A few weeks ago, I observed or newest office manager; Teal in action. It both surprised me and put me at ease in a difficult situation. I have backgrounds in the military (Cpl., USMC 1988-1992), Law Enforcement (8 years/now disabled), and a lifetime in customer service. Ive seen a lot of very tense situations unfold, and I've seen trained professionals buckle under the pressure. On that fateful day a few weeks back, I observed Teal in action under pressure. She remained calm, cool, and collect while this situation unfolded. I cannot explain the full details of this incident, but suffusive to say, Teal handled it like a true seasoned professional. One of the primary reasons that I selected this community is that the manager said that required entries are limited. This was simply not true. They enter apartments frequently for a variety of reasons. Residents have no privacy. Required entries may happen on weekends or during the holidays and residents have no opportunity to request a reschedule. Sometimes they give advance notice to at least allow residents to plan for the entries, but sometimes they only provide the minimum required notice even if the entry is not urgent or an emergency. They just don't care that some people consider their apartment residence a home. They don't care that some residents have families to consider. Their primary focus seems to be upgrading the facility to attract new tenants. They have zero concern for the effect of the upgrades on current residents. The management at Avalon Castle Rock has NO respect for the people who live in the community. If you're someone who doesn't care about privacy and you're impressed with the positive reviews submitted by other residents, here's one last consideration: some residents are also employees. You may want to ask how many employees live in the community and compare that to the number of positive reviews. I honestly don't know how many there are of either but I do wish that I had asked before signing a lease. read more

Just so you know this is the 3rd or maybe 4th owner of this property of only 2 1/2 years! My husband and I moved in as their newest residents in January of 2018. This property was formerly know as The Meadows Luxury Apartments under Roscoe Properties and I can see why they might want to change their name because of all the bad reviews of all their disgruntled residents! Just know this property has ELECTRIC heat and if you run the dishwasher and oven or other sources you get SURGED prices which we found out when we were blown away with our electric bill and my husband called the utility company and they came out and explained the pricing. Also our pool/hot tub was shut down for 6 months even over the 4th of July holiday. Just know after we talked to multiple experts they said this property was built TOO fast and took shortcuts which my husband and I had to go through multiple short notice inspections. Good luck if you have pets! If this property goes on sale again be prepared for a Due Diligence inspection for your unit which they will say can happen within 3 days with NO ADVANCE NOTICE! My husband and I went through 3 of these and it was HELL! Also the parking for visitors is non existent! Fees for trash is a joke because they give you so many rules for pickup they pretty much don't pick up! My husband and I only moved into this property to be close to our youngest son and daughter in law with our new 6 month old grandson who built a house in The Meadows by Oakwood Homes which was within walking distance! The garages are a huge perk but most residents use it as a storage facility and park their cars outside which makes it a problem to leave your garage. read more

I had the luxury of carefully researching where to live in Castle Rock before I moved. I compared amenities, costs, reputations and more subjective aspects (by touring many properties). I'm a bit of a nerd and there MAY have been spreadsheets involved. My decision to move to The Avalon was carefully made and I have been completely delighted with that decision. --My apartment is almost brand new and everything about it (9' ceilings, gorgeous cabinetry, perfect condition of walls and floors, plumbing fixtures, door hardware, appliances) is high quality and well maintained. --The price is extremely competitive in Castle Rock's market. Some similarly priced apartments I saw looked like sad motels compared to The Avalon, especially when you factor in an attached 10' x 30' garage included in the rental price. --The quality of construction is head and shoulders above the other properties I toured. For example, all of the shelves are solid wood, including the built-ins in my bedroom. The other properties have wire shelving in pantries and closets and it's just not as classy looking or durable as solid wood. --The leasing office (especially given COVID restrictions) was easy to reach and very cooperative in answering my endless questions before I even toured the property. Now when I contact them (Sophia, Maria and Trevor), they are actually happy to hear from me and to be of assistance. --The online resident portal is efficient and easy to use for everything from paying rent to making maintenance requests to reserving times in the gym and spa. The Avalon is a national corporation and it shows in the quality of the experience they deliver to tenants. --Now, let's talk about maintenance, which can sometimes be the downfall of an otherwise good rental experience. The maintenance crew at The Avalon Castle Rock (Adrian, Jeff, Steve and Frank) are simply amazing. Why? They're eager to help, respond immediately and bend over backward to make me feel like a valued customer and neighbor (several of them live here). Even a special request -- taking the door of my apartment off to facilitate moving in a large couch -- was cheerfully and promptly accommodated by Jeff and Steve (no gratuity accepted). Adrian walked me through how to best manage my vents and thermostat (he even did all the work) to keep my electric heating bill as low as possible. Frank patiently showed up a couple of times because my "problem" was cluelessness about how to work an appliance, then he pleasantly offered to help me program my garage remote code into my car. Everything I noted in my move-in inspection (a screen missing, schmutz on the wall of my balcony) was fixed perfectly within 24 hours. Frank even painted the wall of my  balcony (without being asked) in order to eliminate said schmutz. I could not feel safer or better taken care of because of the attitudes and professionalism of this wonderful maintenance crew. AND they are always masked and very careful about distancing. --I receive something almost every day from Amazon and the Amazon Hub lockers to secure packages are brilliant. (I've seen other complexes with dozens of Amazon boxes piled up next to the mailboxes.) I could actually go on for days about how much I love this apartment and this community. Everything is sparkling clean and well-maintained. Exceptions to policies, within reason, are taken into consideration. Given the amenities, customer service and quality of the apartments, The Avalon is an incredible bargain in the Castle Rock rental market (which is insane and out-of-this-world expensive). read more

We are past tenants in unit 205. We lived there for exactly one year and moved out January of 2020. When we moved in the leasing office took our information and had the unit's electricity (IREA) switched to our name. We were told, and have in writing, that the day we terminate the lease that the leasing office would be switched back the electricity billing to their name. 20 days after we left, the unit's electricity is STILL being charged to us. I went to the leasing office and they admitted it was their mistake and promised to pay the bill. You guessed it, they are not paying the electric bill that they owe after several attemps. In addition, the hot tub never worked the full year we were there. We never received compensation. Also, the swimming pool is never heated. On the hottest day the pool is empty because it is too cold to swim in. There are many, many, hidden fees in the lease costs. You are told the lease is $1800 and then they tack on garbage fees, parking fees, tax fees and your real cost is $2400/mo. Don't walk away from this property - run away! Thanks, Jim read more

We have lived here since since spring and we love this community. The complex is beautiful and well maintained. The maintenance crew take good care of the property and are fantastic with responding to our requests. They've fixed or replaced our appliances with haste with a friendly attitude and removed wasps so we could enjoy our patio. Office management is welcoming and professional. The complex did need to replace the gym air conditioning and fix the hot tub over summer which took a bit longer than expected. Overall the complex is wonderful. We are very happy living here and we will more than likely renew our lease when the time comes. read more

Definitely moving out when the lease expires. Never get one day to use the pool because of how small the pool is and how many little kids are always there. Hot tub they says works but after the 6th* time trying it out and getting into lukewarm water I'd say otherwise. To give you an idea of the pool there excuse why the hot tub doesn't work is the kids jumping in and out so the water level is too low to reheat. Now running into billing issues because I was never notified that I was being charged vacant fees for utilities that have reached over $1,000! Go into the office only to be redirected to call the "billing department". After spending 30 minutes on hold they are saying since I'm calling on the 2nd Ill get charged vacant fees again. Go figure! Cheaply built apartments stepped on several nails sticking out in doorways and very thin walls. You will always hear dogs barking. Would not consider this luxury. read more

This property was gorgeous. Staff truly made me feel like family. Maria was very knowledgeable about the area and make the experience quite enjoyable ( rare in today's world) can't wait to call Colorado home in just a few months. Love that they are pet friendly too!! read more

In the 9 months since we've lived here the apartments have changed management 3 times, each time is more obnoxious than the last. Parking sucks depending on the building, the three random speed bumps in the complex are nonsensical and inane. The closest access to half the buildings is inaccessible to the main direction of travel requiring you to drive through the entire complex. By the way "luxury" apartments are composed of poorly wired electrics, cheap materials, and on occasion backwards or non functioning locks. But hey, we got a pool read more
