My son recently started driving and has a friend from school who lives in this apartment complex. Over the years, I've often driven him there. . There are only 2 marked visitor parking spaces near his friend's apartment & very limited visitor parking. Recently, his friend hosted a sleepover--the first in several years--and my son and another friend drove themselves. Since the designated visitor spots were already occupied (and remained so with the same vehicles still parked there the next day hours later) they parked in nearby unmarked spaces. Unfortunately, both of their vehicles were towed. According to the towing company, they patrol the complex nightly and tow any vehicles without a permit. The minimum charge per tow is $441. While there is a sign at the complex entrance noting that it's a tow-away zone, I didn't see any signage elsewhere within the complex to inform visitors. It feels unnecessarily restrictive and poorly communicated, especially given that visitor parking is extremely limited and there is no clear indication that unmarked spots are off-limits. read more

One star more than they deserve. A really trashy place. Your neighbors throw trash everywhere even when standing near a garbage can. One of my first times here, a sherrif came looking for the previous tenant. When moving in, I had to clean from top to bottom, fingernails in the bathroom drawers, scraping old eviction notices from the front door. Weeks getting rid of the roaches. Maintenance is so bad they break things as often as they fix them. Mold growing through the paint and in the showers. And if you do get stuck here, do not pay your last month's rent because they will take your deposit no matter how clean you leave the place. My oven is constantly going out. I've put in multiple maintenance request and told for almost two months that maintenance is scheduled but no communication on when that date is. 4 out of 5 voicemails I leave get returned if that. The apartment was filthy when I moved in and the pool and other amenities are toilet water. They charged me a deposit of $2195 and give zero care about the people spend their hard earned money here. Do not rent here, it is a run down community we took it sight unseen from Georgia..we never moved our furniture in, squirrels invaded the home ate food in closet, mold, patched walls with horrible paint job. We left at end of lease but they stayed with our security deposit and added $100 to it. They use their charge list on move in and calculate exactly that to charge you later, you will not get your security back. We were very patient and kind and they did this to us. I'm so tired of this place. I want to move but the housing market sucks. We have lived here 5 going on 6 years. We have only stayed because we have to. Took them over a year to even fixed a entire apartment building that caught fire. Out air-conditioning hasn't been working right since March. Apparently a lot of people's air-conditioning unit isn't working right. Last TECO bill was $390. Our rent is $1220 but that's because we have been here 5 years. I really don't want to be here any longer. If you truly want to know about this place dry by a few times through the neighborhood. The gates have never worked the whole time we have been here. You will not get your money's worth living here at Aventine at Forest Lake!!! This place is trash as it is! First off, if you see or if someone tells you that the apartment complex is a gated community, it's not! The gate has been broken for I don't know how long, way before I even moved here and I started my lease back in July of 2021. The gate is broken and I doubt that they're even going to fix it, ever. Also, the roads have so many potholes, you can't even drive straight in this complex! There's a burnt down building across where I live, it has been burnt down before I moved here. The complex just started cleaning up the debris about a couple of months ago and they closed off a good chunk of parking spaces so they limited our parking spots. Forget your typical parking spot, you now would have to park further down the parking lot, and don't forget you wear your Fitbit for your steps cause you're gonna need it! The dryers in the laundry facility have been broken for a couple of months and I doubt they're going to fix it too. I would have to go to the laundry mat across the street in order for me to get my laundry done. They also raised the rent on everyone and this is something that I didn't sign for on my lease. When I first moved here I was only paying about $1400/month, now I'm paying about $1600/month and they're using inflation as an excuse. My lease doesn't end for like another 7 months and I can't just move out otherwise that's going to mess up my credit. So I'm just going to be stuck here until July of 2022. Also, when we first moved in, the apartment complex does not tidy up the place before you move in. We had plumbing issues like clogged drains from previous renters, the garbage disposal was broken, all of the bottom outlets have no circuit going through them, just the top outlets, and the stovetops aren't leveled out, so if you like cooking on one side of the pan, so be it. The maintenance people would say they fixed something, but in reality, they never do. You can call for them but the work never gets done. Just in general with this place, customer service is HORRIBLE! Do not move here! NO NO NO NO! The model is the only apartment that looks good. But it's just a bandaid on a landfill. THERE IS AN EXTREME INFESTATION OF ROACHES, BUGS, AND MOLD. This place needs to be shut down by the housing authority. How this place is even open is beyond me. I wonder how many tenants have gotten sick or have suffered health problems that they otherwise would have not had due to the gross, vile, disgusting underlying conditions. Absolutely disgusting, horrible management, and subpar maintenance. Trash compactors are regularly breaking, vultures and rats all over dumpsters put in place for months on end because the won't fix the compactor. Pool closed for whole season because they won't fix the lock on the gate. Pool bathrooms are a disaster. Management is unresponsive and gives a "could care less" response. We have had a leak over our dining room from the upstairs unit for a month. Maintenance has been out 4 times and it still isn't fixed but we now have a giant hole in the ceiling. Units are dirty and bug infested, though the new bug company has done better. Neighbors blare music and park cars in the grass on the back side of buildings. Bordered by West Chase, Palm Harbor, and Safety Harbor, the Aventine is one of the best deals you're going to get as far as apartments go. The perks: -I'm really happy with the lack of pretentiousness here, and there's a great community. I've made friends with so many of our neighbors, and even passersby seem cordial enough. -The apartments themselves are spacious, with logical floor plans. I'm currently in a 2 bedroom and find it to be sufficient for our needs. -Trash & water are included in your rent every month, and another nice thing is that the water is a set price, so the meter reader is not going to kill your check book here. -A lake and playground, with a lot of room to run around for the kiddos. There's also a concrete area for skateboarding and two pools. The let downs: -Parking can be a real bear sometimes. They don't have assigned spaces, so when people have a party or friends over, it can be hard for residents to find a space. -The maintenance team is a hit or miss. One of the guys is friendly and efficient, while another is always on his cellphone, does the bare minimum, and jets as soon as possible. -Residents drive through the grass. The parking is topsy turvy here, so people park around my apartment to walk through to where theirs are to avoid having to drive all the way around. Some of them are even lazier and drive right though the grass, though, so make sure you're always aware of your surroundings. -They just took out the drop box, so the only way you can give them your rent check is walking in during regular business hours or paying a hefty fee to pay online. DO NOT! I repeat DO NOT live here. I have been here 9 months, the first 6 months were bad but livable. Now there is new management and they have made everything worse. We specifically picked a place without parking issues and the new company made us have mandatory parking permits and put 3 visitor spots per every 3-4 buildings, it is beyond ridiculous. My boyfriends truck was towed because there were no visitor spots when he came to see me for my birthday. Which was $150 and a huge pain in the ass, parking is now a nightmare for everyone, visitors and renters (they took away spots that used to be parking spots). Our AC/heat has gone out at least once a month and every time they say they will fix it for good this time and they don't. The electrical is crap, half the time the outlets don't even work. Our "covered" porch leaks horribly and now the new management has an issue with us having things like bikes on our own porches they say "its not storage" where else should we keep bikes and patio chairs- give me a break. I can not only hear everything my down stairs neighbors talk about, I can also smell all the smoke from their cigarettes. The drains don't drain at all i have to use draino weekly and heaven for bid if i do put in a work order because it will take a minimum of 3 days for them to even get to it, even when it is serious like no power to the whole kitchen. An absolute atrocity of an apartment complex. Normally I wouldn't care less about writing a review for anything, let alone an apartment complex. But this place, oh boy does it suck. Let me preface this with the fact that I do not live here, but I visit a friend here on a daily basis. 1. The Actual Apartments: These apartment, or at least the one I spend my time in, was obviously "refurbished" if that's what you want to call it. Kitchen cabinets haven't been replaced since what I'm assuming is the 90s. Absolutely terrible paint job all around, paint even on the cabinets when my friend first moved in. The door to the water heater doesn't even shut correctly when the fridge isn't shoved against the wall. Most of the cabinets don't even close correctly, and some are permanently crooked. The caulking around the bathroom sink had and still has hair from the previous owner stuck into it (obviously wasn't cleaned before hand), and the toilet had diarrhea on the seat when they moved in. 2. THE GOD DAMN PARKING: if you didn't think 1200$ was enough for some falling apart, half-fixed apartment oh boy do I have some news for you. Upon arriving when my friend moved in they were told by neighbors that you'd be TOWED for parking without a parking pass. That's right a god damn parking pass, you are required to pay $50 to park at your own household, isn't that fantastic? Obviously cutting some kind of deal with the towing companies, they will have you towed in less than 30 minutes, so god forbid you make an emergency stop at your own home! The number of visitor spots is appalling, most nights not a single one is available to park in throughout the entire complex. 3. Terrible in General: Everything about these apartments is awful. The cheap construction of these apartments provides almost no sound insulation. Almost like the walls and roof aren't even there! The piping is god awful in the bathroom and kitchen, and for the amount of money these apartments cost a month, they couldn't even afford to put a proper tiled bathtub/ shower in the bathroom; but instead opting for the single-piece shower that provides an even smaller 3/4 bathroom than you are already provided with. That's right, a 3 quarters bathroom, a toilet and shower in a room and the sink on the other side of the door. This wouldn't be an issue normally, but it's quite apparent that they had cheaped out and decides not to build that extra few feet of wall that would complete a full size bathroom. In conclusion, this is the worst apartment complex I have ever seen. Every aspect is an absolute dumpster fire, speaking of dumpsters feel free to look at the other reviews to see the state of the trash area most days, trash everywhere. I have yet to mention the massive potholes littered around the complex, or maybe the giant fire ant hills that they don't spray for? Why anyone would willingly pay for this trash heap that they call apartments, I have no idea. God forbid the owners let the residents park for free when all the building have rotten facias or shambled roofs. Or maybe the residents would further enjoy gazing upon the vacant building that still hasn't been fixed/remodeled in over 6 months. Where is all the rent money going exactly? I can tell you it's not being put back into the apartments or god forbid they'd actually be worth what people are paying for. I moved from a rat infested apartment into a separate building on the other side of the complex, SINCE then all has been well. It's a DECENT community, I lived in nicer however before they raised the rent and being moved in a "updated" unit I was paying a nice price for the space I was given. Now that I'm renewing once again before I start the first home owner process I'm still getting a deal for the space. They need to work on the dumpster it would be nice for them to look into valet trash. As for complications inside your house maintenance has been speedy for me (then again I'm a submit order and email and leave a message kinda girl) whatever gets it done. The landscaping is okay there's grassy areas just watch out for ants! Resident parking isn't a problem if you have a sticker which you get from the office with your registration. Visitors parking is slim ... I've had to circle around a couple times before I got my sticker. Rent is paid online pretty simple. The elementary schools in the area are the best it's still considered Pinellas county I think. Overall I give a 7 ... not luxury not the hood. read more

In short: DO NOT LIVE HERE!!!! This place is so affordable for a reason, it is unkept, unsafe, and unmanaged. You will never see the same staff you see when you sign the lease. For example my husband was told to wait yesterday as an office staff member continued to work on her wedding list. I moved in around July 2017. We were given what they called a "hot apartment" because they are too cheap to replace an AC unit from 1996!!!! Insulation falls out of our air vents every single day. I have put it several maintenance requests for the AC unit, the insulation which poses danger to our child and our safety. Insulation literally falls onto our dining table and beds. To top it all off, WE HAVE SQUIRRELS LIVING IN OUR ATTIC. We were told the problem would be taken care of months ago, yet the property managers found rats in other buildings and had to take care of them first...THEY NEVER CAME TO OUR BUILDING. Today I had the last straw. I came home and could not get into my apartment because there were 3 aggressive squirrels outside my neighbors screen directly across from my entrance. I went to the office to complain and they said they couldn't do anything if I couldn't give them the neighbors apartment number. Apartments infested with roaches- have had my apartment bombed finally after asking for months. Three months later still infested. I had to take my smoke alarm off the wall because roaches were coming in through the walls and setting off the alarm. I've asked for three months for a new alarm- and get nothing. The pool has been locked for a month and the grass has not been cut for a month. Fire ant hills are all over the place. My power bill is ridiculous - the apartment stays at over 80 no matter now low I set my thermostat. Office staff is incompetent. I sent over proof of insurance three weeks ago then get an email telling me I need to send proof. I go into the office and ask for service and get nothing but excuses. I do give the owner of the Aventine credit for "trying" to upgrade. They absolutely look beautiful on the inside! Tile, new appliances, new fixtures. But why do you spend all the money to remodel if you don't do it right. I am a finish carpenter bye trade going on 30 yrs now, i would not leave a job looking or being like this. I have already fixed everything i had to since moving in. Lets see for starters the apartment was just remodeled and was not cleaned. The tub faucet was just hanging there (i fixed) the shower rod had been cut an inch short so it wouldnt stay up (i fixed). They had not put light bulbs in the new stove or in the microwave. (I fixed) Most of the base board and door casing was not caulked (i fixed) around the new tub they cased the outside of the tub with wood.. i give it 2years then rot. Speaking of rot, the entry door jamb had been rotten for some time. It was just painted over. Therefore the strikes came falling off the jamb (i fixed) countless other little things that add up to money and time! Any hoot you notice i put (i fixed) after all the problems? Reason being is i told 4 people in management about all the problems. Oh I almost forgot. They replaced my most of the receptacles in the apartment, but only one works out of the 2 on ea. Receptacle. When you plug it in it, it goes back n about 1/2" then wont go in anymore, my son plugged his lamp in the night we moved it and almost caught fire. I told management twice about the recepticles the first one told me "well look closely it might have the white caps on them (for child safety). Ok dude thats it. The second person in management told me to just push it in harder....FOR REALS.... all that being said they wouldn't be bad apartments if it had new management. I had even offered to work for them and address all these problems, didnt here a word. I guess they like this bad work!! Any hoot you get the just of what i am saying. If I could give a 0, I would. I never write reviews, but the office staff at this complex made living there miserable. I was there for 2 years and they were beyond unhelpful. To get anything taken care of my roommate would have to leave negative reviews just to get someone to respond. And the girls in the office were always rude and made you feel like you are being an inconvenience. It is so frustrating and disheartening to know that everytime we needed help with something it would be an uphill battle. My last month living there I was paying month to month rent because my lease was over. The website tried to overcharge me an extra $250 for the fee for month to month. I went to the manager who assured me it was an error and I wrote her a check for the correct amount. After I moved out I get a certified letter saying I still owe them the $250. I called the manager and she said she would correct it, send me a new letter and that I would now be getting some of our security deposit back. That was in June, have not heard from them. My roommate called last week and they said the refund was sent to corporate and they would look into it. She called back today and they are now saying we still owe the $250 and the manager does not remember either of our conversations. When I moved in 3 yrs ago, the apartment was in great condition, even if it was outdated. It is a 3 bedroom which I am happy with size and layout. Since it was in good condition, I didn't have to place too many work orders. The few times that I did, the issues were promptly resolved. Roaches were an issue at first, but I found where they were entering (the ducts in the kitchen closet) and covered their entryways. I am not sure if the complex changed management or if the old management just doesn't give a damn. I have been living with stained ceilings (due to water leaks) for the past year. I submitted work orders for the roof to be fixed and my ceiling to be painted. The ceiling was painted but the leaks continued, so the ceilings soon needed to be painted again. The work orders were closed a couple of times without any repairs. The roof was finally fixed about 7 months later but the ceiling is still a mess. They are very prompt in raising the rent every year without regards if the place is being maintained. I started paying $1050 and am now paying $1300. This is to keep up with market value (as I was told by management). There has been an ongoing issue with the gate so it can't be considered a gated apartment complex. I've been living in the apartment for about four months now and have had to call maintenance a couple times for a leaking roof in the bedroom (the patio leaks as well but I haven't been as concerned with that) and my air conditioning going out. The air conditioner system was worked on three times in the four months and as of today, it still does not work (the air doesn't get cool). The last time I contacted maintenance after hours, they asked me to check the unit and what I found was a completely frozen air conditioning unit! I was advised to allow the ice to melt and the air will get cool again. What?! I now have dark wet circles on my bedroom ceiling where there were leaks and I am not sure if the issue has been fixed. I guess I will see when it rains again, sigh. I've lost a couple patio plants during the rainy days due to the huge leaks on the patio (I am not talking a few drips). Other than those big problems there are a few small problems here and there that I can deal with. Overall I would not recommend these apartments to anyone unless they were knocked down and rebuilt. Luckily, I had a friend that resides here and convinced me to take a tour. I obtained my new apartment within a few weeks: the application process was straightforward, and detailed explanations were provided by property management staff. I'm moving from out of state, relocating with my job. Myself and my husband flew to Florida to a month ago to look at potential homes. We decided to go the route of renting an apartment. We searched all through Oldsmar and Clearwater area. We are so excited that we picked the Aventine. At first we were a little nervous because of the upgrades but what they are adding is well worth the wait. We are definitely looking forward to using the pool! The buildings were being painted when we were down but I'm sure they are probably finished. Another reason we are excited is because our leasing person Kristina is awesome. She's always been friendly and answered all my questions. You can really tell that she enjoys helping people. Beware. We have lived in two different units in our years here. We have seen multiple complete staff turnovers. They cannot seem to find or retain a competent, professional on site management team. I have never met a single neighbor here who did not whisper complaints about roaches. Every building is infested in spite of the pest control service that is offered. The problem is in construction. There are many many gaps and outright holes where the nasty bugs can get in. Another common complaint around here is water leaks and air conditioning problems; frequently the former caused by the latter. I understand that the buildings themselves are 30+ years old. But that means that instead of dumping money into cosmetic changes, the ownership ought to invest in real maintenance and begin by replacing the old leaky windows, and having all of the electric wiring and for goodness sake the plumbing overhauled. In all of the years that we have lived here, we have never once been invited to give feedback. In fact, we are discouraged from doing so. The leasing office is frequently staffed by only one or two temporary employees. About 50% of the time, nobody answers the phone. I have NEVER had a phone call returned after leaving a message. Emails are rarely answered. Work orders are ignored about as often as they are addressed. Every single neighbor I have spoken to here has laughed at the idea of getting responses to their attempts at communication. Many have counseled me on tactics ranging from camping out at the leasing office until someone talks to you all the way up to calling an attorney and threatening to sue (depending on the severity of neglect). The very first week we lived here, our water heater "exploded". It started spewing hot water all over the laundry closet and very quickly flooded the kitchen as well. This was at 11pm. When I called the emergency maintenance number, the guy tried to tell me to put towels down and that he would come first thing in the morning. After I convinced him to come right away, he shut the water off for the night and then returned in the morning to replace the water heater. In the process of bringing the new water heater in, he knocked the handle off our screen door. He said he would replace it but it took weeks and several reminders from me to get the new handle. Also, he discovered that he did not have a new tray that would fit under our water heater. The old one was cracked and missing several chunks. When I asked if he would just order a new one he chuckled and told me that since I had a brand new water heater, a useless leak tray under it would not be my problem. He said nobody would care about it for at least a few years. This is the attitude that we have experienced with nearly every work order request here. The on site maintenance and administrative staff are here to punch a time clock and nothing else. There is no pride in their work and very poor professionalism. I have been asked by some family and friends whether they ought to consider moving into Aventine and I have always invited them to tour our apartment. After seeing all of the little signs of neglect, and hearing my descriptions of the staff here, they always go elsewhere to rent. If you are considering a move to Oldsmar and you have taken the time to seek out resident reviews, I will advise you the same way that I have my family and friends. Look elsewhere. Oldsmar is a great little town with a lot to offer. Don't let your home ruin your experience as an Oldsmar resident. read more

I have lived in rental properties for over 12 years now. I have had some good and some bad experiences. Aventine is a great place to live. We have been here for a little over a year and a half. The apartment is nice, the staff is great, and if there is a problem they fix it pretty quickly. We live in one of the non-remodeled apartments, but it is still nice. The location is great and it is easy to get to just about anywhere. Great place if you have a dog. they have nice big open areas where we can walk our dog and there is a trail that connects to the Oldsmar trail right behind the complex. The only downside is that the rent is slowly going up, but after looking all over the Tampa bay area for a house to rent it is actually very competitive if not a better deal than most places we looked at in the last month. We have had some minor maintenance issues, kitchen faucet started to slow to a trickle and florescent light went out, but were fixed with in a couple of days. Most of the people around here are pretty nice. We had a problem with the new neighbors who moved in upstairs being extremely loud and having lots of parties, but Aventine put a stop to it. It took a couple of weeks because they had to give them notices and talk to them, but it stopped. There are quiet hours after 10 pm which is nice. They were going to evict the people above us if they continued to have parties and it stopped. There are two nice pools that they have updated, new playground sets for young kids, they re-did the tennis court and it is nice, there is a sand volley ball court, but its a little close to one of the ponds, and an astroturf putting green. Also they have added another weight room and the one by the club house is nice. I would recommend this place to anyone. The only reason we are moving is because we really want a house now that we have a child. We haven't moved out yet so I'm not sure how that is going to go, but it shouldn't be too difficult. read more

This apartment complex is quiet, relatively cheap and close to many desirable locations. The issues arise when talking about the management and the maintenance men. There is only one person in the office that is actually there to help you, kristina is awesome but the rest of the staff treat you like a burden. Parking is a huge hassle here, there are always spots but it will be a few buildings Away. The maintenance guys are a joke, they spend most of their time riding on golf carts smoking and trying to look cool. You rarely see them do anything. I waited over 3 months for them to fix some issues in my apartment, when a maintenance guy did show up he argued with me about the issues I was having telling me to go to lowes or Home Depot. Lastly this place has some massive roaches, that being said the management will send a pear guy to spray your Apartment. You can smell whatever your neighbor is smoking or cooking, I hope you enjoy the smell or Indian food and cigarette smoke because you are sure to encounter them both. I fully expect for this comment not to be listed on here long, but I am being 100% percent honest about this complex. read more
