the amenities that I mentioned earlier make this building very attractive and add significantly to the value. The fact that I can live in a large, quiet, luxury apartment, with numerous on-site amenities, in the middle of Capitol Hill, bi-weekly housekeeping, instantly responsive maintenance, regular community events, and a five-star property manager like Charlotte, this is probably the best value for an apartment I've ever had.

From the friendly concierge to the management team, all have taken steps to make sure our move-in was a smooth process. The parking garage is easy to get to via the same elevator that takes us to our apt floor. You are also steps away from the grocery store (Trader Joe's). In fact, you don't even have to go outside to get to Trader Joe's. I would highly recommend getting a tour of this place like we did. We fell in love with this place and we were able to pick the exact apt we wanted.
