They have saved me so much money over the years and manage my properties flawlessly. In this business, honesty, trust, and reliability are everything -- and Mike and his team deliver all three in spades. Their main maintenance guy, Michael, is top-notch -- his experience and quality of work are unbeatable. Repairs and maintenance are fast, efficient, and done right the first time. Mike is always up front with any fees, maintains great communication with tenants, and provides clear monthly breakdowns of revenues and expenses, always with helpful notes. As a property owner, the most important thing is being able to sleep at night -- and with CMC, I can.     If you are planning on moving into one of their properties, beware. Do a thorough walkthrough, keep…read moreany and all papers, and if they fix something get before and after photos. We lived in our rental for almost two years when reliance took over the property. We looked at the reviews online, and even though they weren't great we decided to give them a chance. That was our fault. Reliance isn't necessarily slow to fix things, but it's not going to be done right the first time. We had them out multiple times for water leaking in the house; the roof, the basement, the foundation, the back door. I spoke to the VP of the company (Cassandra) in person about these issues. Not only did she call the things cosmetic and no big deal, she also said she had no experience in this field until she took the job. It's pretty evident how it's run. As of leaving the foundation and basement are still an issue. After the lease was up we decided to move out. After our cleanup was finished we received a bill from them for over $900. Some of the things being charged were to fix the ceiling (what they called cosmetic before), to re-stretch a carpet that was at the end of its life (their contractor had previously glued it down before we left) and various things with no clarification. After disputing the charges through several emails, asking for clarify pictures, material lists, citing laws and finally threatening to take them to court, they backed down. They refused to clarify why things needed fixed, instead they sent the same picture four times with no clear repairs needed. This company will try and bully you into submission. Do not back down, continue to ask for them to clarify, that is on them to do. They will try and push their move-in way cost into the previous tenants. And the VP Cassandra,

They replied that they did not know, / they pointed his car out to me. When I came to take a second look at the property I asked again what the neighbors were like because I did not want to live around any difficult neighbors or noisy neighbors or neighbors that had police out all the time. Both the neighbors sharing the duplex behind here 541 Marceline Terrace that share a back wall w the unit and the neighbor that lives the next-door over to the left over are harassers. The old couple son has some sort of crippled legs, but he pretends not to know anything about it until he walks away. Then they have guests there are these huge Black people that are black as the night and overweight and they're like 6 feet tall or taller. They entered my home while I was inside taking a shower !That is illegal unlawful entry and aggravated harassment. They immediately started harassing me and yelling into the house and coming around asking me if they could use the swing and doing disgusting things like pulling their privates out and putting under arm odor all over the house. When I called the police, the second time they let me know that there have been multiple phone calls about the neighbors being harassers and disturbers of the peace. The next-door neighbor is a white lady and she charges everyone even the people to come to cut the grass yelling at them and trying to get them to fight her and pretending to be Japanese. The son that's like 50 yrs old has all of these minority gang guests that come by all of the time harass and talk to whoever's inside of here and knock on the door / he pretends that he's a little kid. Then he pretends to get upset and tries to enter the home. Twisting the doorknob.Him and his guests have entered my home illegally three times / refused to stay away from the front door. He then gets home and pretends that he's living with me from outside the house, etc. etc. He complains and whines all day from outside.There's no way that reliance did not know about this and about the police calls complaining about the neighbors. All of the other neighbors are normal people that are between the ages of 30 and 70 years old that have normal intelligence, but it does not matter because the people living in the other half of the duplex don't do anything but disturb the peace and the same for the woman living to the left. Reliance told me they exterminated when I moved in. I had to force them to exterminate and then they said they exterminated for ants and spiders, but I caught a huge wolf spider a couple of days ago. Reliance pretends not to understand what unlivable conditions are . I do not believe that they did not know that I would need a restraining order on both of these neighbors to stop them from addressing me all throughout the day and night and bringing obnoxious guests. They keep stopping in the front yard/ having their dogs in the front yard peeing when they were actually taking the dogs for a walk. One of the neighbors saw me talking to my daughter that was Fair skin / started honking her horn standing around / trying to ask me if she could be my daughter instead, but she is jet black / my skin is almost yellow.She had never met me or anything. They tried to fight me about spraying and told me that ants were from the rain.I have not seen one ant since about a week after the exterminator left. The house was just completely un exterminated /they need to sell it to someone because there's no way that they're going to be able to lease this unit without lying about these neighbors.They also bang on the walls / tell you that they're watching TV with you! Like some Motel6!He is just trying to humiliate me because he's too old / nerdy / especially compared to the other neighbors living around. Reliance needs to sell or go to court for early termination fees / damages for putting on a show in a nice quiet neighborhood About the daily nonsense. I have asked for reliance to cancel my lease and refund my early termination fees, or negotiate them with me based on this, and them constantly trying to enter the home illegally and pretend that they are living inside with me!

    I loved my home and I was struggling with rent only after my kids were ill. I would pay all the…read morelate charges every month just so we could keep our home at least till gets were out of school. I told them I paid over half the rent and was to pay the other half with the late charges on my payday. Only to get served two days before that by sheriff. I messaged them to let them know my boss was cutting my check early to get the money that day only to be told I was too late the eviction would not be pulled and I would need to leave my home. Went to court and got court date since my pc said one balance owed. The court papers said another amount and the emails from their office were another amount. I was shamed by Mariana when I asked about is it impossible to stay till kids get out of school to move. I had been paying my rent with all the late charges and my rent went up by $75 to go month to month since I did not want to sign another year lease. I then asked for a 6 month lease but no response. " We can not cancel the eviction. We are going the extra mile- doing more work by giving you more time to move out". Then she stated per email "We have been very kind to you in the past and removed hundreds of dollars of late fees. We do not have to do that again". I always paid all late fees without asking for a break because that is what you do when it is on you to pay rent on time. I am not entitled to get late charges removed. I have never had any of them taken off and she stated that like she had taken off money when she had not. Only to be hateful. I did not get evicted they gave me till the end of the month after I paid it in full that day. I took it down to their office and put in the drop box. You never meet these people they sit behind a locked door with a camera and put lock boxes on rentals so you can look at them by yourself. My money orders have not been found and now I cancel them and pay $30 to replace so they will show a paid balance in order to rent somewhere else. I never got any of the things that I thought should be already done or at least done after asked. Replace water filter for fridge is tenants responsibility. Motion lights in back parking lot? Nope. Screens put on the windows so I could have air in the house? Nope. The porch is falling apart. The bathtub in the winter is a solid piece of ice because tub is slanted and holds water with no insulation in bathroom. The basement is not used but has lights on 24/7 on my tab. The front bathroom lights only turn on when you walk almost to the toilet then they turn back off when you sit down. The brand new floor in kitchen beautiful till it starts lifting from improper installation. Sink was not sealed when put in so water goes everywhere under sink and on the floor. One cabinet is not in use due to the stove blocking it. To love my home like I did and tolerate all that. Only to be talked to by her in that fashion as if she had ever met me. Shame on her and all of this. I had heard people say don't lease from Point Guard but I had to have this house. Now I have to leave. Next time I might read the reviews and base where I do business with. That is why there are reviews. Right? Point taken Point Guard. Now days life is hard out there without putting yourself through more by leasing here. Have a blessed day. And Point Guard. Do better by your fellow humans. Being human is all we have left in this mess of a world.

    Unsafe, Uninhabitable Apartment - False Claims and No Accountability…read moreMy daughter rented from Point Guard Management, and this has been an extremely frustrating and distressing experience. Her apartment flooded, and maintenance cut several large holes in the ceiling trying to find the source of the leak -- exposing dripping HVAC pipes and clear evidence of old water damage that had been patched before. We had to come in to help her because no maintenance staff were on-site, and as a graduate student working full-time, she simply doesn't have the time or capacity to manage this kind of serious problem on her own. The unit is uninhabitable, with wet walls, open ceilings, and visible water damage, yet Point Guard Management has not provided any temporary housing or assistance. Instead of addressing the issue, they fabricated information in writing, claiming that "the leak was resolved" -- even though no repairs have been made and the apartment remains unsafe. We are now in the process of terminating the lease because it is clear the property does not meet basic habitability or safety standards. Not being on-site to manage a serious flood is one thing, but making up information and pretending the issue is fixed is completely unacceptable and unethical. This company has shown no urgency, accountability, or transparency throughout this process. If you are considering renting from them, please document everything, take photos, and read all reviews carefully -- the lack of honesty and responsibility here is alarming.

    I'm a single mom to 4 kids under age 10. After moving in to one of key managements properties I…read moredeveloped pneumonia. A week after my diagnosis I was in the hospital due to my symptoms not subsiding even after antibiotics. The doctors asked if there was something at home I was being exposed to that might be aggravating my symptoms and not allowing them to resolve even with treatment. A week after that my 10 year old that lives in the basement was diagnosed with a case of pneumonia as well. Let's mention that pneumonia is not contagious. Neither her or I have a history of lung problems or pneumonia and have never been diagnosed with it before. The house was listed as a "no pet home" and after moving in we discovered dog urine and dog hair in the carpet everywhere. When I called the property, alexius said that she knew there was dog urine but they had it shampooed. I explained I was allergic to dogs and asked for the carpet to be replaced. Even offering to front the cost myself. She said that the owner of the home refused. I told her I have 2 very young kids that roll around on the ground and she said that simply wasn't her problem. I found black mold in the basement and inside my dishwasher when I took it apart and when I called the regional manager she asked if I ever considered cleaning. I was in tears and said my daughter and I are both developing lung issues and I was scared for our lives living somewhere I suspect black mold to be an issue in. She said I could pay 2 months rent and break my lease but under no circumstances would she let me out without paying extra. She followed that with saying she would make sure and make a note and tell everyone that works for key management that was her final decision. She promised she would send a someone to preform a moisture test within 48 hours. That was July 1st. Almost 2 weeks later there has been no one sent out and no further communication from key management to check and see if our health problems caused by their property was better. My daughter is now waking up with swollen eyes and is having severe difficulty walking up and down the stairs due to her breathing difficulties. After looking at reviews, this company is known to not care for their tenants and to cheat and lie as much as they can.

I called to let them know that I could take the earlier time slot. The guy that answered the phone seem eager to help. When I arrived at the property there was people all ready there to view the property. Mind you I only arrived 10 minutes before my schedule time. I waited in my car to see if they had just over lapped our time, but then another person came to view the property. To me this is very disrespectful to your clients. I was not told that I would be sharing a viewing or that it was an open viewing and other clients would be there. I called the office and asked if this was normal. The lady said that it happens all the time. I told her that if I would of known I wouldn't of schedule a time for that. As a client this is unprofessional. Let your clients know ahead of time. So thanks, but no thanks. You have lost my business.
