I would not recommend this complex. We called it cash grab central; unfortunately after the pandemic we ended up on a month to month lease, due to uncertainty in where we would live next. This cost us about $2200 for rent, $100-150 for utils including garbage and admin fees and $100-150 for electricity. If you were one day late on payment (which happened to us due to a mix up with the automatic payments) they immediately put a letter demanding rent on your door at 5 PM that day, rather than even sending a reminder email. Our bills came out to $2500+ every month for a one bedroom apartment that was mediocre at best, and where you could hear the sound of the highway outside. They seem to pool electric bills, and even after we moved out, I got charged a $75 bill when I forgot to cancel electric although we turned the cooling off and hadn't been there for a month! It has a very corporate feel to the management and we were anxious to get out. Definitely one of the more bland and humorless rental experiences we've had. Residents also leave doggie bags out or don't pick up after their pups. Saving grace was the prompt and very kind maintenance folks, who responded immediately to any concerns, and access to trails near the property. Glad we got away! read more

I went to pick up a new car in Denver. As it was going to be late I asked a friend who lived at Prana Apartments if I could crash there. He mentioned I needed to park down by the rec center. I've stayed before with this friend at Prana and never had a problem. I parked down by the rec center and walked around the grounds twice to doublecheck for any no parking signs. None were visible around where I parked. (we took pics the next morning). At anyrate, Prana and the lovely people at www.coloradoautorecovery.com towed my brand new car. I have filed a complaint with the Colorado Department of Regulatory Agencies naming both Prana apartments and Colorado Auto recovery for predatory towing practices. I went on a tour with Hillary and it was great. The property looked amazing. The newly renovated club house looked so inviting. Hillary was great and very knowledgeable. She answered all of our questions. I still have some looking around to do before I make a final decision on where to live but right now Prana is on top. read more

I have lived here now for one month. Since then they have responded quickly and so nicely about a shower head that wasn't right, a toilet running, and a few other things. They took care of the issues quickly, and with a smile. And they did not let my sneaky cat out, which I was worried about, but shouldn't have been. I have made friends with neighbors, attended an AWESOME Sip & Paint Party, worked out 3 times per week in their fitness facility with my neighbor, and walked my dog around the premises 3-6 times per day. I love it here! The office staff is incredibly nice. My neighbors are great. My apartment is exactly what I've been wanting. I locked myself out once, and Michelle the Manager, got me a spare key super fast - AFTER HOURS. Wow! Great job, Michelle! There is also Gladiator Training a few evenings a week in our park ... I'm interested in trying that out. So - two thumbs up Prana Apartments. Thank you! read more

Took a tour of the apartments this past weekend. The complex was great! Hillary in the office was wonderful. The club house, pool and weight room looked amazing. The apartments were fantastic!! We lived here for 2 years. The apartment itself was roomy, the grounds maintained, so not a bad place. Until we moved out. We had cleaned the apartment from top to bottom and there were no visible stains on the carpet. The maintenance guy doing our move out inspection pulled up the carpet with pliers and saw 2 stains underneath the carpet not visible from the top. He then told us he had to charge us to replace the entire carpet of the apartment (around $570). He said he did this with all of the move-outs and I have talked to other people who have had the same thing happen. I fought this and had to go to corporate to get it resolved. My argument was 1) If I never saw the under side of the carpet at move-in, how was I to know what it looked like? 2) They said they couldn't clean it because they were pet stains. We had pets, yes, and we own a steam cleaner for that reason. I asked if they had tried to clean it? They said no. 3) I said we would be willing to pay for cleaning, they said they had already replaced the carpet. 4) We sent them a letter disagreeing with their charges and requesting return of our deposit minus the final utility bill. They sent us a CD of pictures of carpet stains that were not in our apartment. Apparently this is a thing now to scam renters? After about 2 weeks of back and forth with the office staff and corporate, they sent a check of our deposit minus the final utility bill and a charge for cleaning the carpet. My husband and I lived at Prana for just under two years and absolutely LOVED it. We still talk about how much we miss living there. Every person on staff is incredibly friendly, helpful, and efficient. The few times we did have issues (neighbor dogs barking all night, clogged bathtub, etc) the staff was incredibly quick to solve whatever issue we had. The amenities are so awesome. The hot tub, pool, and grilling area are all well maintained and open year round. The apartment itself was spacious and incredibly nice. Could not recommend this place more! My wife and I have lived here for about two years. We can't wait to move out. We found pet hair and paint spots throughout the carpet our apartment when we moved in a noted it on our move in notes. We also took a ton of pictures of ALL the damage and pet hair. However, based on the experience of other residents, I find comfort in knowing we took pictures when we moved in and will on our way out to document the condition the apartment was returned. So, why were we not satisfied living here? 1. Parking. It's terrible. Period. Many residents use their garage for storage and never park in there. 2. Pool. It's closed frequently. Broken glass in the pool, remodeling (without prior notice to the residents). And there a drunken lady at the pool CONSTANTLY. 3. Parking. Like I said it's bad! Inoperable vehicles parked for months at a time in parking spots. 4. Dog shit. It's everywhere. Residents with dogs don't clean up after them. Hard to blame them when the provided pet stations don't have waste bags. 5. Rent. Our rent has gone up about $150/month both times our lease has been up for renewal. Yep that's now $300/month more now than when we moved in... Living in an apartment is never without challenges. However, moving into a 1/2 clean apartment, having your rent raised 10% every year, marijuana smoke, and even marijuana plants... That's enough for us. Especially with a baby on the way. Sadly from what we saw these are some of the best apartment around here. We highly recommend taking move in pictures, move out pictures, and documenting EVERYTHING. Every scuff, scratch, and crack. Plan on parking at least one car along the street. **Update** We received our security deposit refund. Our entire deposit was returned less our last month's utilities. We feel that Prana was very fair based on the excellent condition we retuned out apartment to them. We've updated our rating to 3 stars. read more

The leasing and maintenance staff is kind and responsive. However, the "smoker friendly" corporate policy allows smokers to smoke on their patios with little regard to non smokers who understand the dangers of second hand smoke. If you are non-smoker, I do not recommend renting here. read more

The Beginning: We came to look at a 2-bedroom apartment, and were shown the 2-bedroom model, which is roomy and spacious, and were told, "This is exactly what you'll be moving into, and it overlooks the open space." The Deposit: They claim it will be a low deposit, I think originally we were told it would be $500, somehow, by the time all was said and done, we paid close to $1400 for the security deposit alone. Moving Day: We came and signed the lease, and THEN were taken down to our new apartment (insert drum roll) ... open the door and what the ... ? Our apartment overlooks a parking lot, and it is significantly smaller than the one we were told we were moving into, by about 400 sq feet. We had signed the lease, we had given our security deposit, and now we are stuck with an apartment that is nothing like what we were told we'd be moving into. They offered to give us our security deposit back, but we had already moved out of our old place, moving van literally sitting in the parking lot, and we had nowhere to go; what were we supposed to do? Can you say bait and switch? We had to get a storage unit to put the rest of our belongings in, because you can't use the garage for storage (they do random garage inspections to make sure no one is abusing this rule). Monthly rent: G*d help you if you run into a problem. Don't you dare be late with anything! They will put a notice on your door at the drop of a hat - you are simply a tenant, nothing more and nothing less. My boyfriend and I ended-up splitting after five months of living here, and I had to receive assistance from the county to help me make my rent. This process alone was enough to drive me insane, but add Prana into the mix, and it made it excruciating. They wouldn't fill out paper work or respond to anyone from the county. At one point, the county's check was late, and I had called the management office to ask about the notice that was on my door, and the guy literally hung up on me mid-sentence. Hung up! I don't care how the rent is paid, I am a tenant here, and I'm treated like that? Then there are the utility charges that are added to the rent each month. So you'll be responsible for setting-up Xcel (they require proof that you've done that before you are allowed to move in). And you are forced to use Comcast, because Century Link isn't available. Then! What will be added to your rent is trash, water, and gas. I'm pretty sure they simply divide it among all the people in the building, because there are only two of us in here, but I pay about $100/month for the Prana utilities, plus my Xcel and internet, so my rent which starts off at $1545, ends-up costing me almost $1775/month. The Apartments: On the surface, it looks nice. They paint the walls decent colors, even though there was a huge stain on one of the walls when we moved in. The carpet is decent, but we live on the first floor, and seriously, I don't think there is a pad underneath. On cold days, I can feel the cold air coming through the floor. The appliances are cheap, stove sucks, and the dishwasher is a piece of crap (our stuff is never clean). I can hear the people above me when they pee, shower, vacuum, have sex, flush toilet, etc. They used the term "luxury apartments" loosely; these are nice-ish apartments, but far from luxury. The few times I've used the pool, it has been freezing and dirty. The pool area itself is nice, the clubhouse is beautiful, I've never used the weight room, but it looks nice. There are not nearly enough parking spaces for the million and one people that live here, so parking is tight. They claim to have breed restrictions on dogs, I'm not sure what kind of dogs are restricted, because I've seen all types here, so I think that rule applies to the invisible kind but still poop a huge amount, because yes, there is dog crap everywhere. The Management: If you enjoy dealing with unresponsive, myopic, and incompetent people, then you'll love living here. These people are idiots, there isn't a nice way to say it, just f'ing idiots. Like I previously said, you are a tenant, nothing more, nothing less. They are patronizing and condescending, even down to the stupid newsletters that are left on the door once a month. At some point, some glass was broken by the hot tub, and the notice posted on everyone's door was akin to something the FBI would leave if they were investigating you, full of accusations and threats, pretty unbelievable. They easily could have looked at who had used their access pass on the date/time in question, narrowed it down to a few people, and privately discussed the situation with them, but instead a Big Brother type memo went out to all the tenants. Someone around here gets off on wielding their power. Overall: I know places like this generally suck, but this sucks A LOT. For as much as it costs to live here, you deserve for this place to be flawless read more

Nice apartments with good amenities and good community areas (the pool and the gym especially). Management there is worthless though. I had issues with their management team both when I moved in and moved out. I moved out 4 months ago and still have not gotten my security deposit back - they've been claiming it's on the way for a month and a half. While living in the apartments, I mainly tried to avoid any need for help from the management team because I have absolutely no confidence in them. read more

I have never been one to write reviews but I am thoroughly pleased. I have never had a better move-in experience at any other complex I have ever lived at. The office staff were so friendly and helpful. My apartment is absolutely beautiful and smelled wonderful. The year round heated pool and beer on tap are fantastic. I am not one to write reviews, but we didn't have the best experience. They will try to scam you when you move out, so I recommend taking photos and doing a walk-through with them. The beginning...We moved into an apartment that smelled like smoke since the tenants before us sold marijuana out of the home and got evicted. They said they would come in and repaint. We got home to a partial paint job with no windows cracked. I was pregnant, and we had to stay somewhere else for the night until there was proper ventilation. The smoke smell NEVER went away, and the walls remained dirty. The end...We heard that we should take photos, because previous tenants who are friends said they got scammed out of their deposit at the end. We didn't listen, because we truly had no issues with staff in the past. In fact, Nick was always extremely pleasant. 2 weeks later we received a bill for $430 for carpet replacement - with our deposit and over payment of rent withheld as well, so this totaled $800 of our money. They pulled up our perfectly clean carpet to find some stains underneath, claimed we had a service animal (we never had a pet), and that we were liable for charges. First of all, we see them replacing the carpet in every apartment when everyone moves out. The girl who checked us out said, "No need to do a walk through with maintenance. As long as you cleaned it, it will be fine. We replace the carpet anyway." The letter stated we were sent to collections. How can that happen so quickly? Very threatening and demeaning. They never attempted to clean the carpet first, because they claimed we did (because the carpet was clean!). We are so disappointed in how management is handling this. We completely understand being charged for carpet cleaning. But to be wrongly accused of having an animal, saying the carpet was damaged (it was not), and to charge us for a full replacement of the carpet is a complete scam. Update: Michelle in management was easy to work with. It took about 1 month of negotiations and talk with a lawyer, but we were able to get things handled. We still lost out on our deposit, but we did not have to pay for the full replacement. I still highly recommend taking photos of everything before and after and doing the final walk through with maintenance. We are happy this is over (even though we feel we still lost out for something we didn't do). read more

I have lived here for 4 years now and still loving it! The property and amenities are beautiful and are very well kept up. I have a one bedroom,it is very spacious,large kitchen & bathroom,closet. Office staff Nick & Michelle are awesome! Maintence staff Roger & Ray quick & soooo friendly. We look forward to our evening happy hour when we get off work,there is free beer in the clubhouse while they are open. The pool area is great with cabanas & couches,big screen TV's,BBQ grills. The monthly events bring residents together in a warm social setting. read more

I lived in Prana for 4 months (mid May through Mid September) and recently moved out. I'm giving them 5 stars because, though things could have theoretically been better, theory rarely applies in the real world and Prana is about as good as you can find in the real world. Summary: I couldn't continue to be a renter for very long. It simply didn't make sense for me to rent rather than buy. However, if I COULD have made the decision to be a renter, or if I ever could choose to do so in the future, Prana is where I'll be. I don't think you can find a finer community of apartment dwellers. Everyone is very friendly and it's the kind of environment I'd like to be part of. Details. I'll flip the usual order of things around and point out the cons of the place first. Cons: 1) Dishwashers - They aren't very good. They're loud, they run for a long time and they leave soap residue on dishes about every 3rd wash. I ended up hand-washing my dishes most of the time, but running an extra rinse cycle after a wash might have resolved the problem. 2) Bathing water - Very specifically, running water into the bath tub is tricky because the water coming out of the faucet is either cold or VERY HOT. Filling a tub safely is a matter of staying out of it till you've run a good bit of COLD water into the tub and then adding enough HOT water to make it comfortable. Oddly there is no problem with the shower. I imagine that the mixing action that happens once the diverter is engaged solves the issue for showering. 3) The office hours aren't quite long enough. It'd be nice if the office were open a little longer on weekdays to allow folks that get off of work late to enjoy an hour or two in the club house before it closes. Now the Pros. Pros: (pretty much everything else you can think of) 1) The staff at Prana are first-rate. Nick, Christina, Michelle...really everyone from the managers down to the maintenance people are engaged, caring, and helpful. Not a single bad experience with any of them. 2) The common facilities are way nice. Not the color scheme I'd have chosen, but then, I'm old and not into 'modern' all that much. Still, everything is very clean, comfy and inviting...in an odd color-combination kind of way. The pool area is clean and well maintained, the community grills are kept in great condition, and the weight/aerobics room is top-notch. I particularly appreciated the pool-side fire tables and cabanas, and the large screen TVs mounted in the grilling area. Nice touch. 3) There are a lot of pets at this place, yet I never stepped in a pile of 'do' ever. And I did walk around in the grassy areas quite a bit. Either the pet owners are being very diligent or some maintenance people are earning their paycheck by keeping the common areas clean. 4) The location, on the south side of Lafayette, is pretty darn convenient. It isn't close to hwy 36 (which would have made it unbeatable), but it's still pretty good. Several coffee shops, brew pubs and cafes within a 3 minute drive, and a bunch of fast food chains up and down South Boulder road. 5) The Apartment itself - I can only speak about mine, but it was pretty darn close to immaculate. There was some damage here and there from previous renters: a scratch or two on the counter tops, or on the engineered wood flooring. But in general everything was in great shape and I felt good moving in to it after a cursory cleaning. read more

I signed a year lease with Prana back in July. The complex looked beautiful and well kept and still is to this day. They also provide many amenities if you choose to use them. However, be careful when signing your lease that you read through all specifics (especially if you own pets). Before moving in with a pet, Prana will approve your pet or not. However, if you get another pet WHILE living there do not expect the same rules and exceptions that you signed on to be true. I moved in with a 3 year old small border collie and all was fine. I adopted a 4 month border collie puppy thinking all was well after reading over the lease and pet addendum once more, turned in the paperwork, only to find out that PUPPIES ARE NOT ALLOWED. This is not stated in the lease or anywhere else. If you do have a puppy in your apartment without permission you will be asked to get rid of it, or in my case move out. Which requires you to pay a $1,500 buy out fee in addition to anything else they choose to charge you with and find a home for your puppy until you do move. They will nickel and dime you on your way out for cleaning fees and holes in the wall, etc. Be COMPLETELY sure that your holes are not near a dime size (they will charge you for every one of them saying it's nickel sized). Also, deep clean your apartment because they will charge you $15-30 here and there for the kitchen floors, toilet, counters, fridge, microwave, etc. (despite if they're clean) if it's not to their standards. I would not recommend Prana to the average person because of the way we've been treated and charged after basically being forced out. read more

Prana is a quiet, beautifully maintained, and modern community conveniently located in south Lafayette. I lived in the community for over two years. I found these apartments to be a great value when comparing others in the surrounding area. Most apartments in this area do not come with storage space or garages without an added cost, at Prana, you get both at no additional cost. The enormous 24-hour pool and hot tub is a huge plus. Sometimes you just want to go for a soak at 12 AM, at most apartments the pool closes at 10 PM. The fitness facility, although not large, has a variety of equipment sure to please the gym rat in your family. The staff and maintenance personnel were always friendly and very responsive to my needs; I never had a complaint. The property is very pet friendly, with a large dog run and dog wash station. If you are looking for a great value on a modern community that is close to US 287, US 36, and the Northwest Parkway/E470, look no further. I highly recommend you consider Prana when looking for your new home. read more

I agree with others as far as these apartments being modern outside well kept. This is part of a trap to get you into apartments. The beautiful pool and dog wash is a ploy to get your to sign a lease. Once you sign your lease the truth comes out. Your trapped. These apartments are very noisy. Not from traffic and constant construction going on the air conditioners/heaters are built into the walls outside each until. When these air/heating is running sounds like a semi truck parked inside you living room. Every time your neighbors air/heat goes on sounds like a rubble of a train running thru your living room. Of course this is louder at night. Appliance in my unit are cheap extremely loud as well. My fridge was dented freezer door does not completely shut. When I move in my unit was filthy. They did not clean under the stove sliding glass doors were streaked with a white film. My tub was dirty had to scrub entire bathroom before I felt comfortable taking a shower. My closet smell like cat urine, I am sure they will try and charge me for this and I have no cat. Make sure you put everything possible on your walk around sheet. They lady who did my walk thru told me she would leave my walk in sheet with me for a week. Had me sign sheet then she took my paperwork with her. Sneaky. Of course I filled out a sheet on my own and turned into office. I'm probably screwed as I read one tenant was charged for carpet. They did not pull up carpet to check for stains when I move in. I had a backed up kitchen sink for 4 days. I called everyday as well as sending "maintenance request". When I finally received a call back 3 days later, no apology for the the delay or the inconvenience of not being able to use my kitchen sink just excuses. By the 4th day my apartment was smelly rancid . Unbelievable. Thank goodness I have a short term lease as I would be very depressed having to live at Prana more than 3 months. The fact you have to use the internet provider Prana has a contract with is a red flag. I have resided at Peakview in Lafyette terrific friendly helpful wonderful place to live. My daughter resides at Strathmore Apts Lafayette they are tenant friendly as well. I move out shorty. I spread the word to all my friends about Prana intolerable treatment towards tenants. I can only image I will have a fight on my hands when I move out. I can guarantee my unit will be cleaner when I leave this place than when I move in. read more

After reading the review by Nelly H. I feel compelled to write my own. I am currently finishing up my 3rd lease here at Prana. My wife and I have lived here since it was built, and have had nothing but great relations with the management and maintenance staff. They are professional, friendly, and responsive, dealing with any issues that may arise in a timely and professional manner. The grounds are well kept, and the hot tub and pool area are as nice as you will find in any comparable property. The most down time we've had regarding the pool was when someone had dropped a glass in the pool, which shattered, requiring the pool to be drained and cleaned. Sometimes, things like this happen. Things break. People bring glass into an area where glass is prohibited. This is part of community living. What's important is how well management deals with it. It can't be easy, having to leave before you lease is up, but I would never question the integrity of the staff here at Prana. For anyone looking to rent in this area I highly recommend this property. read more

Beautiful, amazing, luxury, professional are some of the words I would use to describe the Prana Apartment community where my family has lived for the last 7 months. We feel grateful for finding this place and are happy to call it home. My 11 and 6 year-old boys love living here as well. They ride their scooters around, run around in the grass and play right behind our unit. It is an amazing place to live. No where can be called "perfect," but it is much easier to find things to complain about rather than what is praiseworthy. My wife and I have loved the unit we live in and found it well maintained with modern features, great appliances, and a spacious layout. The minor issues we have had have been responded to in an expeditious and professional manner. The grounds are clean and beautiful. The maintenance team is awesome to interact with and very quick to respond to problems. The other tenants are friendly and nice and we've met some amazing people since our move. From management to your neighbors, this place makes you feel cared for and welcome. That kind of overall experience can only come from a management and staff that create that atmosphere.
