Their…read morerooms are quite affordable for this area, the staff is very nice, and while the rooms are a bit older (could use some USB outlets for charging electronics) we are very happy and would absolutely book again. Because we booked last minute and decided to stay one more day, we ended up having to change rooms, so we were able to compare them. Both were spotlessly clean. So clean, I had to take a photo of the tub in the bathroom, I have NEVER seen a tub/shower in an older motel with a bathroom this sparkling clean, I mean....not a single dark spot from mold or mildew anywhere in either bathroom. Our beds were comfy, the little AC unit cooled our room nicely, and the staff was very nice as well. We will absolutely return! Thanks for a wonderful stay.

I might look into that. We always get the same room with ocean front view. Spectacular view and it's wonderful having the balcony. I can't say enough about this place. Mike, the owener, is phenomenal. Always asking if the accommodations are good and if we have any problems. Nothing, in all the years we've been there, we've never had a problem. Now my daughter and sister stay there on their vacations, and they love it!!! Can't wait to return. Anita Egan

There's something telling about a place the moment you walk in, and here, it isn't subtle. But that's not quite right. It's evidence. Evidence that this is a place that has been tested, repeatedly, and continues to operate under pressure. And strangely enough, that inspires a certain confidence. You know, almost immediately, the drinks are going to be done properly. I ordered something simple. chicken fingers with buffalo sauce and bleu cheese. Nothing remarkable, and that's precisely the point. They weren't trying to reinvent anything. They were just... competent. And competence, especially in an environment that borders on chaos, is not trivial. It's reliability. It's order, holding its ground. The service reflected that same tension. Reese, the bartender, was clearly under strain. busy to the point where most people would start to fracture, but she didn't. She held the line. And if you've spent enough time in this industry, you know that's not easy to do. There's something almost admirable about watching someone maintain composure when everything around them is loud, demanding, and slightly out of control. And that's really the essence of the place. It's loud... almost aggressively so. Packed. Borderline unruly. At one point, there was a couple engaged in what was clearly a volatile argument... infidelity, perhaps? but the noise swallowed the details. It didn't matter. The specifics were irrelevant. What you were witnessing was raw human behavior, unfiltered, playing out in real time. And oddly enough, it fit perfectly. This is not a place for quiet reflection or carefully structured conversation. It's a place where order and chaos collide and neither one fully wins. But if you're the kind of person who can tolerate that, or even enjoy it... there's something undeniably compelling about it. If you want quiet, look elsewhere. But if you're willing to step into something louder, messier, and far more alive, then this place offers exactly that. It's not refined. It's not restrained. It's something closer to a modern day bacchanal. And for better or worse, that's the point.

The Caprese appetizer was insanely good. The haddock fingers were excellent. The ambiance is what pushes it over the top. Although the band was not that great, the beachfront atmosphere and set up was perfect and everyone got up there and danced.

Location, location, location. That's what these units offer…read more 10 ladies stayed 3 nights in room 211 booked via VRBO. It's well laid out, tastefully decorated, with a great deck and view. It was NOT cleaned thoroughly (window curtains and shower curtains need washing (found socks and kids tshirt under beds) and is NOT well maintained (ice maker broken, fridge drawers falling apart, kitchen faucet hot/cold is backwards, kitchen pans in rough shape) I've been in better rentals, and in worse. I'd stay again but with lower expectations.

Apparently it is the nicest (& most expensive) property to stay at in Old Orchard Beach but it's not managed well at all. The biggest problem with the Grand Victorian is also its biggest draw: the location. Yes, you are in the heart of downtown OOB which may be convenient but there is an awful noise problem. We checked in on a Saturday night & couldn't fall asleep until well after 2am. The noise from the bar across the street seemed like the cover band was playing in the room next door not to mention every drunk idiot causing a ruckus. And to make matters worse it seemed like the Amtrack train was going by almost hourly after the bar noise subsided. It did get better as the week went on but that first night was brutal. And every attendant was barely drinking age. Most of the kids who worked there weren't really professional & shouldn't have picked hospitality as their careers. There were two guys there who were always friendly & helpful but for the most part the staff weren't that great. You'd think they'd have an awesome outdoor pool since the property is so new & expensive but no. There is a pool BUT it's indoors & not heated. We used it once & figured out why it seemed to go unused. There was free WiFi but it was so spotty that it seemed like a dial up connection most of the time. Plus our family has Sprint which is useless to begin with. We managed to have a good time despite these shortcomings. When you're paying top dollar you expect little things to matter. The rooms were spacious & clean pretty much. I wish they offered grills so we could've used them to cook instead of going out to eat so much. It is a decent property but overpriced for what you end up getting. It wasn't too family friendly with all the noise of OOB but if you don't care about the price & like to party the Grand Victorian really isn't that bad. Just bring ear plugs!

We LOVED our stay here at the Nautilus! My boyfriend grew up going to Ocean Park and every summer…read morefor about 15 years. We wanted to take a trip and stay near the beach. We were literally on the beach. The house was built in the 1890s and it is beautiful! It does have updates to it since then but you don't lose a bit of the charm. We stayed in the old inn keepers room on the main floor, and it had its own bathroom. Our room had a window AC unit and it's own mini fridge as well as a ceiling fan. I do think it needs more outlets but we just used one in the bathroom. They provide you with bath towels, fresh beach towels everyday, washcloths, face towels and bath mats. Resa is the manager their and was absolutely wonderful. She cooked delicious breakfasts and is available if you need anything. One day we had avocado toast, scrambled eggs, fresh baked blueberry buckle, blueberry corn muffins, and chocolate oatmeal protein cookies. Various breads, bagels, and English muffins are available as well as butter, peanut butter, and jelly. There is always coffee, tea, and water and ice on hand. In addition to breakfast the house has a whole closet FULL of board games and activities to play if you find yourself inside for an afternoon storm. There is plenty of common areas to hang out and do a puzzle or play a game. The house also has plenty of beach items for you to use including beach chairs, umbrellas, footballs, volleyballs, sand toys, bikes, helmets, and various other things. You do need to park on the street, but there was ample parking and you don't really have to move your car that often because there is so much within walking distance. Overall I couldn't speak highly enough about our stay. Consider us new regulars.

We usually stay with friends in a rental when we all make the Labor Day weekend trip, but this year…read moremy fiancé and I wanted to avoid some of the craziness (and have our own bathroom) so we decided to try out renting a room here. So glad we did! We stayed in room #12 with a king size bed with plenty of cozy layers to keep us warm during the chilly early September nights. The whole house was beautifully clean, warm and welcoming. It's literally a stones throw from the beach and where we all sit once we are there, so we got out of walking the mile back to the other house our friends rent. Also, the breakfast served in the morning was delicious! Homemade bread, mini egg and ham burritos and plenty of coffee, tea and OJ. I was in heaven! Not to mention, the sub shop is across the street, so anything you need is within arms reach. We will most definitely be back again next year! Even though our room had a great view of the beach, we might try for a different room just to see what they're all like. Very happy with our stay! Resa, who was the lady in charge when we were there, is super nice!
