But I had already moved out and returned to my key. On top of that, when you question that something isn't written down on the lease and you get charged for it, they make some bullshit up about how "it's not really worded correctly in a way that explains exactly what you got charged for". I am a working professional that has lived in a townhome managed by ARPM with my boyfriend and a roommate for 2+ years and it has been the worst experience I've ever had with an apartment company. We first moved in and the apartment was absolutely disgusting, they stated that because of their "as is" policy, they would not make any arrangements to clean or repair the apartment. Although the lease my boyfriend and I signed did not mention this, I have known this to be the case with other companies. However, not only was the apartment quite trashed, a previous tenant was STILL in the apartment for a whole week after we were supposed to move in. Throughout our stay here, the electricity has been shotty, the dishwasher doesn't work correctly, and the emergency maintenance office rarely sends out workers when we request them. When we do get a repair person they always act very confused. "We didn't even know this property was out here. It's not even on our list." The last time we had a maintenance worker in our unit, I asked him if there was anything he could do about the electrical issues. He said that ARPM is just the company that manages the unit, so any changes or repairs that go over a certain dollar amount are handed off to whoever owns the unit. He informed me that the unit needs a total power upgrade, but that I shouldn't hold my breath because the work recommendation he put in will likely never get approved. My unit has a washer, dryer, and free parking. These are nice amenities when I can use them. They don't offer a gym, clubhouse, bus pass, or even office hours past 4pm most days. I would be fine with all of those limitations, if they at least had the courtesy of making sure my unit had updated appliances. All in all, I would not recommend renting with this company. The worst apartments to lease from in State College. I've lived in Beaver Hill, Calder Commons, and University Towers (an ARPM unit) and it is by far my worst experience. The staff communication is terrible and the workers are so unhelpful. The ceiling light fell on my head and the only comment I got was "we don't know how to fix it we put a screw in, try not to let this hit you" our dishwasher was broken for a month without any communication. And finally our apartment flooded from the unit above us and they did nothing to help us. The emergency water extraction team didn't want to work on the weekend which wasn't helpful in an emergency situation . I would never recommend a property run by them. My blinds were broken the WHOLE year. I told them when I moved in, and then again when they asked if anything was wrong. My apartment wasn't clean when I moved in. At the end of the year, they took over half of my security deposit out for "cleaning" and for carpet cleaning when the apartment was all hard wood floor. The person who showed me the apartment was so nice, but when I went to the office about my keys being lost, the lady was rude and took a while to help me. We toured a townhouse that was inhabited by two "bros" and had a HORRENDOUS smell that reeked of protein shakes and dirty laundry. Their customer service is awful. Any time you call with a question or concern they have an air about them that makes you feel stupid for even calling. If there's an issue they somehow blame you for it. They make sure they hold no accountability. At the beginning of the tenant's lease separate security deposits are turned in, but at the end of the lease they issue ONE check for all of the tenants. Once the check is issued they hold no accountability for what happens. They don't even let the tenants know what each of their portion is (after damages, etc.) unless you request the ledger. Terrible apartment for anyone, including college students, to live in. Only 1 bathroom which is nice if you have 1 roommate but not so nice when you're living with 4 people so there's no escaping it. There's never any hot water in the place no matter how long you wait. All of the appliances are old and out of date/ broken and need to be fixed and then they charge you if they have to fix/ replace them. We got charged to have maintenance fix a toilet that started leaking in a bathroom that had to be 20 years old. This place is way too expensive for what you're paying for and it doesn't even include electricity or heat which can end up costing you over $200 a month depending on how many people you live with so this place is just an absolute nightmare. Never living here again and I'm telling everyone I know to never even consider living here and I hope ARPM goes out of business like the greedy moneysuckers they are should. read more

I will never rent from this company again. Upon moving in, the apartment was disgusting. The floors needed replaced, including the carpets and the tile in both the kitchen and the bathroom. It's like the company didn't feel the need to clean at all. We filed a few maintenance requests by using the form provided. One day in December, about a week before Christmas break, we got a bang on our door around 7:30. Keep in mind that I and my four other roommates had classes that day as well. We answer the door and three men are standing outside saying that they are there to replace our carpets. We received no phone call, no notice that this was happening. So, we all had to get up at 7:30 and move EVERYTHING (I quite literally mean everything) off of the floors in our apartment, including our closets. It was one of the worst days ever. Why couldn't they have waited a week until we were all gone for break?? More recently, we received a notice in the mail a few days ago saying that maintenance was coming in to repaint our entire apartment, which means everything off the walls and everything out of our closets. There are five girls living there!! First of all, our lease is up on August 8th. I'm confused as to why they can't do the maintenance in the gap between when we move out and the other tenants move in. If you want to do maintenance in the summer, then make our lease end earlier!! In short, they are not looking out for your student. Rather, they are looking out for their bottom line. They will make technical and unreasonable interpretations of the lease to screw you and your student out of money. What's that, someone pulled a fire alarm on their way out of the building after stopping by your apartment for less than a minute, bam...$350 bucks. They just don't care that no one in the apartment left the offender into the building. They were more worried about getting the money from the tenants than investigating who it was that actually committed a crime they had on tape. When the 15 year old blind in the apartment finally broke ... bam $175, sorry, no depreciation or consideration for normal wear and tear. I could go on and on, but there is an even more shocking example of their lack of caring for the well being of your student. One evening, we were concerned for our son's well being, travelled to State College and called ARPM to get access to his apartment when he did not answer the door. They refused to open the apartment for us even though we were parent guarantors on the lease ... bam, $150 for a locksmith. As a parent, I would never let my child rent from this company ever again given our experience. We were never so happy to no longer have a business relationship with ARPM. If I could give ARPM a 0 star rating, I would. I have never encountered such incompetent and unprofessional people. I urge you, DO NOT RENT FROM THEM. We have had numerous issues. University Gateway has washers and dryers that are even less effective than rolling around in the snow and hanging your clothes out the window to dry, not to mention they eat your quarters! We were charged over winter break for maintenance on a hole in our wall, which 1) was there when we moved in and we documented it and 2) DIDN'T EVEN ACTUALLY GET FIXED. Last summer, we had a working dishwasher for a total of three weeks. They said they had to order a new part, so naturally, they left stagnant water at the bottom our dishwasher, which obviously caused mold. Last winter, we were charged an outrageous amount by the electric company. After repeatedly complaining to ARPM (I'm talking over and over again), it was discovered that our water heater was broken. However, ARPM offered no assistance in covering the costs of THEIR faulty equipment. If you are a college student, get ready to be talked down to. Honestly, if ARPM put half the effort they put into answering bad reviews online towards answering emails and phone calls, they'd have much happier residents. ARPM is the most unprofessional and dishonest business I have ever dealt with. The following is a list of actions they have taken during the term of my one year lease: - They do not send maintenance when inquiries are made. Our garage flooded every time it rained heavily and everything got ruined, yet they still refused to take our requests seriously - They let us accumulate two refuse charges on the property before notifying us of either one. This resulted in over $1000 in fines from them in addition to fines from the borough, yet they never told us that these fines were possible upon signing the lease. - They attempted to charge me several hundred dollars in late fees when they lost my rent check and did not notify me until 25 days had passed. - Upon moving out of the apartment they decided they wanted to remodel the place, so they are holding our security deposits hostage and are attempting to fine us $2500 for damages, claiming we never filled out a damage report in the beginning. We in fact filled out an extensive damage report and left the place spotless when we moved out. These are just a few highlights of their actions. They also up the rent every year because they pretty much have a monopoly of apartments in State College. Another thing is that they contact you telling you someone hasn't paid their rent and that they are going to evict you when in fact everyone paid their rent and someone in ARPM just can't do math. If you have a property you need managed, they should offer services, but they do very little. Since they know you have very few choices, there is no need to enhance their service in any way. Do NOT rent from ARPM! Especially if you want things fixed in your apartment when you need maintenance, which you eventually will! I had a leak in my apartment and contacted ARPM about getting it fixed. They contracted a company to come out to fix the pipe and remove part of the ceiling, which was completed. I set up an appointment with ARPM to then have someone come in and replace part of the ceiling and paint but no one ever showed up after weeks! I then called, complained, and sent emails to ARPM, only to be told after a month that the person they contracted took another job! It took ARPM a MONTH to notify me that the person they originally contracted took another job!!! ARPM apologized and said they were reaching out to another vendor. It took another week to get that vendor scheduled to come in to put a part of the ceiling back up and paint. The person they contracted the SECOND time did a decent job and I emailed ARPM to notify them of that, hoping that they would contract them again for future services since it took a month from the original time the ceiling was supposed to be repaired. ARPM then had the audacity to ask that I leave them a positive google review after it took over a month to get the ceiling fixed with a scheduled appointment that no one ever showed up for the first time, and I never received notification that they could not do the repairs! My positive review will be for the SECOND contracted painter that actually showed up to do the work! I then had another small leak in my apartment ceiling after the first one occurred. I called them to come and set up an appointment for them to scrape and paint the ceiling AGAIN! I was told that someone would be in on Thursday and no one ever showed up......AGAIN! I arrived home from being out of town on Friday, saw that the ceiling was still not repaired, and contacted them to see why the ceiling was not repaired as scheduled and why I was not contacted about it. (I also came home to find that my screen door was damaged!) I got the reply of "someone will look into it." I contacted that "someone," left a complaint, and asked to contact the painter myself. After which I was given the run around about how they were trying to contact me but could not verify the number they "tried" to reach me at and then set up an appointment for the ceiling repair for the SECOND water leak in the ceiling. The next week when someone entered my apartment to "repair" the ceiling I came home after work to a shotty repair job and my carpet soaking wet, that was never cleaned up! The maintenance staff caused more problems and repairs than they fixed! My screen door is still broken and my carpet is ruined! However, judging from the google review replies from ARPM in previous posts, they will probably just say that because I didn't use my real name that they are unable to help or even acknowledge that this was a problem. But had I left my real name, they probably would've just blamed these issues on me! A professional company would take care of real issues NOT caused by the tenant and not try to verbally bash them in a public manner. A professional company would honor their scheduled appointments for maintenance issues, follow through with them, fix issues, and not cause more maintenance repairs for tenants! I can only hope that in the future, ARPM will do a better job at addressing client maintenance needs and honor appointments to fix issues that occur within their properties! If you are a landlord contracting out your properties, want responsible tenants, who take care of their apartments, PLEASE....DO NOT HAVE ARPM manage your property! There are more reputable rental agencies in State College that will actually respond to tenant needs and your properties than this place! ARPM's negligence will just cause more damage to the places you are trying to rent to responsible tenants that actually care about the apartments they live in!!!! read more

Since renting from ARPM I asked to be placed on the call list before anyone enters my home to preform maintenance. That has rarely happened! Sometimes I would get notifications via email or a phone call that maintenance would be coming in but it was barely 24 hours notice! This time a maintenance man entered my apartment unannounced, did not identify himself and walked in on me while I was using my bathroom! I thought I had an intruder standing in front of me and was terrified out of my mind! He said that he knocked, however I WAS IN MY BATHROOM (I wouldn't have been able to get to the door anyway) but he took it upon himself to walk straight into my home and did NOT identify himself! I am a young professional female who lives alone and was terrified! I definitely can verify the other reviews on this page of creepy, shotty, maintenance practices exhibited by ARPM through my own experience renting from them! DO NOT RENT FROM ARPM! Literally any other rental company in State College has to be better than what I've experienced!
