    Water in the washing machine. Been like this for 2 weeks. Putrid stinking water. Office does not care.

    Awful. Do not live here. You will regret it. They routinely turn the water off in this building two to six times a month. Last week the water and gas was off for 8 hours in the middle of a Wednesday for no apparent reason. The washing machine has had stinking water sitting in it for over 2 weeks. I called the office, cuz it's been sitting like that they tell me there's a work order in. There are 12 apartments in this building and two washing machines and one of them looks like that. This place is awful don't move here you will absolutely regret it positively. This place is awful I regret ever moving here. Don't do it

    Buyer Beware! Please don't let the new and updated décor of the property lure you here. The property management is TERRIBLE and non-responsive to residents needs. Calling Southern Management (Parent Company) as an option is useless; you do better having a conversation with yourself. Your maintenance complaints are not taken seriously. My neighbors and I have been bringing portable lighting from our residences just to do laundry because management has failed to address our concerns. The lights in the laundry of my building have been OUT OF ORDER for 2-months - this also includes lighting for the hallway. Imagine doing laundry in the dark and not knowing the security risk you're walking into. This is what the residence of Southview Apartments operated by Southern Management have to contend with. Some Advise: Find some place else that will value as a customer to live. Southview IS NOT the place. We will be inviting the News Media and Council Member to speak to residents.

    Water damaged drywall

    On 9/14/19 my apartment building flooded and it caused water damage in several units including mine. I have made the property aware of the damage and the fact that I'm asthmatic and use 2 asthma pumps plus a nebulizer daily. Within approximately 3 days their contractors came in looked at the damage then came back to cut the drywall out. As of yesterday 9/23/19 my walls are still open and it appears to be a buildup of black mold. With 4 days I've began to feel sick. It's been over a week and I have called resident services to make them aware of my medical condition and to find out how much longer it will be for the work to be completed.

Overall, my experience wasn't horrible, and at one point I even considered renewing my lease. However, there were several recurring issues that ultimately made me decide not to stay. One of my biggest frustrations was the lack of organization within the leasing office. There was quite a bit of back-and-forth during my leasing term, particularly when I was looking at resigning my lease. On multiple occasions, units I was viewing or interested in seemed to become unavailable or were given to someone else, which made the process unnecessarily frustrating. The elevators were by far my biggest issue. They seemed to be out of service far too often. There were many days when I would come home to find the elevators broken and would have to take the stairs. This became especially challenging when moving in and out of the building and carrying heavy items. For a multi-story apartment building, having consistently functioning elevators is a pretty basic expectation. Another issue was cleanliness related to the number of dogs in the community. There are a lot of residents with dogs, myself included, but I frequently encountered urine and feces throughout different areas of the building. To be fair, management appeared to make an effort to clean up after these incidents, but there didn't seem to be an effective way to hold residents accountable for repeatedly allowing their pets to make messes in common areas. There was also a significant amount of turnover within the leasing and management office during my time here. I went through three different property managers during my lease, and by the time I moved out, essentially the entire staff I had originally worked with was gone. There was constantly rotating staff, which made it difficult to establish consistency and, at times, made communication feel disjointed. That said, there were things I genuinely enjoyed about living here, and my experience was not entirely negative. I initially saw enough potential in the community that I actually considered renewing. However, the combination of inconsistent management, frequent elevator issues, cleanliness concerns, and staff turnover ultimately outweighed the positives for me. I think this community has a lot of potential, but there are some operational and maintenance issues that need to be addressed to create a consistently positive resident experience.

Their is a gas station right in the front of the complex, close to dc and a good amount of stores nearby. Some kids were urinating in the building and packages were being stolen at a point in time. Pepco is who you pay electricity to and you receive a Conservice bill for water & gas which you pay with your rent. The neighbors make living here irritating because of lack of consideration and respect. Knowing that my neighbors are harassing on purpose I decided it's only fair to share the experience for future residents. There are washers and dryers which are stacked. The bigger bedroom does not get proper air circulation. There are lots of bugs (spiders, grasshoppers, other unknown bugs). You have 2 ways to go to the bedrooms. The bedroom closets are pocket doors which you can hear your neighbors slamming. The tub was not glazed but painted upon moving in so everything was stuck to the paint. Master bedroom floor had major dips in the floor and dressers were leaning (if you have a child/children or a pet please be careful so nothing falls on them). The floors creaked really bad (which means hollow floors and no insulation). There is no insulation within the units so if you will be able to hear your neighbors above and below you. People w/ kids who live above you- you will hear them running and more all day even the adults stomp and bang hard as ever. If you have decent neighbors appreciate them because some neighbors believe they are entitled to be as loud as they would like. (Some neighbors are crazy so I take photos & videos for my protection). As of currently since moving in we have experienced neighbors above us who during the touring process could be heard following us through the apartment. With thin flooring the upstairs neighbors heard us speaking and followed us in each room while touring from inside their unit. Those same upstairs neighbors who live in the unit number 9 has been nothing but disrespectful since. A common thing we've experienced is anytime they hear us communicating whether by phone or in person you would hear their heavy hard stomps/feet follow us around and when we reported their noise, they retaliated with even louder noise. At a point they would sit in their car knowing what time we would leave and watch us as we came and went. If they hear you cough, sneeze or talk to loud they will follow wherever you are and stand and listen. They'll follow around just because and I swear on it. My alarm system was deactivated one morning and once they heard that they came running to watch you and then they took their trash out. Just so they can see you. They are retaliatory and if you bang because of their noise they will stomp through the entire apartment. Now the downstairs neighbors in apartment 1 stomp which surprisingly you can hear them underneath you. They came and stopped us as we moved in to say oh you're quiet unlike those neighbors before you just to see how we would respond. After time they began being so loud we could hear them underneath us. One of the women here doesn't work either so they as well will follow you around and then listen to you as you use the bathroom. They, after me giving them the same energy have been nothing but rude and began mean mugging so for that reason I needed to snap their pictures as well. One night they were fighting and you could hear it as if it was in your unit. Again people should know what type neighbors they have living around them. You will be surprised that some of your neighbors are weird and may be retaliatory so it's best to be cautious. As of currently my neighbors and I are in dislike of one another because they want to bang and stomp while I believe there should be some consideration for having neighbors around you.

In order to get a good night sleep the unit above either must be vacant or you need to rent a third floor unit- great luck on them knee because the steps are steep and not to mention rusted, deteriorated and steep as hell. Run don't walk or you might regret it... This is not where you want to call your home.

I have to say, before renting here, it had been nearly 30 years since I last rented an apartment. I recall that it was considered sport to commiserate with other residents and lampoon ridiculous management policies and procedures. Not here. Everyone you'll encounter are total pros, and everyone works to make your experience at the Kingsley awesome. Communications from the Management office were, clear, lucid, and succinct. For large-scale work events in the building, like garage floor maintenance, communication was handled with deft and aplomb and informed residents of exactly what was going on when and what to expect. Charges against our security deposit on move-out were fair and reasonable. The good: The building itself is modern, beautiful, and meticulously maintained. The maintenance staff sees to it. The building is mostly occupied by professionals and never had an issue with late-night frat parties and carrying on. Everyone is generally respectful of living in a building with shared walls and ceilings/floors. But it is an apartment building with lots of other people, and you will hear some noises on occasion. The location is great too. There's a lot of new construction in North Old Town and I feel confident it will the place to be in Old Town over the next couple of years. The staff arrange lots of social events to meet your neighbors, and it was cool to meet and mingle. I met some very interesting folks there. It's Old Town, so in absolute numbers the rent seems high, but to be honest, I thought it represented good value for what you get in return. Your mileage may vary, depending on your perspective. Opportunities for improvement: One area to be aware of if you're a full-time bicycle commuter. Bicycle parking is tight, and losing a parking spot is common. This wouldn't be an issue with ample parking for bicycles. One bike cage is located right next to a parking spot, and if that spot is occupied, it can be difficult or impossible to get your bike in or out. That made that bike cage next to useless, in my opinion. I reached out to the Management office on more than one occasion to raise this issue, but never heard anything in return. This is a first-world problem, I suppose, but a more robust bike parking infrastructure would have helped quite a bit -- especially as this part of Alexandria is located near so much bicycling infrastructure and is a great place to be a full-time bike commuter. I give the Kingsley four stars, though, and can highly recommend it to anyone considering living here.

    Stayed in a 2-bedroom Presidential Suite at Club Wyndham National Harbor for spring break and…read moreoverall it was a really solid stay. The space is what stood out right away. Two full bedrooms, plenty of room to spread out, and it made a big difference not feeling cramped for a whole week. The full kitchen and separate living area came in handy, especially with kids, being able to cook, snack, and just relax without always going out was a plus. The location is hard to beat. You're right at National Harbor, so everything is walkable....restaurants, shops, the waterfront. It made the trip feel easy and low stress. I will say, while the suite is spacious and comfortable. They have made renovations but some areas could use a little updating. Things like the countertops and faucets felt a bit dated compared to everything else. Not a dealbreaker at all, just something you notice. There is a daily parking fee that guests are responsible for, $25 a day. Service was good overall, staff was friendly and check-in/check-out was smooth. All in all, I'd stay here again. Great for families, great location, and the extra space really makes the difference for a longer stay.

It's about 15 minutes away from national Mall, and 10 minutes away from a super Walmart. The rooms are clean and spacious. They have a full kitchen with same accommodations as we were at home. Room was well maintained. Property is clean and inviting. Many activities and daily events. They have an indoor and outdoor pool. They have a large hot tub, corn hole, outdoor electric fireplace with TV, lounge chairs with umbrellas. There have an activities center. It has a pool table, ping-pong, table, foosball, Pac-Man arcade, Lego room, theater, board game room, and video game room. Plenty of things to keep the kids busy.
