I write this review with mixed feelings. If your HOA or Apt complex requires a on-site property manager, they have wonderful staff to 'sit' at your site. The maintenance staff is excellent, if you can afford the very high rates. Associa seems to fail with smaller HOA's and smaller property management. If I had the ability to I would rate this place with negative stars & they make me really appreciate the old HOA agency. Associa Sierra North is incredibly difficult to work with, are extremely strict in their rules & regulations, are not understanding when it comes to resolving supposed "violations", won't allow expansions such as a small shop/shed or a sunroom addition to the rear of our home, an adamant amount of fence stain hasn't been provided to all residents that are required to retain their fences, & HOA fees continue to increase. If there is a way to pursue voting/replacing this HOA agency with another agency I am all for it. I'm sick of these assholes. read more

One star is too many for the clowns at the Associa Sierra North office. Alma has to be the laziest person on the planet. Why do they suck? Call Associa while traveling, don't have HOA booklet, ask for address. Woman says I can mail it to the Reno office. It's closer than Arizona, great. Mail it in enough time to meet deadlines. A month or two later, get a call from said person - you have a balance due to late fee. Check account, the check clears two weeks after the deadline and probably 17 days after it was received. "Mailed it to Reno, was told ok, not my problem." Talked to her boss, at least he reversed it. Selling my condo. If you are an HOA president do not use this office. Pest/home inspection. Buyers want me to start the request for issues identified that the HOA is responsible for. Creat a maintenance request, state in the request is the official real estate doc that indicate the issues, with direct sections to each report, that they want addressed. I include each report as well. Get a call today from Alma. "What is it exactly you are requesting?" "As stated in the request, the buyers would like issues identified in both the home and pest inspection that are HOA responsibility addressed" "The inspection reports show things inside too" "Again, if you look at the real estate doc, 2 pages (mostly real estate nonsense), there are items outlined with subsection references to those reports which both state the issue and show pictures in some cases" "Can you file each one individually?" "No. Can you actually do work that as owners in the HOA we pay you to do?" (Not the nicest, but these people make zero effort) "Well, I'm going to email the board and you can respond there." "Ok. I will point out I gave a list of issues, direct references with pictures in a concise package and you were too lazy to address it" I'm glad I'm bugging the F out. The HOA previously employed maintanence/etc directly. That has its issues. All the original people were fired or quit. The new manager gets paid less and is expected to do more than the previous guy. I made my biggest mistake by purchasing a house that is managed by Associa Sierra North with two HOAs, Wingfield Springs HOA and Fairway HOA. Wingfield Springs are ok, monthly due is reasonable, Fairway is much more, the crazy part is when you need to talk to some one, they only go to the onsite office every Friday, and 90% of time there's no one even it's Friday! I finally realized I don't want to deal with hoas no more, so I started selling my house. My realtor tired so many times to get a head of them so she can take pics of club house and gym, no success. I also called, drove to their office in south reno, they already got off work. they are so hard to get a hold of, but always on top of fees they want to collect. I finally got an offer, it's shocking that I need to pay 910 total for two HOAs resale package and demand, fairway alone is 580! What makes it worse is on top of 910, they charged me fees without even giving me payment choices. I thought I paid 300, 280, 175 and 155, but my bank showed that every charge got about 4 % of additional charges! what a rip off! I am extremely unhappy about their service, the website for homeowner is not user friendly, the real person is almost no way to be found in office, the only way I can communicate is via website or call, then they create a case, a lot of time close it without even solving anything, however, hoa fee can never be late! They charge way too much in hoa fees... and for what?? Our parking lot is nearly tore up with potholes, the lines and numbers need repainted... since after all, we have permit parking only. Alot of the buildings are in need of repair due to dry rot or just with the normal wear and tear through the years of snow or rain. You send them a message to address any issues and all they want to do is charge more in hoa costs instead of getting things repaired. Maybe our board needs a new treasurer. Who knows? All I know is we pay way too much in fees for nothing getting done around the grounds. I have seen landscapers come and clean up the debris or "take care" of the bushes around the area or blow the leaves out, but seriously... come on.. I believe they could do better at addressing any issues and getting everything taken care of. This company uses a call center in Texas for their Nevada operation. They sent me a letter that my account was delinquent even though it is on autopay. My assessment was doubled with the call center person unable to explain why other than stating it was a special assessment. They said I could not talk to anyone else and their Reno office is not staffed during business hours. They said a "specialist" would contact me within 36-72 hours. Wow, they are the worst! read more

I've only lived here for 9 months and over the course of my home ownership with them i've had about a dozen issues, only few have been resolved and they were done with poor planning and time management. Associa Sierra North is unresponsive, unreliable, unprofessional, they overcharge, and i've been told countless times that my concerns are being discussed at the next board meeting; when asked when the next board meeting was being held I was told it hasn't been scheduled yet. I've been lead on countless times about repairs just to be told at a later date that it was not their responsibility. $430 a month for subpar services, poor landscaping services, poor management. i've been lied to, mislead and countlessly ignored for days on end. This company does nothing but lie to Homeowners. When we bought our condo 8 months ago they told us we could put dish free standing on our balcony. Now they are forcing us to move it on the roof, which is illegal. I have had no problem with my dish where it is located on my balcony. They also state I am responsible for any damage to the roof with my dish up there. They also say no antennas are allowed on balconies but I have proof that multiple people have antennas attached to the balcony. They make up rules as they go. You can never talk to a person everything is through emails and they even lie in those asking i have proof. This company has done nothing but lie to us ever since we moved here. The people I don't trust are Lacey, James, Christina. It also to this company 6 months to fix the mail boxes as no one knew what was going on. My water was shut off per Associa for a repair. They did not contact the water company to turn it back on so my tenant didn't have water. When I called I was told they didn't shut off the water (picture below) and asked if I paid my bill. I don't pay the water there, the HOA does. You cannot get ahold of anyone there. You can leave messages that are not returned. I keep getting told "CAM'S are hard to keep in this industry." I have 18 condos and this is the only I can't get a hold of. All this company does is charge late fees. No one answers the phone and they encourage you to pay with Townsquare that also charges a fee to pay your bill. It does not pay to hire the cheapest in town when they are incentivized to collect late fees from the very homeowners they are supposed to serve. It was so bad when they took over the Board directed them to refund all the late fees and big surprise they did not. Yes they had plumbers there but they said residents should not have a problem. Case closed. It was OUR problem. My plumber diagnosed problem immediately but this HOA refused to resolve. Impossible to get immediate answers because there's no local number that you can call. Any calls are routed to some off-shore operator who's English is hard to understand. Terrible! With other association management companies you call the local number and you end up talking to someone in your town. With Associa, you'll be talking to someone probably in the Philippines who will take forever and then never fix the problem. I had a guy come to the door saying they were replacing our mailbox stand. Tried to call and email, but ended up talking with someone who was not the actual manager who told me they didn't see a work order and to not let the guys do the work which I did. Next day, I get an email from someone else saying it was authorized. Taking 24 hours to get back to me is not acceptable when I'm paying a lot every month for the dues. Associa Sierra North is the worst management company I have ever encountered in my 20 years of owning rental property. My property is in Reno . I have opened 4 tickets in the last 3 months, received zero communication back regarding my cases and my cases keep mysteriously closing within 24 hours of me opening them. My calls are always answered by a foreign call center. Each and every time I call, I speak to a different person and they tell me they're not able to forward my call to the person I spoke with the last time I called. SO each time I call to try and find out what's going on with my case and request, I have to explain my whole entire issue to a new person. If I ask to speak to the Reno office directly, the call center says they will have to forward a request to that office and ask them to call me back . That office never calls me back and the property manager for our HOA doesn't respond to my emails! What kind of property manager doesn't allow the homeowners to speak to the property manager? Only a property manager that has no interest in satisfying the needs of the property owners! I now believe the property managers at Associa are measured by how quickly they "resolve" homeowner request tickets. Even though, they don't resolve any issues, they close the tickets so they don't have to deal with doing anything ! They probably "sell" their service to new HOAs by bragging about how quickly they resolve homeowner request tickets. Problem is they don't resolve ANY issues- they just close the tickets without doing anything!! If you are an HOA community in need of hiring a Property manager, Do NOT consider hiring Associa Sierra North!! They are crooked, lazy and TOTALLY UNRESPONSIVE! These people hide behind their phones and web based system that homeowners are required to use to request anything. They do not answer homeowners emails or requests, they don't give you the option of calling their office directly and they close repair tickets the day after the homeowner opens them just to make it appear that they are quickly resolving homeowner requests. We were double charged our quarterly HOA fee on July 6, 2023. We notified them immediately by email that this happened. I have followed up with four phone calls. We still have not had our money refunded. On my call today I had Lila hang up on me. When I stated I would wait to talk to a supervisor, she said "none are available, goodbye" and hung before I could get a word in. They don't respond to emails, or phone calls. ***Warning*** To buyers thinking about buying condo units from any property this company manages, or any property seeking to hire a property management company: Read this before pulling the trigger! I have been a resident in a condo complex this company "manages" for the better part of a year now. Let me just say that it is very difficult to believe that a company like this, which is in a position to have a serious impact on the quality of life of property residents, is allowed to continue to operate in such a negligent, incompetent fashion. I am in the process of filing a complaint with the Nevada Real Estate Division and seeing what the ramifications are of lawyering up and suing them for gross negligence. The first encounter I had with them, was as the weather transitioned from cold to hot here in Reno, and we had some very unseasonably hot weather early. I found out the hard way that owners (I am a tenant in a condo unit owned by an individual) do not have control over their AC. This has to be enabled outside the unit from a master control. I had no idea this was a thing until it happened. They refused to turn on the air conditioning prior to their set date regardless of the fact that we were hitting high 80s outside. All we got was a bunch of stupid bullshit excuses about how it could not be done because of some policy. Then, my hot water was shut off because of some plumbing issue that needed to be fixed in the building, but mine was not turned back on. It took days for someone to come out and basically do something that takes 30 seconds to get it turned back on. Now, the hot water thing has happened again. This started on Thursday, August 13th and it is the 18th as I sit here writing this. The condo owner has called their "emergency" hotline number multiple times, on to be told that the issue will be sent to "dispatch" and as of right now, there has been almost zero communication from the office, no resolution, and no accountability. Last time I checked, I do not live in a 3rd world country or even in section 8 housing for that matter. I cannot for the life of me fathom how a company with 1300+ employees on LinkedIn has even grown to that point on the back of egregiously bad management, as evidenced by all of the OTHER Yelp reviews, not just mine. read more

I ownwd a condo that this HOA has mismanaged for a number of years in Reno. How this company has not been the subject of a class action lawsuit is absolutely mind-boggling! Clear Acre Condominiums are older (1983) but, if managed correctly, could be comfortably liveable. In my 2 years of ownership I dealt with: Constant pest issues (which were blamed on my tenant). Documented throughout the entire bldg by 3rd party investigations Nonstop water issues--including no water, no hot water for 5+ days, and uncontrollable scalding hot water ("isolsted incidents" according to HOA--despite their own admissions to the community that things were being worked on) Sinking/settling structure that made it nearly impossible to open/close the front door of my unit. It also seperated the wall from the ceiling with enormous cracks that needed routine patching/painting (3 times in 2 months). HOA suggested a $1,000 fee to fix the door of my unit. Communication completely lacking. Emails and phone calls went completely unanswered at times. Deceitful management and staff. Exhorbitant $380 monthly fee and double-dipping fees upon sale/transfer of unit. A little more than a year after purchasing the unit, I was contacted by my real estate agent in an email, expressing her apologies that this building was being so horribly neglected by the HOA. I hadn't contacted her, she was merely following up after dealing with other clients experiencing the same issues throughout the building. I sold the unit in October 2020, the HOA being the TOP reason for my departure. If buying or renting in Reno, do your homework. Associa Sierra North will cost you more in money, headaches and sleepless nights than anyone need endure. PS Any attorney who may read this; feel free to reach out to me. The company Associa Sierra North billed my HOA condo unit at Sierra Cedars Condominium twice, one for Sierra Cedars and one for ATG Pay. I only owned one unit. I called few employees and emailed the manager but none of them denied any knowledge about ATG pay. I found out that the manager emailed probably a billing employee about an ATG pay payment of "Elaine". This email made me think that Sierra Cedars HOA and ATG pay is belonging to Associa Sierra North. I notified my bank that one of these two billing departments was not communicating well. I cancelled one of the billing, and returned my HOA to Sierra Cedars HOA. Now Associa Sierra North is charging me service fee of $35.00 for the money that was returned to my bank account. I believe I should charge the interest on the money ATG pay paid from my bank account amounting to $455.90, for March and April 2023, as I did not authorize this transaction. read more

I have been a property owner for several decades. I own several properties and have dealt with several HOA property management firms over decades. That said, Associa Sierra North has to be the most substandard outfit I have ever encountered. If any HOA BOARD MEMBERS READ THIS POST, FIND ANOTHER HOA MANAGEMENT FIRM TO MANAGE YOUR HOA. Their website claims they are an award winning outfit. My question is, just exactly who nominated them? Certainly not me or anyone else who has posted a negative review here resulting in their abysmally low rated reputation. Without going into a lot of detail, "their" protocols provide for them to take up to over 3 months to process an architectural application ( up to 45 days to have your property put into their system BEFORE you can download the form that they REFUSE to provide you any other way, and up to another 45 days to approve it once you download it, complete it, and upload it.) In addition to that, to set up automatic dues payment, you need to CONTACT THEM and request them to send you a form that you then need to print out, complete, and attach a voided check to. Once you are done with that, they then require you to email it to them OVER UNSECURED EMAIL. Not good. Not good at all. With the other properties I own which are managed by other outfits, I can set up automatic payments online IN A SECURE SETTING. If that weren't bad enough, when I changed my bank account recently, I had to repeat the process all over again in order to simply change the bank account, and even though I clearly stated on the form IN BIG BOLD PRINT that it was a change in bank account, and even though I clearly indicated the change to be effective starting in October, they processed one of the properties correctly, but on the other property they mistakenly deleted the current checking account for the month of September, which resulted in no automatic payment for September. I caught the error when I noticed one property's monthly HOA dues were paid, but the other property's were not. When I called them they told me that I COULD NOT make a September payment at their local office 3 miles from my home, but I could pay it instantly online in order to avoid the penalty for being late. When I asked if they would waive the late payment penalty being that it was 100% their error, as evidenced by their confirming email that they received my request that clearly states the change not to be effective until October, I was told I would have to ask the board if they would waive the late fee. As a result, I had to pay a $ 2.90 fee to make a cash payment online to avoid incurring a late fee. Not a lot of money, but I just hate having to pay for other people's mistakes. If they offered online auto pay set up capability, like I have on properties managed by 1st Service Residential, I would not have had this problem. So far, it has been Just two times that I have had to deal with Sierra North, and they failed miserably both times. They are ZERO FOR TWO with me. There is simply just no way for me to consider this outfit as anything but substandard, notwithstanding them patting themselves on the back with how great they claim to be on their website.
