    Beautiful. You can tell right away that this is a planned community and not something that was just slapped together.

When we moved out we informed them that any communication they might need to contact us about could be sent to our new address or emailed. No contact, so we assumed everything was all good. Then less than a month after move out we get a collections bill for almost $5,000. Mind you, they never contacted us, and more than likely sent it to our old address because they are a sketchy company! When we moved in, the front office staff was very kind and helpful. Now you are lucky if you can even get somebody to answer the phone, and if they do they usually have a horrible attitude. When we turned in our 60-day notice they wanted to do an inspection, which our lease specifically states that the only inspection required is at move out, meaning they went against their own lease. We informed them of that, and the agent got rude and told us it was in a section that doesn't even exist in our lease. The hot tub and pool are down every other week it seems. We found out after our pipes froze and we had no heating in January and no water, that our unit freezes every year and it's a known issue. But nobody ever informed us of that until we had been without water for almost a day. There were stains on the carpet when we moved in and large patches of carpet replaced but not the full carpet, learned this when it kept coming up while vacuuming, and I just feels like they are going to try to charge us for that even though it was already there. (Which it looks like they did) When maintenance did the walk through for the 60 day move out they kept warning us that if basic wear & tear isn't fixed we will be charged, which is technically illegal, not mad at maintenance but they are saying the leasing is sketchy. They want us to repair all nail holes, any areas where paint might've rubbed off, etc. Because the place has to be turned around and ready in 3 days. So instead of actually repairing anything they are doing horrible landlord specials which you can see all over the apartment and just putting it right back out. We spoke to some other residents and they were telling every single resident different things regarding basically everything. They pick and choose what they want their policies to be depending on how much money they think they can get. Literally the ONLY good thing about this place was the maintenance. Maintenance has always been very helpful and kinda and honest with us.

I have…read moreseveral pictures to support the review and will post them on yelp as well as apartments.com -Smoking everywhere. Cigarettes and weed. Cigarette smoking will take place at the entry and exit of the garage entrances so have your windows rolled up always! Smokers are friendly but it constantly reeks of cigarette smoke. Hallways always smells like weed. Residents smoke along the property sidewalks and grass as well. -Balcony compliance is not followed here. People have anything and everything on their balconies. It's a bit tacky. I've lived at other properties where it was beautifully maintained, this one is very different. People routinely dump water off higher balconies which lower ones feel the effects. -Others cannot respect personal property in the garage. Whether it's drawing on a dirty car or taking something sharp to scrape off stickers on your car. there have been several instances where people had their car broken into, motorcycle stolen, and I had a sticker scraped off my back window. There are no internal garage cameras. There are allegedly cameras at the front entrance but I am unsure if they work. -There are several steps throughout the property making it not so ADA or dog friendly. the back area, front area, and pool gates are the only areas with ramps or flat. It's really not for those who cannot do stairs. Only 2 elevators that are not that big. -Lots if sketchy people at RTD station next door. There are constantly Douglas County Sheriff being called for suspicious people, breaking, or rowdy kids. BEWARE. We were walking her dog on Night two after moving in and a deputy asked if we saw someone with a knife.....ugh. -Dirty trash areas! Grosssss. Where it's the recycle areas or trash cutes, it's always littered with trash and cigarette butts. It's horrible, especially in the middle of a pandemic. It's horrible adults cannot clean up after them selves and it's definitely not the responsibility of the apartment complex but they do nothing about it. They continue to let residents carry-on. -Staff is very polite....but passive. You can tell they do nothing to hold people accountable. Seems like they just go through the day to day motions. They don't seem to care about making your living experience great, they cared about getting our money. We eeee truly disappointed with our experience here. We are living out of a hotel because of this property. There are several others moving out this week too as they were not happy as well.

We gave…read moreour notice on March 1st, understanding the need for a 60 day notice we knew we were going to pay rent for 60 days (all of March and all of April) plus a 1 month rent cancellation fee. Even though we agreed to the terms, Camden decided to charge us all of May rent as well since they did not find a tenant on time. Keep in mind we paid for 60 days of rent, essentially providing a 60 day notice. Giving them 2 months to find a tenant. When talking to management, they are mentioning we are rent responsible until the apartment is rented, meaning if it doesn't rent until July, we would pay until then. Management is stubborn and did not provide any sort of documentation.

When we tried to have quests over I would have to bring them through the garage because the trashroom always stunk and was horrible during the summer. I had a garage that was blocked by someone moving, DoorDash, etc. If we are paying $200 for a garage attached to the building I would've loved to not have it blocked. During the final few months of my lease I was bombarded with emails because someone complained that the apartment smelt like marijuana. Please keep in mind I was in my 3 trimester of my pregnancy, so no I wasn't smoking marijuana in the unit. When I responded to management about the issue I never got anything back. Not even a sorry. People around the complex were horrible about cleaning up after their dogs. They ended up hiring people to come clean up after the dogs. It made people lazy. It made the grounds look grungy. People were also horrible about leaving trash in the trash room, but never down the shoot that was right there. There's no posted speed limit, so people drive through the complex like a bad out of hell. I was nearly hit a couple times by someone not paying attention. Plus, they started charging residents monthly to be able to park within the complex. Promenade became a drag strip at night, so from 10pm-1am thats all you could hear. I know a few neighbors complained to management, and that there isn't much from their end that they can do. But! If you're looking for somewhere quiet this isn't the place. All in all I wish I had more positive to say about my 2 year stay.

I have backgrounds in the military (Cpl., USMC 1988-1992), Law Enforcement (8 years/now disabled), and a lifetime in customer service. Ive seen a lot of very tense situations unfold, and I've seen trained professionals buckle under the pressure. On that fateful day a few weeks back, I observed Teal in action under pressure. She remained calm, cool, and collect while this situation unfolded. I cannot explain the full details of this incident, but suffusive to say, Teal handled it like a true seasoned professional. They enter apartments frequently for a variety of reasons. Residents have no privacy. Required entries may happen on weekends or during the holidays and residents have no opportunity to request a reschedule. Sometimes they give advance notice to at least allow residents to plan for the entries, but sometimes they only provide the minimum required notice even if the entry is not urgent or an emergency. They just don't care that some people consider their apartment residence a home. They don't care that some residents have families to consider. Their primary focus seems to be upgrading the facility to attract new tenants. They have zero concern for the effect of the upgrades on current residents. The management at Avalon Castle Rock has NO respect for the people who live in the community. If you're someone who doesn't care about privacy and you're impressed with the positive reviews submitted by other residents, here's one last consideration: some residents are also employees. You may want to ask how many employees live in the community and compare that to the number of positive reviews. I honestly don't know how many there are of either but I do wish that I had asked before signing a lease.

New management = nothing gets done. Maintenance should have put fans in this area and followed up immediately. This is a leak that required emergency follow up. There was zero communication. Nothing continues to improve at this property over the past several years. No one in the office answers the phone. it's one big lie after another and broken promises that someone will get back to you when you do speak to someone in person our family has asthma and the door was left cracked. I just happened to stumble upon this. Mad is an understatement. Our family & our pets are breathing this in! Our a/c never got fixed. This entire summer we have had no air-conditioning. This happens every year and if you'll notice in the picture, we have a new water heater new air-conditioning unit. Make this makes sense!!!!! This property is one big money, making joke. How could you ever neglect resident's in this manner???! Crime continues, overflowing dumpster's constantly & trash everywhere. The office has maintenance deadline's to complete with your apartment & they are not in the least bit concerned if you lose your home. This is a scary, unsafe & unkept property to live at. During a maintenance visit at your home, Maintenance says they'll be right back & never returns. They completely ghost you! No one should have to pay or beg for work around their apartment home to get done. We've lived here too long, sadly. It's expensive anywhere you go so, we're stuck with all of this mess till we find a better situation. You want to come home to safety & a well maintained home. They simply don't care about you! This is unlivable & disgusting. The pool has been closed all summer w/ no real reason why. No way to cool off. My wife and I both reported this to the Management Staff on duty today. She said that she knew the Two Large Dogs and they were very friendly and she did not believe that the Two Large Dogs would ever do anything like that. She as much as called my wife and I both liars. She said that there was nothing that they could do and she would not give us any information about the dogs owner. It appears that the Two Large Dogs are more important to her than my wife and my safety.

Then after move-out I was charged over $400 for simply moving out. They want to charge me for CLEANING my apartment which is not in the contract. Essentially they just wanted to be paid for turning over the apartment, which is their job as a property company. Per the contract, I should only pay for DAMAGE and after I asked for evidence they sent photos which show NO damage. This was puzzling. I was lied to when I went on my tour and they said that you should not hear the trains at night. This was false and I was woken up by the trains every night. VERY LOUD and hard to sleep. Lots of construction in the area. Additionally, the air quality in the apartments is horrible and if you have allergies you will suffer. I ran air purifiers and they did nothing - I had to run a vacuum 1-2x daily for the dust. Last, if you want to live on the top floor it's very noisy. There is an air conditioning unit or heating unit which I reported multiple times but it's failing - so it shook my ceiling and vibrated to wake me up all night long. Any replies from management to this post is a blatant lie. If you check the Google reviews, you'll see how many property companies have owned this apartment complex over the years - very high turnover. Be careful.
