Which, as a tenant for 2 years now, is a big bummer to here from building management. If you want a building with a pool, I would caution living here as this was taken away and tenants do not know when (or if) it will be available again. For people looking for an apartment in Miami: a pool is a *MUST* to deal with the heat. If I get an update on pool timing I'll update this post. If it's not updated, it's safe to assume tenants have not been updated.

A package got delivered by mistake to the address at The Mile recently, we called multiple times and no one answered the phone. Finally after digging through IG we found an alternate number. The manager, Christopher, was extremely rude and dismissive. Leaving us no choice but to go to the apartment to show that the package had been delivered there and solve the issue amicably. We simply asked for him to go check the mail room to confirm if the package was indeed there, considering it is an expensive item. He flat out refused to get up from his desk and was condescending and lacked simple decency. Maybe he should try finding a job where he doesn't need to deal with people, as that clearly isn't his calling. For all we know he stole the package for himself and refuses to help. We will escalate further with FEDEX and Willow Management as there was no amicable resolution. Can't imagine what the tenants have to go through with this guy at the manager.

Unsafe Conditions Ignored for Months -- A Cautionary Tale for Future Tenants…read more We moved into Metro Edgewater in July 2024, drawn in by the views, amenities, and especially the large, open-air balcony -- a major factor in choosing our unit. At the time, the building wasn't fully occupied, and several upper-floor units above us were still vacant. We also took our time furnishing the space, and by early 2025, we were finally ready to enjoy the outdoor area we had waited so long to use. More upper units had become occupied at this point -- and that's when the problems began. In February 2025, we started noticing disturbing debris falling onto our balcony -- lit cigarette butts, weed joints, and trash from above. What seemed like an isolated nuisance quickly became a pattern. We formally notified management in early March, requesting immediate action, including notices to residents and a physical covering to protect our space. In April, the situation escalated. We discovered burn marks on our brand-new patio furniture, likely from a lit cigarette. We raised the alarm again, citing not just inconvenience but increasing property damage and fire risk. Management responded on April 23rd, stating a resident had been identified and issued a legal notice. But the behavior continued -- and worsened. Our balcony -- and those of our neighbors, who share the building's largest and most exposed outdoor spaces -- became the target of everything from dirty bleach water and chicken bones to a ziplock bag containing white powder, and most disturbingly, defecated feces thrown directly onto our outdoor daybed. We have children who visit and play on the balcony, so this is not only a matter of adult discomfort -- it is a serious safety concern, especially for children exposed to such hazardous and unsanitary conditions. In response, we began co-signing emails with our neighbors, urging management to install a canopy or some form of protective shield. In early May, we were told a canopy solution was being explored. But by May 28, management informed us via email that "installation is not feasible at this time, as it would require extensive modifications to the building and surrounding area." No alternatives were proposed. No protective measures were installed. And this isn't just affecting people -- it's harming pets too. Our next-door neighbor shared that their cat became seriously ill after ingesting a cigarette butt that had landed on their balcony. When they raised the issue in person with management, they were told to "claim it with their insurance." No follow-up. No solution. Just indifference. That neighbor no longer feels safe letting their pet outdoors at all. We've continued to follow up with management -- including sending detailed photo evidence -- but as of June 1st, 2025, our emails have been completely ignored. Due to the ongoing inaction and lack of response, we were left with no choice but to contact the police and file an official report, documenting the hazardous conditions and the building's failure to act. It should never have come to this. This is not a minor inconvenience. This is a matter of health, fire safety, and basic tenant rights. We've had bleach water splash onto our food, lit cigarettes damage our furniture, and hazardous debris fall dangerously close to young children -- all while being told to simply "report future incidents." Management has chosen to "monitor and investigate" rather than take meaningful, preventive action. Meanwhile, the problem persists -- and residents, both human and animal, remain exposed. Today June 14th, 2025, yet another dangerous incident occurred. Someone from one of the upper floors -- likely around the 20th or 21st floor -- threw a chunk of ice down, which landed violently on our daybed with a loud, startling crash that we heard from the living room. Had I, my wife, or a young child been lying on that daybed at the time, the impact from that height could have caused serious injury. We called the police again, and were issued a second official incident report. If you're considering moving here -- especially to a unit with outdoor space -- please take this review seriously. Over my time here, she has truly went above and beyond to provide me with the best experience. I recently transferred into a bigger unit and she was able to help me get the unit that I wanted at a great rate. The property is well maintained and the staff are very responsive and proactive. The convenience is also unmatched. The maintenance staff is really fast and does a great job.

At the hottest time of the year everyone in the building had to do stairs, with some residents living as high as the 8th floor! It was a work out in itself managing the flights each at the conclusion of my work day. Thankfully, we aren't that high, but when you add to that a 30 lb toddler, groceries, or whatever else you might have to make the trek twice just to get your essentials taken home, then it is a lot. If you had any physical disability, age, then you were simple S.O.L. In 2018, the elevators were out nearly an equal amount of time, which essentially displaced nearly all the seniors. Unfortunately, one old lady, whom I was not fond of but she liked our little one, came to an untimely death during this stressful elevator outage by stepping onto US1 as she was struck by oncoming traffic. It's probably no coincidence then that the average age of the occupants has markedly decreased. The costs of this maintenance of the elevators, fire safety project which required a few trips into our apartment to install a modern day fire alarm system, and continuing renovations of the vacated units, are being passed on to customers with double digit increases in rent. Not the customary rent hikes. This past week the hot water boiler went out at the start of winter. It was 50-60 degrees out and residents had to make due showering in similar conditions! Whether it's the intent of this apartment management to embolden or strengthen its residents this way, perhaps it will do so, or perhaps you just need to think of this as the ultimate place to live you WOD. The location is still great tho, but you never know what you'll get one week to the next in this old building.

The absolute best part of these apartments? LOCATION…read more It is literally two blocks from Sunset Place and has three surrounding grocery stores within walking distance. Not just that, there is an endless amount of things to do when you live so close to a mall. It's right near the South Miami Metrorail stop, right near US1 making it close driving distance to almost anywhere. And only 5-10 minutes from the University of Miami. But about the apartment. I have to say I have only been in the Villas, and they aren't too bad. They also have the Towers and Apartments, run by the same people. The tower is the one in the picture and the Apartments are a pretty coral. Both of those have balconies, unlike the Villas which are a bit small, but cozy. And like I always tell myself, the smaller the better, means less to clean! It's an old building so it has some problems, like old appliances and rumors of mold. The good thing is that since its old, the walls are really thick. Except for the doors, where you can hear everyone in the hall, especially the neighbor that has been singing at 2am lately. There are alot of students and single people that live here. About the management, the maintenance is great - they will fix anything that breaks immediately. I am so glad they switched landladies! Parking is difficult, you can only imagine the visitors we get on the weekends plugging up the lot. And the guest parking is always full regardless of day. But other than that, it's cheap and affordable and everything I was looking for in an apartment.

To be clear, I honestly hate living in Miami and I've tried to leave since I got here but no luck yet. I know that's not the norm for most people so take my opinions with a grain of salt. I moved here from Sarasota purely for work. I like a calm atmosphere, peace and quiet, and friendly people and there's none of that in this town. Except for the office staff and my coworkers lol But I digress. The units themselves are super nice and very well maintained! I think I only called maintenance once or twice for minor issues and they were fixed immediately. I never had any big issues outside of some ants but it's florida so nbd. The grounds are very well kept, trash is picked up quickly. Parking was never an issue for me personally. When I was on the Phase I side, I lived close to the dumpster so I wasn't a fan of having to pay for the valet trash. I LOVED having the trash chute in my building on the Phase II side. I guess my main concern was the constant noise at the pool, someone was always blasting music from a boom box and kids were running around screaming. It's a big complex so I get it but I just wanted to enjoy a swim without getting pummeled by kids. My neighbors were always blasting music and it came from all directions so I never knew where it was coming from to be able to call the office about it. Unfortunately when I moved in, there were only 2 units available and I got stuck with one by the playground/pool area which is super noisy all the time. The other really big issue was the dogs running around off leash. Management sent out sooooo many letters but the residents didn't seem to care. I had one girl's big dog jump on me and knock me down more than once. She didn't apologize or anything, she was texting and letting it run around the parking lot not paying attention. Short of conducting a search for undocumented pets, there's not much they can do. I lived on both sides of the complex and it was much worse on the west side, what used to be called Phase II. There are dog parks on both sides so I don't get it, just take your dog to the park! Anyway, I much preferred living there during the pandemic because I didn't have to hear the pounding pool parties. By and large, the sunsets are the best thing about living here (at least on the west side!)! Seriously, they are stunning and cannot be oversold! (See attached photos.) I did end up moving because I have serious anxiety about the traffic on Kendall Dr so I just wanted to be closer to work and the places I go to most without needing to spend so much time on that road. I was meticulous about cleaning both apartments when I moved out so I received my full security deposit back both times. One last note, I'm a young female who lived here alone and I never had any security concerns (I used to be a forensic scientist so I'm a bit paranoid). So many complexes in Kendall are in really sketchy neighborhoods but that wasn't the case here. It's gated, there's security patrolling, plenty of lighting. This was something I really appreciated. Oh and I almost forgot! The blasting at the quarry across the street feels like a short but very intense earthquake at least twice a week. I had several pictures fall off the walls, not to mention a mild heart attack because it never happens at consistent times. Definitely won't be missing that!
