I can't say enough about the staff at Joya, they are all amazing! The office manager Karen, Julian, Aileen, Maria and Natalia, are beyond professional, kind, helpful and responsive. The maintenance staff is also amazing! This property is kept in tip top shape 24/7, nothing is overlooked and it's a pleasure to walk through the lobby and hallways which are cleaned every single day. The outside of the property is also kept beautiful with new flowers by the entrance, as well as clean and trash always picked up. Your appliances and furniture will be dented and unusable. You will find hairs everywhere. Truly upsetting move-in day experience. Was very sad for me as I spent days packing up for the move and lost money on a cleaning lady I hired that day for my new room. I suffered severe stress and took PTO that week to move and was instead met with this experience. Edit: I did receive a call from the manager Leslie regarding this review. (who I had to wait 4+ hours to see on move-in day), and I am just sharing my true and honest experience. The $1350 I lost could've been my groceries, furniture, and other means of living in my new place. She told me I should have been smarter and seen the room before signing the contract but guess what? This establishment refused to let me see it. My 30+ calls went unanswered. As a first time renter it was sad having nowhere to go on move-in day, what should have been a wonderful new start. I was promised a unit exactly like the show unit so I feel deceived. As it is, I was kind to not share the images of this experience given how sickening they were. I will spare the readers. But still, did not appreciate that call where I felt quite intimidated on the phone over a sparse review that does not even cover half of what I went through.

They took off the free "guest" parking in the first 2 floors months ago but you would think it's to improve parking for residents...Nope! They don't control it at all. My boyfriend works until late and arrived at 1 am one night to his own building only to find NO PARKING SPACES in the resident section of the garage (behind the gate that never works). Worst part is he pays for his parking. So what do you pay for? They should have a count of how many cars are registered vs how many spaces they have. Well since the gate doesn't work 50% of the time, anyone can enter and stay. I gave one extra star because the gym and pool area are nice, but that's it. Not even the views are worth it since you overlook the Palmetto and the noise is pretty bad.

Roaches in common areas, including walls near the trash room and hallways far from it. The weed smell is constant. Hallways, apartments, even the elevator smells. Complaints are ignored. Dog rules don't exist. Leashes are optional, apparently. The "concierge" might as well not exist. Food deliveries are left unattended at the front because no one is ever there. If you're thinking of moving in, be warned: you can only move in on weekdays. No weekends. Not even to bring boxes. When we moved in, Saturdays were allowed -- now they aren't. On top of that, there is a maintenance worker towing trucks on weekends if they're left unattended. When my husband and I fell on hard times and needed to move out early, management showed zero humanity. They refused to work with us or allow us to bring boxes down to move faster. Erica, who was shockingly rude and dismissive, kept repeating that it was the "11th hour" and that we needed to "figure it out." No compassion. No help. Once you experience financial difficulty, you see their true colors. You are only as good as your last rent payment. Late once and you're treated like trash. The garage is unsafe. Cars get hit or broken into. This place is all control, no care. I wouldn't recommend it to anyone. Look elsewhere.

At the hottest time of the year everyone in the building had to do stairs, with some residents living as high as the 8th floor! It was a work out in itself managing the flights each at the conclusion of my work day. Thankfully, we aren't that high, but when you add to that a 30 lb toddler, groceries, or whatever else you might have to make the trek twice just to get your essentials taken home, then it is a lot. If you had any physical disability, age, then you were simple S.O.L. In 2018, the elevators were out nearly an equal amount of time, which essentially displaced nearly all the seniors. Unfortunately, one old lady, whom I was not fond of but she liked our little one, came to an untimely death during this stressful elevator outage by stepping onto US1 as she was struck by oncoming traffic. It's probably no coincidence then that the average age of the occupants has markedly decreased. The costs of this maintenance of the elevators, fire safety project which required a few trips into our apartment to install a modern day fire alarm system, and continuing renovations of the vacated units, are being passed on to customers with double digit increases in rent. Not the customary rent hikes. This past week the hot water boiler went out at the start of winter. It was 50-60 degrees out and residents had to make due showering in similar conditions! Whether it's the intent of this apartment management to embolden or strengthen its residents this way, perhaps it will do so, or perhaps you just need to think of this as the ultimate place to live you WOD. The location is still great tho, but you never know what you'll get one week to the next in this old building.

The absolute best part of these apartments? LOCATION…read more It is literally two blocks from Sunset Place and has three surrounding grocery stores within walking distance. Not just that, there is an endless amount of things to do when you live so close to a mall. It's right near the South Miami Metrorail stop, right near US1 making it close driving distance to almost anywhere. And only 5-10 minutes from the University of Miami. But about the apartment. I have to say I have only been in the Villas, and they aren't too bad. They also have the Towers and Apartments, run by the same people. The tower is the one in the picture and the Apartments are a pretty coral. Both of those have balconies, unlike the Villas which are a bit small, but cozy. And like I always tell myself, the smaller the better, means less to clean! It's an old building so it has some problems, like old appliances and rumors of mold. The good thing is that since its old, the walls are really thick. Except for the doors, where you can hear everyone in the hall, especially the neighbor that has been singing at 2am lately. There are alot of students and single people that live here. About the management, the maintenance is great - they will fix anything that breaks immediately. I am so glad they switched landladies! Parking is difficult, you can only imagine the visitors we get on the weekends plugging up the lot. And the guest parking is always full regardless of day. But other than that, it's cheap and affordable and everything I was looking for in an apartment.
