I have rented many apartments in many different locations, and I've never witnessed anything close to the chaotic mismanagement of Assurance Realty and Jan Pate. Most of their rentals are houses currently for sale - meaning they can and will show prospective buyers the property you are paying to live in. All the time. The house I rented had asbestos and black mold, and Assurance refused to do anything about either situation. Ms. Pate actually said "mold is a fact of life when you live on the coast"! That's a strange idea in general - but black mold is toxic! Jan initially seems very friendly and warm, but don't get suckered by it. She really does not care about what's right or logical; the business model she uses is all about getting tenants into market properties and then pushing them out again as quickly as possible. It's a revolving door situation. I was amicable to the very end - I've never had trouble with landlords, so I kept expecting reason to prevail. One of our last interactions was Jan pleasantly informing me that she was keeping my entire deposit, because a bedroom that had been painted orange and black when I moved in was now painted white. Yes - me carefully painting over bizarre, Halloween colored walls with high quality white paint was "damaging the unit." That's when I realized I was dealing with someone who simply does not have integrity. Good luck out there, fellow renters. Avoid this lady like the plague. read more

I've been with this leasing agent. Takes care of issues. I needed to move and they helped me find a house, they made the transition easier.

I am a tenant of one of the Assurance Real Estate properties and it's been a pleasure to rent from them! Jann & Kat both have magnetic personalities and the couple of times that I did have issues within the complex, they were addressed and handled immediately, with a follow up. Their professionalism is second to none and I highly recommend them any chance I can. As a side note, they are not only our landlords, but supporters of our small businesses in the complex as well. I've never rented from a place that's so inconvenient to pay rent. No online payment options, no credit or debit, don't have office hours outside of normal business hours when everyone's at work anyway. And they no longer take checks. read more

I am not a tenant (thank God); I have been helping a friend who is and has been out of town for surgery. In the nearly three months I have been taking care of looking out for my friend's apartment (watering plants and light clean up), I have found lights left on in a vacant apartment, my friend's garage door left wide open after carpet was installed in the apartment next door (someone kindly placed carpet rolls on either side of my friend's car, so now he has a narrow parking place in a double garage), and chirping batteries needing replacing. First, the batteries. The first time I arrived to water and noticed an alarm chirping, I called my friend and he called Assurance. He was asked to wait until he got back home before they came out to change them as they had supposedly been replaced in December. The next week I arrived, the alarm was still chirping. I put in another call to let my friend know this had not been addressed. This continued for nearly two months before a nice tenant from downstairs brought batteries and asked if she could replace the chirping one as she could hear it in her apartment. Then, we find out that the smoke alarm AND the carbon monoxide detector BOTH needed replacing!!!!!! Outrageous!!!! She replaced them and said she would notify property management and I notified my friend. The apartment next door has been vacant and I could understand why. The living room carpet looked like it had been thrashed with big stains and blotches. A light in the apartment lit it up, so it wasn't hard to see. I notified my friend and he notified property management, but that light was on for about a month. Today, I noticed there was new carpet in that apartment and someone had cut a rectangle of it for a front door mat, which due to the weather and the building facing the ocean, was now squishy sopping wet. Perfect for growing mold and rot. Imagine my surprise when I see the same carpet in two rolls; one on either side of my friend's car with the garage door wide open to the elements, so the new unused carpet can get wet and moldy too! There was also misc household items and clothes piled up on one side that my friend said had been left by the previous tenant that property management was supposed to remove. I asked how long ago? More than a year it has been sitting there. I am going to try to find out who the property owner is and if they are aware of what a nimrod company they picked to manage this property. I have been a homeowner for over thirty years and would not stand for this kind of garbage for a NY minute! I am just disgusted. REVIEW UPDATE: Folks, you are not going to believe this! My friend asked me to close the garage door, so I drove back to his place with my husband in tow just in case things didn't go as planned. We could not get the door closed, and discovered someone had nailed a block of wood inside the garage with a big nail to block the door open. A neighbor let us know when we tried to borrow a hammer without returning home that the door had broke and he had helped the maintenance man jury rig the door open until the new parts arrived to fix the door! I notified my friend, and he could not believe it. There are actually 3 rolls of carpet lying on the dirty garage floor which was never cleaned. One is in plastic and the other two were simply thrown down on the filthy floor with the garbage left behind by a previous tenant with my friend's car in the middle....now exposed to the elements as is the carpet. After putting in an application and paying the $30 fee, I still have yet to here anything back from them after 2 months. They answer my phone calls every time, but always give me the same run-around that the owners haven't made a decision, despite the fact that the apartment went off the market more than a month ago. It's frustrating when there is little to choose from in the Yachats are and they can't even dignify you with a simple yes/no. I would encourage anyone in the market to think twice about applying with this property management, or at least not expect too much in the way of a response. I hope you have better luck than me if you choose to go through them. It's not like you have much selection here on the coast, and I think they know that. ***update*** Upon seeing my review, Assurance Real Estate contacted me to let me know that they never even ran my application because there were more qualified candidates. They claim they attempted to send me my $30 fee back and that my address and phone number were incorrect. Thing is, they were somehow able to call me when they saw my review and I never gave them my phone number outside of my application. Keep in mind that I had called them many times in regards to my application and they assured me that I was at the top of the list and they were waiting on the owners approval (and this went on for well over a month). Additionally, they now claim that my application was not even screened, but I know for a fact that they called my previous landlords for a reference. Anyway, I told them that I would update my review when I got the check in the mail, so there you have it. Still 1 star and they managed to make themselves look even worse in the process...at least I got my $30 back. read more

One star is too much for these people. They had us believing we had a rental property and we based our entire relocation on this fact! As if moving out of state isn't hard enough. I offered to give a deposit and even pay for a full month before we could actually move in. They "assured" us that it wasn't needed at that point and that it we had the first right of refusal. They gave the rental house to someone else because they would be renting for a longer period of time. These people are immoral and have zero accountability. I don't know how they can sleep at night knowing that they have displaced us 2.5 weeks before we move!!!! Shameful. read more

If I could rate this business a zero, I would. I hired Assurance Real Estate Services to manage my rental property. This was a HUGE mistake that cost me thousands of dollars. Jann moved homeless (they were living in a motel) tenants into my house, and 3 years later, I replaced flooring in the entire house, re-painted the entire inside, and spent days cleaning the filth and trash that was left behind (including human feces). I asked Jann to do inspections several times, and she failed to complete them. DO NOT WORK WITH THIS BUSINESS IF YOU CARE ABOUT YOUR PROPERTY. read more

I am Jann Pate from Assurance RES, responding to AR's post. She had three renters in her home through our company. The first people were not homeless prior. They allowed their granddaughter to move in. AR required quarterly interior inspections, which is extremely rare and difficult for renters. It was five months since my previous interior inspection. In those five months, they lost their cleaner/friend. The house was destroyed. It costs thousands. We went through the court process to get a judgement from them. They are paying $75 per month. It will take more than six years for this elderly couple to pay off this amount. The next renter was one of our Principal Brokers. She left owing money when I terminated our agreement with her. Who knew that a professional person would flake like she did? The third and final family spilled a red sugary drink on the two year old carpet and tried to get it out with bleach. She moved out. He did not pay rent their last month, despite saying that he would pay. He did not purchase a new living room carpet, despite saying that he would. Once again, a renter owes money to AR. I get why she is upset. I wish things had been different. Other people love us. We are friendly, we thoroughly credit, criminal and previous rental history before anyone can move in.
