Most of their rentals are houses currently for sale - meaning they can and will show prospective buyers the property you are paying to live in. All the time. The house I rented had asbestos and black mold, and Assurance refused to do anything about either situation. Ms. Pate actually said "mold is a fact of life when you live on the coast"! That's a strange idea in general - but black mold is toxic! Jan initially seems very friendly and warm, but don't get suckered by it. She really does not care about what's right or logical; the business model she uses is all about getting tenants into market properties and then pushing them out again as quickly as possible. It's a revolving door situation. I was amicable to the very end - I've never had trouble with landlords, so I kept expecting reason to prevail. One of our last interactions was Jan pleasantly informing me that she was keeping my entire deposit, because a bedroom that had been painted orange and black when I moved in was now painted white. Yes - me carefully painting over bizarre, Halloween colored walls with high quality white paint was "damaging the unit." That's when I realized I was dealing with someone who simply does not have integrity. Good luck out there, fellow renters. Avoid this lady like the plague.

    As a present tenant, let me say that I do love the home I am in. I can see that good care is given…read moreto their properties in between leases. On the phone and in person, the staff is polite and helpful. However, they are completely understaffed and behind in their maintenance. I am sure maintaining hundreds of properties is no easy task. They, as a business, should additionally employ at least three more full-time maintenance crew members. To my knowledge, there is only one full-time person. While it has been my experience with him that he does good work, there is no reason why any task should take five months to complete. Renting in Corvallis is already extremely difficult. In my experience, many Corvallis rental companies are proud slum-lords, happy to take the rent and give no services in return. At Home Properties, unfortunately, has shown me that they are in this group. The rusty water mentioned in other posts is a problem where I live as well. I realize older homes and buildings require large scale maintenance such as pipe replacement, electrical replacement, appliance replacement, mold prevention, window replacement and more. As a rental company they should be aware that this is what they signed up for. Rentals need to be taken care of, otherwise the units will no longer be suitable for renting out. It is my hope that At Home Properties should begin to care about the properties they own, and to make long-lasting improvements instead of quick and temporary fixes.

Check in is at 4 and you get access by text only. Check out is promptly 10 AM! That seems extremely early especially for the prices you are paying. I asked for either an early check in or late check out and was denied which is fine but if checkout were a little later it would've been extremely helpful.

There was hair in the bed, stains on the sheets and comforter, visibly dirty floors, stained rugs, and a kitchen sink that drained very slowly. We were told laundry detergent would be provided, but there were no pods available. The home also lacked basic cleaning supplies, which was especially concerning given its condition when we arrived. The BBQ was clearly not properly cleaned or maintained. It had so much buildup that it caught fire inside and produced enough smoke to set off the home's fire alarms. The dryer also took an extremely long time to dry clothes. The hot tub was another major disappointment. We contacted the property in advance because of concerns in previous reviews, including reports of bacterial infections, yet it was still disgusting and had a strong fishy smell when we arrived. Someone was sent to "clean" it, but the solution appeared to be little more than adding chemicals. We still did not feel comfortable using it, and it did not appear to be thoroughly drained and cleaned between guests. The game room and kids' areas were also poorly maintained. Games had broken nets, missing pieces, or were falling apart, and some children's chairs were broken and unsafe. Several remotes either didn't work, had dead batteries, or were missing, and promised replacements never arrived. The listing also significantly understates the walk to the beach. It is definitely longer than a two-minute walk and includes a substantial hill--important information for anyone traveling with young children or elderly family members. We were also disappointed by the lack of flexibility with early check-in. Even 30 minutes early would have been helpful, and there did not seem to be a meaningful reason it could not be accommodated. Ultimately, you are paying a premium primarily for the view, but the home itself is not worth the price. It needs better cleaning, maintenance, and basic upkeep. We left feeling that the listing overstated the property and that a major advertised amenity--the hot tub--was unusable. I would strongly recommend saving your money and booking with a private host or smaller rental company that may provide better hospitality and take better care of the property.
