I emailed again on Monday (6/3) morning, and was informed a service technician was scheduled for Tuesday. I'm not sure how I would have received this information if I had not inquired. This is reflective of the level of investment management has in the well-being of their residents and apartment facilities. You will need to advocate, beg, and plead for basic utilities. The maintenance crew is top notch, taking care of any issues that we have had which were minimal. Super friendly and we never have to worry about maintenance callbacks, the concerns are fully addressed the first time. Price. Honestly, for the quiet and comfort that is here, I think it is worth it. Far away from the major roads, car noise and consistent passing traffic/horns aren't really a concern. The location for me is pretty big, so I have access to everything I need with a descent drive time. Also, there is a park right across the street with a playground and a big area on the other side of the complex that will be amazing when it is completed! I think the only issue we have had so far is the grill section of the community that was still being completed, but it will be ready for next year! Safety. Additionally, there is a security element for the complex, so it is a lot safer than other places I have lived. Staff. Troy has been pivotal regarding any challenges or issues that have come up. Hallways, stairwells, and interior entryways stay dirty for months at a time, and management only cleans them one day before state inspections, which happen roughly once or twice a year. The rest of the time, the buildings are left in unacceptable condition. The filth isn't minor -- it's constant and obvious: Dirty floors and stairwells Trash and debris sitting for days or weeks Dust and grime on every level Bird feces on common area walls and floors Bird nests built on sprinkler heads, which is both unsanitary and a safety concern The fact that birds are nesting on indoor sprinkler heads tells you everything you need to know about how little attention is paid to cleaning or maintenance. These areas should be inspected and cleaned regularly, but instead they're ignored until the day before inspectors arrive. The apartments themselves are fine, but the neglected, filthy common areas make the entire property feel poorly managed. If management cleaned the interior buildings even once a week, the living experience would be completely different. As it stands, they only care when the state is watching. Until Larkridge commits to consistent cleaning and basic upkeep, the condition of the common areas will remain one of the biggest problems here.

I would not recommend this complex. We called it cash grab central; unfortunately after the…read morepandemic we ended up on a month to month lease, due to uncertainty in where we would live next. This cost us about $2200 for rent, $100-150 for utils including garbage and admin fees and $100-150 for electricity. If you were one day late on payment (which happened to us due to a mix up with the automatic payments) they immediately put a letter demanding rent on your door at 5 PM that day, rather than even sending a reminder email. Our bills came out to $2500+ every month for a one bedroom apartment that was mediocre at best, and where you could hear the sound of the highway outside. They seem to pool electric bills, and even after we moved out, I got charged a $75 bill when I forgot to cancel electric although we turned the cooling off and hadn't been there for a month! It has a very corporate feel to the management and we were anxious to get out. Definitely one of the more bland and humorless rental experiences we've had. Residents also leave doggie bags out or don't pick up after their pups. Saving grace was the prompt and very kind maintenance folks, who responded immediately to any concerns, and access to trails near the property. Glad we got away!
