I had to give them a single *, no zero. This is an absolute horrible company to do business with, I had the unfortunate pleasure of dealing with Mr. Mike Yarborough, this is one of the most unethical people you will ever meet. Their maintenance program is atrocious, you put in a request for maintenance and they will simply allow it to sit for several days and then close it. The staff will send multiple messages to you inquiring to know if the repair has been done, you would expect that since they are responsable for the service they would know this information. I refrained from making any further comments because I decided to sue Asset Realty. Turns out Asset Realty is not so innocent after all. For those who don't know Asset Realty willfully and wrongly withheld my deposit owed and charged me $1365 additional charges that were 1. Pre-existing 2. Not outside of normal wear and tear. I left the apartment in very good condition and was an excellent tenant. One thing tenants need to be aware of is their attorney clause that is in their leasing contract. Basically it states that if Asset Realty has to sue the tenant or the tenant sues them the tenant will be responsible for paying Assets' legal fees either way even if the tenant wins the case. So if they tenant wins they actually still lose. This is another greedy tactic and intimidates & discourages tenants from suing them and if they due sue, the tenant will possibly still have to pay Assets' court fees. Thankfully that was not the case for me. Before court my lawyer kept telling me "you know that means a judgment could be placed against you?" I fully understood what that meant. She couldn't understand why I would risk having a judgment put on my record. For me it wasn't about the money or the possibility of a judgement against me. It was about the next person that came along after me. So many people are struggle trying to do their best to provide for their families some working 2-3 jobs just to make ends meet etc.; I was one of those people and greedy people like Asset takes advantage of these people putting additional hardship on them just to pad their pockets. An additional $1365 meant another bill that has to be paid and if unable to pay it goes to collection and your credit report. All which creates additional hardship for hard working people trying to do the best they can. Banking on the notion that most people don't have the time or resources to sue them and have no other choice but to pay whatever they feel like charging, they do exactly that. Charge whatever they want. Asset did not try to be fair or do the right thing until after I took legal action. For me, it was the principle of the matter. I never should have been charged those charges. If I would not have sued them Asset would have happily and unjustly kept my deposit owed plus an additional $1365 and wouldn't have thought twice about it. Which is just SO VERY WRONG and that is what it was all about for me. I am pleased with the outcome of the trial. The judge ruling was fair and favorable to me. I do wish he was a little harder on Asset. I will take what I learned from this experience to help others know how to protect themselves. Asset Realty people are nice as long as you are a tenant but when u move out they will BITE YA. My advice take pictures and detailed notes of the condition of the property before you move in and on the last day before u move out. That was my only saving grace. read more

When my Mother passed away I inherited her home since I was an only child. I lived in Florida at the time and didn't intend to move back to Knoxville. I located Asset Realty Management and hired them to manage the rental of her house. They took care of everything for me; they found the renters, kept the house in good working order and collected the rents. This agreement lasted for approximately 13 years before I decided to sell the house and get out of the landlord business. Asset Realty Management (specifically Mike Yarbrough) helped me renovate the house, listed it and sold it for me. I cannot thank Mike enough for taking care of every detail. I trustedhim and he did not disappoint. I would definitely trust the company and Mike with any management duties or realty duties with future properties. They are excellent. I have had a small apartment complex in the 4th and Knoxville area for about ten years, and Asset Realty has managed it the entire time. They have been incredible the entire time!!! I had two major projects with the complex. (breaking out water and electrical meters and a new set of external stairs) Asset Realty handled every detail of both projects, with outstanding results. Every last maintenance item has been handled professionally and on time (even the unpleasant ones like new A/C units!) and their move-in and move-out check-list sheets are amazing. When a client moves out, photos are taken as well and attached to the very detailed move-out sheet to document the condition of the apartment. They document EVERYTHING!!! The bookkeeping is all on the web, available 24/7 for my review. The bookkeeper has been with them for many years now and is simply amazing! They produce the year-end tax documents and pay all my property taxes as well. Obviously, they handle all the applications and leases, call me with special requests (small pets, etc) and otherwise keep the property fully rented pretty much the entire time. I have not had a single instance where I was worried or concerned about the property in the past ten years, and I live in Arizona! Run!!! I trusted this company for too long to manage my rental home. Upon careful inspection by my personal accountant, I found out that they were charging me ridiculous amounts of money to make repairs. I asked for receipts and never saw them! I went into contract with Asset Realty Mgmt as a co-home owner. They were the 1st property mgmt company I had any experience with. Here is what I learned as a new owner. *make sure the contract you sign puts SOME responsibility on the property mgmt, like getting necessary repairs done. *Even better, if the owner asks for repairs to be done, they must get you a quote and get it fixed upon owner putting money on the account. (One would think ar least safety issues would at least be addressed!! ) *If there is a reason why a certain contractor of the property mgmt company isn't wanted, such as not no business license, no insurance, and drug use, the property mgmt company needs to find a contractor that at least meets industry standard. * Make sure contract language has pictures will be taken before and after repairs. *Have it state in the contract pictures will be email to owner if a tenant abandons the property & doesn't do a proper move out inspection. *Any property mgmt company that says things aren't able to do repaired because "the owner won't pay for it" is FULL of CRAP. There IS language in the contract that allows a property mgmt company to make repairs and bill the landlord. *Have the contract state the property mgmt company will ensure the doors & windows are locked when the property becomes vacant and as a normal part of their site visit. *Property mgmt company needs to make sure HVAC is on the "on" position & working during warm humidity weather to not encourage mold to grow. Sent in our applications 3 weeks ago to rent a property they advertised. They were quick to let me know I had to pay another 35$ application fee for my husband. It's been 3 weeks and I've herd NOTHING!!! Every time I message them they tell me they are waiting for approval.... I'm tempted to disputed the application fees with my bank as I feel they took the money and RAN!!! ***Update** Michael Cohen reaches out to me because of this review, promises to look into my experience further...... nothing. used them for my rental the renters could never get a call back took many times and personal visits to get them to respond. i had to take care of things myself, i would not use the guys again i have another rental that i am going with different management. also had to clean house after they said they cleaned it. very incompetent place read more

They will steal your deposit! Even if you leave the property with no damage and clean the hell out of it they will claim random fees and take your whole deposit. Do NOT listen to their google reviews, they pay for fake reviews to cover up their real reviews. read more

early on I had issues with maintenance (no heat in the winter time) and it took a lot of calling and prodding to get maintenance out to fix it, they did eventually have to replace the whole outdated system because the building is old and not well maintained. The people in the office were very apologetic the first time around and handled the problem, albeit very slowly at their own convenience. The next time I had a maintenance emergency (a non working toilet, the only toilet in the apartment, and a leak that we later found out was from the AC unit) I messaged them as soon as I found the leak and I also called to check up on it because no one had contacted me. I couldn't reach anyone in maintenance, but I did talk to a very nice lady at the front desk that said she would check on it and get back to me and that if she didn't get back to me that I should call her back. They didn't call me back, and when i did call them back I didn't get an answer. So the next morning I called emergency maintenance, to not get an answer. I was really frustrated at this point, I called the office more and left messages and sent emails and then when they did get back to me they were very rude about it. And when I told her it was an emergency because there was only one toilet the woman who called me back from maintenance said "oh we didn't know that" but wasn't apologetic at all. I was going into work and missed the call from the plumber that they had coming out and not even two seconds later the maintenance woman was calling me to be snarky about why I didn't answer his phone call. Someone else from their office text me (which is also pretty unprofessional but at this point the least of my cares) after I spoke to the plumber and he and I had established that he was coming over. So obviously they had no idea what was going on. He was lovely and fixed the problems for me. I was happy and I was ready to move past the whole incident and then I received an email (that I have attached), and that's what prompted me to share my experience with this office. So in conclusion, my experience is that they're real nice unless you have any sort of problem whatsoever, and then they only seem to respond to the problem if you relentlessly call/message them and then they act annoyed that you actually had a problem that they were contractually obligated to fix. read more

Only because I have to give 1 star. Don't expect any deposit to be returned. Typical management company. 19 months in a rental never late or missed a payment. Anyone who is familiar with the preserve in oak ridge knows the sherwin Williams paint that's used there is garbage. We touched up over the course of our lease but they want me to pay to repaint $1350. $200 carpet cleaning fee....carpet is only upstairs and no pets were ever up there. Nor have my children taken food or drinks. Water bottles are the only liquid ever taken upstairs. So basically it's an extra bonus for Asset not a security deposit....call it what it is! read more

Upon our move out, we didn't get asked about a move-out inspection date; we were told when it would be with a few days notice and my roommate and I were both working the day/time of the move-out inspection so we weren't able to be present for it and now aren't able to dispute major charges being marked against us. Now we're being over-charged ($750) for "paint touch-ups and base board scuffs", which are common wear and tear for living in a place for 2 years and should be done without having to come out of our pocket. Lease renewals/any notifications from the office were sent out late with very little notice or preparation time and didn't give much time to allow for potentially look for somewhere else to live if we decided to not renew the lease. Then we get charged for an extra month of not living there after our lease was up due to us not having enough time to set up another place to live prior to being forced to give our one-month notice of moving out. Paying almost the same amount as apartment complexes even though they don't offer any of the amenities included in apartment complexes (for example workout facilities, pool, any outdoor amenities). read more

PROPERTY OWNERS BEWARE! Do not entrust this company to manage your precious real estate assets...you will absolutely regret it. I deal with several property management companies throughout the Southeast and this company is the most unprofessional one I have ever dealt with. The suspect accounting practices could not be explained by ARM or understood by multiple CPAs and ultimately we cancelled because I could not tell if they were stealing from us or not. Icing on the cake was I found out they never even had keys to the two properties they were suppposed to be "managing" for us! Constant unexplainable nickle and dime mark up charges on maintenance...i could go on and on but it was an absolute nightmare dealing with this company..constant turnover, terrible communication with both tenants and owners......I normally do not leave bad reviews no matter how bad an experience is but I feel it's necessary here to protect others from entrusting their assets with Asset Realty. read more

Beware - They'll take your deposit to cover their operating expenses... I signed a one year lease for a property in Oak Ridge that was managed by ARM. At the end of the lease, my wife and I spent almost two days making sure the property was cleaned. In addition, we even had the carpets cleaned. When I did the mutual inspection walk-through on the last day of the lease, the ARM representative declared the property was clean and that we did a good job. My deposit was returned $500 short - with no explanation. When I contacted ARM, they said $250 was for carpet cleaning and $250 was for general cleaning. I find this to be BS - but, what can I do? If this was really the reason, I suggest not spending too much effort trying to leave the property better than you found it - which is what we did. They could just make up anything, I suppose. I don't know if they pull this on all their tenants. We now live about a thousand miles away and really can't do anything about it. read more

I WOULD STAY AWAY FROM THE COMPANY. VERY SHADY AND RACIST COMPANY. Sent in a application 2 weeks ago a week later they tell me I was denied because an eviction that never exist, my lawyer even attempt to contact in this matter to find out were they getting this false information but would not call or write back. Told me it was on my credit report for Trans Union, well pulled that report with nothing showing what they were stating plus called trans union was told the same exact thing. Trans Union stated no such thing on my credit report that the company is claiming false accusations. I have called 32 times in the past week,left 15 voicemails and 7 emails with not one response back. The only time I talked to them is when I told them I don't have an eviction and I have proof, they asked me to send it and now they refused to answer anything from me because they know there were lying about the entire thing. They are crooks and will steal your application fee. I think they don't want to really rent me a house because I have bi racial child. I also contacted the owner of the property and they were not happy he stated he was contacting his lawyer right away to get the contract voided with them and was going to rent the house to me directly. He said since he has been with them he has heard several bad things about them. read more
