    Nasty sitting water, attract mosquitos

    This is the worse appartment I have ever rented. First the management is horriable. They don't pick up there phones or respond to emails. The dog park is extreamly nasty. They don't clean it. Dog shit everywhere. They're trash everywhere. There are broken sprinklers everywhere in the environment. Which causes pond of nasty water to sit on the grass and sidewalks. Its causes nasty mosquitoes and stinky mud in your home. Latitude management don't care about there tanents. I have complain over and over again. Over a month about the mud the broken sprinkler is creating on my walk way into my home. I am very sick and tired with their attitude. They have never taken any action. But, they will charge you extra for water, sewer and late rent. Overall horriable place to live. Shame on who so ever is in charge of these appartment.

    Moved in March 11th to a dirty apartment with a dead roach on the floor. After driving 17 hours to be welcomed to my new home I had to leave so they could "clean" it, AGAIN. 4 hours and a half ass cleaning job later, i'm allowed into the apartment that I'm paying for. (': 4 days later a scorpion was crawling on my wall, which was so great. Called, they sprayed. 2 weeks later, another scorpion. I called, they sprayed. A few days later, ANOTHER. So they apparently sent pest control to "inspect" the place to find out how they're getting in. Useless. A few days later, ANOTHER. This complex is infested and the pest control is useless. Ebony says "WE'RE IN ARIZONA!" but so is my new & much better apartment and they don't have scorpions. ‍ The laundry rooms are so gross, I had to CALL to have them clean it. For over a month this laundry room had a 4 foot stuffed animal laying on the counter housing spiders and probably bed bugs. The door didn't lock so I wouldn't stray far from the building considering the area. Every time I opened a washer hundreds of bugs flew out. & half the machines were broken every time. I couldn't walk on my patio for over a month because it was sinking. So a month and a half of me calling to schedule something, they're finally ready to schedule an appointment. I asked to reschedule considering she called while I was at the actual cemetery preparing after my grandma had passed. She told me it was a safety issue and that they were sending in contracted workers regardless. Which was super frustrating because it wasn't a safety issue for over a month. If you're trying to get in contact with the office make sure you have time to call 5+ times because they're not going to answer. Walk in after calling though, they're legit doing NOTHING. They're also so rude. So get ready for attitudes and mad at the world women. So I got to pay $1500 + 2 months rent to move out of the shittiest apartment community I've ever been conned into. Oh & they seriously sent me a balance for my move out. They're insane. Don't. Do. It. On the bright side, IM FREEEE.

    Keep looking, Now overall I have enjoyed my 3 year stay here at Latitude but this last 6 months has been the worse. I have had seen too many police in/out including a 5am raid, tweakers passed out at the entrance, and the inability of office staff to respond to concerns. I have pulled my weapon twice these last few months( once for a drunk ass lady trying to stab someone and another time this clown was threatening neighbor with a weapon. After the second time I spoke to the office because at this point someone was going to get hurt. My upstairs neighbor eventually broke his lease after his wife got tired of the issues and Avanti were not cooperative. I have had a reoccurring mold issue above my shower. The first I reported it, maintenance responded by "cleaning" the affected area and painting over it. Now below you'll see what triggered me to even do this review. Obviously that wasn't the proper solution as the mold is a living organism and will continue to grow but Bella in the office feels that the maintenance guys have a good eye for things. I'm going to encourage anyone that is reading these reviews to do your research. Folks write reviews for myriad of reasons but it's all based on an event that triggered emotion good or bad. This hasn't triggered a disdain for latitude I just know for sure I won't renew and will continue to do reviews wherever I can find Avanti latitude name. I'll also attach pictures over this time to provide context. *Update on 01/10/21 Attached below are updated pictures showing a pipe burst within the ceiling of the shower. This was discovered after me having to essentially go off on office and maintenance staff. The office attempted to state the "organic growth" might have come from incense until the dry wall was pulled that showed the pictures below. This is dangerously unprofessional and I encourage folks to truly look elsewhere after enduring this intolerable service.

    A pipe that was supposed to drain waste water from the roof was broken previously, it must have been repaired improperly. When the roofers came it shifted even more and water poured into my bedroom. That was on Jan 31, the maintenance took pictures and other than that just said sorry, but never followed up, I had no idea when they would come to fix it, and they never offered to help clean the mess. I cleaned it and waited to hear when the pipe would be fixed. On the evening of February 3, it rained. It rained hard... water was pouring in.. I called maintenance, they came and said sorry, and we will have someone "look at it tomorrow", meanwhile water was pouring in without stopping, and nothing to do but to stay up all night desperately bailing water trying to save my furniture. Me and my husband bailed water all night long. I called all night, I needed help, we were exhausted and we couldn't keep up, it continued raining all night long. Nobody came until the next day, they fixed the pipe and covered the hole in my ceiling with plastic and I waited some more, my bedroom started stinking of mildew. During that time my lease was up, and since there is 60 day notice required I resigned, even though they raised my rent by $70! Cleanup was slow and sloppy, the ceiling was finally patched after about a week of waiting, and my furniture was spattered with plaster. My carpet should have been ripped up but we tried drying it. That didn't work and it started growing mildew which I am very allergic to which made me sick. Today is March 4, this Friday my carpet is being replaced. My house has been torn apart basically that entire time span. It took me 2 months to get them to fix my broken dishwasher and that was an inconvenience, but living like this after a flood for this amount of time has been absolutely brutal, and having my rent increased by $70 during that time was a total insult. It actually really hurts that I'm in a such a position to feel so unsafe and stepped upon, the situation actually really hurts my feelings, I'm so crushed and defeated. I'm just so sad.

    Honestly we fell in love with this place when we did a tour.... But don't be fooled because the model looks nothing like the one you'll get. With the price that we pay (nearly $1300), this place is not worth it. They also don't tell you about the $50 fee to use the fitness center and a $40 fee to get your mailbox key. Two days before our move in day, we were told that the apartment that we applied for is not going to be ready so we had to basically settle for another that was on the first floor instead of second. Then on move in day, the apartment was disgusting. That's me being nice. There were crickets inside our kitchen light panel, the carpet was most definitely not shampooed let alone vacuumed. I attached a picture of how much hair and dust my vacuum collected and this was only in the bedroom I wish I took a picture of our mop so I can show it... let's just say I went through a whole box of disposable pads and they were all black and brown. After settling in, I wasn't prepared to how many maintenance/repair requests I had to do. From leaky faucets, broken light switches, kitchen drawers falling apart, and the list goes on. Outside of the apartment, I was really looking forward to having two dog parks. But sadly, one is just covered with dog feces and the other doesn't have any shade for you and your pup. There's dog poop EVERYWHERE even though the poop bags and trash bins are abundant. Some tenants just don't seem to care to have a clean neighborhood. Also, good luck finding parking around here lol since no permit is needed for the unshaded spots everyone in phoenix seems to be parking here. The only reason I gave this place two stars is for the maintenance crew who have been pretty prompt with the repairs and have been most helpful. Anyways, if you can afford a $1300 monthly rent, I would look elsewhere. Update: 10/10/2022 Moved it down to 1 star from 2. I was recently informed by their management that they don't have any way of keeping track of residents with animals besides when they apply for a place here. So if people move in and get an animal while they're already living here, they will never know. "Unless we see them with a dog" but confirmed me that there's no way of them remembering every resident who has a pet on their lease. My dog was recently attacked by another dog on the property. The owner didn't have proper collar or leash on their dog and after the dogs were separated, he just kept walking and didn't even bother to ask if my dog was okay. When I informed management about this, I just realized I was SOL. I wasn't able to file a report because I didn't know the man and the property doesn't keep track of the animals that reside here. Also there's a possibility that it was a homeless person walking around the property with their dog because I was asked "was the man homeless?" Like I'm supposed to know. Counting down the days till our lease is over.

    The place is also infested with bugs. Over the last 2 months living here I've had encounters with scorpions, roaches and earwigs. It's unsafe for my 1 month old. We pay for pest control (included in rent) for no reason! The water is shut every other day and regardless of what the email states it will NOT be turned on when it states. The office staff are rude af. They never have an answer for your questions and give you attitude over anything.

    SCORPIONS.. literally infested. Management is the literal worst as well. And no I'm not talking like I had one bad experience so I'm bitter with them all together. LITERAL WORST meaning I don't even write reviews for apartments, let alone anything. And this place was SO BAD I made a yelp account just to review it. Save your money and hassle. Find a better complex. You'll be way happier I promise.

    Scorpions found on residence

    The new management at Latitude apartments (Avanti Residential) has ran this place into the ground. I was outside last night with a professional scorpion hunter (not pest control) and he was finding scorpions everywhere. They say they spray twice a week and charge you for it as an additional cost to rent. Been here a year and have only seen them spray twice. They're also being uncooperative with people struggling to pay during the pandemic. Late fees and evictions threats even when people are offering to make payment arrangements try to give them money. Mandatory extra fees for services they half-heartily serve every month is something to expect. Due not rent from Latitude.

The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. Specifically, Chanda went above and beyond for me helping me even bring packages into my apartment because they showed up a little early. The amenity spaces have been nice and the neighbors have been pleasant. No noise issues at night even on weekends which is nice. Would certainly recommend!

First of all, she's the absolute sweetest. Throughout the process, she never made me feel judged or like I was a lost cause. Her whole demeanor was so uplifting, she seemed excited to help me and that made me feel excited, too. She pulled up several options in my budget & that would work with my credit, options I didn't even know existed! We settled on a beautiful, renovated studio in the downtown area, I applied and got approved within an hour. When I tell you I got in my vehicle and cried the happiest of tears. I never thought I'd see the day! I'll be recommending everyone, literally everyone, I know to Prestige Realty and especially to Nora. I never made a maintenance request to fix it cuz it never really bothered me. Had no idea they would charge me if I didn't get it fixed. I asked them for a refund as I found this highly unethical as they wouldn't have charged me if I had made a request. They told me no! Read the lease agreement carefully as they will scam you further more with bs fees like carpet and cleaning. Even if you cleaned and the carpet is fine. Additionally and probably most importantly, the parking here is a disaster. I'm telling you, you will get towed if you sign a lease here. They hire a tow truck twice a week to just come through and pick residents out of THEIR OWN spots. Emily, please reach out to me if you would like to make things right. Apt 4017. UNETHICAL!!     I moved here in early 2022 when the previous management team was attentive, communicative, and…read moreactually cared about residents. Since the new management took over, this place has gone downhill fast. They increased amenities and trash fees while amenities were closed and trash pickup was inconsistent. They also misrepresented our lease terms and told us a deposit premium would drop off after we renewed our lease. Later they said we would be paying it indefinitely. On top of that, they started charging me $20 a month for renters insurance even though I already had coverage, with no communication about needing to resend documentation. Utility charges for shared amenities have also somehow doubled since new management took over. Parking is poorly managed, gates constantly malfunction, and residents have even been towed from spots they pay for monthly with no accountability. The maintenance team is great, but the front office staff is disorganized and rarely resolves problems. The most concerning issue happened when my husband broke his foot in March of 2025. The elevator in Building B repeatedly broke, forcing him to use crutches down three flights of stairs to get to doctor appointments. For a luxury apartment charging over $2,000 a month, having a working elevator should not be optional. Management also made excuses for themselves and were told they were only then made aware that elevators need routine maintenance and not just maintenance when it broke. We were also displaced for over a week after an upstairs neighbor flooded their apartment and had to fight management just to be reimbursed for the hotel. When we returned, our unit was dirty and damaged, even though we left it spotless. (pictures included) Between the constant fees, poor communication, cleanliness issues, and declining management, this place is not the luxury community it advertises itself to be. It feels more like a money grab. Don't just take my word for it. Look at the reviews from the last few years and you will see the same pattern. I hope management actually addresses these issues instead of continuing to ignore residents' concerns

I waited for two months to be able to move in here and it was absolutely worth the wait. The lush fruit trees provide shade, the tenants are happy with their affordable rent, and the staff is always on site in case there is an issue with appliances or AC. The complex itself is clean, painted regularly, and the yards out front are immaculate. The inside of the units are a perfect combo of drywall and brick, allowing each resident to have some privacy while keeping the temperature cool in the summer and warm in the winter. My utilities have never been so low in an apartment complex, period. I am a single father, and the neighbors are absolutely wonderful with my daughter. It is important to mention that these units are quaint, are perfect for single working professionals beginning their career, graduate students, single parent of a young child, or dual income/no kids couples. The management does allow pets with a deposit. You will never rent from someone that cares as much as the condition of the place you live as the staff and management of Urban Gardens. They truly go above and beyond to care for the people and your experience. I have lived in complexes near colleges or in arts districts before that cater to a party and BBQ culture, which comes with noise, broken beer bottles, and violence. This complex is quiet and friendly. I have had more restful nights at Urban Gardens than I have had in Tempe condominiums that go for 3 times the rent.

I had a blower motor go out on a Saturday night. The maintenance guy Larry showed up the next morning (Sunday) to fix the issue. I can honestly say it was very unexpected to be treated as such a high priority. I'm truly grateful to have such an awesome maintenance team here at UG. I have a pet and this place is the first place where I feel like he (the dog) is really accepted. The staff sees my dog around and treats him like he's a little neighborhood kid. Super pet friendly. The manager lives two units over and is one of the sweetest people I ever met. She's always keeping up with the grounds and does a great job. The owner Robert really makes me feel like being happy in my home is a priority. He has very much helped make this place feel like home. My neighbors are quiet and friendly as well. Everyone is very considerate of one another. (Thanks guys!) The facility is an older place but still keeping up with the times. I waited two months or so to move in as it was being remodeled and it was a great decision. Rent here is affordable, facility is clean and energy efficient. There isn't a lot of turn over so getting in is kinda tough but well worth it if you can make it happen. The location really can't be beat with all the shops/bars/restaurants around. 10/10 would recommend.

While other luxury apartments kept delaying my application and making the process longer and more stressful, the team here showed genuine care and understanding. Soltra Kierland was actually the apartment I liked the most from the beginning. However, because of my son's school district, I initially had to prioritize another complex. Unfortunately, that situation became very difficult and left me in a stressful position. In the end, after finally being able to enroll my son in school with special permission, I was welcomed warmly at Soltra. Tracie, in particular, was truly exceptional. When I explained my situation, she didn't just treat it as part of her job. She listened with empathy and understanding to a single mother who simply needed a home for herself and her child. Her kindness, professionalism, and human approach made a huge difference for us. Before and after moving in, she continued to help in every possible way, and we are very grateful. The community itself is wonderful -- residents are respectful, the environment is clean and well maintained, and my son absolutely loves the pool. Everything is always taken care of. I would warmly recommend this community to anyone looking for a place with trustworthy and caring management.     This was one of the most disappointing apartment tour experiences I've ever had…read more I scheduled an appointment to view the property on behalf of a friend who is relocating to Arizona and even confirmed the appointment before making the drive. Upon arrival, I spent nearly 20 minutes circling the property looking for parking. The designated office visitor spaces were occupied, including one handicap spot. While searching for parking, I called the office to let them know I was on-site but having difficulty finding a place to park. After finally finding metered parking and paying for it, I went into the office only to be told by Anaiyah that I was late and that she would not be able to show me the property. She then informed me that she had sent an email shortly before the appointment stating that I needed to be on time because she was short-staffed and would be combining tours. The problem is that I was driving and had already confirmed my appointment. It is unreasonable to expect someone who is actively traveling to an appointment to monitor last-minute emails. I also called the office to communicate my situation and received no flexibility or understanding. As a result, I wasted an entire day, fuel expenses, parking fees, and valuable time. I emailed management immediately afterward requesting a call, but never received a response. Unfortunately, this experience reflected a lack of professionalism and customer service. I had read some of the negative reviews before visiting and initially gave the property the benefit of the doubt. After my experience, I understand why those reviews exist. Based on how I was treated, I would not recommend this property to friends or family.
