I have written a review of the Avalon before. I remember mentioning that alarms were going off all the time however it is now fixed. The alarms are no longer a reason why this building ranked so low in my mind. All the amenities make it worth living here. The reason it is three stars has a different reason than my first review. Most of the staff at the Avalon are friendly enough but there are a couple unfriendly ones in an otherwise great building. However that does not hurt the rating too much. It's just something that can be improved. There is no need for unfriendliness towards any tenant no matter your thoughts on them. That is my only thought. read more

Do not move here!!!! Unless you wanna deal with daily false fire alarms at all times of the day and night. Sometimes if we're lucky, it's multiple alarms in a day. As I write this, 4 alarms have gone off. Multiple tenants have emailed corporate office, local management , to which they all reply with "we're aware, we're sorry , we're fixing it". How are you fixing it when it continues to happen every day?????? I call a SCAM! With apartments going from $2150-$5000, this is what you get. Horrible! Such a shame too because all the tenants are nice, it's a dog friendly building and the concierge and maintenance staff are superb. read more

It would be smart to avoid. The building has a smoking problem, for which Management's resolution is to ring doorbells at 10pm to enter tenants' apartments. Management has lost control of its tenants and is now encroaching on the quiet enjoyment of compliant tenants. The building also has been unable to deal with a defective fire alarm system for several months, which regularly wakes tenants up in the middle of the night. Respect by tenants for the building and for tenants by Management is clearly not there. read more

Beware of the ridiculously high rent increases! You may think you are paying a reasonable if not overpriced rate initially, but if you choose to renew your lease they will increase your rent so much that its just highway robbery. Look for apartments elsewhere early if you need to stay in the area. On a side note, fire alarms do go off all the time. read more

I'm going to give one star because the maintenance people are OK. This place smell like totally skunk marijuana everywhere. Me and my fiancé can't stand this place. We can't wait to move in April 1. We were so excited to move to this building we paying 4500 every month for what our floor that we live in a floor we're it's never vacuumed...the garbage I seen for 4 weeks they still there.... if you want to throw your garbage you have to have a mask because it's such a disgusting smell we keep asking and complaining at the main office, but it looks like nobody cares, it is a shame that this building is going down...like we have the pool people. This people have no job because all the chairs are used for Friends who are still working and we can never sit at the pool. It is ridiculous so it is disgusting I'm working 12 hours a day and our bedroom that I really need to relax it smells marijuana me and my fiancé we don't smoke I don't know why do we have to inhale marijuana and meanwhile we're paying 4500 to month good luck guys. This building deserves 0 stars but they're getting 1 star because of how much we enjoyed the staff at the front desk. Each and every person who worked the front desk was very pleasant, kind, and as accommodating as they could be when anything came up. I truly feel for all these people as they are consistently abused by their employers by being forced to work double and even triple shifts. I witnessed a front desk staffer sobbing uncontrollably on a holiday (won't say which one because I don't want them to get in trouble) because they had worked over 20 hours without even a break to get food. This in itself should be reported. The building itself: Overall this building is in poor shape; the gym, library, and play rooms that tenants pay a considerable fee for every month were either completely out of commission for long periods of time or were poorly kept. Additionally, the building's fire alarm was constantly faulty which would cause dozens of random building evacuations due to false alarms. There were three nights in a row during the dead of winter and a snow storm that we were forced to evacuate the building at 4am for at least an hour while building management and firefighters troubleshooted the problem. The building also leaked regularly, causing floods in the gym area (it had to close for months for repairs) and ground floor. Simply unacceptable. The apartments: The apartments in this building are very dirty and poorly kept. When we moved in, our apartment did not have any fresh paint (all the wear and tear markings from the previous tenant were on the walls and floor), and it had a lingering smell from the previous tenant that literally smelled like play-doh and remained through the entirety of our stay. No amount of cooking or air-freshening could make this weird smell go away. The bath-tub continuously produced black mold in all four corners no matter how meticulously we took care of it. Even with scrubbing regularly, no amount of care in the world seemed to stop black mold from reappearing mere days later. The apartment and appliances all felt heavily used and worn out, the washer/dryer was virtually unusable for how old it was and how bad of a job it consistently did. I had to keep tupperware under the dishwasher because it leaked every time I ran it. All the buttons on the microwave and stove were sticky and peeling off. Just bad all around. The lease: If you ever decide to stay in this dump, DO NOT even think about breaking your lease early. The first fee they will slap you with is an early termination fee, which is always equivalent to two months rent no matter when you break the lease, and also requires thirty days notice. But then in addition to that there's another one they get you for that's clearly meant to be as nontransparent as possible: you know all those cool concessions that they promise on their website if you "rent today"? The same concessions that you're forced to accept anyway and don't have the option to opt out of when you initiate your lease? Well if you break your lease you're responsible to pay back all those concessions as well, the total amount throughout the entirety of the lease... So as an example if the concessions on your lease is $200/month, and you break your lease after 2 months, you will have to pay back an additional $2000... And this is billed to you in the "Final Bill" after you've already paid your early termination fee (two months rent).... This brought our grand total to break a lease on a $2500/month apartment to.... $7,000. Yes you read that correctly, SEVEN THOUSAND DOLLARS in total to break our lease. TL;DR - Don't give them your money. There are plenty of much better and equally affordable options out there that won't make your living conditions and pockets miserable. read more

I am leaving the Avalon this weekend and moving closer to my family and friends in NJ. I moved here in June during Covid, my leasing agent was teddy, nice guy. The move in process was fine, however what sucked is i paid for a "penthouse" apartment but was not allowed to even see it before moving in. I know that's not uncommon but still sucks when my view is looking down at the parking garage. Overall, I'd said it's a decent building, kind of outdated. The thing I hated the most was the lack of easy access to the parking garage from the building, not the townhomes. The amenities are decent, the grills outside are usually dirty and don't really work. I never used the pool because you had to reserve time because of Covid, not a huge deal. The reason I didn't give it less than 3 stars is because the community manager, Sandra. She's super nice, extremely responsive. It was a pleasure dealing with her for some issues. My main issues was the amount of weed smoking on the property, it legit smelled worse than my college house and dorms. My closet, which has my work suits, constantly stunk of weed. The 14th floor hallway, constant smelled like weed, I complained a few times but nothing was really done, Paying a lot of money to live in a college like atmosphere wasn't thrilling. I was cleaning out my apartment this week and still the weed smell Lingered. If it wasn't my room smelling, it was the garage stairway. Pretty crazy for a non smoking campus lol. The roundabout in front is a total pain, cars are constantly parked there making it difficult to get around. The ladies at the desk are super nice but the security there is like Bleh. The new place I'm moving to is right on the Hudson River, similar price, way more amenities, including prox to ferry and train- way better bang for your buck. Personally, I feel the White Plains location is a little overpriced, outdated, and not worth the money. It's an average building with average amenities and a luxury building price. read more

We just moved in last week from Texas and our expectations were exceeded-- moving blindly across the country we were very nervous but were so happy to find a clean, friendly complex. The leasing agents were super responsive, the concierge (we have met Jennifer so far) are wonderful, and the maintenance crew- Billy and Santi- truly provide the best service. We have two dogs, and seeing that the outdoor grass areas are clean well-kept. So far, our experience has been great! read more

The maintenance staff here are amazing, courteous, and really get the job done while trying to maintain the least disruption possible. My experience with Romulo in particular has been top notch from his management of a building issue that required him to come daily for two weeks and move my stuff in and out of the cabinets as required to correct the issue. He would get 15 stars if I could. The concierge here is wonderful as well - from randomly loaning me a lighter for a birthday cake to keeping an eye on things, no complaints. The management staff at Avalon White Plains are subpar for a building that is one of the most expensive and considered 'luxury' in the area. Generally speaking, I don't have major issues, but I am not fond of the lack of better communication skills from the management staff. Residents were especially weary when we had a major fire alarm issue, causing false fire alarms to go off more than 24 times in 2 weeks randomly. Folks like myself work from home, we have plenty of families with young children in the building. Or an issue with the UPS driver, which the building suddenly emailed us 3 days prior to let us know they won't accept packages at the front desk anymore unless the driver places them in the hub (without mentioning attempts at resolution prior to this) so now we may not get our packages?! and I was not happy about flooring that was installed that was several shades different from the flooring we currently have, leaving us with a floor that is yellow and dark brown in patches. NOT what I expect from again, one of the higher end, most expensive buildings in the area. Lastly, I am annoyed that they don't staff the concierge desk properly to account for their breaks, lunches or when they need to step away for duties. Its not the concierge's fault. I am not sure what the staff's limitations are from Avalon HQ for solutions and etc, however their communication skills aren't what I would expect from a higher end building. read more

We lived here for 22 months as we were transitioning from moving from NY to moving to Las Vegas. The apartment we had was great. Our neighbors were nice and quiet. The building itself is clean and the staff and maintenance are nice. Billy from maintenance always came through, although the rest of the maintenance staff is also great! The concierges always were helpful and nice. The pool during the summer was a plus and having a gym in the building was great. We certainly have no complaints. We just moved out, and I have to say, I wish our stay had been longer. Between the great facilities, smart apartments, and helpful staff, it really made for a wonderful place to live. They were even fair on returning every dime of our security deposit. This was actually a bit surprising, since a few years back, an Avalon property in Maryland stiffed me on over $1000. I am living in this building about 10 months it is time for us to sing another lease or move out. Avalon gave us ONLY 5 days to make that decision. Unfortunately our monthly rent was increased by 600$ a month !!! which bringing the rent up to 3 br apartment. We find it to be a little ridiculous !! correctly if i am wrong but NOTHING has changed, our living standard stayed the same !! and our rent is going up!! Not only that, but at this moment same type of apartment is on the market for 2990$ a month and they want us to pay 3875$ a month .... Something doesn't sound right. In terms of living experience: Lets start with the stuff in this building: not very helpful. Starting from the concierge people who (especially Norine ) are almost mad that they have to work. Not pleasant never saying good morning or such ,not even making an eye contact when u walking in to the building. If you are counting on someone holding the doors for you when you coming in with groceries good luck. I found it most difficult to go trough the double doors having ur hands full of groceries and trying to use ur key to open the door. The concierge if u are lucky will unlock the second door for u but that's about it. leasing office staff are sharks!!!! look out at the meager Sandra she is all business!!! they are not flexible what so ever ist all business !!! For such a luxurious building I found it to be not accessible for handicap people and people with children. Going trough those double doors with a a stroller quite difficult. If u decided to move in make sure u don't pick apartment located next to the garbage- u can hear people throwing out they garbage every time of the day, even very late in the evening. And of course smell is not a big plus! those apartments will be floor plan B3 (1049 sq.) such as 109, ....709,809,909, 1009 ,1209 etc. In terms of garage: the spaces are very small and if u decide to have ur car parked at uncover spot make sure that during the winter u give ur self time to dig out ur car. I had to call out of work couple of times this passed winter because the garage wasn't cleaned up and I could not dive out of my parking space. i tried to get attention of the stuff which was unsuccessful :(. read more

This is an amazing apartment complex! The staffs are super friendly and helpful - special thanks to Wendy who helped me print out my documents before I was able to get a printer myself. The terrace by the pool is just the perfect hang out spot - you can grill and chill with no hustles. My studio is super spacious and bright, and the move-in process couldn't be smoother as a consequence of the entire team's efforts! I would highly recommend this place to my friends :) read more

Former tenant here: the place is OK with a good gym and other amenities. Maintenance is fairly responsive. But I would definitely NOT recommend it for below reasons. The bad: fire alarms go off every other week, sometimes in the middle of the night. people smoke weed in their apt. Avalon charge amenities fee, pet fee, parking fee, even garbage fee, etc.. They increase the rent by about 10% a year. If you decide to move out because of the ridiculous rent increase, be prepared to pay thousands of dollars for cleaning, wall, other damages they claim (even if you clean it yourself and damages are minimum). They will charge you for hundreds for throwing out furniture you don't need when you move out(its apparently ok when you move in). read more

The Avalon is a great solution to a short-term living situation, but anything long-term probably isn't very smart due to the significant yearly rent increases and lease renewal terms. Pros include a decent neighborhood, a 10-minute walk to Metro North WP, and a fairly new building with good amenities by NY standards. The staff is great, from Cathy in the leasing office, to all the wonderful people who make up the cleaning and maintenance crew. If you have any problems in your apartment, it'll be fixed within hours! The concierge Max was really friendly, but he recently left for another job, while others like Norine gave you attitude if she had to actually do her job. They also have a valet dry cleaning service through an outside company, so you can drop off and pick up your laundry at the front desk. On the negative side, the walls and floors are very thin, so you can hear all your neighbors, and if your neighbor smokes, you will be smoking too! Yes, all that second hand smoke comes right through to your apartment and stink up your place. This was the most irritating thing during my 1-year stay. Also my neighbor loved to blast his war video games throughout the day and night, which meant my apartment was rumbling too. So keep in mind the thin walls! (Cathy was able to rectify the constant rumbling noise, but the smoking continued). You pay for every extra -- parking is expensive in the structure, and takes forever to walk to your car. The parking spaces are very narrow, so expect a lot of dings on your car. The in-unit washer and dryer is a good amenity, but the dryer's effectiveness isn't that great. Oftentimes you have to run the dry cycle twice, and your clothes will still come out wrinkled. But much better than having to go to a laundromat. For some reason, there is a lot of dust in the apartment. Even after dusting, within 24 hours your furniture and floors will be very, very dusty. I never was able to figure out why this is so, and I never opened my windows (you can slide open the windows only a few inches, and there is no screen, so expect some bugs in the summer). The ac and heating unit is really, really loud, so light sleepers like me, beware! Also, I was not a fan of carpeting in the bedroom -- disgusting. Again, the Avalon is a good option if you need something temporary. But after the first year, expect a significant rent increase. Perhaps the most annoying term was they didn't simply revert your stay to month-to-month after the first year lease. Most places I've stayed at, after the first year's lease, you're simply changed to month-to-month. Of course, you could select that with them, but then your rent is raised by something like 30%! It's obvious that a lot of the problems are because of corporate policies, so don't blame the local staff. read more

The apartments are nice, the location is good, amenities are good, maintenance is good, so overall it's a great place to live and I will miss it there. Why not 5 stars? Because there are significant annual rent increases, and the rent is not cheap to begin with. I lived at Avalon for three years until I moved to CT last month. The leasing staff and basically everyone who worked for Avalon were always incredibly helpful and friendly as well as extremely personable. Sandra, Wendy, and Kayla were always smiling faces and willing to tolerate my jokes! Anytime I needed something it was prompt and with a smile, truly a great community feel. I never had any major issues during the entire three years, and the whole property was kept immaculate, and as just about any resident will agree, being the only residence with an outdoor pool walkable to the train, you certainly had amenities and location. Apartment itself is as seen in the photos, and is really a phenomenal place you could feel comfortable signing a lease without touring the apartments. If I ever move back to White Plains, I'll return to the Avalon. Definitely worth checking out. read more

I lived at the Avalon White Plains for 6 years, and I considered if in that time there was anything that would make me justify 4 stars instead of 5, and I honestly couldn't come up with anything. I moved into the townhomes just as they were finished, and from that day the communication with the leasing office & maintenance staff was excellent. All good people who resolved issued in a professional way. The only serious maintenance issue I had was a water heater one, and although the repairs took the better part of a day it was nothing at all thanks to the nature of the maintenance crew. The building staff were always seeking to improve things, and addressed any community issues that would arise, usually around pets. They also went to a totally non-smoking community the last 2 years I was there. Moving in & out couldn't have been easier, and their online portal made any billing & rent payments totally simple. I would totally recommend the Avalon White Plains, it's an outstanding community in White Plains. read more

I wish I could give this building 0 stars. I have lived in 5 different apartment buildings that are very similar to this. Never had a single problem with any of them. The building manager at this location, Sandra, is unwilling to actually do her job. For the last 72 hrs there has been a car alarm going off. When asked what could be done, Sandra said there was nothing that she could do which was in fact a complete lie. Spoke with several tow companies that were willing to come out and have the car towed provided the building granted them access. When I brought this up to Sandra her response, "imagine if it was your car". So instead of inconveniencing 1 person by towing their car, the entire building that faces the garage gets inconvenienced because Sandra doesnt want to do her job. DO NOT MOVE HERE. I hope I can at least save one person from making the mistake I did. read more

Essentially, before my husband and I purchased a condominium, we were in the market for a possible rental. Firstly, let me begin by saying that this place resembles a hospital... just had that hospital undertone - you'll see if you waste your time going on the tour! The halls smelled like animal/cigs and a weird must. The apartment is essentially a glorified studio - yes you'll be lucky if you could seriously fit a queen sized bed and a small dresser into the bedroom. Night stands? Forget it. The washer/dryer were so tiny and dated... as well as the kitchen being oddly big. They basically replaced any space you would use for dining with an abnormally large kitchen island. So whether you like feeling like you're sitting at a bar or not - you're stuck with it. No balcony., so forget that. Oh and - you have a vehicle, dare I say.... two vehicles?!?! This can run you upwards of 250$+ per month to use their parking facilities. Absolutely disgusting... newsflash - you're in white plains, not manhattan. I visited white plains, Avalon willow, and the Avalon green... this office was,by far, the ABSOLUTE most pushy office to rent the place on the spot. I'm shocked she didn't do a credit check while we were on the tour! She desperately wanted us to lease the apartment that day, and warned us that if we didn't do it today that it would be gone, and who knows when another will pop up? Like lady, I'm walking in here, telling you I'm not moving for 6 months. This place is a serious joke... and then to top it off they tell us that our rent can actually fluctuate?! LOL yea, ok. Also this place didn't seem so secure... lots of little gates and things that make it unsafe... actually, come to think of it, none of the Avalon properties that I toured truly has "real" security... I could've just walked into any of these facilities! Oh.. also- you pay for your own water as well... so lucky you... no utilities are included in the rentals that I viewed anyway... also additional $ per month for trash removal from some places as well. Sooooo, you get your own laundry machine... but have to pay for the water consumption! I purchesed a beautiful condo and don't even pay for my water!!!!!!!!' This place is a joke. Avalon White Plains is a really good apartment community if you need a place in central white plains, but still close to the Metro North station. There is a pool in seasion, gym, games room, library and lounge. The staff is very helpful at all times. The kitchens are great. Only complaint would be the aircon is noisy, but it works. Also the apartments on the rear side of the building face the parking garage. read more

Living there was ok. Pricey rent but close to downtown and full amenity building. The reason for 1 star is the move out process and the charges you will incur for even the most trivial damage that you can not even notice unless thoroughly inspecting. We contacted them to explain these trivial damages do not warrant the prices they are charging for replacement but this was to no avail. My brother has had the same experience. Phenomenal experience all around! Westchester family selling and buying homes simultaneously and couldn't coordinate perfectly so we needed a place to rent for 2 months. Patrick was extremely knowledgable, helpful and fantastic to work with and made the entire process so easy and painless. We rented a fully furnished apt. for 2 months, with a TV, cable subscription, wifi and all utilities included. The place was set up so nicely with art hanging on the walls in all the rooms and even a pull out sofa in the living room which they knew we needed. Building is extremely pet friendly as well, even has bag stations and trash bags on every corner around the perimeter of the building. The community is first class all the way - beautiful outdoor heated pool open all summer long, small kids playground in the back patio with multiple outdoor grills and picnic tables, impeccably clean gym, game room, library and large lounge. The Concierge staff, Service Team, everyone all around in this place is friendly and attentive. If anything goes wrong in the apt. someone shows up in minutes and fixes it. Makes me not want to go back to home ownership again! The Avalon does not disappoint. My family and I are enjoying living here and it feels like we're on vacation every day. read more

Pro:The staffs are friendly and helpful. Con: we lived there for one year, but the fire alarm rang a lot, even midnight. Someone smoke cigarettes and marijuana in the their room. When we moved out, we were charged unfair amount for replacement of 4 cabinet doors. It is easy to google that market value of one door is about $15-$30, but we were charged $150 EACH !!! We requested a copy of the invoice for the doors, but the invoice we received was created by Avalon, not from the vendor.(why I know? Because they sent me 3 invoices from 3 different vendors(cleaning, paint and cabinet) in different areas, but invoices are in exactly same format. How possible?!) I called the cabinet vendor and they refused to provide the actual invoice amount they billed Avalon and Avalon refused to provide the actual invoice they received from the vendor. They said that is how they do business! Yes, earnings are not only from rent, but also from the repairs!!! So don't waste your time for requesting invoices, they will make invoices with whatever amount they want to bill you!!! I paid the charge, but just want let you know the truth! Be careful and do not break anything!!! Then you have to pay them unfair fee!!! read more

We have lived here for about four months now. The staff is friendly and very helpful. So far we love living here, the location is perfect and the apartments are nice. They have a lot of events for the residents that are a lot of fun. We had an issue with our heater on a Sunday night and maintenance came to fix it within an hour. Avalon White Plains is great at renting out their apartments. They play up all the amenities and that it is a quiet, carefree, smoke-free environment. The reality is very different. The apartments are very noisy and not well-insulated. There are loud dogs everywhere, and they do nothing when you complain. The staff can be very rude about maintenance and other issues. To be fair, there are some nice people, but they are few and far between. They ignore all the smoking and pot smoking that occurs everywhere. But potential renters should really watch the financials. In the final walkout, they tried to claim, that a scuff on the floor would have to be fixed, that a hairline fracture in a floor tile was my responsibility, etc. etc. They try to force you to sign off that you agree with these. I refused to sign the form agreeing to these false claims. They are also very shady with business practices. They didn't communicate with me about my security deposit until I reached out a month later. Then, they claimed that I owed back rent, utility fees, fees on utility fees going back several months, and host of other bogus charges. I asked for proof of this information and still have not heard back from them. As I researched on line, I found that hundreds of other people have reported similar experiences--all attempts to keep security deposits and solicit even more money after renters move it. They note it comes from "recovery" department that harasses them with frequent calls, and refuses to be things in writing, or provide proof of these charges. I am actually contacting Westchester County officials to investigate the utility fee and other scams. I would definitely stay away if you don't want the grief and frustrating of living this way, and putting up with illegal renting practices. read more
