Before purchasing our home, my family and I were tenants of one of the properties managed by Dolphin Realty for exactly 6 years. We literally moved out of our rental 6 years to the day we first moved in. Although we've been in our new home for about 6 months now, I wanted to take a moment to share our experience with them. With property so hard to find in Newport, we were grateful that they had something available and expedited the paperwork process so we could move in quickly. Over the years, they have always taken care of our issues in a timely manner from a clogged chimney to a broken garage door. The staff is courteous and professional and treated us respectfully. A week before our move out date, our son was involved in an accident and they were very understanding and extended our terms with no penalty and were gracious to allow us the extra time we needed. I am making this review because I'm not convinced the reviews of Dolphin are accurate. I have found around 5 reviews online about Dolphin, Over the course of many years. (maybe like 5?) all of them extremely negative. I'm not discrediting those reviews. But I know my home town. No one in Newport uses reviews. People who come in from out of town use reviews. So it does not surprise me there are not many in the first place. And probably the only people who care enough to actually post a review did have a bad experience. To keep this first part short- I called another realtor company to ask if they were legit. The realtor I happened to talk to said Dolphin is fantastic. Dolphins main realtor is on the bored of directors or something and blah blah blah... good reputation, blah blah blah... I don't know anything about the industry. But whoever I talked to said good things about Dolphin and the people who work there. She also said I should check out the Better Business Bureau web site. So I did. They have an A+ score. So, that's basically all I needed to know and probably you too. So feel free to stop reading now. Ok- 6/21/17 update. It was my intention to keep this review updated. But Yelp won't actually let me post that much. So, I have been in my new place for about a week now. There have been some bumps along the way, but all in all, everything has been just fine. They got me into a place super fast, I was very thorough, I took A LOT of photos, I asked every question I could think of, because the deposit was so high, they have been very respectful and understanding. It was not all rainbows. It was stressful and frustrating, but moving is stressful and frustrating. Here is the key to small town life- (I'm assuming if you're reading this review it's because you are from the city.) Once people get to know you here, they really open up and are the nicest ever. In the city people are nice first, but don't have time to care about you. I forgot that. At first, people are really reserved. Anyways, the more I have gotten to know the people at Dolphin, the more wonderful they have been. Just be nice and patient. It takes time to settle in. And for gods sake, do not take out your frustration with the chick at the front desk. It is not her fault looking for a place is stressful. Signing leases is stressful. Dotting your i's and crossing your t's is not easy when you're moving. It was really stressful for me. But now that I've moved in, I'm very happy with my choice. And I LOVE LOVE LOVE My new place. :) I will update my review if anything I have said changes. I do not know anyone at Dolphin. I just love my home town and I know it's different than the city. The reception was rude and very unclear. I felt like I was pulling teeth to get accurate info. And she then blamed me for the confusion. Very unprofessional indeed. I don't have issue like this with other professionals... this was really frustrating when I'm going through s move. They should consider hiring people who know how to communicate effectively. read more

We have engaged with Dolphin Real Estate for buying and selling property. We also engaged them as property managers when we ended up overseas. By far the worst experience I have EVER had. Moving to Newport from San Fransisco I would expect that property managers wouldn't be WORSE! I moved into a unit at the Embarcadero #602 that was leased by being rented by Dolphin Realty. The place was disgusting, I figured I could paint and clean it up a little bit. I really wanted to rent at the Embarcadero and they were the only company with one available. Vikki (Dophin Employee/owner whatever), was a complete nightmare. She told me I could not paint or update anything and that she had asked the owner. I later asked the owner and it had not been updated since the 70s nor did Patricia contact him like she said. A maintenance guy from the Embarcadero also had to snake my drain and he too commented on how disgusting the walls and carpet were. I documented everything and I am more than happy to upload photos. Even the person who lived there before me had left their personal belongings (yuck). I am sure Patricia would not live in these conditions. When I asked her about the condition of the apartment she gave me a 30 day notice? When I brought it up right after I moved in they told me "If you don't like it move out". My walls are stained and you expect me to like it? I have never in my life been talked to so disrespectfully. Patricia may be old, and upset she lost when she ran for mayor, but that gives her no right. "Do you understand me?" "Am I clear with you?" So unprofessional. I had been worried about renting from them but by the time I was informed of their antics it was too late. WHAT DO YOU KNOW THEY KEPT A HUGE CHUNK OF MY SECURITY DEPOSIT. When I called to ask why I was charged 150 the receptionist hung up on me. So I called back and asked if there was a problem? 150 dollars for a carpet cleaning? For two months? My carpets weren't cleaned before I moved in/ I also gave them written documents of this (photos people). I also called the office before I moved out to ask if I needed to hire a professional steam cleaner (I heard this is how they screw people). I was told I didn't for only living there for two months. WHAT DO YA KNOW! 150 DOLLARS. It's not the money its the principal. I'm taking them to court. I will update this. RENT FROM ANYONE ELSE. read more

I rented from this company for over a year, I gave a 30 day notice in writing, and left the place immaculate. There was a 4 inch tear in the cheap low quality flooring they installed prior to my move in, because the carpet that was there when i did a walk through made the entire studio apt. Smell like urine. I was willing to pay to repair the 8X8 inch square because the tear was from my couch leg. I paid a 1600 dollar security deposit and recieved less than half of it back. With the excuses of additional cleaning and maintenance. This was a 2 room studio that was left in better shape then i got it. This company is definitely out to fraud people. I am taking my case to small claims court, and will win. I have plenty of evidence. If you rent from this company, i suggest you take a lot of pictures! read more

SLUMLORDS ! EXTREME CAUTION WARNING WARNING WARNING This is by far the worst realty company I ever dealt with. The building was infested before I moved in with a years long problem of roaches. Several units had the problem. I moved into mine not understanding this as it was not disclosed. Sure enough, eventually they started to come in just under the refrigerator. You see, there's a large gap where there should be obstruction which would barricade the interior walls from the interior of the apartment? There was just nothing there and instead of being blocked, the thousands of bugs which came in were invited. They were given a red carpet to invade my space and my equipment. I wound up having to stop post production on my movie because the roaches got inside my hard drive and laid EGGS. They came out when I had moved and crawled onto the desk of this poor guy's house I was subletting. So then the drive was quarantined,I took 100 showers and got a therapist specifically for the PTSD they were triggering and all this grossness. The total cost so far just this month as I'm still going through this is somewhere around $4000. I have been delayed 6 weeks on my film which cost a valuable Christmas opening? I am having emotional trauma because of the grotesque issues and it triggers PTSD which is pre-existing. I have spent huge amounts of time, energy and money getting into a new place. There's no places in Newport so I moved to Portland. Now I get a report from Dolphin while being screened for the next place and they say I caused floor damage and had garbage in the place when I left. This ticked me off so bad I called them up and shouted at them. Number one, the carpet and flooring is so stained and old from the 70's which is when I presume it was last changed that it would be very hard to do anything new to it which would be noticeable. But I have videos showing VERY clearly that there was no garbage, there was no floor damage. That's literally crazy. They want to suck my deposit money while they infect my food, contaiminate my equipment, cost me money and stress and damage my film? I have several attorneys ready to meet me about this case and one who was very interested but we didn't go through with it at the time. But at this point I will have to use an attorney because they are slapping me in the face after making me sick and stopping my life cold. Now they want ME to pay and they are causing problems for my next place. The heater in the place is so old that it probably is going to cause serious air sickness problems just to run it? It truly might be a 70's heater and it's excessively costly to run as well as sick making, the air from it causes you sickness. The furnishings are all ancient, there's exposed flooring in the filthy carpeted halways outside. They raised rent on me though by $70 in one month after they painted the exterior to make it shiny for people on the outside? That is about a 15% increase in ONE MONTH. In NYC they would fit in with the icy vapid greedy slumlords there. I guess NEWPORT has to have one. I will be SUING them in excess of $100,000 read more

I rented an apartment from Dolphin for 2 years. On move in the apartment was dirty with old food dried onto the cutting board, half painted ceiling, broken heater, broken oven, water damage to cabinets ect. After move in, when I brought in the long list of complaints, I was responded to with "what you expected a perfect apartment" However, after much complaining they did fix a few things, like the heater, and the maintenance man was helpful and I really liked my apartment, mostly for the view. On move out I was charged with a cleaning fee and an excessive damage fee both of which are lies, as the apartment was definitely better off after I moved and I'm sure they just pocket that money and not fix/clean the place for the next renter. Talk with anyone around town that rents and they will have something bad to say about Dolphin. They are slum lords, don't expect much out of them. read more

House was filthy my girlfriend and I scrubbed the walls for two days just to get the odor down. I had to haul garbage to the dump and clean the entire house. I had already paid my $1,700.00 cleaning deposit and was told that the home was very clean. When I called and told them the work I was having to put into the place they simply told me to take pictures. I still had to to do the work. Upon moving out of the home one year later the home was in far better condition then when I moved in. I was charged $ 354.00 with no explanation. They mailed me my partial deposit almost a month after I had moved out. The garage in the home leeked and ruined some of my belongings. They would not adress house maintance. The place was literally falling apart. Try to avoid renting from dolphin realty it's a unnecessary headache. read more

All of my faucets leak. I have cracks in my walls from when we got new siding. there are no pro landscapers, the owners show up and make a bigger uglier mess landscaping. we have white deposits that come from our water pipes. holes in our carpet. the (maintainence man) had looked at the HOLE in the floor by my bathtub and said that pretty much if we wanted it fixxed we would be without a bathroom. we have lived here for ten years been good tenants and we dont know why we would get treated like this.... well, congratulations Dolphin we will be moving asap. and thanks for not. read more
